Kieran Lee-Birch Appointed Women’s

Head Coach at The New Saints

The New Saints have reinforced their commitment to the women’s and girls’ game with the appointment of Academy Manager Kieran Lee-Birch as Head Coach of the club’s women’s team.

Kieran will be supported by Jack Ellis and Mikey Harris, with all three holding UEFA A Licences, bringing a wealth of experience and highperformance expertise to the women’s programme.

The appointments reflect the club’s long-term strategy of applying the same elite standards, professional infrastructure, and strategic planning that have underpinned sustained success in the men’s team and boys’ academy to the women’s and girls’ pathway.

Speaking on his appointment, Kieran said, “I’m proud to be appointed Head Coach of The New Saints Women. There is already a lot of good work in place, and my focus is on building on those foundations alongside Jack and Mikey, continuing to develop the players and driving the team forward in a positive direction.”

Chief Operating Officer Ian Williams added, “The success of our men’s team and the strength of our boys’ academy provide a clear blueprint. As we conclude our Women and Girls five-year plan to 2025, our focus now turns to our 2030 vision — applying the same ambition, professionalism, and competitive mindset to the women’s and girls’ game so that we can challenge domestically and compete in UEFA competitions.”

Chairman Mike Harris said, “We are proud to recruit from within and to create genuine opportunities for talented staff to progress. Kieran has consistently demonstrated the values, leadership, and standards we expect at this club.”

Oswestry Artist Makes Debut with Powerful First Exhibition

Abstract painter and breast cancer survivor Sarah ParryJones is presenting her first public exhibition at the Willow Gallery, Oswestry.

The exhibition marks a major milestone for ParryJones, who is returning to settle in Oswestry after splitting her time between the town and Staffordshire. Working in acrylics and mixed media, her bold, expressionist paintings explore emotional landscapes inspired by memory, travel and the natural world.

In addition to her art, she is also a CEO of a small charity and has spent nearly 20 years supporting children and vulnerable adults in Sri Lanka and Kenya. Parry-Jones is now a full-time artist following a 40-year career outside the arts. Her practice has been profoundly shaped by her experience as a breast cancer survivor, bringing urgency, clarity and hope to her work and a narrative influenced by her extensive travelling.

Sarah’s work can be viewed until 28 February.

Patients who attend Oswestry’s specialist orthopaedic hospital for an x-ray are now benefiting from improved, stateof-the-art facilities, following a £324,500 investment which has seen two rooms within the Radiology Department upgraded with modern, fully digital equipment

Sharon Robinson, Superintendent Radiographer at the Oswestry-based hospital, said, “Our previous X-ray equipment in these rooms was over a decade old, so this upgrade represents a really important step forward for our service.

“The new digital equipment allows us to produce high-quality images more efficiently, which supports faster diagnosis and helps reduce waiting times for patients.”

One of the rooms also includes a specially designed mural from Shropshire Design and Print, helping create a calming environment for children who need x-rays, with the artwork funded by the League of Friends.

Victoria Sugden, Charity Director, added, “We are delighted to have funded the mural in the x-ray room. Creating a more welcoming and reassuring environment can make a real difference for children and their families during what can be an anxious time.”

Creative Entrepreneur starts Community Theatre Workshops in Gobowen

An exciting new community initiative aims to bring theatre and creativity to people in the Gobowen and Oswestry area. Weekly drama workshops for children and adults will kick start the scheme that includes funded bimonthly trips from the village to major venues to see theatre and live performance.

The scheme is being piloted by Theatre Professional and Creative Entrepreneur Justin Teddy Cliffe, who has recently decided to move back to Gobowen to set up the Gobowen Theatre Group, a company with

community aims and ambitions in mind. Having previously worked for National Theatre Wales, he is the person responsible for remounting the Gobowen Village Pantomime after it disappeared over twenty years ago.

The Gobowen Theatre Group are offering more ways for you to get involved by offering creative drama workshops for children, teenagers

Put a spring in your step and join Hope House’s Llangollen Canal Walk

Hundreds of walkers will be pulling on their boots and trekking a 10-mile route along the Llangollen Canal to raise money for Hope House Children’s Hospices this Spring.

On Sunday 22 March, walkers will join together and take on the ever-popular annual yomp, which starts at the Trevor Basin in Llangollen, before heading over the world-famous and majestic Pontcysyllte Aqueduct, which provides breathtaking views as you cross the famous arches. From there walkers follow the canal all the way to The Poachers pub at Chirk for refreshments before heading back, where all participants will receive their special 2026 medals.

Last year the event, which is now in its 16th year, raised around £30,000. Hope House fundraiser Vicky Bradbeer said, “This wonderful event is guaranteed to put a smile on your face and a spring in your step next March. Bring along friends, family, colleagues and those fourlegged friends and embrace the great outdoors.

By joining the Llangollen Canal Walk you will be helping to raise vital funds, as well as enjoying a family friendly fun day out in the spring air.

“The canal walk is extremely popular and wellsupported and has always been a sell out, so make sure you sign up and get your tickets via the Hope House website to avoid disappointment.”

The 2026 event has kindly been sponsored by DMR Plumbing & Heating. Hope House Children’s Hospice is here to provide specialist nursing care and support to children, and their families, who live in Shropshire, Cheshire and across Wales. Its purpose is to help every child with a life-threatening condition to live their best life and to receive the care and support their families need.

It costs £10 million every year to run its services. Approximately two month’s income comes from statutory sources and for the other 10 months of the year it’s dependent on public support.

By joining the Llangollen Canal Walk you will be helping to raise vital funds, as well as enjoying a family friendly fun day out in the spring air.

Tickets for the event are £15 for adults and £5 for children and all entrants will get a special bespoke 2026 medal and a goody bag at the halfway point.

Get your tickets at www.hopehouse.org.uk/canal

Just a few weeks ago, I was writing to you about a vision, about turning the old Wilko’s building into something that could genuinely change how our town thinks about health, fitness and community. Today, I get to write to you with something even better.

We’re open.

And before I talk about anything else, I want to start by saying, thank you

The support we’ve had from Oswestry since announcing The Evo Project has been overwhelming. Whether it’s a quick word in the street, a message on our social media or someone popping their head in to see how things are going, the excitement, goodwill and belief in what we’re building has been incredible.

I also want to give a huge thank you to the local tradespeople and businesses who helped bring this place to life in such a short space of time. Plumbers, electricians, builders, painters, gym equipment manufacturers, fitters - they have worked tirelessly over Christmas and new year to turn a completely empty unit into a fully functioning fitness facility. This really has been a community effort.

And now, it’s ready for you.

The Evo Project is officially open and the transformation of that old Wilko’s building into an 18,000-square-foot home for health and movement is something I’m incredibly proud of.

The gym floor, group training studio and Oswestry’s first Reformer Pilates studio are all up and running, with people already training, learning and building new routines inside the space.

But what matters most to us isn’t the size of the building or the equipment inside it, it’s how it makes you feel when you walk through the door.

I’ve always believed that a gym should be somewhere you feel welcome, not judged. Somewhere you feel supported, not intimidated. Whether you’re 14 or 84, brand new or highly experienced, this place was built for you. We’ve designed Evo to be somewhere people can come to get stronger, healthier and more confident, but also somewhere they can belong.

Over the next few weeks, we’ll also be opening our recovery suite with ice baths, red-light therapy and a sauna, along with our on-site café and meal prep service, making Evo a place to train, recover, relax and connect all in one.

But right now, what I really want is for you to come and see it for yourself.

So, for February, we’re running a simple offer for the people of Oswestry: a FREE Day Pass for everyone. No catches. No pressure. Just an open invitation to walk through the doors, use the gym, look around, meet the team and experience what we’ve created. Whether you come on your own, with a friend or with family, you’ll be made to feel welcome.

The Evo Project exists because of this town, and now it belongs to it. I can’t wait to welcome you in.

A Year Long Fundraiser for Veterans

Op ENDURANCE is a fundraising campaign and a test of resilience, strength and determination. Led by Sarah Newey, the fundraiser brings together extreme endurance challenges and a deeply personal motivation: giving back to the veterans’ community that supported her at one of the most difficult points in her life.

After serving in the British Army, Sarah was medically discharged and later diagnosed with PTSD. Like many veterans transitioning into civilian life, she faced a period marked by uncertainty and isolation. It was during this time, she was supported by the Veterans’ Orthopaedic Hub at the Robert Jones and Agnes Hunt Orthopaedic Hospital, which provides specialist care, rehabilitation, and community connection for veterans with complex physical and psychological needs.

That support proved life-changing for Sarah. The Hub offered not only clinical care, but understanding and hope. Op ENDURANCE started because Sarah wants other veterans to have access to the same vital support she did, and she believes that taking on challenges with a clear purpose can help people heal.

Op ENDURANCE is a year-long programme of physically and mentally demanding endurance events. Each challenge has been carefully chosen to push limits,

encourage personal growth, and raise awareness as well as vital funds. This is going to be an extraordinary commitment of time, discipline, and resilience.

The campaign includes an eight-day self-sufficient expedition in the Arctic Circle, where Sarah will face extreme cold, isolation, physical fatigue and everything else that goes with the harshest of environments. She is also taking on some of the UK’s most iconic challenges, including the London Marathon (run in partnership with the Invictus Games Foundation), and the Three Peaks Challenge, climbing the highest mountains in Scotland, England, and Wales within 24 hours.

Op ENDURANCE also includes a series of demanding triathlon events, including the Outlaw Half Ironman and Slateman Snowdonia, combining long-distance swimming, cycling, and running in some of the country’s toughest terrain. Added to this is Snowdon 24, a relentless

challenge involving repeated ascents of Snowdon over a 24-hour period, and finally the ultimate test: Ironman Leeds…one of the most gruelling types of endurance races.

While these events are intimidating on their own, Op ENDURANCE will test Sarah’s limits with each mile run, climb completed, and hour spent training representing remembrance and thanks to those who’ve served.

Funds raised through the campaign directly support the Veterans’ Orthopaedic Hub, helping to enhance and maintain facilities and expand the services the veterans rely on. This includes support that addresses mental health and long-term recovery that’s often lost after leaving the Armed Forces.

Sarah wants Op ENDURANCE to remind us that healing has its ups and downs, and strength grows again when people keep going, support each other, and share a common goal. Sarah’s journey to back to health, highlights the role that physical challenge can play in mental wellbeing, particularly for those with military backgrounds who thrive on structure, goals, and teamwork.

By supporting Op ENDURANCE, donations will ensure veterans are not left behind once their uniform comes off.

Meet, learn,

create

and feel a big clay hug at the Claypit

Step inside the Claypit and you’ll get a warm welcome and find space bursting with community vibes and full of creativity. The Claypit has truly become a community hub to meet, learn and leave, what can sometimes be a messy world outside. Every day of the week individuals, family groups and friends find fun and relaxation in equal measures on courses and unique clay experiences.

The Claypit was founded by ceramics expert Rachel Swift who moved to Oswestry not knowing know anyone in the area. “I had my skills, my love of clay, but no network,” she says. “I was really missing the old me and the sense of community and friends I had at the British Museum. My career and life had completely changed after moving and having kids and it was time for me to put something new and exciting together. Starting the Claypit became my way to find myself again, but I’ve actually ended up creating something even better.”

What began less than three years ago as a onewoman studio with Rachel teaching every class and running the business alone, has now grown into a vibrant creative space. A skilled team of technicians keeps the studio running smoothly, while local freelance tutors bring their own expertise to the studio. Together, they deliver up to ten classes each week, including a new monthly Family Session, offering a space that feels relaxed, welcoming and genuinely focused on learning.

More than 500 people have already taken part in the Claypit’s popular Taster Sessions and hands on experiences which is a testament to the studio’s popularity. For many, the sessions are booked out of curiosity or as a thoughtful gift. “People usually just come to try it,” Rachel says, “and then sign up for a six week course. Not just because they want to learn more, but because they’ve finally found their thing. There’s a creative connection when you work with clay that’s so visceral, it goes back thousands of years, so it’s

impossible to ignore once you’ve got the clay bug.”

“It’s not unusual for people to meet here and then start meeting up outside the studio,” Rachel notes. “That’s when you know it’s working.”

Rachel’s vision was to create a place that could support anyone on their creative journey from complete beginner to skilled potter. The studio now supports 17 members who form the heart of the Claypit community, with open access to make their own work. Sophie, a studio member and Claypit technician, says the space has been transformative. “I’m studying to become a counsellor and I’m quite new to the area, so the Claypit has been a real lifeline and a place to switch off, meet people and explore my creativity.”

“There’s something about working with clay that opens people up,” Rachel explains. “You’re focused, you’re using your hands, and the pressures of daily life seem to disappear. Conversations happen naturally when you’re quietly working side by side at the table or on a wheel.”

The Claypit offers everyone the opportunity to find connection, with others and with their own creative side. The bonus is you also have the things you’ve made as a physical reminder. “I’ve found slowing down and working with your hands is something people are craving, ” says Rachel. “One of my studio mottos is: always choose progress over perfection. It’s not about the end result. It’s about enjoying the moment and seeing where it takes you.”

As Rachel puts it, “We’re not just making pots. We’re making connections.”

Ready to start? Find out more at www.claypit.co.uk, email rachel@claypit.co.uk and follow @claypit_studio.

Glow on, gorgeous!

Forget age before beauty - here’s how to supercharge your self-care routine through perimenopause and beyond.

Bushier brows

Our eyebrows can get a bit sparse as we get older, especially if (like me) you overplucked them in the 1990s. Thankfully, eyebrow growth serums are surprisingly effective. I recommend avoiding ones containing prostaglandins, however, as those can cause side effects. I’ve been using the Augustinus Bader Eyebrow and Lash Enhancing Serum for a few months now and my eyebrows are visibly fuller. I got it on a deal and wouldn’t pay the full £120 for it, but there are plenty of more affordable alternatives out there with great reviews. UKLash Complex Peptide Eyebrow Growth Serum (£42) is a good choice, as is The Ordinary Multi-Peptide Lash and Brow Serum (an absolute bargain at £14.20).

Fuller lips

Our lips also tend to get thinner as we age. My secret weapon is Tarte Maneater Lip Plumper (£19). Not only does it plump lips and smooth lines, it also gives lips a natural-looking flush.

Hydrated skin

While retinols and other active ingredients will help tackle pigmentation and lines, it’s easy to forget about the importance of moisture. Hydrated skin looks plumper, minimising wrinkles. Look for a moisturiser or serum containing hyaluronic acid, which helps the skin retain moisture. Hyaluronic acid molecules come in different weights. Higher weights give more immediate results, while lower weights penetrate deeper for longer-lasting results. So, ideally, you need multi-molecular hyaluronic acid. Eucerin HyaluronFiller + Elasticity Anti-Ageing Day Cream (£36) is a great choice as it’s SPF 30. So, for most of the year, you won’t need a separate facial sun cream.

Super serums

While we’d all love a single moisturiser that ticked every box, that holy grail has yet to be invented. Instead, most people will benefit from adding at least one serum to their skincare routine. I’m currently using Weleda Slow Ageing Astaxanthin Serum Drops (£12.95) as part of my nighttime skin routine, as they contain a strong antioxidant to help protect my skin from further damage. They’re concentrated, so I just add a couple of drops to my night cream. In the morning, I use The Ordinary Argireline Solution 10% (£9.20) and The Ordinary Matrixyl 10% + HA (£10.40), which use different peptides to boost cell regeneration and address visible signs of ageing.

Make-up for mature skin

There are far too many make-up tricks and tips to fit in this entire magazine, let alone a single article. My recommendation is to watch tutorials for mature skin on YouTube. To get you started, search for @ FrugieBlog’s video on products for over 40s and @ ElenaRachitskaya’s tutorial on using make-up to ‘lift’ hooded eyes.

MAYOR’S MINUTES

From November through to the New Year, Oswestry has once again shown the kindness, energy and community spirit that make our town so special, even as winter sets in.

November began with a visit to the Oswestry Repair Café, a volunteer-led initiative focused on reuse, recycling and repair. Meeting every other month, it offers residents the chance to fix items, learn new skills and enjoy conversation while building friendships.

November saw the launch of Maona Cinema. Thank you to Holly and Tatenda for such a warm welcome. From the Kingswell Centre to Kinokulture and now Maona Cinema, it is heartening to see independent film thriving locally and accessible to all.

Later in November, I attended Remembrance events, including the Armistice Day ceremony and the Remembrance Parade. Thousands lined the streets to remember those who gave their lives in service. It was

an honour to lay a wreath on behalf of Oswestry Town Council.

December brought festive joy. I had the pleasure of starting the Shropshire Santa Run, with over 500 runners dressed as Santa filling the streets. Shortly afterwards, we switched on the Christmas lights, with local young people performing on stage while crowds gathered along Bailey Street.

I visited Our Lady and St Oswald’s Catholic Primary School for their Christmas fair, a small school with a big heart. Festive celebrations continued with Oswestry Christmas Live and the Christmas Parade, featuring over 100 floats and walking groups.

I enjoyed pantomimes at Derwen College and with the Borderlands Theatre Group. The Illuminated Tractor Run was particularly moving, raising over £22,000 for the Lingen Davies Appeal. I attended the Oswestry Livestock Association Christmas Show, The Marches Christmas Carol Concert, and a resident’s 100th birthday.

The New Year’s Honours recognised local heroes, including Mrs Annabel Gittins and Mrs Alison Humphreys.

Christmas and New Year can be challenging times, but they also bring reflection and hope. We are a community, and looking ahead to 2026, there is hope always.

Our qualified and friendly team can create a tailored solution for you.

Here’s a running coach who isn’t in a hurry

When you think of running, does your mind go straight to the speedy sprinters we see every four years at the Olympic Games, or perhaps even worse, back to school days and the dreaded cross country in the cold and rain?

That’s certainly how I used to feel. Running had to be fast and it was never meant to be fun. And if you weren’t winning races, getting personal bests or running marathons, you weren’t a “proper runner”.

But I’m going to let you into a secret: running doesn’t have to be about endless miles pounding the pavements, worrying about PBs or comparing yourself to other people. It can simply be about getting outside, moving your body, and reaping the benefits.

As soon as I stopped caring about how fast I was running, who was running faster than me, or how far they were going, I realised I was enjoying it so much more.

And that’s at the heart of my running coaching – Unhurried Running.

I’m Charlotte, I bunked off PE as a teenager and for many years assumed you had to be fast to be a runner. I’m not a natural runner, but it’s now how I spend most of my spare time.

For a long time though I struggled with running because I was stuck in a “not good enough” cycle. I would enter a race, go through all the training, then compare my results to everybody else’s and decide I wasn’t fast enough. I’d set myself an arbitrary time goal plucked out of thin air and feel disappointed when I didn’t achieve it. I’d sign up for longer distances without a proper training plan and get disheartened when it all felt really hard.

Because I focused on these things, I lost motivation once the races were over. Months, and sometimes years, would pass before I decided to run again – and each time it felt harder to start again.

In 2021 I moved to Oswestry and was inspired by the beautiful countryside to get out running again. This time, though, I was too busy immersing myself in the views and climbing the many hills of Oswestry and the surrounding

villages to worry about how long my runs were taking.

As soon as I stopped caring about how fast I was running, who was running faster than me, or how far they were going, I realised I was enjoying it so much more. And because I was enjoying it, I wanted to run more. So, I did.

I joined a running club, RunChums, based in Four Crosses, and they asked me to train as a coach to help support other runners. In June 2025 I qualified as an England Athletics Coach in Running Fitness.

The problem came when I started looking for coaching to support my own running. Most running coaches are focused on helping people run faster and harder. I wanted a coach who would help me maintain my love of running, give me some structure so I could gradually run further without it feeling impossible, and provide a bit of accountability along the way.

So, I decided to offer the running coaching I wanted to receive to others who felt the same.

Unhurried Running coaching is about taking the pressure off. It’s about building a sustainable relationship with running that fits into real life – work, family, energy levels and changing seasons included. Progress still happens, but it happens quietly, steadily and on your own terms.

There’s no expectation to race, no pressure to hit a certain pace, and no judgement about where you’re starting from. I want you to feel confident, capable and comfortable calling yourself a runner – because you are a runner.

Unhurried Running coaching includes personalised plans that fit around your schedule, regular check-ins for encouragement and accountability, and plenty of cheerleading from me along the way. Running becomes something that supports your life, not something that competes with it.

February is Pet Dental Awareness Month

Up to 80% of dogs and 50% of cats have some degree of dental disease by the age of three years, so it’s important to take advantage of annual checks offered by your vet.

It’s FREE in FEBRUARY!

Dental issues in pets often begin silently. Bad breath is typically a warning sign of bacterial growth in the mouth. Left unchecked, dental disease can lead to pain, tooth loss, and potentially serious systemic health issues affecting the heart, liver, and kidneys. Symptoms can include:

• Lip licking

• Drooling

• Trouble chewing

• Depression/anxiety

Keep Teeth And Gums Healthy Naturally

Not all pets enjoy having their teeth brushed. So these are natural alternatives:

1. Coconut oil has antimicrobial properties.

To use coconut oil as part of your pet’s dental care routine, start with about 1/4 teaspoon for small dogs and cats, or up to a teaspoon for larger breeds.

Direct application: Gently rub organic, virgin coconut oil onto your pet’s gums and teeth using your finger or a soft pet toothbrush.

2. Dietary Supplement.

Dental Chews: Check chews appropriateness of size and hardness for your pet’s breed and chewing style, to scrape away plaque.

Natural ingredients without artificial preservatives or colours: For dogs, raw carrots, apple slices (without seeds), and carefully selected raw bones and antlers serve as natural alternatives to commercial products. Cats may benefit from specialised dental treats. Always supervise your pet with any chew item to prevent choking hazards or intestinal blockages from swallowed pieces.

3: Apple Cider Vinegar

The mild acidity helps dissolve early tartar deposits while creating an oral environment that discourages bacterial overgrowth.

Dilute raw, unfiltered apple cider vinegar with water at a ratio of 1:1 for dogs and 1:2 for cats, whose mouths are more sensitive. Apply solution by either adding approximately one teaspoon to their drinking water daily, or dip a clean cloth in the solution and gently wipe your pet’s teeth and gums.

Don’t let pets suffer silently. Get them checked!

The Trip (15)

AVAILABLE ON NETFLIX

As Valentine Day approaches we’re celebrating not just new love, but the love between a couple who have been together a long time, so long they’re both planning to kill the other. This is the premise of the wildly funny and entertaining Norwegian film ‘The Trip’, an occasionally gory freewheeling screwball comedy horror that careers through genres without letting up.

Fans of Scandi cinema will recognise the leads from films like ‘Headhunters’ and ‘The Girl with the Dragon Tattoo’, and the blacker than black humour that runs through the film is immediately familiar. Lars and Lisa take a trip to their cabin where each plans to murder the other and dispose of the body. Plans goes awry long before three escaped convicts and Lars’ grandfather turn up, at which point things go even more awry. A darkly funny and surprising treat among the Netflix schlock, this is one trip you’ll want to take.

Oswestry’s new cinema accelerates

Maona is picking up speed in 2026 after a slow-burn start at the back end of October, and then the rush of a Christmas and New Year programme that included some popular free festive screenings. And extra good news: the Oswestry Film Society will soon be resurrecting its separate evening showings with some top-notch titles and some big-screen classics.

In the meantime, the glitz of the Academy Awards (the “Oscars”) will soon be upon us. A bookies’ favourite for the best film over the past 12 months is One Battle After Another, the impressive high speed political thriller cum dark comedy, with lead Leonardo di Caprio also a strong contender for Best Actor. Timothee Chalamet in Marty Supreme must also be in the running - and then there’s Blue Moon with Ethan Hawke, and Hamnet with Jessie Buckley.

But Oscars are always tough to predict. I mean, how on earth did Anora win last year? So, some other suggestions somewhere on the prize list could include Sinners, Bugonia, the Netflix adaptation of Frankenstein, and even Wicked: For Good.

You might have seen some of the above at Maona, and there are plenty more to come. Check out what’s on at  www.maonacinema.com - and help keep cinema alive in Oswestry.

Local Artist Takes on TV’s Toughest Landscape Challenge

Borderland Visual Arts member Amelia Hemmings represents Oswestry on Sky Arts’ Landscape Artist of the Year.

Sky Arts’ Landscape Artist of the Year (Series 11) returns with Stephen Mangan, and Heat 4 is in the heart of the Lake District. Filmed in Keswick beneath the towering presence of Skiddaw Mountain, the episode challenges eight artists to capture this iconic landscape in just four hours.

Among the competitors is Amelia Hemmings, a professional printmaker and a member of the Borderland Visual Arts group. Selected as a ‘Pod Artist’ from more than 2,000 applicants across the UK, Amelia’s inclusion marks a significant achievement and highlights the strength of artistic talent working locally. Her practice is rooted in a deep understanding of landscape, combining skilled technique with a strong sense of place and atmosphere.

Artists must work at speed while responding to shifting light, unpredictable weather, and the scale of the Lake District scenery. Their finished works are judged by a distinguished

panel: Kathleen Soriano, Tai Shan Schierenberg, and new judge Eva Langret, who are looking for originality, confidence, and an authentic connection to the landscape.

The winner of the heat will progress to the semi-final, moving one step closer to securing the series’ top prize: a £10,000 commission for the National Gallery of Ireland. The eventual winner will be commissioned to paint Croagh Patrick in County Mayo, Ireland’s famous Holy Mountain, for public display.

Wildcard artists also compete on the day, hoping to catch the judges’ attention and earn a place in the semifinal, adding further tension to the competition.

For Amelia Hemmings, this episode represents an important moment in her professional career and an opportunity to showcase her talent on a national stage. Heat 4 airs Wednesday 4 February at 8pm on Sky platforms, Freeview channel 36 and Now TV.

Amelia’s work can be found on  www.ameliahemmingsart.co.uk and Instagram & Facebook:  @amelia_hemmings_art

Roast lamb with stem ginger, plums and port

Enjoy this delicious fruity version of a traditional Sunday roast.

Ingred I ents

• 1 x 900g-1.3kg lean lamb leg joint

• 25-30g stem ginger, drained and finely chopped

• 2 sprigs fresh rosemary leaves (stalk discarded), chopped

• 1 clove garlic, peeled and finely chopped

• 2 tbsp olive oil

• Salt and freshly ground black pepper

• 300ml port

• 15 Victoria plums or similar, halved and stoned

• 2 tbsp stem ginger syrup

For more recipe inspiration using lamb or beef, visitwww.simplybeefandlamb.co.uk.

method

1. Preheat the oven to 180-190°C, fan 160-170°C, gas mark4-5.

2. In a small bowl, mix together the chopped ginger, rosemary, garlic and oil.

3. Place the lamb on a chopping board, season and make several slits over the surface of the joint. Stuff with the rosemary and ginger rub.

4. Season and place on a metal rack in a large non-stick roasting tin and open roast for the preferred calculated cooking time, basting occasionally with any lamb juices.

5. Forty minutes before the end of cooking, add the plums and the port. Then, 20 minutes before the end of cooking, glaze the joint with the stem ginger syrup.

6. Remove the lamb from the oven with half the plums and keep warm. To make the sauce, spoon off any excess fat from the roasting tin and sieve the remaining plums, port and lamb juices into a pan. Season if required.

7. Spoon a little over the lamb and serve the remaining sauce in a sauceboat.

8. Serve the roast with the remaining plums, roasted parsnips and seasonal vegetables.

Raspberry bars

Packed full of vitamin C from the raspberries and healthy fats from the nuts, seeds, butter and coconut oil. Add extra oats instead of any seeds you’re missing or just use one type of seed.

Ingred I ents

• 350g oats

• 25g flax seeds

• 25g pumpkin seeds

• 25g chia seeds

• 50g virgin coconut oil

• 50g organic butter

• 50g honey

• 250g raspberries

• 25g coconut or oat flour

For more recipe inspiration, visit www.lovefreshberries.co.uk.

method

1. Preheat the oven to 180°C, fan 160°C, gas mark 4. Line a 20 x 4cm square cake tin with a large piece of non-stick baking paper, snipping diagonally into the corners so that the paper fits snugly over the base and up the sides of the tin.

2. Grind the oats and seeds as this makes the mixture slightly finer and helps it stick together – these flapjacks tend to crumble more than regular ones as they are lower in fat.

3. Melt the coconut oil, butter and honey in a saucepan and add to the dry ingredients. Add the oil/honey mix in stages, stirring well to make sure it’s all incorporated.

4. Spoon two-thirds of the mixture into the prepared baking tray and press it down firmly into the edges, ensuring it’s at least 1cm deep. Bake in the preheated oven for 5 minutes. While it is baking, blitz the raspberries in a blender or mash with a fork. Add the flour to thicken the consistency and mix together.

5. Remove the base from the oven and smooth the raspberry mixture over the top. Sprinkle the remaining oat mixture on top of the raspberries and press it down gently so it sticks into them. Return to the oven for a further 5 minutes or until brown on top. Leave to cool before cutting into pieces.

Why Fitness Isn’t One Fit for Everyone

We all know our bodies are unique, yet when it comes to fitness many of us still copy routines we see online, follow what friends do, or stick to exercises we already feel comfortable with. While this might feel convenient, it limits results. To truly get the most out of exercise, training needs to be tailored to the individual. What works well for one person won’t necessarily work for another.

As the manager at Coach House Fitness in Oswestry, I can’t stress enough how important personalised training is to long-term success. We all respond differently to exercise based on factors such as age, genetics, lifestyle, goals, and physical limitations. For example, someone aged 60+ can still train hard, but their programme needs to be more recovery-aware, conscious of joints and focused on longevity than someone in their 20s. Likewise, a person training for strength or aesthetic muscle development will need a very different approach to someone improving flexibility or a runner building endurance.

At Coach House Fitness, we specialise in tailored

training. That’s why our premium membership includes bespoke programmes, designed by an instructor and sent direct to an app on the member’s phone and updated every six weeks. This ensures members train safely and reach their goals faster.

Training isn’t just about workouts. Recovery plays a key role in performance and long-term health, which is why premium members also receive unlimited sauna access and two 20-minute red light therapy sessions per week. Alongside this, we offer a wide range of classes, from high-intensity circuits and spin sessions to lowimpact, strength and flexibility classes, all included with premium membership.

At Coach House Fitness, our aim is simple: to give members the tools and support they need to succeed. Because training smarter, not just harder, delivers the best results.

What is the longest nerve in your body?

Did you think it was the sciatic nerve? Well, you’re wrong: it’s the tenth cranial nerve that literally wanders from the base of your brain through your chest and into your abdomen linking your brain to your lungs, your heart, your gut, and a whole lot of other parts of your body. It is part of the autonomic nervous system that keeps all those essential functions that you take for granted going while you enjoy yourself: your breathing, your heart rate, your digestion and even your mood and immune system.

Meet your Vagus nerve - named from the Latin for wandering and, as we’ve already seen, it does exactly that throughout your body.

Each one of this pair of nerves has up to 100,000 individual nerve fibres - even modern cars only have about 3,000 and this is just one nerve! Most of the time we are blissfully unaware of the Vagus nerve but sometimes it gets a bit excited - standing too

long, getting stressed or fearful (perhaps seeing blood!), being over-tired, under-eating (or over-eating!) and getting dehydrated are all associated with vasovagal syncope - or a simple faint.

The patient starts to feel dizzy, can feel hot and distant and then, if they don’t lie or sit down quickly, their body does that for them and they fall! They are often pale with a slow pulse but recover quickly when lying down with their head low and legs elevated.

About a third of us will have at least one of these episodes in our lives and often it affects children and young adults. It is not dangerous, but injuries can happen if a fall occurs and it is wise to be checked out after any collapse. Some people suffer from recurrent vasovagal episodes, and they definitely need medical assessment and should try and avoid the relevant triggers. There is a good leaflet of advice at the bgs.org.uk site.

Pockets of Joy

February can feel like the last slog of winter. Because my birthday is at the end of January, that first month of the year still feels full of anticipation for me. February, however, is when I really feel the season: the length of time since feeling properly warm, since long, light-filled days. For a long time, it felt like an empty, arduous month.

Until I started noticing and looking. The subtle magic happening outside as nature begins to stir, quietly and without fanfare: snowdrops and primroses carpeting the ground, more birdsong in the mornings, buds of green appearing on bare branches, the sun setting

that little bit later each day.

I began to look for pockets of joy in the everyday. The warmth of the sun on my face during crisp, bright walks. Pancakes with cinnamon sugar and lemon juice on Pancake Day. Sunrise walks that can be enjoyed outside of the wee small hours, unlike high summer. Small, meaningful moments.

And in this so-called “month of love”, it doesn’t have to be all about Valentine’s Day to do special, lovely things for yourself and others. Go on solo dates - visit a gallery or go see a movie. Go for a long walk followed by a cosy pub lunch with friends. Pay the love forward - give a stranger a compliment, leave a kind note in a library book perhaps, or tucked under a windscreen wiper - “You’re amazing! Have a wonderful day!”

What I’ve discovered is that

there is actually a lot to love about February; sometimes we just have to look a little harder and take the time to notice. Look up when you go outside, rather than down or straight ahead. Pay attention to what you can hear, see, and feel. Look out of the window, visit a park, and watch the energy slowly returning to nature. Start noticing the quiet magic around you and look for - and create - your own pockets of joy.

Community demand sparks new alleyway mural

A once neglected alleyway beside the Poundland store off Cross Street is set for a colourful transformation this spring, following strong community interest and a partnership between Oswestry Focus CIC, supportive landlords and local artists.

The idea emerged after Oswestry Focus volunteers were painting and cleaning the alley earlier this summer. Dozens of residents stopped to say they’d love to see a mural there, which pushed the group to explore the idea properly. Oswestry Focus CIC was formed and then approached the landlords, who immediately backed the proposal and agreed to allow their walls to be used for a permanent piece of public art.

Oswestry Focus has submitted a National Lottery funding application to support the project. If approved for funding, it will cover the mural, improved lighting and two bespoke bench planters. The planters will be maintained year-round by Oswestry in Bloom, bringing long term colour and care to the space.

The landlords have also taken steps to ensure the alley is safe and structurally sound. The wall behind the proposed seating area has already been professionally repointed and there are plans to reinstate missing downpipes to prevent the flooding and damp issues that have affected the alley for years.

The mural will be created by Debbie Carr (DoodleDeb)

and Sarah Parkinson (Sparky Author), the artists behind the popular balloon mural at the side of Oswestry Market. Their design blends Oswestry’s character, nature and heritage into a vibrant walk through artwork.

Care Johnson, Co-Founder of Oswestry Focus CIC, said, “People wanted a brighter, safer alley with colour, lighting and something to lift the space.”

Work is expected to begin in early spring, with a public unveiling once the mural, lighting and planters are installed. This marks the first major public facing project from Oswestry Focus CIC, which plans to continue bringing community driven improvements to overlooked areas across the town.

Clarity at Last on APR and BPR Changes

Recent announcements on Agricultural Property Relief (APR) and Business Property Relief (BPR) have brought welcome clarity for farmers, landowners and family businesses after months of uncertainty.

Proposals last year to restrict full APR and BPR to just £1 million of qualifying assets from 6 April 2026 caused widespread concern. Many established farming and trading businesses felt the cap failed to reflect modern asset values and could force families to sell land or business interests simply to meet an inheritance tax bill.

The Autumn Budget confirmed that a capped regime would begin on 6 April 2026 and, importantly, that the allowance would be transferable between spouses and civil partners, enabling couples to combine their reliefs.

Following sustained lobbying from the farming and business communities, the government later revised the proposal. Just before Christmas, it confirmed that the cap would increase to £2.5 million per individual, while keeping spousal transferability. In straightforward terms, qualifying APR and BPR assets

of up to £5 million could potentially receive full relief on second death.

This revision represents a substantial softening of the original proposals and provides greater certainty for families planning succession ahead of April 2026.

Alongside the higher threshold, it has been reiterated that APR and BPR remain targeted reliefs, intended to support genuine farming and trading activity. The qualifying conditions have not been relaxed: claims still depend on the nature of the business, how assets are used, and whether statutory ownership and occupation requirements are met. Careful planning, good record-keeping and regular reviews therefore remain essential.

If you own agricultural land or a trading business, now is a good time to review your succession and estate planning in light of these changes. As a local firm of accountants, we would be pleased to discuss how the £2.5 million limit, spousal transferability and timing may affect you, and to help ensure your plans remain robust, compliant and tax-efficient for the future.

What does a lawyer actually do?

The team at a Shropshire law firm are lifting the lid on their working lives for a new series of podcasts aimed at raising awareness of how they help people and businesses.

Lanyon Bowdler has offices in Oswestry, North Wales and across Shropshire, assisting clients with all aspects of law, so is well-placed to provide insights on a range of legal disciplines.

Kicking off the firm’s “So, What Do You Do?” features are Alexander Spanner, an associate personal injury lawyer, and David Hughes, a senior associate costs lawyer.

What is a personal injury claim and what does it involve?

Alex: “A personal injury claim essentially means you are seeking compensation as a result of being injured by the negligence of another person.

“The general aim is to provide the injured party, known as the claimant, with financial compensation to cover their injuries and any other financial losses which occurred as a direct impact of the accident.

“One of the things I really like about personal injury law is that whilst it can be quite complicated in places, the core principles of it are really quite simple and boil down to two key questions. Firstly, have you been injured? And secondly, was the cause of the injury someone else’s fault?”

What does a costs lawyer do?

David: “My job is to recover legal costs, such as solicitors’ fees, which will be incurred during the pursuit of a personal injury claim.

“Probably the most famous costs case of recent times involved the ‘Wagatha Christie’ trial, which was a libel case between Colleen Rooney and Rebecca Vardy, and the large figures involved caught the attention of the public. I certainly got asked a lot of questions during and after that particular case!”

With over 20 years’ experience in the trade, our specialist team at Cockshutt Windows Ltd o er a reliable service for:

Treat yourself to timber

Step into style with our guide to the underfoot elegance of wood flooring.

What do you picture when you think of wood flooring? Cool and understated in a Scandi-style room? Dark and distressed for an urban, industrial vibe? Limewashed in a country kitchen? Wood floors look great in any home and almost any room. They’re also warmer underfoot than stone, easier to keep clean than carpet and become more attractive as they age.

The beauty of solid wood

Solid-wood floorboards have one type of wood running all the way through. As well as the most popular, European oak, with its beautiful grain and inherent durability, other species include walnut, beech, maple, cherry, ash and pine, giving you endless options for colour and character. Choose from different grades of board, which range from almost flawless surfaces to ones with knots, cracks and splits.

Floors with history

If you’re lucky, you’ll be able to recondition an existing wooden floor. If not, you may want to consider the environmentally friendly option of buying pre-loved floorboards from an architectural salvage yard. These have years of characterful patina. Restored ones don’t come cheap but otherwise they often need work to address issues such as woodworm, dirt, colour variation, nails or damage. But it’s possible to buy new boards that have been seasoned and finished to give instant character.

The advantages of engineered floors

Engineered boards, sometimes known as multi-layer or laminated, are made from several layers of timber, laid in different directions and pressed together (cross-bonded). They offer excellent stability and are less prone to warping, cupping or gapping than solid boards. Installed, they look identical to solid timber and, because they handle temperature changes well, they’re a good choice for homes with underfloor heating.

Planks, parquet and more

Both solid and engineered wooden flooring come in a variety of formats: classic boards (in varying widths), slender strips (less than 10cm wide), blocks (which are extremely strong) and parquet (which is like blocks, but thinner). Parquet can be installed in intricately patterned shapes that create a real wow-factor.

Style and finish

Waxes, oils and varnishes each give a subtly different surface, from matt to high gloss, and can be clear or tinted. Wax finishes give a soft, low-sheen finish that feels natural underfoot. Hard-wax oils (a blend of wax and oil) soak into the wood, bringing out its natural grain and giving a warm, natural finish. Oil finishes also penetrate deeply for an understated, organic look. Varnishes are tougher, making them a good choice for high-traffic spaces.

Woodpecker Flooring Sandringham Aged Oak engineered design panels, £320 per square metre, Hyperion Tiles. www.hyperiontiles.co.uk

Harlequin Romance

A great alternative to the classic stripe or check pattern is the harlequin pattern of elongated diamonds. Seen across many products from doormats, lampshades, cushions and tiles, it also perfectly complements the enduring scallop trend. Sticking with a feminine and pastel colour palette will make it more modern and less court jester.

Shaping Homes for the Future: Ke-design’s Approach to Building and Renovation in 2026

As we move into 2026, you may be thinking about transforming your home by remodelling and extending, moving house and making it work for you, or finally being in that position to make the dream of a self-build happen.

Oswestry Life spoke to Shropshire’s award-winning architectural firm Kedesign, who have been established in the county for 15 years, for advice and trends for 2026 for your project.

Their first bit of advice is to plan early and choose the right architectural services. “2026 has already been a busy start to the year for Ke-design, with inquiries from potential clients not knowing where to start,” Craig Marston, founding director explains.

“Our response is that they’ve done it by contacting us, because with our experience we can talk them through the progress, what to expect and of course give advice. Engaging with the right architectural services is so undervalued.

“Our ethos is good design adds value and poor design adds cost. This is whether it’s a small extension or a new build, getting it right from the start can make all the difference. And it’s not just about the design and getting planning, a good set of building regulation drawings that building contractors can work from without costly mistakes is equally important.”

A notable example of Ke-design’s services is a unique three plot development in Porth Y Waen, Nr Oswestry. The well-designed houses had no issues at planning stage, and a comprehensive set of building regulation drawings meant there have been no issues on site. So, the building contractor could crack on, without having to call Ke-design for information or to rectify onsite issues.

Plot 1 was sold on completion and Plot 2 has been sold while under construction, a testament to the quality of the design and build.

Ke-design regularly work with building contractors that praise the level of detail and accuracy of our drawings,

meaning the project runs smoothly with no costly errors or delays.

Ke-design will be exhibiting this excellence by returning to the National Homebuilding & Renovating Show at the NEC in March. The event is a platform for those considering projects to seek advice and inspiration and Ke-design invite those with projects and seasoned developers to come along.

“We pick up projects at the show where the client has received planning and for whatever reason they are looking for different architectural services to undertake building regulations.” This includes projects in Coventry, Nottingham, Tamworth, and more locally a self-build in St Martins.

Craig continues, “This is something we are happy to do, and a lot of the time the client isn’t 100% happy with the design, giving us the opportunity to improve the design, even if it’s from a build approach.

“We have been regular exhibitors for

the last 10 years,” Craig explains. “We love meeting people who have travelled from all over the country to discuss their projects and are looking for advice. We find it quite humbling when people compliment us on our projects and want to appoint our services.”

“Some architectural firms are there just wanting that Grand Designs project. But we find that some of the visitors are scared off by this grandness and the designer’s ego. We like to chat to the visitors and in a lot of instances, while their projects may be small, we appreciate they haven’t done this before and have no experience, so they simply want their hand holding through the process. Good design is offering something the homeowner wants, or hasn’t been thought of, while keeping the build cost down and within the budget and meeting the clients brief.

So, what trends can we expect for 2026? Craig’s response was short: “Good design is not a trend.”

Ke-design will be offering architectural services and advice at the National Homebuilding and Renovating Show in Birmingham (19-22 March). For complimentary tickets and information please email info@ke-design.co.uk

Celebrating Local Talent and Promotions at Monks Oswestry

As 2026 begins, Monks is delighted to announce two internal promotions at its Oswestry branch, celebrating the growth and success of two local young professionals.

Ethan Lee-Birch joined the Monks team almost three years ago, bringing with him valuable local property knowledge gained through an estate agency apprenticeship. From the outset, Ethan’s enthusiasm for the property market was clear. Beginning his career as a Sales and Lettings Negotiator, he quickly undertook professional qualifications with Propertymark, the company’s governing body, fully embracing the learning and development opportunities available to him.

Driven by determination and a strong work ethic, Ethan went on to complete his Valuer training, and Monks is thrilled to announce his promotion to Residential Valuer/Negotiator. A well-known local young man with excellent knowledge of Oswestry and the surrounding areas, Ethan is ideally placed to support buyers and sellers through their next move, backed by a strong and experienced local team.

Monks is equally proud to celebrate the promotion of

Millie Birch. This time last year, the company became one of the first local agents to embrace the apprenticeship scheme specifically for Estate and Lettings Agents, with Millie joining as part of that initiative. Over the past 12 months, she has flourished, demonstrating genuine enthusiasm and commitment across both Sales and Lettings. Her development within the industry in such a short space of time has been remarkable.

A local young lady with strong knowledge of Oswestry and the surrounding area, Millie has now successfully completed her apprenticeship, and Monks is delighted to announce her appointment as Sales and Lettings Negotiator.

Business owners Judy and Patricia commented on how much they have enjoyed watching both Ethan and Millie develop, noting their genuine passion for the industry and the positive energy they bring to the team.

At Monks, promoting from within and recognising colleagues’ achievements is central to the company ethos. The team looks forward to supporting Ethan and Millie as they continue to grow and flourish in their careers.

Tales from the Allotment

As a mum of five-year-old twins working full time, the idea of starting an allotment might sound ambitious – maybe even unrealistic. A few years ago, I decided I wanted to grow some of our own food and get my children involved. I wanted them to experience muddy hands, planting seeds, and the excitement of watching something they had grown end up on their plate. I started small, using pots of assorted sizes in our paved garden.

Before long, I realised I wanted to do more and began looking into an allotment. I joined the waiting list through Oswestry Town Council. Waiting lists can be long, so if this is something you’re considering, I’d recommend getting your name down as soon as possible.

I was offered my plot in May last year and felt a mix of excitement and nervousness. The plot had been neglected for some time, so there was plenty of clearing and preparation to do before I could plant anything. It can be tempting to rush straight into planting, but being forced to focus on clearing and setting up the plot properly gave me time to think about what I wanted from the space.

It’s also important to think about what you want to grow. What does your family enjoy eating? I was given

a specific list of favourite fruits and vegetables by the twins, which made planning simpler and helped them feel involved.

Once you have a rough plan, just go for it. Growing is all about trial and error, and not everything will work –and that’s okay.

Winter can still be a busy time on the plot and my jobs for February will include weeding and checking the position of beds and pots. If you need to move them, now is the time! We’ll also be chitting seed potatoes, sowing onions, peas, tomatoes, salad leaves and spinach in the greenhouse.

Follow along with my column to see how we get on.

The neglected plot

February in the garden

February can often feel like winter is desperately hanging on by its fingertips. Frosty mornings, the odd flurry of snow and plenty of damp days mean the garden is still largely hibernating – but there’s lots you can do now to prepare for the burst of spring just around the corner.

TRANSFORM YOUR HOME WITH DWYER CONSTRUCTION

TRANSFORM YOUR HOME WITH DWYER CONSTRUCTION

Start by keeping an eye on the weather. February can be unpredictable, so protect tender plants with fleece or cloches when frost is forecast. If heavy snow arrives, gently brush it off shrubs and evergreens to prevent branches snapping under the weight.

This is a great month for tidying up. Cut back deciduous grasses and perennials that were left standing for winter interest, making room for fresh growth. Check hedges and climbers too but avoid cutting anything that may provide nesting later in the season. Remove weeds whenever the soil isn’t frozen – they’re easier to deal with now than in spring. If the ground isn’t waterlogged or frozen, you can improve your soil by spreading well-rotted manure or garden compost over beds. Worms will do the hard work of pulling nutrients down into the soil, giving plants a strong start.

Vegetable gardeners can begin sowing a few hardy crops under cover. Broad beans, early peas, lettuce and onions can be started in a greenhouse, cold frame or on a bright windowsill. It’s also a good time to chit seed potatoes indoors, ready for planting in early spring. If you have read my column before you know that I’ll be sowing my tomatoes this month. February is perfect for planning. Clean and sharpen tools, wash seed trays and take stock of what seeds you already have. Browse the web and plan your borders and veg patch.

Finally, don’t forget wildlife. Keep bird feeders topped up and make sure water sources aren’t frozen solid. Your garden may look quiet, but it’s full of life preparing for the months ahead – just like you.

RETIREMENT PLANNING MADE

MANAGING YOUR MONEY IN RETIREMENT

Retirement is an exciting new chapter, but it often brings fresh questions about money.

How do you make several different pots work together, for instance? What’s the best way to balance enjoyment with long-term security? And how do you know you’re taking out the right amount of money each year?

These are questions we hear a lot at Belgrave Wincham, and they’re a normal part of planning for retirement.

The good news is that with the right structure, those very questions can help you create a practical plan that keeps your money working for you in the years ahead.

To do this, begin with the basics: map out what’s coming in and where it comes from. For many retirees, income doesn’t just come from one pot but several, such as the state pension, workplace pensions, personal pensions and ISAs. Looking at these together can help you see what’s reliable, what you can draw from and what’s best saved for later.

Next, think carefully about how much you take from your private pensions. The freedom to take what you want is valuable, but it can also lead to overspending without realising it. A sustainable withdrawal plan can help you enjoy your money now without putting pressure on your future self.

It also important to keep an eye on how rising prices affect your spending power. Even when inflation feels quiet, it chips away in the background. Keeping a mix of cash for short-term needs and investments for longer-term growth can give you a steadier footing and help protect your finances over time.

Finally, review everything at least once a year. Retirement is not a fixed chapter and your plans, health and priorities can shift, so your money should shift with them.

If you feel unsure where to start, you are not alone and a conversation with a qualified financial planner can help.

This article is for information purposes and does not constitute financial advice, which should be based on your individual circumstances. The value of pensions and any income from them can fall as well as rise. You may not get back the full amount invested.

We need help to navigate upcoming Agricultural Inheritance Tax changes

Q: Following the government’s announcement about upcoming changes to Agricultural Inheritance Tax, we are trying to decide whether we can keep our family farm going. Or even if it is worth it! To help with this conundrum, can you explain how the proposed 10-year IHT payment plan will work for farming families? And what would happen if we couldn’t make the farm work and had to sell before the IHT is repaid?

A: From 6th April 2026 anyone inheriting agricultural and business assets qualifying for Agricultural Property Relief (APR) or Business Property Relief (BPR) will have an option to pay any due IHT in equal annual instalments spread over 10 years. The caveat is that it will only apply to IHT on assets not sold or otherwise realised. The first instalment will become due six months after the end of the month of death and subsequent payments will need to be made annually. Provided the property remains unsold the instalments will all be free of interest. Previously, interest has been charged on tax in instalments.

The idea of being able to pay by tax-free instalments is to make cashflow more flexible and reduce the need to sell property or borrow to cover IHT liability. The new rules also offer wider eligibility for APR and BPR as qualifying assets include more than just land and buildings.

In respect of what would happen if you couldn’t make the business work later on and were forced to sell up before paying all your IHT instalments, then the outstanding balance would be payable immediately. If you failed to repay the balance immediately then interest may be applied from that point onwards.

With these changes due to come in within less than a year, this is the time to look at all available options to mitigate the effects and seek advice from a specialist in Agricultural Law who can help you plan for a future that will protect your family farm.
