2 The project is located at Rajarhat, New Town, Kolkata. The area is being developed by HIDCO, New Town, Kolkata and segmented into multiple action areas. The Plot no is PLOT NO. AA IIIG/4, Action Area III-G, J.L. No. 09, Mouza-Hatisala, BeontaII Gram Panchayat, falling under the Kolkata Leather Complex Police Station. The site is located opposite to a notable landmark, the “Arts Acre Foundation” art gallery. Rajarhat offers a very good location for establishing new business area.

Site area: 48000sqm Permissible FAR: 2.75 Ground coverage 35% = 16800sqm Covered area= 16340sqm Built-up area= 132004sqm Achieved FAR= 100%

In this day and age the IT sector plays a major role in the development of an economy. India is no exception. In the past few years this country has seen massive growth in the IT sector, and it has been made obvious that this growth is going to prevail. To relish the fruits this industry bears, many states in India are quickly making space to accommodate and nurture these behemoths. West Bengal, India’s go-to place when it comes to arts and culture, also happens to be one of the leading players who thrives in the IT sector. Naturally, it is to one’s expectation that the state government would dedicate parcels to the IT giants. ITC has its roots set in Bengal and it is now time to set up shop in the motherland where opportunities are plentiful. This project strives to incorporate ITC’s vision of constructing a stateof-the-art IT Park which, not only will cater to the economy but also stand-out as Bengal’s pride and joy.

The plates are stacked on top of another on opposite sides which allows a connection between them through the use of a staircase.

This connection will also allow people to disconnect and reconnect freely from their screens freely and the office space will finally be able to be an integral part of the people.

Landscaped terrace gardens to bring nature closer to the employees. Open spaces and sports facilities to ensure good health to help relax after a strenuous day at work, or whenever you want to.

3 Adequate breakout areas to get the much-required disconnection from screens. The project boasts an ample headroom for the employees where they can exercise their wits and produce miracles while at the same time, relax and enjoy life. A hybrid office layout which enable flexibility of working conditions for employees.

The project, ITC Infotech, Kolkata, has matured through the numerous observations made along its journey starting from the conception of the project as an idea to the finished product. It strives to keep up with ITC’s vision of standing out as a state-of the-art facility that will be used to nurture the countries existing and upcoming IT professionals.

4 The vision was to create an integrated mutli modal transit hub that enriches a smooth functioning of the city and simultaneously redefining legibility of Anand Vihar precinct and improving the quality of public realm.

Covering an area of 1482 Sq.km and half the area already urbanized, the population of delhi is ever-increasing with a population density of about 11,000 per Sq.km. The rail transport is one of the key transport linkage in Delhi. It serves as a focal point and key junction of connectivity for Northern region to rest of the country, with 10 rail corridors converging into Delhi. A rapid growth has created infrastructural challenges with increasing passenger load and inability of the existing railway station to handle the rush, especially from the trans-Yamuna area. This was recognized by the Northern Railway and with an objective to develop one major railway terminal in the trans-Yamuna region, Anand Vihar Railway Station.

Strength Availability of under-utilised green field land and a proposed TOD of Karkadoma enhances the possibility of station back road and real estate development.

Addition of RRTS along the railway corridor will lead to a creation of a high footfal multi-modal transit hub.

Weakness The site lacks a distinct character & identity. The existing urban infrastructure acts as a physical barrier which divides the study area into multiple fragments.

Railway lines creates dead ends and inactive edges. Connection between different transit system is not continous and direct.

Opportunity An oppertunity to create an identity for Anand Vihar and using existing urban infrastructure to redefine road networks which enhances site accessibility and improve pedestrain connectivity.

Creating urban icons by designing technologically advanced and optimised built form giving it a distinct character through Cohesive masses and using existing urban infrastructure to redefine legibility in and around Anand Vihar precinct.

The diagram represents the idea of segregation of departing and alighting passengers through different concourse to avoid collision and maintain a smooth movement in and out the railway station. As an urbanist approach the design gives importance to both pedestrain and vehicular movement, providing direct subway connections to other transit systems and segregation vehicular lanes for different typology of public and private vehicles. Scope for sufficient retail activity can be generated in these transition zones.

8 LEED V4 FOR BD+C The LEED V4 FOR BD+C Green Building Rating System is a voluntary, consensus – based, market driven building rating system based on existing proven technology. It evaluates environmental performance from a whole building perspective over a building’s life cycle, providing a definitive standard for what constitutes a “green building”. LEED V4 FOR BD+C:      

Environment Quality Credit: Daylight Under LEED V4 FOR BD+C, EQ Credit - Daylight, states for the efficient natural lighting levels at the working plane of the interiors of the project to provide occupants with a connection between indoor spaces and outdoors. For core and shell buildings, minimum lighting levels of 300 lux and maximum lighting levels of 3000 lux are to be achieved at the equinox of the year. The minimum lighting levels depend on the type of interior space. 1 point is awarded if 75% of the total regularly occupied spaces have daylight illuminance in the above-mentioned range and 2 points are awarded if it is more than 90%.
