LA FAYETTE CONCEPT
In May 2017, the Axel Schoenert Architectes agency delivered the first WeWork in Paris, commissioned by the American giant of the same name, international leaders of co-working Thespace.complex was renovated as a coworking space and related services. This colossal operation - with a major over-ensification carried out in cooperation with the WeWork team – concerns a area of 12,000 m2, in which 2,400 workstations were spread over eight floors, instead of 1,200 initially. The location is strategic – near gare SaintLazare and Opéra Garnier – and a majestic architectural setting. WeWork sits in a large Art Deco building with a central hall, a magnificent glass roof and many terraces. Its roof-top offers stunning views of the Butte Montmartre and the summit of the Opéra TheGarnier.office concept developed by WeWork is based on the evolution of the workspace as well as on the change of related behaviors. It therefore offers co-working space suitable to new practices and in in line with the new expectations of users. LThe project reflects the group’s values. The spaces have been designed to encourage exchanges, the flexibility of the offices allows the modularity of the spaces and the perpetual renewal of the environment for the users. The transparency of glass partitions combines both the privatization of workspaces and the opening up to the outside. The interior design and decoration are based on a concept developed by WeWork and adapted by Axel Schoenert Architectes. An industrial style dresses the premises and is represented with an apparent technique of without false ceiling. A «cosy» furniture is arranged in all the spaces creating an atmosphere of relaxation, reinforced by the use of wooden panels for the walls and marble for the Functionality,floor. modernity and user-friendliness were the basis for the first WeWork establishment in France. On its eleven levels, including three in the basement, everything has been designed for the comfort of users and accessibility for all.

WEWORK COEUR MARAIS CONCEPT AND CHALLENGE
The flexibility of the offices, allows the modularity and the perpetual renewal of the environment for the users, at their request.
Cœur marais is the second establishment of the franchise in Paris (after WeWork Lafayette in april Located2017).inthe 64-66 rue des Archives in the 3ème arrondissement, adjacent to the Musée de la Chasse et de la Pêche.
Wework standards have been adopted and adapted by Axel Schoenert Architectes to create a clean lifestyle design and make the user feel at home. The interior of the building has been redesigned to respond to new ways of working that combine well-being, comfort and performance for mobile and mobile coworking users. The work was done in record time to open to WeWork members, on December 1, 2017, this second great coworking venue in Paris with a design so particular between lifestyle and industrial spirit.
Several relaxation areas (pantry, pingpong room, classroom, etc.) have been created, with sofas and coffee tables as desks. Large open coworking spaces are present on the different levels of the building, offering great clarity, as well as closed but transparent offices.

Located in the heart of a dynamic district such as the Marais, WeWork has taken possession of 6,300 m², divided between the ground floor R+1 and R+2 which have been adapted to the needs of future occupants and its increase (from 1200 to 1717). In this sense, it was planned to create a new 3UP staircase, increase the sanitary facilities, completely overhaul the networks (HVAC, smoke removal, electricity, etc.) and create an independent entrance dedicated to Wework members, all isolated from other tenants. The interior spaces are connected to each other and allow a fluidity of the members, in order to encourage exchanges.

WEWORK COLISEE CONCEPT AND CHALLENGE
This increase in density was made possible by the creation of two additional 3UP and 2UP stairs as well as the metal extension of an existing reinforced concrete staircase. The luminosity as well as the panoramic terrace are the real highlights of this building, built in the first half of the 20th century. The building was delivered in two phases in order to meet the requirements of the schedule. The entire building was opened as planned on April 3rd for WeWork members.
Located in the 8th arondissement of Paris, two steps away from the Champs Elysées, in the «triangle d’or Parisien».
The project is based on two courtyards, which bring a lot of light to the 5 office suites. Every suite of about 1,000m² each can accommodate offices, meeting rooms and lounge space in WeWork style and design.

The development of this building by Axel Schoenert Architectes has doubled the initial planned headcount density from 600 to approximately 1,200 people, for a total of approximately 6,000m² of usable space.

The 7th and 8th floors offer a view of Paris, from the Eiffel Tower to the Montmartre hill.
FRANCE CONCEPT
After La Fayette, Coeur de Marais, Colisée* and Champs-Élysée, Avenue de France confirms WeWork’s strong position by opening its new site of more than 20,000m² in the 13th arrondissement of Paris, opposite Station F. The agency Axel Schoenert architects has been contracted to design and monitor the realization of the interior design of the Inbuilding.order to meet the needs of future occupants, the agency has reorganized, with WeWork, the interior for a modern and innovative layout of the desks distributed from the R-1 on the ground floor and on the 8 floors while densifying the building.

AVENUEWEWORKDE AND
WeWork members are invited to enter the building through a 500 m² atrium. Before accessing the open spaces, they have the opportunity to put down their computer or to organize meetings around large wooden tables, or simply to network at the Community TwoBar.
During the lunch break or at the end of the day, WeWork members can enjoy a superb 160 m² relaxation area on the 8th floor, giving access to the outdoor terrace with panoramic views of the capital. The entire building will be open during the second phase, in early 2019. You can stroll through the 13th arrondissement towards the Quai de la Gare and enter the new prestigious WeWork space.
Chambord stairs of 2 x 3UP each, going from the RDC to R+5 for one, and from the RDC low to R+4 for the other and a third 3UP staircase going from the RDC to R+2 were added by Axel Schoenert Architectes. These increased the number of users by up to 3,400, making this site one of the largest in Paris. The suites on all floors benefit from a coworking space, private offices and a lounge area, in an environment bathed in natural light.
December 3rd, 2018 marks the opening of the first phase of the 5th coworking space of the industry leader from New York, WeWork. And at the same time, it is the 4th WeWork project in Paris realized by the Axel Schoenert Agency.

The fifth Wework coworking center created by the agency is located in the 12th district of DelimitedParis. by the Quai de Bercy and the rue de Libourne, the building is a real estate complex of 8 floors on ground floor, on 3 levels of basement including a part on ground floor low. It has a terrace on the 8th floor and a technical roof. The building is divided into two buildings: the Seine building along the Quai de Bercy and the Yonne building overlooking the Pirogues de Bercy street. In order to adapt the spaces to the needs of future occupants and to the increase in the number of staff in the building, two staircases were created, one of which being a Chambord 6UP type and the extension of an existing staircase was widened into 2UP staircases. Axel Schoenert founded the FrancoGerman agency Axel Schoenert architects with Zsofia Varnagy, interior architect, in 1999 in Paris. With a multicultural team, the agency develops its activities in France and internationally, in the fields of architecture, interior architecture and design. With its expertise in hotel programs, the Axel Schœnert architects agency recently delivered the first hotel in France, the German brand 25 Hours in front of the Gare du Nord, in Paris as well as the first two hotels of the MEININGER group in France.
