WHAT BUILDERS AND REAL ESTATE PROFESSIONALS SHOULD KNOW THIS MONTH As we enter the final quarter of 2026, the newconstruction market continues to navigate affordability challenges, elevated building costs, and shifting buyer expectations. While singlefamily construction activity increased in August, builder confidence declined in September, highlighting the importance of strategic pricing and effective sales approaches. With incentives remaining a key part of the market, collaboration between builders and real estate professionals is more valuable than ever. Clear communication, targeted marketing, and a strong understanding of buyer priorities can help turn interest into opportunities and keep new-home sales moving forward.
WHAT'S DRIVING NEWHOME SALES THIS FALL Builders are increasingly turning to strategic pricing and sales incentives to address affordability concerns and encourage hesitant buyers to move forward. In September, 38% of builders reported cutting prices, while 66% offered sales incentives—up from 35% and 63%, respectively, in August. The average price reduction remained at 6%, highlighting the continued importance of flexible pricing strategies in today's market.
INCENTIVES CONTINUE TO SHAPE NEW-HOME SALES Sales incentives were used by 66% of builders in September, up from 63% in August, as builders continued to offer strategic solutions to help buyers overcome affordability challenges. With incentive use remaining above 60%, offerings such as mortgage rate buydowns, closing cost assistance, and design upgrades can help builders attract buyers and create opportunities in today's competitive newconstruction market.
