Changing the Lives of Children in Kenya

Restart Africa is a non-profit organization in Gilgil, Kenya, founded by Mary Coulson MBE in 2008. Her compassion and unwavering commitment to changing the lives of vulnerable children, Mary created Restart as a safe haven for those who have faced unimaginable hardships. Today, Restart cares for over 100 children, from infants to young adults, providing not just food, shelter, and education, but also the love and security of a true family.
In June, I had the privilege of volunteering at Restart Africa. As we drove from the airport along bumpy roads, passing zebras and gazelles, I was filled with anticipation — it was my first time in Kenya, and I wasn’t sure what to expect. Upon arrival, we were
welcomed with warmth and kindness. We settled into the cozy on-site accommodation and headed over to the dinner hall for breakfast: sweet buns, chai, and big smiles. I felt instantly at home. That morning, we spent time with the little ones in the nursery, joining in, we read stories and played together. Later, we got to know the older children, who were home for the summer, waiting to start university. They were bright, friendly, and eager to chat, curious about our lives back home, and excited to share their dreams and ambitions for the future.
As the day went on, the younger children returned
from school, and the whole place came alive with laughter, dancing, and playful energy. But before the fun could begin, there was homework time. Everyone gathered on the steps with their books, fully focused on their studies. On weekends, we hosted talent shows, and it was such a treat to see their creativity and confidence on full display.
Restart Africa also has a large onsite farm, where fruits and veggies are grown organically and used to feed the children and staff every day. There are even a couple of cows freely grazing that provide fresh milk for the babies in the nursery. Plus, there’s a large herb garden that’s tended to. Mary, who’s also trained in natural medicine, uses these herbs to treat various conditions. Her care and expertise touch every part of life at Restart.
During our time there, we truly connected with the children and the Restart team. By the end of our trip, Restart had claimed a piece of our hearts, and there were many tears as we drove away. We promised ourselves that we would do everything we could to help, so these amazing children get the life they deserve.
Mary and her team are truly devoted to making a difference for the children of Kenya. They’re always finding new ways to improve Restart and grow their reach, giving more and more children the bright and hopeful future they deserve.

For an artist to become recognised across the country and internationally, it takes an established network of contacts and a lot of hard work finding the right galleries. It turns out, our little town of Oswestry is actually a hub of fine art and accomplished artists. International art agent, Turner Fine Arts, moved to Oswestry to find a haven of talent that seemed to be largely unnoticed. With this in mind, and equipped with the connections, Turner Fine Arts is now making sure our home-grown talent receive the recognition they deserve.

AMY BROWN: If you love the vibrant colour of pop art twinned with symbolism, Amy’s creations are easily recognisable. Meet the ‘Potheads’, with beautiful flowers standing on the shoulders of ‘normal’ people. Or are we normal? That’s the message. Using texture within her paints, you can feel the depth of the flowers as they burst out the canvas. Her pieces demand attention in any room.
ALFIE BRADLEY: Remember the Knife Angel? This significant sculpture was the brainchild of Alfie, so you can expect the rest of his sculptures to be as equally meaningful and captivating. Although now you’ll find pieces that fit perfectly into your living room, worthy of being the focal point in any conversation. Specialising in working with metals, Alfie’s clever designs show he’s a master in turning the mundane into the mind-blowing.
DAVID BANNISTER: David is an expert at using light and colour within his work to stir emotion. Well known for his atmospheric impressions of the sea and landscape, his beautiful pieces allow your imagination to visit another world, that’s already familiar. Also known for his
portrait work, David works to capture the individual by using texture and expressionism.

The hisTory of Makeup
The history of makeup is a fascinating journey that spans across centuries and civilizations, reflecting cultural shifts and changes in society.
The earliest records of makeup usage date back to ancient Egypt around 4000 BC. Egyptians pioneered the use of cosmetics for both aesthetic and practical purposes. They used kohl to line their eyes, which not only enhanced their beauty but also protected them from the harsh sun. Both men and women wore makeup, and it was often associated with status and religious significance. The famous Cleopatra is often depicted with dramatic eye makeup, symbolising power and divinity.
Moving forward to ancient Greece and Rome, makeup practices evolved but continued to hold significant cultural importance. Greeks preferred a more natural look, using white lead to achieve a pale complexion and rouge made from crushed mulberries for their cheeks. The Romans, on the other hand, were known for their elaborate beauty routines, which included using chalk and white lead to lighten their skin, as well as wine to tint their lips. They also used saffron and other natural dyes to colour their hair and eyebrows. Makeup in these societies was not only a symbol of beauty but also a marker of social standing.
In the Middle Ages, the use of makeup declined significantly in Europe, largely due to the influence of the Church, which associated cosmetics with vanity and sin. However, this did not completely eradicate the desire for beauty. Women still used natural ingredients like herbs and flowers to enhance their appearance subtly. It wasn’t until the Renaissance that makeup saw a resurgence. Influenced by the revival of art and culture, both men and women began to adopt more elaborate beauty routines. Queen Elizabeth I, for example, was known for her striking white face powder made from lead and vinegar, which became a trend among the aristocracy. Unfortunately, this practice did irrevocable damage to skin and ultimately overall health as lead poisoning was a common occurrence.
The 18th century saw makeup become more accessible, with the French court, particularly under Louis XV, setting the trend for elaborate and colourful cosmetics. This era also saw the development of the first commercial cosmetics, with entrepreneurs like Madame de Pompadour popularising beauty products. However, the French Revolution brought about a shift in attitudes, with simple and natural beauty becoming the new ideal.
The 19th century introduced significant advancements in chemistry, leading to safer and more varied cosmetics. This period also saw the rise of the beauty industry, with
brands like Guerlain and Rimmel emerging. The invention of the first commercially available lipstick in the late 1800s marked a turning point in makeup history.
During World War 2, lipstick sales soared due to the ‘lipstick effect’ which is when consumers still spend money on small indulgences during recessions, economic downturns and times of hardship. Britain in particular was eager to promote feminine glamour to oppose the enemy’s traditions, and bright red lipstick became a common staple in women’s advertisements. These advertisements also played a huge role in encouraging women to take on the essential jobs which had been left vacant when the men left for war
The post-war era saw the rise of various beauty brands like Revlon, Estée Lauder, and Max Factor, which brought innovative products to the market. The mid 20th century revolutionised makeup with the advent of Hollywood. The silver screen popularised makeup trends and made cosmetics a staple in women’s daily routines. Icons like Marilyn Monroe and Audrey Hepburn set beauty standards that resonated globally.
Today, the makeup industry is a multi-billiondollar global enterprise, continually evolving with new technologies and trends. Diversity and inclusivity have become central themes, with brands offering a wider range of products catering to different skin tones and types. The rise of social media has also democratised beauty, allowing influencers and everyday users to shape trends and redefine standards. From its ancient roots to its modern-day innovations, the history of makeup is a testament to humanity’s enduring desire for selfexpression and beauty.

Capital Gains Tax Rollover Relief
Business Asset Rollover Relief also known as CGT Rollover Relief allows for deferral of Capital Gains Tax (CGT) on gains made when taxpayers sell or dispose of certain assets and use all or part of the proceeds to buy new business assets. The relief means that the tax on the gain of the old asset is postponed. The amount of the gain is effectively rolled over into the cost of the new asset and any CGT liability is deferred until the new asset is sold. Where only part of the proceeds from the sale of the old asset are used to buy a new asset a partial rollover claim can be made. It is also possible to claim for provisional rollover relief where the taxpayer expects to buy new assets but has not done so when the returns are made to HMRC. Interestingly, rollover relief can also be claimed if taxpayers use the proceeds from the sale of the old asset to improve assets they already own. The total amount of rollover relief is dependent on the total amount reinvested to purchase new assets.
There are qualifying conditions to be met to ensure entitlement to any relief. This includes
ensuring that new assets are purchased within three years of selling or disposing of the old asset (or up to one year prior to the sale). Under certain circumstances, HMRC has the discretion to extend these time limits. In addition, both the old and new assets must be used by your business and the business must be trading when you sell the old assets and buy the new assets. Taxpayers must claim relief within four years of the end of the tax year when they bought the new asset (or sold the old one, if that happened at a later date).

After finishing my A-Levels and knowing that the university route was not for me, I spent the summer of 2022 researching apprenticeships in lots of different areas of work, not just law. I saw the posting for a paralegal apprentice at Lanyon Bowdler and immediately applied, starting in October of that year.

I did not do law at A-Level so all of my prior knowledge of working in the law came solely from TV programmes like “Better Call Saul” and “The Lincoln Lawyer”! It only took me a few weeks to know I had made the right decision, in not only starting a career in law but also deciding to stay in Shrewsbury rather than moving away.

What advice would you give to someone looking to start a career in law?
It depends, if they have recently left school and, as I did, know they do not want to go to university, I would undoubtedly recommend the apprenticeship route. Apprenticeships in general do not get enough coverage, and particularly with apprenticeships in law being a relatively new thing, they aren’t very well known.

The Art of Public Speaking

How confident are you to give a talk to your peers? Would you shrivel up if asked to speak or be able to deliver a perfect speech to anyone? Can you public speak with clarity and purpose?
If the answer is ‘No’ to any of these questions you are not alone.
However, speaking in public, whether that’s for work or outside commitments shouldn’t be scary. Let me tell you why…… Firstly, everyone has something to offer when they speak. You can always learn from people, and you can add value to someone else’s life without even realising it.
3 Key points to remember are:
KNOW YOUR AUDIENCE
If you’re speaking to your friends at work, make sure you don’t come across as cold or stuffy and think about why your audience is there. Is it by choice? Are you leading a workshop?
And ask yourself, what would you want to get out of the time they are listening to you. Be flexible with your speech and make sure you can add humour to the talk – humour goes a long way in connecting with people and them remembering what you are trying to say. Understand why you are speaking and what value you can add.
THINK OF YOUR TALK WITH A STORY
People love to feel connected with you and if you talk about a personal story within your speech, it can immediately break down any barriers. It doesn’t need to be extremely personal but something that will connect your audience with you. Again, a humorous or passionate story can make all the difference to a person really hearing what you say rather than daydreaming whilst they sit there. Work
out how you can engage with your audience – pull them into your talk and let them know they are part of it rather than just an audience.

PRACTICE
The art of public and professional speaking should not be seen to be rushed. You might need to practice at home on a partner or for yourself. I sometimes film my speeches before and then watch them back to decide bits I like or don’t like. However, be mindful not to be too self-critical as often the parts you might not like about yourself, others can find endearing and warming. Speak loudly, slowly and clearly. There is nothing worse in a speech than someone who has wonderful anecdotes, but they are lost as the audience can’t hear what they are saying. If you are nervous –take a breath and steady yourself beforehand. Sometimes the power of someone standing still on stage can have a huge effect. We all feel nervous and it’s not necessarily a bad thing.
The connection of in-person speaking is becoming more and more valuable as whilst we gain more time online people are craving face to face connections. Hearing a good speaker can change the trajectory of someone’s decisions and have a big influence on choices they make. A speech doesn’t need to be long and stuffy to have an impact. TEDX talks are often 10 or so minutes and get points across clearly every time.
Talking in public doesn’t need to be nerve wracking – think of it as a message provider and a great connecting tool!

Business hots up for new fire centre owner
Business is hotting up at a Shropshire fireplace centre after an employee acquired the business to allow the founder to enjoy his retirement.
Martin Musker had worked at Admaston Firecraft Centre in Telford for two years before the owner, Peter Brocklesbury, decided he wanted to sell the business and retire 30 years after he first founded his business.
Martin has since rebranded the Shrewsbury based business to The Firecraft Centre. The new name will also allow him to easily open showrooms in other areas.
The specialist firecraft centre provides a range of wood and multi-fuel burners, gas, electric and bioethanol fires, along with a range of wood and non-combustible beams and surrounds and bespoke designed media walls including a “full service from start to finish.”
Martin said he had been overwhelmed with the support and the boom in business from customers across Shropshire and surrounding areas, including Mid Wales and the West Midlands, since he took over.
“We have exciting plans for the premises which will see a mezzanine floor installed in the showroom to allow us to expand our range of woodburners on display.
“We have seen people have media walls created and then plastered and painted but the trend is now taking the next step with our range of bespoke wood veneer which looks exceptional.
“We are proud of the fantastic customer service we offer - from the minute someone walks in through the door to the moment they go away feeling more knowledgeable and with a clearer picture of what they want to the point our fitters are saying goodbye after completing the install in one day.
“The vast majority of the fireplace brands we stock are only available in a showroom and that is important to us. People need to be able to see the product, feel the quality and ensure they like the look of it and the functionality of it for their specific needs.
“Every customer is very different so seeing such a range of varying styles all under one roof is an important part of the purchase.”
Kaz Peate, office and showroom manager, with an extensive retail background at large high street stores, said, “Customer service is vital in all industries but more so in retail and we ensure this is our number one priority.
“The customer deserves regular communication and it should always be on us to ensure the process is smooth. The duo are already looking to build the team further with more fitters and showroom staff and apprentices, and partnering with housing developers too after successfully securing similar contracts to provide and install fires in new build properties and developments. They hope to open more branches in the future too.

Ke-design celebrates 13 years of business
June saw Shropshire’s awardwinning architectural firm Ke-design celebrating 13 years of business. Part of the celebrations includes the launch of their revamped website.
Oswestry’s Craig Marston, founder of Ke-design, shares his insights into the update,
“With a large number of our projects coming from word of mouth, keeping the website updated has been less pressing. It’s incredible how many projects we’ve completed in the last 13 years, updating the website made me realise just how many lives we’ve impacted.”
Visitors to Ke-design’s new website are greeted with their ethos, “Designing for You,” which is reinforced with glowing testimonials.
Craig explains, “We always deliver what the client asks for, but we also propose additional options that clients may not have considered, which often exceeds their expectations.”

highlighted client satisfaction.
Craig continues “Good design adds value and enhances wellbeing, so it was wonderful to hear clients express how much our designs have improved their lives.”
After one project, the client praised Ke-design’s suggestion of removing a box bedroom above the stairs to create a double-height space with a gallery landing, offering an impressive ‘first impression’ for everyone who enters.”
Ke-design regularly exhibits at the National Homebuilding and Renovating Show, with their projects frequently featured in the event’s monthly magazine. A recent highlight includes an eight-page feature of a local project in the September issue. Having their work showcased in the media assists with attracting aspirational inquiries.
The website revamp now includes commercial projects, demonstrating Ke-design’s expertise and experience beyond domestic and residential work.

Chorizo nacho skillet with homemade tortilla
This hearty recipe makes a tasty sharing dish. The textures are fantastic, and the dish has plenty of spicy Tex-Mex flair
Serves 4 | Preparation time 15-20 minutes | Cooking time 25-30 minutes
Ingred I ents
• 450g chorizo sausage
• ½ white onion, peeled and chopped
• 5 eggs, beaten
• 4 ripe tomatoes, chopped
• 2 jarred jalapeño peppers, sliced
• 225g pre-packaged ‘Mexican blend’ grated cheese or a mixture of freshly grated mature Cheddar, mild Cheddar and Gouda/ Monterey Jack
• 125ml sour cream
For the tortilla chips
• 2 tbsp vegetable oil
• 1 packet soft flour or corn tortillas, as preferred

Method
1. Preheat the oven to 180°C / fan 160°C / gas mark 4. Lightly grease a baking sheet.
2. First make the tortilla chips. Using a pastry brush, paint a very light coating of vegetable oil on one side of each tortilla. Stack the tortillas, greasedside up, in an even pile. Divide the stack in two and cut the tortillas into quarters and then into eighths. Separate the chips and arrange them oiledside up on the prepared baking sheet.
3. Bake the chips in the preheated oven for about 10 minutes or until they are crisp and just beginning to brown slightly. Remove them from the oven, but you can leave the oven on if you are ready to make up the frying pan.
4. Cook the chorizo in the frying pan for about 5 minutes over a medium heat until crumbled and evenly browned. Drain and set aside. Cook the onion in the same pan until soft, then stir in the eggs and scramble with the onion. Mix in the tomatoes and continue to cook and stir until the eggs are nearly set. Remove from the heat.
5. Spread a layer of tortilla chips into a medium cast-iron (or ovenproof) frying pan. Scatter the chorizo and the scrambled egg mixture over the chips, top with jalapeño slices and cover with the grated cheese.
6. Bake in the preheated oven for 7–10 minutes, until the cheese is melted. Serve hot, with the sour cream in a bowl alongside, and eat with your fingers!
Pork porcini and lentil stroganoff
Once you have the ingredients prepared, this is a wonderfully quick and easy recipe to make, and ideal for both a midweek or special weekend meal.
Serves 2 | Preparation time 20 minutes | Cooking time 20 minutes
I ngred I ents
• 25g dried porcini mushrooms
• 1 tbsp olive oil
• 1 onion, finely sliced
• 2 cloves garlic, crushed or peeled and grated
• Pinch of cayenne pepper
• 1 tsp paprika
• 300g pork fillet, cut into slim strips
• 1 x 400g tin brown lentils, drained
• 2 x Cooks&Co Roasted Red Peppers, cut into thin strips
• 80g baby spinach laeaves
• 1 tsp Dijon mustard
• 200ml sour cream
• Flaked sea salt and freshly ground black pepper
For the rice
• 40g butter
• 1 onion, chopped
• 1 bay leaf
• 250g basmati rice
• 500ml chicken stock
Method
1. Put the dried mushrooms into a measuring jug and pour in boiling water until it reaches 450ml. Set aside and leave the mushrooms to rehydrate.
2. Preheat the oven to 180°C / fan 160°C / gas mark 4.
3. For the rice, melt the butter in a heavy-based braising casserole dish with a lid. Add the onion and bay leaf and cook gently for about 10 minutes, until the onion has softened but not coloured. Stir in the rice. Once it is coated in the butter, pour in the stock, increase the heat, bring to the boil and cover with the lid. Put in the oven and cook for 20 minutes without removing the lid. Once cooked, remove from the oven and leave to stand for about 5 minutes to continue to absorb any moisture in the pan.
4. Meanwhile, make the stroganoff. Heat the oil in a large frying pan and cook the onion for about 5 minutes until softened. Stir in the garlic, cayenne pepper and paprika. Cook for about 30 seconds. Increase the heat, add the pork and stir-fry for a couple of minutes until the pork is starting to cook through.
5. Stir in the lentils, roasted red peppers, and the soaked porcini mushrooms and all the liquid. Bring to a simmer and cook for about 5 minutes. Add the spinach, a little at a time, and stir until wilted. Finally, stir in the Dijon mustard and sour cream, and season with salt and pepper.
6. Remove the lid from the rice pan, run a fork through the rice to separate the grains and serve alongside the stroganoff.

Lemon and pistachio drizzle cake
A classic lemon drizzle is pretty hard to beat. Whatever the weather, season or mood, it hits the spot with its perfect balance of sweet and sharp.
Makes 6-8 | Preparation time 25 minutes | Cooking time 45 minutes
I ngred I ents
• 100g pistachios, plus extra to decorate
• 150g unsalted butter, at room temperature, plus extra for greasing
• 200g caster sugar
• 125g natural yogurt
• 3 large eggs
• 200g plain flour
• 2 tsp baking powder
• A pinch of Maldon Salt
• 2 lemons, zested and juiced, plus extra lemon zest to decorate
• 150g icing sugar
Method
1. Preheat the oven to 180°C / fan 160°C / gas mark 4. Grease a 900g loaf tin with some butter and line with a strip of baking paper.
2. Place the pistachios into a food processor or blender and blitz until they resemble a fine crumb – like ground almonds.
3. In a large bowl, whisk together the butter and sugar until light and fluffy. Next add the blitzed pistachios, yogurt, eggs, flour, baking powder, pinch of Maldon salt and the lemon zest. Whisk together until smooth.
4. Use a rubber spatula to tip the cake mixture into the prepared loaf tin, then smooth over the top. Place on the middle shelf in the oven and bake for 45 minutes until risen and a metal skewer inserted into the middle comes out clean. Remove from the oven and allow to cool before lifting out of the tin. Place onto a wire rack to cool fully. Meanwhile, make the icing.
5. Put the icing sugar into a bowl. Add the lemon juice to a separate bowl, making sure to remove any pips. Add 1 tsp of lemon juice at a time to the icing sugar and mix after each addition until you have a smooth drizzle icing. Spoon the icing over the cooled cake and allow it to drip down the sides. Decorate with some extra chopped pistachios and some lemon zest.

A Riddle For A King is like nothing I’ve ever read before. It’s so different. Philo, the main character, is really bored of his home life and wants an adventure. He discovers that there’s a strange world through a grandfather clock. When he arrives in this new place, nothing is what it seems, everything is backwards. It’s good to drop litter on the floor and yes means no. I don’t want to give anything away, but you should read this book because it’s fun, quirky and creative. If you like solving riddles, you will really enjoy A Riddle For A King.

Harry’s French lesson
It happened in a French lesson at school –quite appropriate as he found out later. The intricacies of the subjunctive tense were going over Harry’s head when there was a sudden grunt-like sound from behind him. He turned to see one of the girls, Jen he thought, go rigid all over and then fall from her chair and start twitching all over. The teacher ran from the front and cleared the area around her and then placed her head on a pillow that seemed to come out of nowhere. Jen went a rather scary blue-like colour, but the twitching stopped quite quickly and she gave a gasp and a sort of groan. “You can all go now,” said the teacher who was still kneeling next to Jen who was moving, if a bit drowsily. “Jen will be alright now so no need for anyone to worry,” added the teacher as they filed out, “She’s had these fits before and recovered well.”
Harry was telling his Mum about this later. “She sounds like she has epilepsy,” said his Mum and this was a grand mal fit. Harry looked this up on his phone later. Epilepsy was another one of those Greek words and grand mal was French for big illness. There had been some pretty silly ideas in the years gone by as to the cause including demons and curses. Nowadays what Jen had was called a generalised tonic-clonic fit. Harry had never really thought about his brain being electrical, but it seemed that when the currents went wrong all sorts of fits could occur. One bit of your body could be affected, you might suddenly lose concentration and go vacant and all sorts of other rarer things too. Sometimes it meant something was seriously wrong in the brain but if it started in childhood then that was quite rare. “Good for Jen,” he thought, but he didn’t really know her
very well. She had only started at the school this term.
The following week he was in school with Jen coming towards him. ”I hope you’re OK now,” he said shyly. She smiled. “It happens quite rarely really; my Mum thinks it’s the stress of moving and changing school.” “Did you get hurt – it looked a bit scary?” said Harry. “No, not this time, but in the past, I have bitten my tongue and got a few bruises,” she continued “and it means Mum and Dad are a bit worried about me riding a bike or going swimming - that sort of thing, but it doesn’t scare me anymore.” She looked at him and smiled “It’s nice of you to ask though.” Then she walked off.

“Do you want some company on the way home from school?” Harry asked. It had taken him a week to rehearse this! “Sure” Jen replied. Harry asked her about how her epilepsy affected her and how she felt after what happened in the classroom. She seemed pleased to be able to talk about it. Harry had noticed there was nothing on her social media about it. “It frightens some people I think,” she said, “and at my last school, some people were not very nice about it either, it’s awkward being a bit different.” Harry found out that she took some tablets every day and that, because she had grown a bit, the doctor thought the dose should be increased now. Later, Harry realised he had a new friend.

New Opportunities at Wrekin College and Old Hall School
New subjects, new opportunities and new faces are all part of an ambitious new academic year as a Shropshire educational trust looks forward to another successful 12 months.
At Wrekin College the leadership team has recently announced the introduction of Law as part of the line-up of A Level subjects.
It comes as the school clocked up numerous successes in sport, music and the arts during the last academic year.

Making the right choice
There are several types of residential and nursing care available, so do your homework and take your time before choosing.
Care home is an umbrella term that covers the numerous types of accommodation with different levels of care.
Care homes must be registered with the Care Quality Commission (CQC), which is responsible for their inspection and registration.
Residential care
People living in residential care do not have serious health problems that require onsite nursing support. They are able to look after their own needs but many occasionally require assistance, while having peace of mind that care and support is on hand.
Residential and dementia care
On offer at this type of home is care for those who are physically able but are living with some form of dementia, such as Alzheimer’s or vascular dementia. Care is provided in an environment specifically designed to meet the needs of dementia suffers, with adaptations such as specially designed signage to aid orientation.
Nursing homes are so-called because they provide nursing care. A home that is not registered to provide nursing care will not provide medical care beyond helping residents take any medication that they have been prescribed.
Nursing homes have a higher number of fully qualified and specially trained nursing staff. Added to this, there will be specialised nursing equipment, such as fully adapted bedrooms and bathrooms, adjustable beds, hoists and ramps.
Nursing homes with dementia care
Nursing staff will have specialist dementia training and the care offered is at a much higher level, for elderly people who require more physical support and who are also living with some form of dementia.
According to a recent national survey by One Poll, the vast majority of older people in the UK – 97% – say they would prefer to stay in their own homes. Thankfully, there are a number of agencies that can provide everything from helping with small chores to live in companion and driver.

Equity Release
Your home is likely your biggest asset, especially once you’ve paid off any mortgage. Equity release products are a way to unlock the cash tied up in your home while still living in it. Most equity release programs fall into two categories.
LIFETIME MORTGAGE
The first is a lifetime mortgage where you borrow money and then it’s repaid from the sale of your house when you die or move into residential care.
The most common model for lifetime mortgages is that you borrow a fixed sum and don’t make any repayments while you are still in your home. However, the amount you owe will increase through compound interest, meaning a bigger increase every year. The interest rates will usually be fixed but will be notably higher than ordinary mortgage rates when you take the deal.
In theory, if you live long enough the amount you owe could mean the lender takes all the money when your house is eventually sold. Fortunately, many providers offer a ‘no negative equity’ guarantee that means you will never owe more than the value of your home when it’s sold.
One variant is called drawdown. Rather than borrow a fixed amount, you take money as and when you choose. The interest only starts racking up when you take money, so this can cut costs.
HOME REVERSION
The second form of equity release, home reversion, means selling a portion of ownership in your house. The provider then becomes a co-owner and takes a guaranteed share of the money when your house is
sold. These deals aren’t usually on favourable terms. For example, Which magazine cites a lender paying just 20 percent of the home’s value in return for a 70 percent ownership share.
TERMS
With both forms of equity release, you must normally be at least 55. The terms you get may vary with your age. For example, home reversion providers may require a smaller share of ownership if you’re older, simply because they’ll likely get their money back quicker. Some lenders even offer better terms if you are in ill-health for logical, if grim, reasons.
CONSEQUENCES
Using equity release could affect your eligibility for benefits and local authority care home places. The provider could restrict your choices if you want to move to a different house. And with either lifetime mortgages or home reversion, you may not be able to borrow against your property later on.
ADVICE
If you are considering equity release, you should take independent advice before speaking to providers. Look for advisors with specialist qualifications such as the ER or CeRER certificates. Make sure to find out how they are paid and whether they can offer advice about the entire market or only specific providers and products. If and when you start talking to providers, look for membership of the Equity Release Council, which has a set of minimum standards for providers and required features for products.
