It might not be business as usual, but life has started to return to the Mid Canterbury real estate market, sales agents say. The move from level 4 to level 3 Covid-19 alert has opened the door for real estate companies to get back in business, albeit with a number of strict conditions. But those conditions are ones buyers and sellers can clearly live with, McLeod Real Estate’s Clark McLeod said. While he was still writing contracts under level 4, the lack of contact did make negotiating contracts a bit more difficult, particularly if one party was not tech savvy, he said.
During level 4 it appeared people were looking at their options in terms of buying or selling and they were now starting to be proactive in following through on some of those decisions, McLeod said. In terms of price movement, the conservative nature of the Ashburton market, he believes there is likely to be less impact from price fluctuations than in some part of the country. For Trevor Hurley, from Real Estate New Zealand, having 3D home viewing as part of his company’s sales tool kit had proven a godsend during level 4. With the move to level 3, there was quite a bit of activity from potential buyers who had viewed a property through 3D and who were now wanting
to visit in person and have a builder inspect that property, he said. “We’re now getting contracts signed as 3D has effectively allowed us to stay in business during this time.” Yes, there was a bit of uncertainty out there, Property Brokers agent Murray Young said, but there was also a return to a reasonable level of interest. Most of the clients he and his team have been dealing with were people they were dealing with pre-lockdown, but that’s been matched by new inquiry and some new listings, he said.
