HISTORY
Several years after ASEAN was formed (August, 8th 1967) ASEAN still did not have a permanent secretariat and was still in the form of a standing committee until February, 23th 1976 at the ASEAN I Summit in Bali, it was agreed that the ASEAN secretariat was based in Jakarta. After going through a long process, in 1981 the ASEAN Secretariat Building was inaugurated.
ISSUE
ASEAN continues to develop, after more than 30 years of use in the end the ASEAN Secretariat Building can no longer accommodate all activities carried out by ASEAN. The increasing number of meetings turned into an obstacle.
CHANCE
As a form of commitment of the Government of the Republic of Indonesia to support the strengthening of ASEAN, as well as the realization of the vision of Jakarta as a Diplomatic Capital of ASEAN, the use of the former South Jakarta Mayor's office for the development of the ASEAN Secretariat building was approved. The development of the ASEAN Secretariat area is also in line with Governor Regulation Number 146 of 2016 which states that the ASEAN and Peruri regions have the potential to become regional landmarks.
PROPOSAL
PROJECT BACKGROUND
In this project, the design will be made to meet all space requirements so that it can accommodate all activity functions. The design will also maximize the potential of the area which can become a new landmark of Kebayoran Baru. Iconic Architectural Approach was chosen as the most suitable design theme to restrengthen and show the identity of the ASEAN Secretariat that already existed in the previous building.

The red dot is an sign of the place where the tram stop is placed, the tram stop is placed at 4 points. The masses initially wanted to be made to appear somewhat closed, because they wanted to emphasize the boundaries of the functions of schools, office and parking building. But in the end, the mass was made as if it were flowing.

CONCEPT OF CIRCULATION CONCEPT OF ZONING BLOCK AND MASS COMPOSITIONS Mass composition is obtained from the division of the zoning function on the site because there are 5 functions, so initially there are also 5 zoning. Then, combined with the mass with other functions.
Building mass thickness is made in accordance with the typology of the building. For example, the school will have a thinner mass because the thickness is not too wide. (Double loaded) only about 15-20 meters.
The direction of the mass orientation towards the road. Thus, the center is made as an open space connecting each mass. The main pedestrian lane still adapts to the zoning of the site. Circulation is made to continue the flow from the road on the southeast side towards the main road on the west of the site.
19│Studio Project Public Facilities District (Block 4) is a Sagaradewa zone area that has a function as a link between blocks in the Sagaradewa area. There is a school building, as well as a sport arena as a center for indoor sports activities and recreation for residents of the area. In addition, this block is very close to the green belt of the area along the lake/river of the island D reclamation.

AREA’S CONCEPT
:Grogol Petamburan – Jakarta :59.696 m2 :8173,25 m2
The area uses the concept of the intangible metaphor "Leaf". The leaves symbolize the growth of the area which is the office, trade and service zone. The regional path is made similar to the stem and leaf bones.
THEME PLANNING The building was made on the basis of retail thinking with an open, modern concept, being a transit point and applying Hamid Shirvanii's theoretical approach, which pays close attention to the surrounding area. The Grogol area is an area that is planned to be a transit zone with the development of a TOD concept around it so that a mixed used area plan is needed and can be reached on foot (walkable).
The growth rate of the area is depicted by the formed skyline. Judging from the direction of the Nodes, it is increasing, meaning that there is a growth in the economic rate that occurs in the region.

PERSPECTIVE The design concept emphasizes the retail concept with a design that seems open, with the abundance of green land where the landscape can be processed in such a way, so that visitors not only feel at home inside the retail building, but also enjoy the atmosphere outside. Not forgetting the function of this building as a transit building as well as an entrance gate for the area, so the building must be able to become a comfortable transition zone. There are many co-working spaces that can be used as work or study areas. There are also many food and beverage areas that should be able to meet the needs of visitors in the transit zone.

PROJECT LOCATION: MENTENG RAYA, CIKINI
JAKARTA PUSAT This site has its own advantages based on its historical value. On this site, there used to be a female dormitory building (IWKI). Another interesting thing about this site is that it is very close to several other historical places, such as the mosque and Gedoeng Joeang.
Maintaining the area's skyline (located on the podium) is a special attraction. So that the space created is still on a human scale. This is done in order to maintain a regional identity. Then in the building itself, the image of the area must be perfectly enjoyed by residents. This can be done by maximizing and freeing the residents' visibility from the historical areas around the site.
At the end of the building mass takes the shape of a semicircle, to give a feeling of space without boundaries. At the front, the remaining foundations of the IWKI Dormitory building are maintained so that the podium is raised with a ramp ladder as the main access for retail visitors.

SOLUTION CONCEPTS AND REFERENCES The design solution concept we use is the “Compact House” concept with the main reference being the 3500 mm House which is the work of Abimatra. The concept of a simple Compact House in our opinion is how the interior of the house is designed to suit the needs of the occupants. Existing goods and furniture are the needs and not the wishes of the occupants. Existing furniture can be in the form of furniture with various functions in one form of furniture. Custom made “Mixused Furniture” following the spatial pattern. Apart from that, we are also moved to change the mindset of Ibu Yanti and her family to map the livelihood of their family in the future. So that we are hope that the occupants' mindset can be as appropriate and fulfilled as the designs we have made.
