ABOUTARTISAN DESIGN STUDIO WHO ARE WE? Artisan Design Studio is a boutique interior design firm located in historic Roswell, GA. We focus on residential new construction, remodeling & furnishings projects, as well as light commercial projects We are a dedicated team here not only to create beautiful and functional spaces for our clients, but to help ensure their projects run smoothly We pride ourselves on outstanding customer service, professionalism and communication

WHO ARE OUR CLIENTS? Our clients are busy professionals and parents who don't have the time or the vision to pull their spaces together, the confidence in their own design decisions, the education to implement good design, the right sources to find what they are looking for, or a combination of all of these things. We alleviate the indecision, stress, guesswork, frustration & and mistakes that are common in design projects.

Principal designer Ryan Williams grew up in a custom homebuilding family and understands building and construction on a level that few designers grasp Her 20+ years of design expertise allows for seamless collaboration between the design of your project and the execution of its details. Having an enjoyable process is as important to us as the end result. We consider our clients family and work tirelessly to ensure their satisfaction with Artisan Design Studio

MEET THE TEAM Ryan Williams OWNER & PRINCIPLE DESIGNER

Ryan Williams, principal designer and owner of Artisan Design Studio, has been practicing interior design for more than 20 years and has owned her business for over 15 of those years. Her approach to design goes far beyond creating beautiful spaces — Ryan is deeply committed to understanding her clients and their families to design homes that support their mental, physical, and emotional well-being. She prides herself on being both the expert in the room and a friend at the table. Ryan earned her Bachelor of Science degree in Furnishings & Interiors from University of Georgia. An Atlanta native, she currently lives in Roswell with her husband and two children. On Saturdays, you’ll most likely find her cheering from the sidelines at baseball games, swim meets, or cheer competitions. Outside of the studio, Ryan is passionate about serving both her industry and community. She serves on the boards of the Professional Women in Homebuilding Council and the Custom Homebuilders & Remodelers Council for the Atlanta Home Builders Association. She is also a board member and selection committee member for Sunshine on a Ranney Day, where she enjoys designing accessible bedrooms, bathrooms, and therapy spaces for children with special needs. In addition, Ryan is a Rotary International member through the Roswell chapter and serves on the board of Be THE Voice.

Abby Gokhale is a recent graduate of the Interior Design program at SCAD Atlanta. She is passionate about residential design and loves creating personalized, welcoming spaces that our clients can call home. Abby assists the Artisan team with floor planning, product procurement, and design assistance. In her free time, she enjoys exploring design trends and spending time with her family.

Rylee Rutland earned her Bachelor’s degree in Interior Design from Georgia Southern University. Rylee has a love for minimalism, natural greens and blues, and incorporating unique elements that make each space one of a kind. She’s passionate about transforming interiors into beautiful, functional reflections of the people who live and work in them. In her free time, she enjoys spending time on the lake with her family & fur babies.

HOW WE WORK WITH CLIENTS Our projects include a Design Flat Fee, a Minimum Expenditure and Project Management Fees The Design Flat Fee

Based on the agreed-upon project scope, we will develop a flat fee for the design services needed to complete your project. This ensures there will be no guessing at how much our services will cost, or surprises on invoices.

The Minimum Expenditure (this applies mostly to furnishings projects)

Each full service design project will include a minimum expenditure on tangible elements for the project. This expenditure can include furnishings, rugs, lighting, custom window treatments, artwork, bedding, etc. This is not a budget per se but a minimum agreed upon amount to engage our resources. Please note that minimum expenditures do not include sales tax, freight or delivery & installation.

Project Management - Hourly Project management time is billed monthly. Project management includes unplanned or unpredictable on-site meeting time with your contractor, subcontractors, etc. Because many on-site meetings involve other vendors, we are not always in control of the timelines or frequency of these meetings, so unless noted in your scope, this time is billed separately from the project design fee.

SCOPE OF SERVICES FAMILY ROOM Develop a furniture layout that maximizes functionality while maintaining an open and welcoming atmosphere Select & source a comfortable seating arrangement, including a sofa and/or sectional, lounge chairs (potentially swivel chairs), cocktail table or ottoman, end tables, area rug, pillows, throws, and decorative accessories as needed Suggest window treatments to optimize natural lighting KITCHEN & BREAKFAST ROOM Select & source counter stools for the kitchen island Develop a space plan for the breakfast room to improve functionality while creating a stronger visual connection to the family room Select & source breakfast table, seating (4-5 people), and decorative light fixture DINING ROOM Specify a paint color that complements the overall design direction Select fabric to recover the existing dining room chairs

DESIGN MILESTONE MEETINGS In-studio or in-home design based meetings with our clients regarding design decisions which are included in your design proposal: Overall concept, space plan review & budget discussion Furnishings & finishes review Window treatment discussion

The meetings outlined above may be consolidated into fewer sessions, depending on the scope of the project. If additional meetings are necessary to advance the project, they will be billed as project management (refer to slide 8).

PROPOSED DESIGN FEE FURNISHINGS DESIGN FEE $7,500 We understand that our clients need to know what to expect in this process as well as know the estimated cost of achieving the vision we are working to create Rather than billing at an hourly rate for the design process, this flat fee gives our clients a better idea from the beginning of the project of what will be required to do the best job on their behalf. This fee is developed by consideration of our historical data of similar projects, the size & scope of work outlined and our estimated time to complete the deliverables. Additional project management will be involved in the project execution and coordination with the contractor/subs for an hourly rate of $200/hour for this portion of the services is outlined on the additional services page.

MINIMUM EXPENDITURE

7 MINIMUM EXPENDITURE $22,800

The minimum expenditure for your project is the investment in products you are agreeing to purchase through Artisan Design Studio. This is the MINIMUM amount you can expect to spend to furnish your space in a manner consistent with the work you've seen from Artisan Design Studio. This is not a budget and does not include sales tax.

The benefits to our clients of a minimum expenditure: Because of the volume we meet with our vendors, we are able to offer very competitive pricing for the items included in your expenditure We have access to unique options that are simply not available to those outside of the design trade We control all product orders to ensure accuracy We track all orders regularly to ensure items ship and arrive as expected We control the receiving at our climate controlled warehouse to ensure items are inspected in time to report and correct any damages We handle the delivery to your project to ensure that items make it to the job site in perfect condition & on time We are able to keep our design fees reasonable since a portion of the costs associated with designing the job for our clients can be covered by the sale of products you'll be purchasing anyway In short, this allows our clients the peace of mind to do what they do best because we are in charge of what WE do best This is, without question, the best option for ensuring client satisfaction. In addition to being frustrating, delays can cost you money, and we're here to keep things moving forward.

ADDITIONAL SERVICES

PROJECT MANAGEMENT FEES: Project management fees are hourly design fees for on site meetings/ in office phone calls, etc that fall outside of the original scope of the project. These are billed over and above the standard fees because oftentimes, these appointments are scheduled by and conducted by outside tradespeople and we have little control over the frequency and duration of these meetings. These fees are accrued hourly at a reduced rate of $200 per hour and billed monthly ADDITIONAL DESIGN SERVICES REQUESTED BY THE CLIENT OR CONTRACTOR: Additional design services, plans, 3D models or drawings that are requested outside of the agreed upon scope of work are billed at our standard rate of $200 per hour. Any contractor requests will always be approved by the client prior to any work being done TRAVEL CHARGES: Most of our projects are within the north Atlanta area. We're happy to work on projects outside of the metro area, but projects outside of a 25 mile radius of our studio in Roswell will incur a travel charge of $100 per hour OUT OF TOWN PROJECTS: Yes! We will work on your vacation home or investment property. Fees for out of town job will be assessed on a case by case basis PLAN REVIEW: An added set of eyes on your plans BEFORE construction begins is INVALUABLE to ensuring a successful end result. Changes made after construction begins can be challenging & expensive

FEE & PAYMENT PROVISIONS Design Fees are due prior to start of project, typically when contract is signed Multi-stage projects may have design fees staggered based on timeline of each phase Payments for fees may be made by cash, check or electronic check (Via link on our invoice). Electronic & Credit Card payments will be assessed processing fees Two basic revisions are included, any additional are done at the Artisan Design Studio revision rate of $200.00 per hour. Any work outside of scope outlined herein will require a signed addendum/ change order by the client. Product orders must be paid 100% in advance of ordering Custom merchandise is made for our clients, and therefore, is not returnable

IMPORTANT DETAILS PLEASE READ!

The expenditure amount is NOT a budget, but we will work with you to establish a budget based on your scope No labor or sales tax are included in the expenditure, with the exception of custom window treatments or bedding

Freight, installation & delivery are not included on invoices or in the minimum expenditure and will be billed following installation We are not licensed contractors. However, we are skilled in project management and knowledgeable in building techniques and materials. We include all tracking of products and furnishings, as well as handing the progression of events relating to ordering and installation. There is no additional fee for this service, as it is included in your design fee.

WHAT TO 13 EXPECT Artisan Design Studio focuses on FULL SERVICE INTERIOR DESIGN. We are here to help you develop your design direction, coordinate that design vision over all aspects of the design to the various trades helping with this project, and ensure that the details are implemented without a hitch. Here's how we accomplish all of this!

CONSTRUCTION DOCUMENTS WHAT DOES THIS INCLUDE? WHERE APPLICABLE: Tile Summaries for each area including all selections, elevation drawings of all detail areas, grout colors and specifications, niche/ bench locations, etc. Cabinet plans with scaled drawings, elevations, 3D renderings, etc as definied in your project scope Plumbing selections, specs & detailed installation instructions Lighting selections, specs & detailed installation instructions Detailed hardware diagrams with selections for each area, as well as placement information Paint schedules detailing sheen and color of each area, and detailed drawings of complicated spaces

CONSTRUCTION DOCUMENTS PERSPECTIVES, RENDERINGS, ELEVATIONS, FLOORPLANS When all of the details are precisely planned and conveyed, there is less room for error or miscommunication. We want to ensure that all work is implemented as designed....THE FIRST TIME!

ADVANCING THE 16 PROJECT WHAT DO WE MEAN BY THIS? Once we begin on your project, you'll be receiving regular communication from our team. This will be in the form of emails asking questions about your preferences, sending construction documents to you for review, setting necessary appointments to keep your project rolling forward. Please take the time you need to review carefully and ask any questions you need. Please get back to us as quickly as you can following your review to keep the momentum going. For furnishings projects, we'll be in contact weekly (usually on Fridays) to update you on when items for your project are scheduled to arrive to our warehouse. If the job delays without decisions being made for more than 3 weeks we reserve the right to charge a "restart" fee equal to 4 hours of billable time to get our brains engaged again!

PRODUCT PRICING STRUCTURE We have almost 20 years of curated relationships with our vendors. We are confident in their quality, warranty & reliability Customer service is crucial with our trusted suppliers, and our relationships with our customer service reps comes in handy when unavoidable issues may arise. Our pricing is always competitive The most important thing to remember is that we take your signature on our contract to mean that you trust and are excited for the direct and experienced input we will devote to the execution of your project. Our recommendations are meant to be in the best interest of our collective goals and we do not anticipate when signing on with a client that they will be shopping for product alongside us. That truly defeats the purpose of hiring us. We politely request your honest and enthusiastic feedback and collaboration, but also an understanding that keeping an open mind and allowing us the freedom to find the best solutions, products and designs for you is important to the overall goal of developing an amazingly beautiful and functional end result.

COMMUNICATION IS 18 OUR STRENGTH HOW WILL WE INFORM YOU? We send weekly updates from our design team noting any changes to your project, open invoices, calendar updates, delivery updates and anything else related to the progress of your project For those who wish to have it, we can provide a shared Dropbox folder for uploading your ideas We ask that all communication be sent in writing via email(short of urgent texts for running late, meeting cancellations, etc) . This helps to ensure we don't miss important communication and that we are all on the same page. We realize that texting is sometimes the easiest form of communication, but we kindly ask that text not be your primary method of communication. The nature of our business has us frequently away from our desks and text messages are easily overlooked. Please communicate by email whenever possible or important, but know you may not get an immediate response. If you're running late, lost, or need to cancel on short notice, texting is fine.

CONTRACTOR 21 COMMUNICATION AND HOW WE WORK WITH THEM We pride ourselves on our relationships and our communication with contractors, whether you're using one of our recommended contractors or your own. We promise to play well with everyone! Some contractors who have worked with designers (not us!) in the past fear that we may complicate the process. That's simply not true with Artisan Design Studio. We help you stay on budget, on timeline and ensure you are happy with how your project turns out. Your contractor will finish the project with less stress, happier clients and a project they will be proud to add to their portfolio. We are not licensed contractors, and as such, we cannot control sub schedules & timelines. We do work closely with your contractor and their subcontractors to maintain open communication about timelines We are very conscientious when working with subs or contractors and only work with and recommend those we trust in our own homes. We do not warranty their work or assume any liability for their performance.

PURCHASING, 22 ORDERING, & INVOICING Furniture & other items must be paid in full at time of ordering Artisan Design Studio is not responsible for price increases or stock changes due to delay in invoice payment. Reselection due to lack of payment is not included in your design fee and will be billed at our standard hourly rate ($200) prior to replacement items being ordered Returned payments will be assessed a $55 fee Invoices more than 30 days past due will incur late payment fees We always do our best to move heaven and earth to get your items on site as quickly as possible. Quite often, we are successful. Occasionally, there are manufacturer delays that are unavoidable Weekly order updates will be provided for all items on order. If you do not receive an update, it is because there are no changes from the previous week's update Artisan Design Studio will handle any warranty issues on merchandise we provide. Please contact us for warranty issues, not the manufacturer. All warranties will be in accordance with the manufacturer's published warranty for that item. Payment via credit card or ACH may be assessed a convenience fee in accordance with our payment processor

RECEIVING, 23 STORAGE, & DELIVERY THE LOGISTICS AND HANDLING All items are shipped to our receiving warehouse for timely inspection. This allows us to handle any claims or damages if necessary, and ensure your items are kept safe until ready for installation Receiving, inspection & storage fees will accrue over the course of the project and will be billed at the end of the project. Freight is difficult to estimate in advance with fluctuating fuel costs and surcharges. We are happy to do our best to estimate freight charges, but all freight/ shipping charges will be added to your final installation invoice Delivery charges to the jobsite will be added to final installation invoice. We will do our best to minimize the number of trips necessary to delivery, but will always allow our clients to add additional deliveries when desired. If any item is backordered and potentially affecting the install day timeline, we will discuss options & applicable costs with our clients
