The Axel Schoenert Architects Agency restructured the former headquarters of the radio station RTL, Bayard Street, in the 8th arrondissement of Paris on behalf of Nexity and LaSalle Investment Management. The building now belongs to CNP Assurances In the Montaigne district, the 22-24 Bayard is a new, singular and sophisticated office building, in dialogue with the historic urban environment, the project’s main objective is to combine conservation and new construction, to create a homogeneous whole. In this ambitious project, nature found its place.
This operation, which combines new construction and heavy renovation, meets several challenges: maximizing the heights under the ceiling, respecting the altimetry imposed by the neighbouring buildings, creating the finest floors possible and avoiding beam drops.

On the North Side, post-Haussmann buildings are renovated, whereas on the South, buildings from the 1970’s (such as the former headquarter of RTL), have been demolished. Unfit for the creation of new office space, it has been replaced by a wooden structure building. The architectural intervention therefore concerns various buildings of different eras: -For rue Bayard, the heavy restructuration of a post-Haussmann building and the demolitionreconstruction of a 1970’s building (the workfacade of the artist Vasarely was entrusted to the Vasarely Foundation) -For impasse d’Antin, the restructuration of a so called “comedy” building dating back to 1860.
A SIGNAL FACADE
The new construction rue Bayard presents a signal façade that offers a new identity to this property complex: the metallic cladding with golden highlights and the purity of its lines give it a singular appearance and create a harmonious dialogue with the historical façade of the adjacent Thisbuilding.real perforated brass case adorns the «low carbon» wood and metal structure of this new building which is organized in four parts: the highest, at the bottom of the plot, culminates at 25 m in R+7, while the others will take to the street through successive sets of withdrawals.
Natural lighting expands generously within the interiors and vibrates the new streetside façade on Bayard street. The project combines heavy concrete with new construction with wood and metal. In order to achieve that, major work as been undertaken on a plot between rue Bayard and Impasse d’Antin, in the heart of the 8eme arrondissement. From two distinct buildings, the project leads to the realization of a single building of 8 200 square meter of offices.

light is controlled, automated mechanisms allow users to adapt at any time of the day the energy consumption of the room in relation to the outside light and its temperature. Thermal insulation is accompanied by heating selfregulation systems.
Light influences biological rhythms, energy, mood and productivity, so it is essential to introduce as much natural light into the building as possible, and to favour transparency and visual breakthroughs.
53 15 LIGHT AT THE HEART OF THE PROJECT
The layout of the interior spaces has been designed to respond to new working methods, which associate user comfort and surface optimization and combine welcoming living space and optimal working environment. The agency has imagined cozy and elegant atmospheres, bathed in light, and complemented by many green spaces.
The project therefore promotes natural lighting in workspaces, thanks to the treatment of facades and their many openings, which allow to optimize natural light and reduce the glare effects, while regulating the excessive heat input. The offices are clear and spacious with large ceilings, the majority of these spaces receive direct Artificiallight.



53 18 WOOD, A VIRTUOUS MATERIAL
Bayard aims for an ambitious level of certification, 5 environmental certific ati ons and labels are sought, which imposes high requirements on several design aspects: BREEAM VERY GOLD, WELL GOLD, HQE EXCELLENT, BBCA (Low-carbon) and WIRED SCORE GOLD.
The project meets a strong environmental requirement that is based both on a reasoned construction from a wood structure and on a controlled exploitation with low carbon impact. All species used for the 22-24 Bayard are certified and come from sustainable management guaranteed forests. Wood is a material that can encapsulate 1 ton of CO2/m3, it is a dry material, which does not waste water. Wood is also an insulator, its low thermal conductivity makes it possible to achieve substantial energy savings and can be Maisonreused.

A landscaping composed of low and aromatic plantations, brings nature within this completely redesigned real estate complex. The rooftop of the top floor (with edible plants) allows users to fully enjoy the green space with a view of the capital. These numerous outdoor spaces, where the vegetation is predominant, offer to the workspaces a real «green wave» and are also important sources of natural light, allowing to irradiate in depth all the volumes.
The agency thought of this project in a global way in terms of architecture, landscape and uses. Vegetation is treated as an architectural element in its own right to create a rich and diverse ecosystem at the heart of this office complex.
Two green patios (one in the open ground) are created on the courtyard to bring light to the new spaces of the garden level; their vegetation is in continuity with the interior Thespaces.successive removals that characterize the built complex, from the impasse d’Antin to rue Bayard, are embellished with vegetated and accessible terraces, walkways and roofs.

Inside, the vertical circulations were demolished with the exception of an historical staircase. New core structures were created and many openings were made, which also involved strengthening the Similarly,walls. metal elements such as beams, joists and posts have been modified or reinforced. Spectacular element of the construction site: the structure of one of the buildings was preserved and enhanced thanks to the creation of a glass roof and has the arrangement of its volume in double Stillheight.insuperstructure, leaning against the existing part, but located in the reconstructed part of the project, a central concrete core was erected. 53 30 A COMPLEX CONSTRUCTION SITE
Once the cleaning and demolition stages had been completed, heavy underpinning operations could be started. The priority was to expand the two basement levels that originally existed on only a limited portion of the building’s right-of-way. At the road level, concrete support walls have been installed. These peripheral takeovers were complemented by the extension of the existing load-bearing structures to R+2 and the creation of additional supports to take over the new loads of the Conservationbuilding. of old buildings, such as some floors in the demolished area, involved taupe earthworks or trench excavations. At the same time, on the superstructure side, the existing buildings, which have retained their massing, have undergone many modifications required by the new layouts.

Axel Schoenert founded the FrancoGerman agency Axel Schoenert Architectes with Zsofia Varnagy, interior architect, in 1999 in Paris. With a multicultural team, the agency develops its activities in France and internationally, in the fields of architecture, interior architecture and design. Its priority is to promote an eclectic vision of its work, to emphasize the diversity of projects and to develop expertise in new construction as well as complex renovations.
Axel Schoenert is recognized and rewarded for his achievements in hotels, offices with emblematic performances and design but also for his coworking projects. Decidedly detached from a specific style, effects and trends, each project is studied as a new page to write. The starting point of this work is the place itself, its history, its culture. This anchorage will define the heart of the project, where interior architecture and design are brought together in the same way as architecture and live in perfect harmony.
