About 18 years ago my brother and I wrote a book on this very subject. We flew the state photographing and documenting all the fields. Attached is a crude cut and paste from the prologue from the book showing the airfields that we visited.

thought your articles about my aviation experiences in Arizona Contractor & Community magazine were excellent.

Anyway, I wanted you to know that I was very pleased with how you used information in my stories and blended it into two fascinating articles. Thank you.

Until I saw your magazine, I had forgotten that it was construction related. The pictures of machinery brought back memories of my year at the Coast Guard's Cape Sarichef Loran Station on Unimak Island, Alaska. We were situated on the northwest corner of this easternmost island in the Aleutians. Unimak separates the Pacific Ocean from the Bering Sea. At that time it was a national wildlife refuge populated with enormous brown bears.

Shortly after my arrival, our commanding officer put me in charge of road maintenance. We had 14 miles of road, 12 of it between the cape and our landing strip in Unimak Pass, the maritime highway into the Bering Sea and the Arctic Ocean.

The road wound up through a valley about 1,200 feet high between a tall cinder cone and two volcanos, then back down to the coast. In the winter the road was covered in up to eight feet of snow. We used tracked Weasels to drive over the snow following eight-foot-tall two by fours driven into the ground to mark the road.

My equipment for road maintenance included Caterpillar D-8 and D-4 dozers and a road grader.

The job began in late April when

I

snow began melting and washed out the road in many places.

Two other miles of the road ran from the station to our lightering beach where we brought supplies such as engine parts, crates of canned goods, and barrels of diesel fuel and gasoline ashore. These were things too heavy for transport in our everytwo-week flight from Kodiak, 550 miles to the northeast, weather permitting. We had two LVTs (Landing Vehicle Tracked) for transporting cargo from ships anchored offshore in the Bering Sea. We carried up to 15 barrels of fuel on each trip from the ship to the beach, or directly to the station.

I also operated one of the LVTs. With that beginning, it would not have been hard for me to be steered into the construction trades. Strangely enough one of my classmates at ASU received degrees in engineering and construction. Kent Goodman was one of the better-known lifting engineers in the world. Even after his retirement, his company called him back for large jobs in China and Korea. He also consulted on the new bridge at Boulder Dam, after wind damaged the first attempt. Article on page 13, 23, and 29 Internship Coordinator I was born and raised in Phoenix, so the growth of Arizona through its various construction projects is something that (literally) hits home for me.

In August, I will be a senior at the Walter Cronkite School of Journalism and Mass Communication at ASU’s downtown campus. While attending the Cronkite School, I’ve had the opportunity to receive expert training in news writing and journalistic ethics. I have also worked in social media for the past year for U-Haul International, and now I’ve moved on to do social media work for Big Rhino Agency, as well as Arizona Contractor & Community.

My goal is to provide content for the publication’s Facebook page that is as engaging and insightful as the magazine itself. I plan to offer a piece of my playful personal style for social media followers, while still doing justice to the importance of the construction trade and everyone who contributes to it.

Upon college graduation, I hope to write for a publication that has as much passion for its stories as Arizona Contractor & Community. In my free time, you can usually find me at the movie theater (sometimes multiple times per week), reading and writing for pleasure, and taking as many trips in and out of Arizona as I’m able!

Christia Gibbons loves journalism, cats, baseball trips, reading, and binge-watching Netflix and Amazon. The last has brought out a recently discovered bloodthirsty side, especially “Reign” and “Game of Thrones.” So much poison.

Oh, and she loves her husband of 32 years, Tom. She calls him Snow White because all the creatures in the forest love him (which explains the ten rescue cats living in their home – one is on his way to Arizona Contractor & Community editor Douglas Towne … whew).

While she’s written stories for ACC magazine, she really likes giving her assignments to her students at ASU’s Walter Cronkite School of Journalism and Mass Communication so they can have the thrill of a byline. This summer she started heading up the magazine’s internship program. The intern keeps our newly designed website exciting and our Facebook postings fresh. You’ll also see intern Carly Hanson’s byline in this issue.

Christia was a reporter and editor for more than 30 years in Arizona and Southern California.

Her love of journalism comes from her late editorfather Frank Johnson. Every night at dinner she asked her dad what the headlines were going to be in the next day’s Arizona Daily Star. She continues to be nosy.

hoenix was a wide open town after World War II, where almost any crazy idea could become a reality.

This mindset was especially evident in Sunnyslope, which was then an unincorporated part of Maricopa County located nine miles north of Downtown Phoenix. The community had a fiercely independent streak and voted against becoming part of Phoenix in 1949, 1953, 1955, and 1958, until finally officially joining the city in 1959.

Arizona Contractor & Community magazine is proud to feature this special issue on Sunnyslope, in which we’ll highlight

ten

some of its larger-than-life, though often, overlooked characters. Individuals like Richard Barker, Dr. Kenneth Hall, and Charles Abels made Sunnyslope unique with these narratives: ● A mountain-top restaurant destroyed by a mysterious fire, ● A hospital with a primate zoo, ● A bowling alley set in a castle featuring gourmet French food, ● A house with a giraffe enclosure, and ● A gas station with a beer-guzzling burro.

These tales are in contrast to most accounts of Sunnyslope, which focus on its early days as a convalescent camp of residents who suffered from respiratory problems such as asthma or tuberculosis.

Unwelcome in Phoenix in the early part of the 20th century, these often indigent health-seekers moved north of the Arizona Canal to squat in tents and tarpaper shacks, hoping the desert air would improve their health.

Humanitarian efforts to assist their suffering led to the creation of the Desert Mission in the 1920s. Led by Marguerite

man, filed a claim with the Maricopa County Recorder’s Office for acreage on the moon. “He would pass out certificates for deeds to a few acres on the moon to parade spectators,” says McGuirk.

McGuirk‘s TV shop proved popular when movies such as the Wizard of Oz were aired.

“Family and friends would assemble there to watch if I had a customer’s color set in the shop,” he says.

Making television repairs, however, was a challenge in the early days. Phoenix’s lone TV station, KHPO Channel 5, was only on-air from about 5 to 10 p.m. “There was no signal at other times of the day to be able to fix TVs," he says. "We had to beg the station to transmit a test pattern during the day so we could do repair work.”

And maybe you can even unlock the mystery of Sunnyslope’s “Stonehenge” ruin.

We’ll be surprised, if after reading this special issue, some readers don’t dig deeper into this interesting community, which encompasses the area from the Arizona Canal to North Mountain and from 19th Avenue to 19th Street. Sunnyslope includes residences featuring a wide diversity of architectural styles, Victor Viking who watches over Sunnyslope High School, “S” Mountain that was created by students in 1954, and the oldest Mennonite Church in the Valley.

And maybe you can even unlock the mystery of Sunnyslope’s “Stonehenge” ruin, located south of Hatcher Road on “Mission Hill.” If so, please drop us a line, as we never tire of uncovering unique stories.

Colley and Elizabeth Beatty, a duo called the “Angels of Mercy,” these women provided the community’s first health care.

Later, their efforts were augmented by Ellen Ekeland and Dr. Fred Holmes, the first nurse and physician at the Desert Mission. Local businessman John C. Lincoln’s generous donations eventually resulted in a hospital that was founded in 1954 and still bears his name.

Post-World War II activities in Sunnyslope included real estate visionaries such as W. D. Upshaw, William P. Voita, and Leslie Mahoney, who replaced shacks with subdivisions and supplemented local Mom and Pop stores with shopping centers.

Donn's TV Service at 617 West Hatcher was one such local shop. Donn McGuirk, who moved to Sunnyslope from Detroit in 1951, recalls the days when there was no need to lock your doors and rain caused electrical outages when the underground wires shorted out.

The Sunnyslope Days Parade was a highlight for McGuirk, who remembers one year when a parade float featured the singing talent of Wayne Newton and his brother, Jerry.

T

here were significant developments this summer on the 22-mile South

Mountain Freeway, which will extend Loop 202 and connect to the I-10 in the East and West Valleys. These include girder placement on the future 17th Avenue bridge, straddle bent falsework on I-10 Papago Freeway at 59th Avenue, and the formation of two, half-mile bridges in Laveen that will carry traffic across the Salt River.

The Arizona Department of Transportation has joined forces with Connect 202 Partners, a private developer, to execute the largest construction project in the state’s history.

ADOT Public Information Officer Dustin Krugel said the expansion of the South Mountain Freeway should improve travel between the southeast and

southwest areas of the Valley, as well as reduce congestion on I-10. It is projected to save 15-million hours of travel time in the first year, worth $200 million, according to Maricopa Association of Governments’ regional travel model.

ADOT and Connect 202 Partners understand there will be “significant traffic impacts” because of this massive construction project, Krugel said. “There’s never a good time to close a freeway, particularly one as busy as I-10.”

However, he pointed out that the benefits of the South Mountain Freeway addition will outweigh the cost in the long run. Time is money, and commuters should expect to shave time off their trips once the freeway is open. According to 2035

traffic projections, someone taking the South Mountain Freeway from Mesa, Gilbert, Chandler, Queen Creek and other points will save 25 minutes on average per trip starting from the Interstate-10/Loop 202 interchange in the East Valley to a new Loop 202/I-10 Papago Freeway interchange near 59th Avenue.

A West Valley resident traveling to a job in the East Valley or destinations south along I-10, including Tucson, would save a similar amount of time using the 22-mile South Mountain Freeway instead of taking the I-10 through downtown Phoenix.

“Time lost while stuck in stop-and-go traffic has an economic cost, and as the Valley continues to grow, the cost of traffic congestion will grow with it, especially on the already strained Interstate 10 corridor through downtown Phoenix,” Krugel said.

The freeway is on schedule to open in late 2019. Until then, to properly divert traffic, ADOT will continue to alert drivers of any closures using portable and overhead message boards. Residents who have an interest in receiving weekly updates on this project can sign up on the ADOT website.

The South Mountain Freeway is a key part of the Maricopa Association of Governments’ Regional Freeway Program, Krugel said. This freeway is the last piece to complete the Loop 202 and Loop 101 system as part of a regional transportation plan funded by voters in 2004.

ADOT decided to go with the state’s first highway public-private partnership for this project to execute construction as quickly as possible. The final piece of the

Loop 202 is being built as a single project, rather than nine individual projects. This approach will save at least three years on building time. Unlike many other ADOT projects, the entire South Mountain Freeway will open at once upon completion, instead of opening separate

aspects over time. ADOT and Connect 202 Partners have decided on the design, build, maintain (DBM) delivery model, and will be responsible for the maintenance of the freeway for 30 years following the project.

Krugel said progress on the project has been “swift,” with 25 percent complete since construction began in September 2016. He said the public-private partnership with Connect 202 Partners benefits all parties involved, including Arizona residents.

"By selecting one developer team, the construction of the South Mountain Freeway was accelerated, and taxpayers, ADOT, and the developer will reap the cost savings by not having to tie up resources, personnel, and equipment to the project," he said.

Smooth Sailing to Wrigley Mansion

T

he newest renovation to the Wrigley Mansion is so smooth that visitors to the 1931 landmark structure might not even notice the craftsmanship. While drivers admire the manicured landscape and the immense home which has elements of Spanish, California Monterey, and Mediterranean styles, their vehicles will glide over the new blacktop applied to the driveway by Sunland Asphalt & Construction, Inc. “It isn’t every day that you have the opportunity to work on a project with historic ties that is considered a ‘Point of Pride’ for the City of Phoenix,” says Scott Hamilton, the company’s senior project consultant. “Sunland was honored to complete the work, taking special precautions during construction to protect and preserve a part of Phoenix history.”

The 20-year-old asphalt at Wrigley Mansion had weathered, and the damage was creating tripping dangers and liabilities

for the landmark location, according to Hamilton. “The new pavement will not only eliminate all of these hazards but also provide a polished look for their parking lot and quality that will remain for years to come,” he says.

The steep, narrow driveway and tight corners between the parking lots posed unique challenges. “But with coordination between Sunland Asphalt and Wrigley Mansion staff, the project was a great success,” Hamilton says.

Sunland performed a complete pulverize and repave of the Wrigley driveway and parking lots, totaling more than 89,042 square feet in mid-July 2017.

There were two subcontractors on the project, Asphalt Busters for the pulverizing and Red Zone for the striping.

Wrigley Mansion was built atop a knoll by the Arizona Biltmore resort for Chicago chewing gum mogul William Wrigley Jr. Architect Earl Heitschmidt of Los Angeles designed the home, which cost of $1.2 million. Wrigley presented the 16,000square-foot home with 24 rooms and 12 bathrooms as a 50th-anniversary gift to his wife. He died the following year at age 70 in the Phoenix mansion. The Wrigley Mansion was the smallest of the couple’s six residences, which were located in Chicago; Philadelphia; Lake Geneva, Wisconsin; Catalina Island; and Pasadena.

The Wrigley family sold the mansion in 1973. After several more changes of ownership, the city of Phoenix acquired the estate and was planning sell it for development when Geordie and Jamie Hormel purchased the property.

The mansion has been restored and is a destination for weddings and special events, and also houses the popular Geordie’s Steak restaurant and lounge.

Jamie’s Wine Bar opened in the completely re-designed library in 2016. Due to zoning regulations, the Wrigley Mansion operates as a private club.

Broadway to Widen in Tucson Isaac Windes

he Broadway: Euclid to Country Club Improvement Project is on track to begin construction at the end of 2019, more than a decade after voters opted to raise the sales tax to pay for the Regional Transportation Authority’s 20-year transportation plan. The project, which will cost an estimated $71.3 million aims to widen Broadway Boulevard from four to six lanes between Euclid Avenue and Country Club Road.

While the funds were put on the ballot in 2006, the Broadway improvement project manager, Robin Raine, said that talks of widening the road had been thrown around since the 1980s. “Broadway is really one of the major arterial roads that go through Tucson,” Raine said.

The projected cost is split three ways, with $42 million coming from the Regional Transportation Authority, $25 million from the 1997 Pima County Transportation Bond Improvement plan and the final $3 million coming from the city of Tucson.

The design process currently is at around 60 percent, with further design aspects moving forward including utilities, American Disabilities Act requirements, signage, and paving before the next milestone of 90 percent, which is expected in 2018.

Tentatively, utility relocations could begin as early as late 2018. Some work, such as archeological survey work and underground utility work, has already been completed.

Before the next two benchmarks of 90 percent and 100 percent completion, the board plans on having several more public hearings. Raine said the next major design steps include helping businesses impacted by the project to relocate.

rizona State University’s West campus is opening the Gary K. Herberger Young Scholars Academy just in time for the fall semester. The Scholars Academy, a part of Mary Lou Fulton Teachers College, was founded in 2011 to provide a learning environment for academically and intellectually gifted middle and high school students in the Phoenix area.

Funded in part by an endowment from the Herberger family and supported by ASU, the academy’s mission is to provide high-ability students advanced educational opportunities commensurate with their abilities, strengths, and interests.

Executive Director Kimberly Lansdowne said the goal of the building design was to create a dynamic environment that does not look like a school.

“It needed to be open, have natural light, be flexible and cater to the unique needs of our student population,” she said.

“The building was designed by the stakeholders through a series of events that began in October of 2015 with a design charrette. “Marlene and her team were able to take our ideas from the charrette and bring them to life,” she said.

The new building provides the academy and ASU students the opportunity to collaborate. Herberger students will have access to university resources such as taking college level classes for credit, working with research professors, and participating in mentorships and internships. The Scholars Academy also will host interns and student teachers. The new building will have a space open to the teachers’ college students and the community.

Project manager Blane Waldref said the Scholars Academy would be open and occupied by the middle of August, with a formal opening scheduled for the end of October.

High-Flying Construction: Indoor Skydiving Facility Opens Douglas Towne

The cable net floor in the wind tunnel, on which the instructors stand, is made from aircraft quality stainless steel wiring and can hold up to 10,000 pounds.

Wind speeds are adjusted for each customer, ranging from approximately 70 mph for children to 150 mph for experienced flyers. The standard weight limit for

flyers is 250 pounds, but that can vary based on height and body type.

The wind tunnel was constructed by Skyventure LLC, iFLY’s design and manufacturing company headquartered in Austin, TX. ARCO Construction, a St. Louis-based company, built the iFLY Phoenix facility. iFly Phoenix is the company's 28th attraction in the U.S. Their first facility opened in Orlando in 1999. There are other indoor skydiving facilities in Eloy and Yuma.

That’s pretty much a given at the new iFLY Phoenix Indoor Skydiving facility at Loop 101 and Indian Bend Road near Scottsdale on Salt River Pima-Maricopa Indian Community land. iFly offers indoor flights in a 60-foot tower on a powerful cushion of air. Customers complete a training session and don flight suits, goggles, and helmets before stepping into a 14-foot diameter wind tunnel. An instructor helps the indoor skydivers learn how to maneuver, and qualified customers can learn flips, fly with friends, or join competitive leagues.

“The 3,800 square-foot facility is a marvel of engineering that replicates the sensation of freefall, creating conditions that allow people to fly on a smooth cushion of air,” Jessica Pate of OH Partners says. “With iFLY, people of all ages and abilities can experience the sensation of skydiving in a safe, comfortable and fun environment without having to jump out of an airplane.”

The wind tunnel is powered by four, clean-running electric motors, which drive four energy-efficient propellers to create a smooth column of air.

Inside the tunnel building, air is pushed down the side of the structure in return air towers and then directed up from the basement through turning vanes.

These blades are filled with chilled water to provide a consistent, temperature-controlled comfortable airflow.

he new high school in the Agua Fria Union District is just known as “#5” these days. But the temporary lack of a name and mascot don’t mean that the complex isn’t a cutting edge educational facility.

“We traveled to Seattle, San Francisco, and San Diego to look at designs to use for high school five,” Tom Huffman, Executive Officer of Operations and Safety, told the Viper Times. Huffman noted that high schools need to change with a changing world. The Chasse Building Team, the project’s general contractors, mulled over designs with school board members and district teachers to create the most integrated design possible.

The new 237,000-square-foot high school is located on 60 acres in the West Valley on the northwest corner of Bethany Home and Perryville roads. The high school campus includes ten buildings, cafeteria, kitchens, gym, auditorium/theater, and a field house with concessions. The high school is designed to handle 1,800

students and will help the district’s four other high schools, which have been over capacity for the last four years.

The campus construction cost was $73 million, which includes land, permits, furniture, equipment, and fixtures.

Hundreds of solar panels will be installed on the roof.

Alex Dzogola, marketing manager of Corbins Electric, the electrical subcontractor, didn’t hesitate when asked about the project’s biggest challenge.

“With such a large new construction

project, there are multiple trades on-site at one time. Each building is progressing at a different pace, so we are in a constant state of flexibility, working in various buildings simultaneously and in and out of buildings as the need for electrical coincides with the other trades.”

Dzogola also said that the most unusual aspect of the project is that the plans weren't finished when construction began, as the DLR Group completed the design simultaneously with construction.

up fundraising for the project’s $5 million budget this year and begin the building process in 2018. Other major donors include the Salt River Project, Salt River Pima-Maricopa Indian Community, Transwestern and the city of Tempe.

ince Tempe Town Lake’s opening in 1999, it has attracted an array of people for boating, fishing, special events, and even just enjoying the view. It is Arizona’s second-most visited public attraction, bringing in more than 2.7 million visitors annually.

With a project led by the Rio Salado Foundation, the lake’s popularity likely will reach new heights. The plan is to build a facility next to the marina called the Arizona Boathouse and Welcome Center — a building with boat and equipment storage, lake access, and multipurpose meeting spaces and offices.

Rio Salado Foundation Executive Director Kim Knotter says the new building will draw visitors to the lake with information on all programs, permits and class sign-ups.

“The much-needed Boathouse and Welcome Center will give our boating clubs and programs a home for meeting space, shade, and the increasingly popular competitions and events,” she said.

Your father, Dimitri Zannis, emigrated from the Greek island of Xios?

He grew up in Greece after World War II had decimated the country. When Dimitri was four years old, his father died and left behind his wife and three small children.

Five years later in 1951, my Uncle George

(Dimitri’s older brother who was 12 at that time) was suffering from Rheumatic Fever and went to live with family in Phoenix.

Dimitri was the last sibling left to live with his mother. They made or grew most everything they needed. Dimitri eventually joined the Greek military and then traveled the world for ten years in the Merchant Marines.

Why did he come to Phoenix?

We had family that immigrated here as farmers in the 1920’s. Dimitri and his wife, Eugenia, moved in 1975.

How did he get into sweeping?

My father started working in a grocery store managed by his brother, and was asked if he could do the landscaping.

Although he had few tools, he did a good job. He started his own landscaping business, and a customer hired him to clean a parking lot. He used a broom and a shovel, and after getting more accounts bought a sweeper and a truck, both of which we still have. The sweeping business grew in the 1980s, and he sold the landscaping company to his cousin whose sons still have the business. My father, however, measures his success not monetarily but through his accomplishments and community service.

What was his secret to creating a multimillion dollar company?

To take care of customers and keep your word.

Your father started Southwest Sweeper Sales in 2000?

I was finishing college and Dimitri, now retired, was bored and bought two used sweepers at an auction. Although he had signed a non-compete clause for sweeping, he could still sell sweepers. He called me for help, and a part-time gig turned into a full-time job.

When did you become involved in the business?

At age 12, when my father had my older brother and I clean the trucks and the facility.

What’s your most memorable project?

Setting up our Tucson operation several years ago. We took an idea and made something happen we never thought would. We did it in a short amount of time due to a contract deadline. I remember how difficult it was, but it’s great to reflect on it.

What are you most proud of with your career?

Our business has employed many people who we consider close friends and has supported their families and ours. That is something I recognize as an accomplishment.

What is the most unusual day in your career?

It’s a sad one and hard to forget. Several years ago we had an employee who did not show up for work. After the second day, I decided to check on him. When I arrived at his place, I discovered he passed away in his apartment alone.

Do you have a favorite product line?

No favoritism with any of the products. We sell a comprehensive selection of sweepers and scrubbers from the smallest electric walk behind to the largest full-size street sweepers.

What’s most important among sales, parts, service, and rentals?

Nothing is more important than the other.

Which sector is most challenging?

Each department has its challenges. The service department requires the most supervision since we are handling someone else’s equipment. The parts

department has the most transactions daily. Sales tends to be the most rewarding since it's a niche market and selling sweepers to first-time users can be a challenge. You need to educate the customer, as we end up stuck with each other like a marriage and both parties should know what is to come.

What would you like to convey about your company?

We truly care about our customers. Like most business, things typically go smoothly, but when an issue arises, it’s not the issue but how we handle it that makes for satisfied customers.

What’s your life like outside of work?

I enjoy time with my family, my wife, Amanda, and two boys, Isidoros and Dimitrios, with activities including baseball, soccer, swimming, and church. In the summer we spend long weekends up in northern Arizona camping.

What don’t people know about you?

I was brought up participating in Greek folk dancing. After many years, I’m once again involved, this time to help kids. I hope they too will look back and think of all the great memories they had with their friends.

his article is the first of a two-part installment on how concrete cylinders are used on the job site. It explores how laboratory-cured cylinders should be made, stored on the job site and in the laboratory, and how to use the results of this test. A subsequent article will examine field-cured concrete cylinders.

Concrete is custom made just before it is needed on the job site. Many factors affect the quality of the concrete, including the ambient temperature, how much water is on the aggregates and is added on the job site, admixtures that are used, and mistakes in batching the concrete.

Because of these and many other factors that can influence the quality of concrete, designers, building officials and owners want to know that the delivered concrete is what was specified.

The designer, in his specifications, will require the provided concrete meets a strength requirement selected from criteria stated in the Building Code (American Concrete Institute (ACI) 318). The designer may exceed the stated strength requirements to meet unique project requirements.

Why make cylinders? The concrete technician will take a small amount of concrete (about two cubic feet) out of one truck to make his cylinders. These cylinders will be tested at a later date to determine if the batch plant is producing concrete that met the specified strength requirements.

Although this represents a small portion of the concrete being placed, it gives an indication of the batch plant quality control and that the right concrete is being used.

How often are cylinders made? Both the Building Code (ACI 318) and Specification for Structural Concrete (ACI 301) require that cylinders be taken every 150 cubic yards. In their specifications, many designers desire cylinders every 50 or 100 cubic yards.

Who makes the cylinders? Technicians who have a current ACI Field Grade I Certification make the cylinders. They are

Some key points in this process are: 1. 4” X 8” cylinders are made with two lifts, each lift rodded 25 times with a 3/8”diameter tamping rod rounded at both ends.

2. 6” X 12” cylinders are made with three lifts, each lift rodded 25 times with a 5/8”diameter tamping rod rounded at both ends.

3. Cylinders are covered with a plastic cap or bag to prevent moisture loss.

4. If necessary, the cylinders should be moved to a safe, protected area for onsite storage.

5. The cylinders are to be stored up to 48 hours in a temperature range of 60-80 degrees F. 6. The cylinders are to be transported to the laboratory after eight hours have passed but before 48 hours of being made.

Cylinders should be cushioned to prevent damage and protected from freezing in cold weather.

7. The laboratory is required to maintain the cylinders at a temperature range of 70-77 degrees in either a water storage tank or a humid room.

Note: this list does not cover all the details – see ASTM C31 for the complete procedures.

When are cylinders tested? The Building Code states that unless otherwise specified, cylinders are tested 28 days after

being made. The designer, however, has the option of specifying any period they want. On some projects, they may need a 3 or 7-day strength test. In these cases, the specification must state when the cylinders are to be tested.

Has the cylinder reached it maximum strength after 28 days? As long a cylinder remains in a 70-77 degree moist condition, it will continue to gain strength. For many concretes, the strength increase after 28 days is relatively small. Concrete placed in Hoover Dam had an average 28-day strength of 3030 psi, a 90-day strength of 3300 psi, and a one-year strength of 4290 psi. Modern day concrete made with fly ash, slags, and silica fume can have even higher strength gains after 28 days. The 28 day period is just an industry norm to wait for the test results and does not measure maximum strength.

Does the cylinder measure the strength of the concrete in the structure? The concrete in the cylinders received exact temperature and moisture conditions as spelled out in ASTM C31. The concrete in the structure, however, received whatever nature provided during the placement and curing. Thus the answer is no; the cylinders do not tell us the strength of the concrete in the structure.

So again, why did we make the cylinders?

Cylinders are required on the job site to ensure that the batch plant's quality control program is working and the right mixture is delivered to the job site. If there are low-strength concrete cylinders, there is information (through the technician's report) to locate where these were placed.

This information can also be used by the batch plant to correct a potential concrete batching problem.

Building on the Past 1947: Upshaw’s Upscale Sunnyslope Subdivisions

“U

pscale” is a relative term, and most Phoenicians would not use it to describe the postWorld War II residential development that occurred in Sunnyslope. But compared to the tents and shacks that most health seekers suffering from tuberculosis or asthma lived in, the new subdivisions built

by Woodson D. Upshaw seemed palatial.

Upshaw was born in Alabama and moved to Tucson in 1913. He held various newspaper management jobs for the Tucson Citizen, the Arizona Daily Star, and the Tucson Daily Independent. He moved to Phoenix in 1928 and became a real estate developer. Upshaw built five subdi-

visions in Sunnyslope between 1945 and 1955.

His first subdivision in Sunnyslope was Upshaw Desert Heights, an 80-home development at the northeast corner of Hatcher Road and Central Avenue. He followed with 67 homes at Upshaw Gardens, located south of West Hatcher Road, 28 homes at Upshaw Desert Terrace, located at Del Monte and Arroyo Vista drives, and 18 homes at Upshaw Desert View located at 12th Street and Wabash Avenue.

Donn McGuirk, who bought a home in a new Upshaw subdivision, recalls meeting the developer who his four-year-old son called, “Mr. Upchair.” McGuirk asked if

insulation would be added to the west side of a house, which had a redwood wall.

“Why, what a good idea,” Upshaw responded.

Upshaw's last subdivision was his most elaborate: Upshaw Desert Mountain Village, located north of Mountain View Road between San Clemente and Del Monte drives. The development featured terraced lots and cul-de-sac streets. “This is different from anything in the state and possibly different from anything in the Southwest,” Upshaw told the Arizona Republic in 1952.

Upshaw died at age 63 in 1956.

We’re doing it ourselves, and it's been my great pleasure and reward to be involved as president of our true blue, home-grown, Arizona association.

Recently we introduced our first class, "Fundamentals of Crew Leadership," in our leadership training series. Another class is planned for next year titled, "Project Supervision."

From a lengthy discussion about everyone’s role in a profitable

company to a class exercise in job development, it is so much more than just the do’s and don'ts of daily job site management.

AZUCA is at the forefront of knowledge transfer via our "Lunch and Learns" and presentations at our quarterly utility liaison meetings and panel discussions. Most recently, I enjoyed moderating a discussion with city inspectors in the Valley. We've consulted on training with several of our members and visited many industrial arts training facilities and program presentations.

Welcome Justin Platchek as AZUCA’s newest Director

r. Platchek is the General Manager of BPG Designs, LLC based in Tempe, Arizona. He started his career with the US Air Force, in the 944th Fighter Wing, Civil Engineering Squadron. Justin joined BPG Designs in 2006. He worked his way through the various departments, developing an in-depth knowledge of all aspects of the company's operations. With each new position, he acquired additional responsibilities that contributed to his knowledge and leadership skills. Justin's work ethic, dedication and ability to SIX

complete challenging projects led to his appointment as General Manager in 2012.

Today, Justin oversees all facets of the day-to-day operations of the company, including the designs, construction, mapping, and administrative functions. He is involved in community activities and dedicates his time to charitable causes. In his spare time, Justin spends time with his wife and son. He enjoys golfing, deep-sea fishing, and spending time in the dunes.

“Bo” Adams Retires from Vermeer Sales Southwest

ermeer Sales Southwest is pleased to announce that Paul “Bo” Adams has decided to start his formal retirement as of October 28th, 2017. Bo has served in various capacities in the organization since joining in 1994, culminating as President and CEO for the past seven years.

Bo’s focus on parts and service led to achieving Platinum Dealer level status while growing the company from a small location with seven employees to 48 employees with four locations: Gilbert AZ,

With this vision, the company focused on a principle of fostering the employees' professional development. Bo is a member of North American Vermeer Dealers Association (NAVDA), the Associated Equipment Dealers of Arizona (AEDA), a long standing member of AZUCA and serves on the board as well as best practices committee. He has also served for more than 20 years on the steering committee for Diesel Technology for Central Arizona College (CAC).

Bo has a passion for seeing young people pursue a career in construction. He recommends attending schools that train construction equipment operators or diesel mechanics. Vermeer has sponsored and hired many students from CAC. “Our young people are a good investment,” he says.

Bo and his successor, Kyle Pieratt, have worked diligently at planning this transition process, and look to make it a

smooth one for Vermeer Sales Southwest’s customers and employees.

Before joining Vermeer Sales Southwest, Bo was Senior Director of Hub Operations for Airborne Express out of Wilmington, Ohio, for 15 years. He grew up in southern Ohio and had a farming background. He later pursued studies in agriculture. Bo married his wife, Christi, in 1975, and they went on to have two children, Emily Renee and Jessica Lynn.

In retirement, Bo is looking forward to spending time with Christi and their family, as well as pursuing his passion for automobiles and hunting. He enjoys watching and competing in all forms of auto racing.

“I truly love the construction industry and the people in it; they are the leading edge in the development of our infrastructure,” Bo says. “I will miss the day-to-day contact with the employees and customers of Vermeer Sales Southwest."

Ben leads a team of skilled professionals with a vision to give BPG’s clients the confidence in knowing they are working with one the most forward thinking, innovative, technology-advanced companies focused on producing results.

Before founding BPG, Ben entered the utility industry in 1993 after completing his education and held various positions with a Phoenix-based design build firm. Ben continues to be involved in industry trends by participating on the Board of Directors of AZUCA for the past ten years, serving as President from 2013 to 2015. In his spare time, Ben likes to spend time in his off-road vehicle at Glamis, California, as well as golfing, deep-sea fishing, and traveling.

ADOSH Happenings Jessie Atencio, ADOSH Assistant Director

O

ver the past few months, ADOSH has been busy formalizing Partnership and Alliance Agreements with businesses or organizations.

The new Partnership and Alliance Agreements will help strengthen proactive safety and health measures in the workplace.

The Home Builders Association of Central Arizona (HBACA) “Home Safe Program” was developed in partnership with the Association and ADOSH to collaborate with builders in Arizona. Together the groups will work to reduce injury/illnesses in the workplace as well as highlighting the positive impact each builder provides for safety best practices. These partnerships are voluntary and will be for three years.

Alliances are another way ADOSH and industry can work together to provide training materials to employers and employees working in a high-risk industry.

AZUCA maintains one of the first alliances with ADOSH and provided us with a successful plan when working with other industries. In January ADOSH and the ASU School of Sustainable Engineering and Built Environment signed an Alliance Agreement to provide engineering students with first-hand information on OSHA Standards and ways to improve safety in the

field. By incorporating our Voluntary Protection Program Star sites for best practice study, ADOSH believes that “White Papers” may be drafted for insight on how to successfully implement them in any industry.

Update on OSHA standards

T

he Silica standard has been delayed by enforcement until September 23, 2017. This enforcement is for Construction settings while General Industry settings still have until June 23, 2018, to comply. ADOSH has been providing training to employers at our Safety Summits and, when called upon, by an organization or association to present our material. A DVD with information on the standard, power point presentations, and a sample program are contained on the disk, which is available from our Phoenix office at 602-542-1769.

Recordkeeping Form submissions have been delayed. For 2017, employers with businesses with 250 or more employees and establishments with less than 250 employees but 20 or more in certain high-risk industries were required to electronically submit their 201 Form 300A by July 1, 2017. However, in May, OSHA announced that it intended to delay the July 1, 2017 compliance date until December 1, 2017.

This change was to allow affected entities sufficient time to familiarize themselves with the electronic reporting system.

Other OSHA standards that are expected to be adopted by ADOSH is Walking Working Surfaces in General Industry and Beryllium.

During this time of rulemaking, ADOSH Trainers and Consultants will be providing information on how to comply with training and site visits.

Know What’s Below: Arizona 811 Promotes "Safe Digging" to Prevent Personal Injuries and Damage to Infrastructure

A

rizona 811, formerly Arizona Blue Stake, facilitates the process of having underground utilities located and marked before the start of any digging, in accordance with Arizona law. The state’s “Call Before You Dig” law was enacted in 1973, and Arizona 811 has evolved to become an industry leader in preventing utility damage.

The law requires anyone who plans to dig for any reason to contact Arizona 811 at least two full working days in advance so utility lines can be marked. The process is free and easy: call the three-digit number 811 or create a ticket online using E-Stake at Arizona811.com.

Knowing where underground utilities are located, and then excavating around them carefully, is the simplest and most efficient way to avoid utility strikes. When an 811 utilitylocation request precedes any digging, damage is prevented 99 percent of the time. Projects benefit even more when the locations of buried facilities are determined in the design phase.

That's why Arizona 811 provides the option of Design Requests, so potential conflicts are identified and resolved long before ground is broken.

Safe digging extends beyond the primary objectives of keeping people and our vital infrastructure safe from harm. It also protects individuals and businesses from incurring civil penalties, paying costly repairs, financially reimbursing other business customers for losses incurred during service interruptions, and even potential legal action.

Current trends indicate Arizona 811 will receive more than half-a-million utility-location requests during 2017, about 95 percent from professional excavators and contractors. But that's only part of the valuable service it offers.

Arizona 811 is also committed to educating stakeholders across Arizona about the 811 process, Arizona law, and how to comply with it. This program means that everyone - professional excavators, contractors and members of the general public- can dig safely all year long.

Project of the year Company: DBA Construction, Inc. Project: Make-Up/Blowdown Structures Hypochlorite Trench Rebuild Nominator: Jeanne Sapon Project Scope: The Water Reclamation Facility (WRF) at Palo Verde Nuclear Generating Station (PVNGS) supplies cooling water to the plant and chemicals to maintain water quality for the reservoirs, cooling tower discharge, and spray ponds.

The Hypochlorite Trench Rebuild project was undertaken to repair and replace the concrete trenches and associated components housing the chemical lines where they intersect roads and railroads between the water reclamation facility and the plant. While the new concrete vaults were under construction, DBA was also responsible for the temporary by-pass system to carry the caustic liquids.

Why is this Project Unusual? DBA’s scope of work included the demolition of existing concrete trenches and removal to the on-site landfill, excavation of two large trench channels (Trench 2 and Trench 20) that were graded and compacted.

Each trench required outfitting of rebar-reinforced precast concrete vaults TWELVE

connecting pipes carrying sulfuric acid and water to the cooling towers at the PVNGS. These sections were set using a 240-ton crane and were joined with pour closures consisting of epoxy-coated, purple-rebar reinforcements and water stops installed between the sections to prevent leakage to groundwater.

The project’s execution plan required these steps: ● Layout alignment of pipe by-pass system ● Installation of temporary fencing around immediate work site ● Construction of by-pass lines ● Welded in-place pipe supports within the vault ● Support existing in-place utilities adjacent to the new trenches ● Remove and disassemble existing pipe for proper disposal ● Reconstruct concrete sidewalks and approach slabs ● Patch asphalt paving

meetings, and full-time Corporate Safety Manager was a project completed using 10,603 total working hours with zero losttime accidents and zero recordable accidents.

The project started on January 6, 2016, and was completed ahead of schedule on July 12, 2016, well ahead of the planned refueling outage. The DBA team working together with PVNGS on-site staff, our crane (Marco Crane) and welding (Advanced Metals) subcontractors, as well as the designer, successfully met the date for the planned refueling outage. This team also provided innovative approaches and design solutions that reduced the original bid from $1.3 million to $1,143,908.

To summarize, this very complicated project was completed on time even with an owner- initiated a one-week delay, without any safety or quality issues. Innovative ideas were administered throughout the process that resulted in a fully functioning system that saved the client $156,092. DBA crews provided extra work by forming and pouring concrete slabs at pipe stands requested by PVNGS staff and also provided asphalt patching in another part of the plant with leftover AC paving materials.

NEW CHANGES IN THE ACC PIPELINE SAFETY DIVISION Dennis W. Randolph Pipeline Safety Program Manager The Arizona Corporation Commission (ACC) Pipeline Safety Division has recently made some exciting changes, as of November of 2016 we have gained new leadership from the Director level to a newly revived Assistant Supervisor position, along with the familiar faces you have gotten to know over the years.

With this new leadership team, we are in the process of refreshing our program.

With the full support of the executive levels at the ACC, the pipeline safety division has started to revamp our Master Meter Training Class. This class was traditionally a 2 day class and we have now pared it down to a 1 day class that allows the ACC staff to focus totally on students’ needs by providing them with updated classroom instruction tailored to their specific operation. The 1 day format will increase the attendance and interest of facility operators to attend as a one day schedule is much easier to fit in a company schedule.

Underground Facilites History In 1973 the Underground Facilities Law was developed by contractors and

underground facilities operators. In 1974, “Arizona Blue Stake” was established as a call center so underground facility owners and operators would be notified when anyone was planning to dig so they could mark their facilities in advance, in accordance with Arizona Revised Statute § 40360.21-32. This law pertains to the entire State of Arizona and was often referred as the “Blue Stake Law”. The name Blue Stake comes from years past, when facility operators would use blue wooded stakes, driven into the ground, with a specific color painted on the tops of them. In 2005, the Federal Communications Commission (FCC) designated 811 as the national number to call before any type of digging so underground facilities could be located and marked, protecting lives and infrastructure from coast-to-coast. With the “one nation, one number” concept realized, anyone in any state can call 811 and be connected directly with their local onecall center. In 2014, “Arizona Blue Stake” officially changed its name to Arizona 811.

Looking Forward with Pipeline Safety The Pipeline Safety Division will also increase inspections relating to Regulated Utilities, these inspections will consist of construction and procedure audits relating to Hazardous Gas and Liquid Utilities. The Pipeline Safety Division has been honored with Federal agent status since 1985 for Hazardous Gas and since 1986 for Hazardous Liquids, Arizona is 1 of 6 states in the nation to have this opportunity due in large part to the structure of the safety program.

We look forward to continuing that honor.

In addition, our inspectors are required to complete a rigorous training programs attended in-house and at the PHMSA Training and Qualification Center in Oklahoma City. More on this next time.

ACC and Arizona 811 Future The ACC is the agency for Arizona 811.

We enforce the Underground Facility Law (Arizona Revised Statutes, Title 40, Article 6.3 § 40.360.21-32). In conjunction with 811 enforcement, the Pipeline Safety Division will also increase its presence in the

field by making random spot inspections for damage prevention activities, reviewing AZ811 Locate tickets, and working with contractors to ensure public safety. During this time we will provide inspections and instruction and also put a face to the agency.

hoenix is chock full of fascinating archeological sites, thanks to the Hohokam who made the desert bloom more than 500 years ago before mysteriously vanishing. But there are modern day ruins in the city that are just as enigmatic. One of these is a 53-year-old site near the summit of Shaw Butte in the North Mountain Recreation Area, just north of Sunnyslope.

Hikers in this part of the Phoenix Mountain Preserve encounter the ruins along Shaw Butte Trail #306. Concrete stairs descend to a cement floor with a stunning vista of Phoenix. These are the remains of the swank Cloud 9 Dining Room that flourished in the early 1960s.

Barker then came up with another money-making endeavor with his unique property. With his family still living in the west side of the restaurant, Barker’s "Cloud 9 Dining Room" had its grand opening on January 21, 1961. The restaurant featured steaks, seafood, and a BYOB policy, and was open from 5 p.m. to midnight at 12402 North 15th Avenue. Proceeds from the opening weekend were donated to the March of Dimes charity.

The restaurant’s sign, a large illuminated “9” atop a 50-foot steel pole, could be seen for miles. Customers would park on 15th Avenue at the bottom of the hill where his sons waited to greet them.

They would then summon their dad at the restaurant via an intercom. Barker would shuttle customers up the paved road to the Cloud 9 in a Land Rover or Mercury Voyager station wagon. A sign warned arriving customers at the restaurant, perhaps only semi-humorously, "No Parking: Low Flying Airplanes."

“Once, on the way down, the Voyager’s fuel hose broke and began shooting flames three feet high from the sides of the vehicle," says his son. “Dad couldn’t stop until he reached 15th Avenue whereby he leaped out of the vehicle with a fire extinguisher and put out the flames." Barker's friend, Leon Taylor, sometimes drove the restaurant's shuttle. "The trip was pretty hairy; my mother was scared to death going up and down," Sherry Ward, Taylor's daughter says. "I remember going up there as a child; there were all sorts of electronics and ham radio stuff."

Today, hikers exploring the Cloud 9 site walk across a flat gravel area until coming to a short set of stairs. To the west are the masonry remains of a waterwheel and small pond that contained goldfish; to the east is the base of the pole which once held the Cloud 9 sign.

Visitors descend the stairs from the former roof line; there's a Cold War-inspired bomb shelter to the left and, at the bottom, the remains of the restaurant. Its stone interior wall and concrete floor arc in a semi-circle 120 feet long and 18 feet wide. The latter features a filled-in stone bathtub near the stairs and a freestanding, triangular downdraft fireplace further east.

The glass front had doors on the southeast that led to a swimming pool. “My father salvaged the glass tops from pinball machines for the windows,” says his son.

The restaurant thrived for a few years.

Barker added a second-story dance floor to the Cloud 9 and moved his family to another house in Phoenix. He began construction of an aerial tramway from the parking lot to the restaurant. The support tower still stands at 15th Avenue. Barker also had plans for other homes on Shaw Butte. He sold several lots that he had leveled, but no homes were built.

Then Barker’s sky-high plans went down in flames. "The Cloud 9 Restaurant closed for the summer as usual in 1964," recalls his son. "A caretaker, either Harvey or Walter, lived there to keep away vandals." Richard Barker became involved in litigation over unpaid bills, and didn’t reopen the restaurant that fall.

The Cloud 9 was destroyed in a fire on November 8, 1964. Barker didn't rebuild

the restaurant and moved on to other projects. It's unknown who ended up with Barker's Shaw Butte property, but it eventually became part of the city's North Mountain Recreation Area in the early 1970s. Barker died in 1998.

What about the gambling claims and the cause of the fire? "I didn't see any poker games or slot machines at the Cloud 9, but I was only there on weekends near the end," says his son, then a pre-teen. "As for the fire, I don't remember the cause,

but there had been vandalism problems before the blaze," he muses.

Hikers continue to roam around the Cloud 9 site. The restaurant’s cement floor is sometimes used for yoga classes with an incredible panoramic view of the Valley.

But no one has ever been able to reveal the restaurant's many mysteries.

It seems the Cloud 9, like the Hohokam, doesn’t give up its secrets so easily.

North Mountain Hospital: Too Much Monkey Business Douglas Towne

M

ixing apes and appendectomies may seem like an ill-advised business practice, but not to Dr. Kenneth Hall. In 1955, the maverick physician opened Sunnyslope’s North Mountain Hospital, a resort-like medical facility with stunning views of Phoenix.

Even more spectacular was the bizarre attraction located on the hospital grounds: a primate zoo.

The weird combination provoked gossip about what occurred at the facility.

“The most popular rumor was that my father did medical experiments on monkeys,” says Walter Hall, son of Dr. Hall.

“That was an urban legend; he just liked having animals around.”

baboon in 1967. The resulting monkey chase by the Phoenix police was emblematic of the odd, untamed nature of Hall's medical empire, which would ultimately collapse under debt and malpractice lawsuits.

“My father was a physician who had become the pariah of the local medical community by the mid-1960s,” Walter Hall says. “His ambition wasn’t well-anchored.

His inner gyroscope showed an increasing

wobble as time went on. It would eventually destroy his career.”

Compared with his strange life in Phoenix, Hall's upbringing seems conventional. He attended the University of Oklahoma in the 1930s and married Nancy Champlin, who came from an unrich branch of a wealthy Oklahoma oil family.

During World War II, Hall enlisted in the Army, graduated from the University of Arkansas Medical School, and was honorably discharged after a brief deployment to Italy in 1945. After a medical residency in Brooklyn, New York, Dr. Hall was moving the family to Santa Barbara, California in 1948 when their station wagon broke down near Wickenburg.

“He eventually visited St. Monica’s Hospital in Phoenix and met Emmett McLoughlin, the ex-Catholic priest and founder of the Valley’s first unsegregated hospital, whom he much admired. “My father was a very liberal Oklahoma populist,” says Walter Hall, who is retired from the City of Phoenix finance department.

Dr. Hall went to work at St. Monica's, later renamed Phoenix Memorial, but was dismissed for a breach of ethics. He subsequently opened up clinics in south Phoenix and Sunnyslope.

In 1953, Dr. Hall began building a 40-bed hospital on five acres of surplus government land where Central Avenue ends in a box canyon at North Mountain in Sunnyslope. To reduce construction costs, Hall used mostly volunteer laborers who were captivated by his charm, and scavenged materials. “He grew up in the Great Depression and was thrifty; he reused Fall 2017

building artifacts from including handcrafted Palladian windows and French doors from the recently demolished Water Users and YMCA buildings, as well as Dwight Heard’s Casa Blanca house,” Walter Hall says. “Much of the hospital’s equipment was military surplus.” Dr. Hall changed the name of the facility – initially called Allergy Valley Hospital – to North Mountain Hospital when it opened in 1955.

“In the 1950s and 1960s, Phoenix was a wide open town where you could do anything,” Walter Hall says. “By the mid1960s though, he was losing his golden touch, becoming increasingly isolated as only hired help, often alcoholics, could put up with his narcissistic ways,” Walter Hall says. “He was a bright guy but so selfabsorbed that his judgment suffered.”

Dr. Hall started performing unsanctioned medical operations. "My father was the first in Arizona to do gastric bypass surgery; it was a big money maker," Walter Hall says. "Another profitable operation removed the glomus gland from the neck to allegedly cure asthma. For some reason, lots of people from Iowa came for the $600 procedure. For these surgeries, my father was put on notice by the medical community, but the era wasn't as regulated so that he could call his shots."

Then Dr. Hall’s baboon got loose.

our home,” Walter Hall says. “It was the most woebegone zoo you could imagine.

The cylinder wire cages at the hospital were 15 feet high surrounding a palm tree.

My father never took good care of the animals. He had a gibbon ape on a chain, and it accidentally strangled itself.”

The fugitive baboon had escaped previously, perhaps let out by kids as a prank, but had been lured back into its cage with food. Phoenix police had warned Dr. Hall about the dire consequences should the animal ever get loose on North Mountain.

The baboon escaped its cage again in 1967 and scrambled into the nearby steep terrain of North Mountain, necessitating a call to the police. It was new public-safety territory for the responding officers.

"The baboon weighed 50 pounds, had an arm strength reportedly seven times that of a human, teeth 2 ½ inches long, and could easily kill a person," remembers former Phoenix police officer Derald Dougherty, who pursued the primate. “The creature was very nimble and was crawling all over the hillside, jumping quickly between rocks. The baboon suddenly emerged on an outcrop above a cop. We unloaded about a dozen .38 rounds into the animal before it dropped dead.”

Medical improprieties finally caught up with Dr. Hall and ended his career. The state revoked the hospital’s license in 1971, and he turned the facility into a nursing home. Later it was leased it to a drug rehabilitation clinic. Dr. Hall eventually lost the $150,000 building to settle a malpractice suit. The former hospital was razed in the late 1970s, and none of its salvaged historic treasures survived.

Hall’s physician’s license was also revoked in 1971 after four patients died during gastric bypass surgery. In 1974, he pled guilty to diverting $16,564 in Medicare funds to help construct another grand venture, the Spanish Trails Bowling Alley at 19th Avenue and Cholla Street in Sunnyslope (see associated article, page 46).

At age 80, ever the dreamer, Dr. Hall attempted to get on the heart transplant list at Mayo Clinic but died four years later in 2001.

"Growing up, kids taunted me that my father was a quack," his son says. "I always wished he would just be a typical doctor who would play golf on the weekends."

owling alleys are associated with strikes, spares, rental shoes, and perhaps a cold brew, not quiche, truffles, and champagne. Not so with the Spanish Trails Lanes in Phoenix.

The bowling alley, set in an imposing building resembling a Moorish fortress, was the brainchild of the controversial physician Dr. Kenneth Hall, who envisioned his recreational complex as reframing the sport in a sophisticated new light.

An elegant French restaurant and chic nightclub would replace the typical plebian snack bar. Dr. Hall envisioned a nationwide chain of bowling alleys in faux castles with haute cuisine, bringing sophisticated nightlife to its working-class patrons.

The project fell shy of its lofty goal.

“It was our family’s Vietnam,” his son, Walter Hall, confesses. “My father rolled the dice with the dubious project; its craziness only seemed to alchemize more craziness. He took umbrage when my brother told him, ‘Dad, bowlers aren’t really into French food.’”

Dr. Hall had already made a significant splash in the Phoenix medical field by the time he became enamored with creating this indoor entertainment center in 1960.

His interest in bowling alleys started when the family stopped at one in West Covina, California during a vacation in 1960. “Although bowling had already peaked in popularity, once my father had an idea fixated in his head, he would never quit,” Hall says. “He envisioned North Mountain Hospital would be run by his three kids, whom he wanted to become physicians, while he would go around the country building bowling alleys like a child at the beach creating sand castles.”

Dr. Hall purchased 20 acres at North 19th Avenue and West Cholla Drive on Sunnyslope's western boundary for his bowling alley. Original plans were for a one-story, mid-century building. From this modest goal, the project grew exponentially more grand, complicated, and crazy.

bowling alley. “He had in mind one with a Spanish accent and a bell tower, like the shopping center at Ina and Oracle roads in Tucson,” Hall recalls.

Dr. Hall adopted a castle design for the bowling alley because of his obsession with Spanish architecture. He called the resulting structure El Cid, after the 1961 film starring Charlton Heston and Sophia Loren about the 11th-century hero who unified Spain.

Eschewing traditional bank financing, Dr. Hall used inexpensive but labor-intensive recycled materials to construct the bowling alley. “My father grew up in the Great Depression and was thrifty. When he received a bid from Schuff Steel for some structural beams, he thought the cost was too high. So he spent three years tearing down the copper smelter in Clarkdale to get cheaper steel beams, and

fabricating the trusses took an additional three years.”

Dr. Hall started construction in 1963, which inched along with the help of a few laborers according to a 1970 Arizona Republic article. Dr. Hall eventually tapped an unwise source of money, which the late Arizona Republic reporter Don Bolles initially helped uncover. “I remember in 1974 when the headline in the New York Times read, ‘Doctor in Arizona using Medicare funds to build a bowling alley,’” Hall says. One illegal hospital purchase was for 632 bags of cement.

fraud. The money wasn’t used wisely, however. “My father took $50,000 and spent it on kitchen equipment for a French restaurant that never opened in the bowling alley,” Hall laments.

Despite the oversized building containing the bowling alley, Dr. Hall had to construct an addition for kitchen space.

Bolivian artist. It also had hand-crafted furniture including 175 benches, 55 chairs, and 200 tables. “You could impale yourself on the chairs, they looked like thrones,” Hall says. “They were heavy, probably weighing 40-50 pounds each, and uncomfortable.”

Dr. Hall and his wife operated the 40-lane bowling alley. There were no disco balls or escargot, only shoe rentals and hamburgers. After a year, the property was foreclosed.

El Cid later housed Pruitt’s Furniture, Apollo College, a church, and Castle Sports Club. A $4.5 million renovation in 2014 converted the building into office space for the Arizona Department of Economic Security, which removed most of its former castle-like ambiance.

Dr. Hall passed away in 2001 at the age of 84. “He was absorbed by the magnificence of the project and himself,” reflects Hall. “He constructed a very oppressive, dark building. The place reminded me of a torture chamber.”

r. Kenneth Hall constructed two of Sunnyslope’s most impressive buildings in the 1950s largely from salvaged materials: North Mountain Hospital and the El Cid castle. The third structure he created was just as chaotic and memorable. After all, how many Phoenix homes had a planned enclosure for giraffes?

One would have thought that between Dr. Hall’s other building projects, medical practice, and "bad boy" lifestyle the doctor would have spent what little time he had at home just kicking back, but apparently not. "His inner drive was fantastic," Walter Hall, his son, recalls. "He decided to become the ‘King of Sunnyslope’ by creating the biggest house in a rather hardscrabble community. He could flaunt his success but only among people who he thought he could dominate.”

Dr. Hall's home life in Phoenix began conventionally enough as he and his family first lived at 1801 East Earll Drive in an apartment. Dr. Hall's family included his wife, Nancy, and four kids: John, Betsy, Walter, and Mary. They soon moved into a 900 square-foot home at 9840 North Second Street in Sunnyslope. The threebedroom house, built in 1946, was on almost a half-acre of property, which included an adjacent lot.

With assistance from Charlie Cash, a draftsman, who helped design the North Mountain Hospital, Dr. Hall began expanding the modest post-war house in 1950.

The additions featured impressive craftsmanship from Cash, who had previously worked for architect Blaine Drake. Cash was a talented woodworker and favored unpainted, block-on-block stacking used

by Drake.

There were, however, some serious design flaws, including being horribly overscaled for the neighborhood. ”My father was a compulsive builder,” Hall says. “The house had a crazy layout, with bedrooms attached to bedrooms with no hallway.

The roof was virtually flat and leaked terribly, and there was no air conditioning.”

The kitchen had some unique features. Although small, it included a breakfast bar that backed up to a real soda fountain, featuring carbonated water, various syrups like chocolate and caramel, a freezer for ice cream, and a sink.

Dr. Hall filled the house with furniture and all sorts of architectural details. “His inner child was overwhelming,” Hall says.

Even the outdoor amenities had issues, as the tennis court didn't have enough of an apron for adequate side and backcourts.

It was the other outdoor features, however, that became the talk of Sunnyslope.

“My father enjoyed having all sorts of animals around, but did little to take care of them,” Hall recalls. “Our yard had the most woebegone zoo you could imagine.”

An indoor-outdoor fish pond was situated at the front of the house, with a perch for a macaw. “The bird had a bad habit of getting off its perch and would chew as much wood on the house as it could before we put it back," Hall says.

Primates were scattered around the yard. “My father had a serious fetish about monkeys and apes,” Hall says. “There were no orangutans, but we had baboons, gibbons, spider, and capuchin monkeys. There must have been 15 of them at the hospital and a few at our home. We had a gibbon ape on a chain in the front yard, and it ended up accidentally strangling itself.”

Dr. Hall named the first monkey after his wife’s favorite sister, Eleanor. His wife, Nancy Champlin, was from an oil family in Oklahoma who started the former Champlin Fighter Museum at Falcon Field Airport in Mesa. “He was intimidated by his wife’s family’s wealth and would berate her about her family,” Hall says.

As Dr. Hall aged, he kept working on the house and hoped for a heart transplant, as he had suffered scarlet fever as a youth. Nancy was diagnosed with Alzheimer’s in 1993, and Dr. Hall’s care of his wife was not sufficient. “The kids got them divorced, and my mother lived with me for two years until she moved into a care home,” Hall says.

home. Not surprisingly, this incident ended badly. Dr. Hall returned Nancy to her care facility when he misplaced something and

accused her of taking it. He did not fare well, living on his own.

Neighbors called the fire department when newspapers were piling up in his yard. He was moved into hospice, which he thought was a resort in 2001, and died a month later. “But it was the best month of his life, as he no longer fought the family over everything,” Hall says.

By the time of Dr. Hall's death, he had expanded his house to five times its original size, to 4,500 square feet. "It had a massive water bill, and I was worried the empty house would become a magnet for vandals," Hall recalls.

Thinking the house would be a teardown, Hall sold it for $45,000 to some real estate agents. They in turn, resold it a few years later for $93,500 to Tom Brooks, a firefighter who loves the abode and the family lore. Its footprint has decreased to a more manageable, 3,835 square-feet.

“Having grown up in that house, I can appreciate the odd combination of a Wrightian aesthetic and Pee-wee's Playhouse,” Hall says. “I’m thankful for the preservation of this strange and idiosyncratic house.

ifteen cents was all you needed at the December 1962 Grand Opening of the first seven Burger Chef DriveIns in the Valley. A nickel and a dime could buy an open-flame broiled hamburger, French fries or a shake.

Burger Chef #5 was located at Seventh Street and Orchid Lane in Sunnyslope.

When customer Rick Browning won a Honda motorcycle in a store contest and was given the keys by Manager Fred Fereday in 1967, prices had increased. A plastic star was added to the restaurant’s sign to cover up the outdated 15-cent prices.

Burger Chef was founded in Indianapolis in 1954 and peaked at 1,050 locations nationally in 1973.

The chain was sold in 1982, and many were converted to Hardee’s. The last Burger Chef closed in 1996. The restaurant is fondly remembered for its mas-

oday's gas stations focus on cost and efficiency. It's rare to speak a word while filling up unless you exchange pleasantries inside the convenience store when making a purchase. Back in the day, however, gas stations were a font of knowledge about driving directions and car repairs. And a few, like Abels’ Gas Station and Store, made the leap to become tourist attractions.

Charles H. Abels owned the business, which was located north of Sunnyslope in the community of Cactus, on Cave Creek Road near the intersection of Cactus Road.

Smith located an image of Jimmy chugging a cold one while looking through a box of historical Sunnyslope photographs. “My assumption is that it’s Charles Abels and Jimmy at happy hour, which for Jimmy appeared to be any hour of any day of the week,” Smith says.

Abels was also an interesting character. He first visited Arizona in 1916 to join the border cavalry at Camp Harry J. Jones located just east of Douglas. Abels hoped to “chase Pancho Villa around in

Later, Abels was part of the American Expeditionary Forces in France during World War I, an experience which he wrote about in his 1968 book, The Last of the Fighting Four. The title refers to the loss of his three brothers, two who died in the war and another who passed away afterward. “Battle orders should never be given by swivel-chair brass, but by front-line officers who know actual, local battle conditions,” said Abels about military strategy.

Abels was wounded by a German artillery shell during the Battle of Cantigny,

which was the first American offensive of World War I. "If ever there was a hell on Earth, the 20 days the 18th Infantry spent at Cantigny was it,” wrote Abels.

He returned to Arizona as a disabled veteran in 1921. Abels lived in a tent house with his wife, Elenora, on 80 acres north of Phoenix. The couple later upgraded to a tworoom house with canvas flaps serving as windows.

Besides operating his gas station and store with Jimmy, Abels developed a water utility company and was elected to the Arizona House of Representatives four times between 1947 and 1954. Abels’ campaign slogan was, “He Wears No Man’s Collar.” He died in 1986.

alented architect Marlene Imirzian committed herself to Sunnyslope more than 20 years ago, as demonstrated by establishing her firm Marlene Imirzian & Associates Architects on North Central Avenue, designing her family’s residence there, and being active in the community.

Imirzian grew up in Detroit and was an intern at Gunnar Birkerts’ architectural firm, where he stated that ”you might want to be an architect,” and “that is why I am an architect,” says Imirzian. She subsequently attended the University of Michigan’s Taubman College of Architecture and received a Master of Architecture. Kessler and Associates and Smith Hinchman and Grylls (SHG). It was SHG that brought her to Phoenix in 1990.

In 1995 she founded Marlene Imirzian & Associates Architects in Phoenix and Escondido, California, which proved to be a sound business model. Her firm was ranked #18 in the Top 50 Architectural Firms in the U.S. by Architect Magazine in 2016, and was named the American Institute of Architects (AIA) Arizona Firm of the Year in 2015.

Marlene Imirzian & Associates is known for delivering design excellence, project performance, and integrating sustainable design practices. Project types are diverse and include higher education, civic, medical, historic preservation, commercial, and residential. Her firm has won numerous design awards including those from the AIA. The firm’s work has been published internationally and featured in books. Imi-

rzian teaches at the ASU Herberger Institute for Design and the Arts and has served as a guest studio critic and lecturer at numerous colleges.

Sunnyslope was attractive to Imirzian because of its intersection of urban city life and the open desert spaces of North Mountain Park. This community was also appealing because of its many resources, including the city’s first Canalscape, the Central Avenue streetscape, Acacia Branch Library, and the Sunnyslope Transit Center.

Sunnyslope continues to develop, partly due to the City of Phoenix Incentive Program that encourages retail and restaurant infill. Imirzian’s office has supported the biannual SVA Art Walk on Central Avenue by hosting musicians and artists who display their work.

The following projects are a few noteworthy works by Marlene Imirzian & Associates Architects: Urban Desert House on the southern slope of North Mountain Park is a residence designed by Marlene Imirzian as her family residence; it was completed in 2001.

The house has received many design awards and was featured on an HGTV Dream Builders episode. Imirzian states that the “Harmony between the desert mountain terrain and city living was created in this home in central Phoenix adjacent to the Phoenix Mountain Preserve. The form of the house responds to the site with two intersecting volumes of space. A heavy masonry base supports the living pavilion and is placed to require no excavation. North Mountain Community Thrift Store was completed for the John C. Lincoln Hospital Auxiliary at 336 East Dunlap Avenue in 2014. The store “Provides for the much-needed space for the donations from its patrons as well as increased visibility within the Sunnyslope community. The funds raised through the proceeds from the store help provide for patient care programs and equipment for HonorHealth John C. Lincoln Medical Center at North Mountain. Located on Dunlap Avenue, the building is in an important primary retail location. The design transforms the interior to include spaces for the sale of donated merchandise, offices for staff, and receiving area for community donations. Along the highly visible façade, new storefront windows provide great visibility to welcome customers and patrons alike. The entire building structure was stabilized, exterior walls repaired, all new utilities and systems were included in the major renovation." Imirzian is particularly proud of this project and its contribution to the community.

omes & Son, an Arizona family-run general contractor, design-build and construction management firm has many ties to Phoenix’s Sunnyslope neighborhood. The company’s current president, Russ Homes, grew up nearby at

Northern Avenue and Second Street and attended Sunnyslope High School in the early 1980s.

The company also built many of the first commercial and medical buildings along Dunlap Road in Sunnyslope, thanks

to a friendship Russ’s great-uncle formed with construction icon Del E. Webb in the mid-1930s (see Winter 2015 issue).

Homes & Son was formed in 1948 when I.G. “Pete” Homes was encouraged to start his own firm by his long-time

employer, Del E. Webb. Webb was no longer interested in construction jobs under a million dollars and thought that Pete could handle these projects.

Pete formed Homes & Son and became a general contractor, working out

of his house with his son, Ralph. One of their clients was A.J. Bayless Markets, which used the slogan, “Your Home Town Grocer,� and had previously worked with Del E. Webb. One of the four markets Webb had built included Store #7, a

10,000-square-foot market at 359 East Dunlap Road on the south side of the street in Sunnyslope. This store would be replaced by a larger market across the street and became a Family Department Store in 1959.

Homes & Son constructed the Sunnyslope Plaza in 1959, which included spaces for a new A.J. Bayless Market, Ryan-Evans drug store, a Ben Franklin variety store, and 11 more tenants. The strip plaza was situated at the former site of the Desert Mission Swimming Pool along the north side of Dunlap Road from Second to Third streets. Homes & Son also built the Bank of Douglas, located just east of the plaza along Third Street in 1960.

Many of Sunnyslope’s early residents suffered respiratory prob-

lems such as tuberculosis and asthma.

They and their doctors hoped the hot, dry air would improve their health.

One of the area’s first health facilities was the Desert Mission, which provided health care to many residents. It eventually morphed into the John C. Lincoln Hospital in 1954. This medical facility was located directly north of the Sunnyslope Plaza.

Homes & Son constructed a new hospital building in the early 1960s and built the nearby

North Phoenix Medical Center at 9200 North Third Street in 1971. The architect for both projects was Varney, Sexton & Sydnor.

Homes & Son went on to construct many famous buildings in the Valley including the Cine Capri Theater (see Summer 2016 issue), St. Francis Xavier Church, the Stockyards Restaurant, and the Old Spaghetti Factory.
