e as property agents see many weird and wonderful things. It’s amazing how this career gets you out and about visiting all manner of different living styles. I say living styles as that’s how we like to view it – styles. From urban homes to rural farms to lifestyle blocks, they all have a different story to tell and a different way of presenting. The way you present your home is of vital importance, we have all read the blurb on TV, in newspapers and in the agents “how to present your home” brochures It seems everyone is an expert especially the presenters on the “ makeover” TV programmes – although I have to admit

the end result is usually quite amazing with a transformation hardly recognisable from the usual lounge or kitchen. A few tips for presenting your home but not going to crazy expense to do so. The first impression this time of year is the front garden, it’s often said, first impressions are the most important and most memorable, thit is without doubt is true with your home. Ensure the lawn is neat, the flower beds are free from weeds, ideally a hanging basket or pots with flowers add colour and vitality to your house. The front door needs to be clean at the very least, my tip is to keep the front door a good strong but non – descript

colour. Black, navy blue and white are preferences and always make sure the letterbox is free from junk mail. The property needs to be clean and well aired, perhaps invest in 2 or 3 air fresheners (especially if you have pets) the windows should be open - they need to be clean too! All personal effects should be tidied away, there is nothing worse than clothes and shoes lying around. The kitchen must be clean, I remember doing a viewing whilst the owner was cooking fish, we were in and out within 2 minutes. The buyer just had to get out from the very strong smell. Floors and tiles wiped down, toothbrushes in their holders and towels washed. I know most of you will have a spotless house and carry out our suggestions as a matter of course, but just in case we thought some ideas might be of use. In a final note we at Property Brokers have noticed a slight quietening of the market in Ashburton but there is still a very buoyant feel both from buyers and sellers alike. When we say quietening we mean quite compared to some hectic months where a 12 hour day isn’t out of the ordinary. Home Improvement trim is a slow process, but if done carefully it can make or break the finished product.

With any job, it starts with good preparation. Last week we had waterblasted, scraped and sanded the exterior of the home ready for painting.

When painting exterior trim, work from the top down; gables, facias, soffits and gutters, second-storey windows, porches and stairs, and foundations.

All timber bare or paintbare areas should now be primed with an appropriate primer.

Paint exterior windows, sashes, sills and jambs in the same order as the interior ones, working from the sashes out to the frames. Be sure to pay close attention to the windowsills. They bear the brunt of rain, snow, and accumulated dirt. If the windowsills look particularly weather beaten, take the time to give them two or even three coats of paint, including the underside edges. I don’t think you can ever put on too many coats.

The kind of primer you use depends on the kind of paint you will be using later. For water-based paint, use water-based primers; for solvent-based paints, use solvent-based primers; and for metals, use metal primers. Not only do these coatings provide extra protection against the elements, the hold on and also form a firm foundation for finishing paints. Once primed you get a fair idea of the finished surface. Now is the time to fill holes and gap up any cracks and pay extra attention to any areas with extra sanding and priming. Reputty any windows that have putty loose or missing as soon as possible as this needs time to dry and harden off before painting. Buy the best painting tools you can afford. Good brushes and rollers, properly looked after, will give you years of service, speed up the job and give superior results. Likewise, a top quality roller will cover a greater area per loading, plus give a better finish. This saves a lot of time and money.

You will first need to mix the paint thoroughly. Use a flat paddle stick or a ruler and stir from the bottom upwards (not just around,) until the paint is smooth and colour is even. Use a roller if possible on flat surfaces as paint will go on faster than with a brush. After coating, even out the paint by lightly rolling across the surface with an almost dry roller. Always work from the unpainted area back into the painted area, maintaining a wet edge to avoid lap marks. For windows, start by cutting in around the glass with a small brush, working inside out. Painting exterior trim means you are making progress. Unfortunately, painting

Doors are easier to paint if you remove the knobs and latches. If possible, also remove the door from its frame, lay it flat, and paint one side at a time, working on recessed panels first, then raised areas. Sand the bottom and top edges, then apply a thin coat of paint to keep out moisture and prevent rot. While the door is open or off its hinges, paint the jambs and the frame. Do not paint the hinges unless they are already painted. Steps and stairs are the last to be painted. Mix a little anti-slip into the paint to produce a non-slip surface, and apply several coats. It looks good and lasts longer.

Home-made a safer solution to plant pest problems Looking for frugal tips to help you get rid of pests in the garden? There are several easy-to-make concoctions using ingredients from your kitchen - and they're not just economical, they're also safe to use around pets and children because they're made from natural ingredients.

Garlic oil spray This kills bugs as well as mould on contact. Four simple ingredients are all you need: 1 whole garlic clove, minced 1 cup vegetable oil 1 litre water A few drops dishwashing liquid Combine the garlic and vegetable oil in a jar with a tight lid. Refrigerate it for a day or two, giving the garlic plenty of time to infuse the oil. Strain out and discard the garlic. Put 2 teaspoons of the garlic oil mix in a large spray bottle (reserve the remaining oil for future use), and mix in water and dishwashing liquid. Spray generously as needed several times a week. This solution works well on insects, mould and even mildew. Give these recipes a try and see how easy and inexpensive it can be to prevent pests.

Soap solution An easy option for pest control. This solution kills bugs as well as fungus. You need only three ingredients: 2 tbsp dishwashing liquid 1 tbsp baking soda 3.8 litres warm water Mix all ingredients together and pour the solution into a spray bottle. Label the bottle for easy identification, and use as often as you need. Spray it directly on your plants or anywhere you see fungus and pests. Simple oil spray This not only kills bugs on contact, but it can also prevent bugs from returning to problem spots. Again, this recipe requires only three ingredients: 1 cup vegetable oil 1 tbsp dishwashing liquid 2 cups water Combine all ingredients in a bottle. Cap it and shake well before use. Spray wherever pests seem to be a problem, and reapply after one to two weeks or as needed. Ideally, you should reapply it after a heavy rain.
