T he Axel Schoenert Architects Agency - in collaboration with Nexity and Sogecap –restructured this office building of 8 500 m² located at 31 rue de Colisée Rue du Colisée is ideally located in the 8th arrondissement of Paris. It begins on avenue des Champs-Élysées and ends on rue du Faubourg-SaintHonoré. The existing building replaced several factory buildings, warehouses, offices, built in the early 1820s to house the body shop. Two other horse-drawn and then automobile bodywork establishments settled at rue de Colisée after one another until the late 1960s. The building is a place with an affirmed identity, with its modernist architecture, made of metal glass and concrete, both modest and imposing. It denotes singularly with the surrounding styles.

The variations and angulations of the facade highlight a moving play of light, perceptible by the passerby. Thought in relation to its south-facing orientation and its positioning in the street, the facade, by its ribbon, its depth and its brightness - changes over the day. Its characteristics are a central body punctuated by a set of ribbons alternating 1/3 full and 2/3 glazing. The architectural concept reveals this heritage by evoking the stratification of the place and the sequences that give it its identity. Spaces for work and relaxation, the building offers its users a privileged setting and adapt to the needs of Severaleach. terraces and green space are at disposal in order to create a place of relaxation and comfort. In fact, the building is certified HQE Excellent, BREEAM and BBC Effinergie

The 31 Colisée, an 8,500 m² office building, underwent a major restructuring. Today, the new facade is helping to announce the presence of a remarkable new actor of the street. Its variations and angulations, offer to the passerby’s gazing eyes a subtle kinetic play.

The first imperative guiding the modification of the facade was therefore to bring natural light to offices opening on a narrow lane (10 meters wide). The increase in luminosity is obtained by expanding the glazing surface and laying higher and wider glazing. Which implies removing the fake ceilings in which all technical fluids go through.

The Architect Jacques Starkier conceived the building occupying the number 31 at the end of the 1960’s. The original façade expressed the idea of a building thought as a surface capable of interchangeable functions. The low ceiling height also reflects a desire for land yield that ignores the functionalities and possibilities of future Producingtransformations.poorlylitfloor areas, the 2,5 metres ceiling height is no longer compatible with today’s standards for office space, especially in central districts of Paris, where expectations link with high cost of rent.

A kiosk installed on one of the roofs completes this parallel universe: its architecture evokes the «madness» or the «factory» of the classical gardens, privileged observatory on a landscape of courtyards omnipresent in the Parisian space, but insufficiently valued.

The on-courtyard facade module offers a 2D version of the on-street facade module, with expressive bands and biase sections. No more transparent curtain walls, but a window corresponding to a desk. The configuration of the terraces is fragmented between different autonomous blocks revolving around a central courtyard. They’re connected to recreate an outdoor micropromenade.

The Colisée project marks a return to calm, made easier by its courtyard, much more regular All existing façades are removed and replaced by a module comprising the ventilation system, which cannot be inserted into the ceilings due to insufficient floor height.

The renovation of the 31 Colisée is an opportunity to modify the street space and return to the alignment of the street as it was before the 1967 bylaw. Each floor extended by 1 metre on street sees its surface increased by 125 square meters.

The perforations – following an horizontal pattern applied to 30% of the panel surface - are calculated to ensure the extraction volume and air supply necessary for the proper operation of the machines. They introduce into the interiors a play of light evolving with the sunshine.

A BREATHING FACADE

Pushed out from the ceilings, the technical is now found street-side, where it takes an architectural status, being the principal element of the main Everyfaçade.six meters, a block producing hot and cold is placed. It is surmounted by a glass panel which forms a window breast. And the whole is concealed on the street side by an openwork metal grille.

When the user is opening or closing the windows, they rotate a few degrees in relation to the plan of the facade. Reflecting human activity, this device subtly participates in the animation of the street.

AXEL ARCHITECTESSCHOENERT MAÎTRISE

Axel Schoenert founded the FrancoGerman agency Axel Schoenert architects with Zsofia Varnagy, interior architect, in 1999 in Paris. With a multicultural team, she develops her activities in France and internationally, in the fields of architecture, interior architecture and design. His priority is to promote an eclectic vision of his work, to emphasize the diversity of projects and to develop expertise in new construction as well as complex renovations. Axel Schoenert is recognized and rewarded for his achievements in hotels, offices with emblematic performances and design but also for his coworking projects. Decidedly detached from a specific style, effects and trends, each project is studied as a new page to write. The starting point of this work is the place itself, its history, its culture. This anchorage will define the heart of the project, where interior architecture and design are brought together in the same way as architecture and live in perfect Withharmony.itsprojects, the agency found itself at the centre of urban renewal. Among the most recent are the complex renovation of SHIFT 54 rue de Londres (winner of the 2018 SIMI Grand Prize and finalist of the 2019 MIPIM Awards), the Belvedere project with SPACES in La Défense, UFO which hosts the future Leboncoin headquarters in the heart of the trail, a wooden structure building on rue Bayard, but also 5 Wework in Paris, including the largest in Europe (20,000 m 2) located on avenue de France. With its expertise in hotel programs, the Axel Schœnert architects agency recently delivered the first hotel in France, the German brand 25 Hours in front of the Gare du Nord, in Paris as well as the first two hotels of the MEININGER group in France. It also signs the concept and interior architecture of the future 4* Pleyel Tower hotel, which will open its doors in 2023. D’OEUVRE
