The ROCK is a luxury villa exclusively designed in 2017 by renowned Paris architecture and design firm, AS Architectes in collaboration with Interior Designer Zsofia Varnagy. The property is located in the South East corner of the island, near the golf course. The ROCK is regarded as one of the most exciting new rental properties on the market, charming visitors with its subtle blend of earthy materials, exceptional carpentry and contemporary furniture. Only the highest quality materials were used in the construction. The villa is comprised of eight generous ensuite bedrooms (exact dimensions to follow), on a 3.6-hectar property with an indoor surface area of approx. 770m². It can host up to 17 guests comfortably. The main villa offers six suites with ensuite bathrooms, an open fireplace and a state of the art, custom made kitchen (Miele, Siemens, Nespresso, ice-machine, dual ovens,
three refrigerators). An additional butlers’ kitchen with walk-in cool room and guest wash room enable catering staff to prepare meals discreetly without disturbing the guests. The ROCK Club, a 150m² entertainment space in the basement, offers plenty of room to party with an integrated Sonos system and stunning views of the swimming pool. A gym, two sperate toilets and the maintenance/ laundry room complete the lower level. The ROCK 2 is an annex offering guests two suites, each with private bathroom. The large outdoor area at The ROCK combines landscaped gardens, cultivated lawns, palm trees, olive and orange trees. The terraced pool area provides several relaxation and entertaining options including multiple sun beds, casual seating space, al fresco dining, and private chill-out areas. Even larger groups can enjoy privacy in the villa.

An idyllic and peaceful environment! Located in the heart of a four-hectare rocky estate, this magnificent villa is named “The ROCK” in reference to its environment and also to an imposing rock that shares the lower level. The villa exists in perfect harmony with its natural surroundings, with its solar panels harnessing the sun’s rays for solar energy, and the large windows opening onto a pine forest that invites the outside in. The colour palette of beige, taupe and light grey combined with the abundance of natural materials, paying homage to the surrounding nature. The boundary between in-
side and outside is blurred. Spaces merge and flow into one another through the choice of colour, materials and decorative elements. Designed so that all rooms enjoy a soothing view of the sea and the garden, the villa captures the essence of holiday spirit- walk barefoot on the concrete slabs, dive into the refreshing pool, nap in one of the comfortable day beds…. a real oasis! Upon arrival, the rear façade and the locally sourced stone steps announce the owners’ inclination for authentic architecture.

Enter through the imposing wooden entrance that pivots to reveal the breathtaking panorama of the pool and garden area. In the foreground, the open plan living room, kitchen and dining area sets the tone for the decoration throughout. Stone adorns the wall above the fireplace, the kitchen is clad with granite and wood, the wood furniture includes the large family table designed by Zsofia Varnagy, who designed the other rooms in the villa.
The open plan kitchen equipped with Miele appliances is defined by the granite work top with integrated sink. The suspensions (Nordlux) and the fans (Faro) perfectly compliment the wooden cabinets and reflect the importance of natural materials in the villa. Beige, taupe and light grey colours contribute to the harmony of the décor.

Inside Outside Large windows that open completely allow access to the paved terrace (Cotto d’Este) and the concrete pool. The pergola was cut to size by laser like lace following the drawings of the designer. Designed by Zsofia Varnagy, the bench and table were manufactured by Carpinteria San Antonio on the island. Chairs and armchairs (by Kettal and Roda) continue the lace motif.

Peace and serenity Each of the eight suites, irresistibly turned towards nature, feature a terrace overlooking the garden. Key pieces of hand selected furniture by Kettal, Roda, Objecto and Hay in particular add an understated elegance to the suites. Natural light is undeniably one the villas most seductive features and the suites are generously bathed in sunshine through the long glass facades. A playful game of shadows and light on the terrace is created by the laser cut pergola, adding animation to the communal space, perfect for shared moments between friends and family. A discreet refuge where it is undeniably good to live.

Cosmetic products At The ROCK, all cosmetic products have been carefully selected and natural ingredients are key. Le Labo is luxury perfumer based in New York city specializing in natural plant-based cruelty free products. Fragrances are purified and celebrated as an art. We find in Santal33, the raw material that is enhanced next to the number of ingredients.
Services included 1 breakfast-chef, 2 housekeeping Staff (8 hours per day except Sunday’s) Gardner and pool service. Alarm system + 24hrs external camera surveillance. Additional chef-services and on-site security and personnal shopping are available on request.
Notes on accommodation All rooms are equipped with both fans and air conditioning units. A full mini-bar and cosmetic products are offered on arrival. Bedrooms, living spaces and outdoor areas have access to the integrated Sonos system, providing access to private playlists using the Wi-Fi network. The Rock internet is connected to high speed fiber optic. All indoor and outdoor areas are connected to the private Wi-Fi system and optical fiber. The plasma TV in the living room offers ASTRA satellite (channels can be selected on request). A movie theater with video projection (garden level) and video games are also available. A private indoor club of 150m² is available with professional DJ and sound system, bar and seperate toilets. 48
The property and annex can comfortably acommodate 10-12 cars in front of the house, with space for an extra 15 on the grounds. Most importantly, The ROCK is secure and benefits from having no immediate neighbors overlooking the property. All rooms are connected to the alarmsystem. There are 6 outdoor cameras protecting the property, through a local security company. The ROCK has its own indoor gym (Techno Gym®) and crossfit trail with 10 platforms with multiple exercices. As for outdoor sports, The ROCK offers a beach volley area, a tennis and football court, a ping-pong table, and a petanque field. 2 outdoor dinning areas each for 16 pax are available, as well as barbecue area. A total of 700m² of sun decks, beach area and a chill-out deck above the main house to enjoy the sun.

Notes on accommodation All rooms are equipped with both fans and air conditioning units. A full mini-bar and cosmetic products are offered on arrival. Bedrooms, living spaces and outdoor areas have access to the integrated Sonos system, providing access to private playlists using the Wi-Fi network. The Rock internet is connected to high speed fiber optic.
Most importantly, The ROCK is secure and benefits from having no immediate neighbors overlooking the property. All rooms are connected to the alarmsystem. There are 6 outdoor cameras protecting the property, through a local security company. The ROCK has its own indoor gym (Techno Gym®) and crossfit trail with 10 platforms with multiple exercices. As for outdoor sports, The ROCK offers a beach volley area, a tennis and football court, a pingpong table, and a petanque field. 2 outdoor dinning areas each for 16 pax are available, as well as barbecue area. A total of 700m² of sun decks, beach area and a chill-out deck above the main house to enjoy the sun.
All indoor and outdoor areas are connected to the private Wi-Fi system and optical fiber. The plasma TV in the living room offers ASTRA satellite (channels can be selected on request). A movie theater with video projection (garden level) and video games are also available. A private indoor club of 150m² is available with professional DJ and sound system, bar and seperate toilets. The property and annex can comfortably acommodate 10-12 cars in front of the house, with space for an extra 15 on the grounds.
