Workplaces: Wellness + Wood = Productivity “What I found and got really excited about was that there’s a really strong association between the presence of wood and wellbeing. I’ve rarely seen a data set or a study which has shown such a clear link.”*

“Until recently, we’ve really not had a whole lot of evidence to support that common hypothesis that having things like wooden surfaces in the office would be good for your wellbeing.”*

“Having wooden surfaces in your workplace is strongly associated with: improved worker wellbeing, workplace satisfaction, and with all the positive things that can flow from that like improved productivity.”*

“If you’re a worker and you could see no wooden surfaces at all from your workplace, 53% of that type of worker was satisfied with what was going on in their workplace. When you move that up to having eight or more wooden surfaces - we’re talking things here like wooden chairs, wooden panelling on the walls, wooden floorboards, even quite small wooden items - but if you get to eight or more, then 82% of people were satisfied with their work.”*

National President’s Message It is my great honour to present the finalists and winners of the 2018 Property Council of Australia / Rider Levett Bucknall Innovation & Excellence Awards. The 137 finalists showcased in this book, across a record 20 categories, are the best of the best. Each finalist underscores our industry’s capacity, ingenuity and contribution to nation-building. Together, we are Australia’s largest industry, creating more jobs than mining and manufacturing combined. The projects on display combine both elegance and efficiency, and demonstrate why Australia leads the world in sustainability, innovation and people-centric design. I extend my warmest thanks to our national judges for the hundreds of hours they have contributed this year. Our Chairman, John McCarthy AO, has led an extraordinary 21 awards cycles. He has been ably supported this year by Virginia Briggs, Denis Coupland, Rosina Di Maria, Ross Duckham, Jill Fraser, Professor Roz Hansen, Adrian Harrington, Médy Hassan, Désirée Houston-Jones, John Oliver, Clinton Ostwald and Arabella Rohde. I also acknowledge our Principal Sponsor, Rider Levett Bucknall, for partnering with us to present these awards for 36 years. The strength of this partnership is a testament not only to the awards, but to an industry committed to collaboration.

About the Property Council of Australia

Prosperity, jobs, strong communities The Property Council of Australia is the leading advocate for Australia’s biggest industry, which now generates more jobs than any other. Every day we hand over the keys to 630 new homes and provide jobs for more than 1.4 million Australians, more than mining and manufacturing combined. One in four Australians draw their wage from the property industry either directly or indirectly. Our members shape the future of our cities and create vibrant, connected communities. Property accounts for 13 per cent of Australian GDP and is the nation’s largest contributor to government revenues paying $87.9 billion in tax.

In 2019 we are telling the industry’s proud story through a nationwide community-facing campaign that showcases the contribution our members make to creating jobs and building communities. This contribution is reflected in our advocacy priorities. A strong property industry is good for jobs and the economy. Around the country, the Property Council works with governments and champions policies to strengthen communities.

Fixing housing affordability is critical because good housing choices knit communities and cities together. They offer people the option to live and work where they wish, match housing options to their lifestyle and family needs, and the security of a good home. Getting this right matters because people need housing choice and affordable options as they move through life. Shaping thriving cities for our future means governments need to get ahead of the game to make our cities more liveable and prosperous, even as they grow. Australia is one of the most urbanised countries in the world and our cities generate more than 80 percent of our economy. Our big cities are growing, with more than three quarters of Australia’s future population growth expected to occur in just four cities (Sydney, Melbourne, Brisbane and Perth). Infrastructure is the lifeblood of our cities. Good transport connects people to where they live, work and play – and essential social infrastructure like schools and hospitals gives people the services they deserve. That’s why we need to reinforce the need for governments to look over the horizon and better plan, fund and deliver the infrastructure our cities need.

A fairer, more efficient tax system will make housing more affordable, create jobs and provide a more reliable revenue base for governments. Property is highly taxed and subject to some of the country’s worst taxes such as stamp duty. Excess taxation makes homes less affordable and adds to the cost of doing business. Better planning frameworks mean more homes can be delivered faster and more affordably. Good planning also creates stronger cities and regions, more jobs and robust economic growth. Improving diversity is a key priority across the property industry. The industry is committed to driving greater gender equality and increasing the number of women in leadership roles. A suite of important initiatives is being implemented across the industry to achieve lasting change, from closing the gender pay gap to encouraging more young women to pursue a career in property.

Leading the world on sustainability for seven years running, Australia’s largest property companies have been global leaders in environmental, social and governance performance on sustainability, but the rest of the world is beginning to catch up. That’s why Australia’s property industry has called for measures to improve energy efficiency and encourage distributed energy within the built environment.

History of the Awards In 1982, as the property industry gathered to present its first annual awards for excellence and innovation, many of the buildings that now shape our skylines, bring life to our cities and energy to local economies were still distant dreams or sketches on the drawing board. Since then, the Property Council of Australia (originally the Building Owners and Managers Association) has been recognising and rewarding excellence. And Rider Levett Bucknall has been a proud sponsor and supporter of the awards program for each of these 36 years. As the industry evolved, so too have the awards. In 1991, the Property Council’s state-based award programs were augmented with a national award to recognise excellence in the efficient use of capital in a new or refurbished development. From 1991, the Rider Levett Bucknall Australian Development of the Year has been presented to some of the nation’s most iconic buildings: 1991 Advance Bank Centre, ACT 1992 1 O’Connell Street, Sydney 1993 Carindale Shopping Centre, Brisbane and 120 Collins Street, Melbourne 1994 Pacific Fair Shopping Centre, Gold Coast 1995 Governor Phillip Tower, Sydney 1996 Whitford City Shopping Centre, Perth 1997 St Patrick’s Estate, Manly 1998 Network 10 Headquarters, Sydney 1999 Admiralty Quays, Brisbane 2000 Riverside Corporate Park, North Ryde 2001 Martin Place, Sydney 2002 Aurora Place, Sydney 2003 120 Edward Street, Brisbane 2004 University Square, Melbourne University 2005 30 The Bond, Sydney 2006 Lyell McEwin Hospital Redevelopment, Adelaide 2007 Deutsche Bank Place, Sydney 2008 Riparian Plaza, Brisbane 2009 Rouse Hill Town Centre, NSW 2010 One Shelley Street, Sydney

2011 ANZ Centre, Melbourne 2012 Fairfax Media House, Melbourne 2013 Darling Quarter and Commonwealth Bank Place, Sydney 2014 Brookfield Place, Perth 2015 8 Chifley, Sydney 2016 50 Martin Place, Sydney 2017 5 Martin Place, Sydney In 2006 our awards program evolved once more, rebranded as the Innovation and Excellence Awards to celebrate leading-edge practice and inspire innovation within our industry. Excellence was recognised across 12 categories: • Office Developments • Shopping Centre Developments • Emerging Assets • Tourism and Leisure Developments • Business or Industrial Parks • Residential Developments • Government Leadership • Heritage & Adaptive Reuse • Master Planned Communities • Mixed Use Developments • Public Buildings • Sustainable Developments. As Australia’s cities continue to expand, our industry responds to myriad challenges — from delivering affordable housing to supporting Australians as they age, and from improving the environmental sustainability of buildings to creating a rich and diverse workforce. As a result, a number of new categories have been introduced. In 2007, we began to recognise our next generation of talent through the Future Leader of the Year Award. In 2010, the Retirement Living and Office Workplace categories were introduced, and the following year the Sustainable Development category was expanded to recognise the different approaches taken on new and existing buildings. In 2012, the Award for Innovation first gained its moment in the spotlight, and has since transformed into two awards: one for Project Innovation and another for Development Innovation. The Award for Best Affordable Housing Development was first presented in 2015, while the Award for Diversity, introduced in 2016, has been split into two categories in 2017 in response to the number of entries. While the categories and number of entrants have grown, and the quality and sophistication of the entries have increased, the underlying aim of the awards remains the same: to support and showcase the developments creating brilliant places for all Australians.

Believing recognition for these achievements is paramount, Rider Levett Bucknall (RLB) has been a proud sponsor of the awards program since its inception in 1982. I therefore thank the Property Council for their enduring partnership. Our own vision and values are echoed in these awards – creating exceptional places and delivering value to our clients, through the skills and passion of our people. Traits that were recognised most recently by our peers in the World Architecture 2018 ‘Big List’, as the leading Global Cost Consultant for the third consecutive year. Likewise, this theme resonates in the shortlisted nominations showcased in the 2018 awards. Projects and People which shape the future of our built environment, to create a more exciting tomorrow. This year’s finalists represent the very best of our sector and honour the people who work tirelessly to ensure there is collaboration, integration and connectivity between the built environment and the economy that drives it. Each year an overall winner – the RLB Australian Development of the Year – is awarded. Since the start of the national awards program, this prestigious award has been won by some of the country’s iconic buildings. From the striking No. 1 O’Connell (Sydney) in 1992, to recent winners such as Brookfield Place (Perth), Darling Quarter and Commonwealth Bank Place (Sydney), and Fairfax Media House and the ANZ Centre (Melbourne), RLB is humbled to have been part of the team taking these renowned buildings from imagination to life. The winner of the 2018 RLB Australian Development of the Year will join this exclusive list. A list which demonstrates those who excel, and those who demonstrate true thought leadership in design and approach, in turn driving improved outcomes for the built environment and community at large. Not only changing the game, but reshaping a brighter tomorrow. On behalf of RLB, I congratulate each and every individual and business that has taken part in the 2018 Innovation & Excellence Awards. I also gratefully acknowledge the national judges for their ongoing involvement and support.

Creative, Nimble, Collaborative

Our aspiration is to build an inclusive culture which embraces differences — where we live our values every day and our people can be themselves.

We’re a team of highly regarded specialists. We create bespoke, sustainable solutions across a breadth of engineering disciplines, working closely with our clients from the outset of each project to its completion.

Not words you’d typically associate with engineers. But we’re anything but typical.

Because we know that when people from different backgrounds and different points of view work together, we can create the highest value — for our people, our clients and society.

We have extensive experience in project leadership in multiple private and public sectors, including commercial, residential, education, aged care, retail, government and data centres. We’re well respected in the industry and have collaborated on a range of large, small and commercially sustainable projects. Since the day, we opened our doors, we’re aimed to do one thing – create a better built environment. It means offering a senior level of engineering and design leadership. Not just at the beginning of the project, but all the way through and sometimes beyond. It means collaborating regularly with our clients, to ensure they are across every step of the journey, showing them breadth of lateral thinking. While no two jobs are the same, our nimble approach is. Our team of specialist engineers are dedicated to creating the best solution possible. It’s what ensures that every project we work on – big or small, private or public – delivers a great outcome for our client, and ultimately, the world we live in.

Completed in June 2016 by Mirvac, the distinctively sculptural, 37-storey building employs a world-first timber-and-glass closed cavity façade system giving it a unique appearance – an instantly recognisable structure defined by its shimmering, organic, golden-hued curves in striking contrast to the more conventional commercial towers surrounding it. The building sets new industry benchmarks for sustainability, innovation and heritage integration in Australia and around the world.

The New Academic Street project was a ‘brownfield’ build within a live environment that transformed RMIT’s City campus by reimagining 32,000 square metres of new and refurbished space inside four 1960s-designed buildings on Swanston Street in Melbourne’s CBD.

SGCH Group and Northrop developed a sustainability plan to improve building performance and identify a pathway to achieving widespread emissions reductions and better sustainability outcomes. An innovative subsurface wetland system, it is capable of recycling around 5000L of water daily, used to wash down dog kennels at the RSPCA in Burwood, Victoria.
