Jim Bolek is a native of Phoenix, born just when the city started its slow turn from cow-town to major metropolis. His birth and that event are purely coincidental.

Other than vacations, he has spent his whole life in Arizona.

He leads a creatively cluttered life, and his work desk is a testament to his many interests.

A graphic designer specializing in sign design, Jim has a fascination with old signs, especially painted “ghost” signs. He also loves American history, Hawaiian shirts, old airplanes; his wife, kids and new grandson.

Another passion is playing music, especially the banjo, which he has done professionally, on and off, for nearly 40 years. To that end, he released a music CD and is currently working on a second disc.

During his musical career, he has jammed with Dan Fogelberg and played for such luminaries as Neil Young, Sean Connery, Natalie Wood, and newscaster Edwin Newman. Of that list, only Young is still alive. Feel free to draw your own conclusions.

Jim dropped out of two of the three major Arizona universities and conducted design seminars at the third one.

He has also given lectures at the National Academy of Science on developing standardized symbols for use in health care facilities.

His design work is found in and along the Valley Metro rail system, the Arizona Science Center, and several national and regional parks, as well as many businesses and shopping malls in the Valley.

Historian Jay Mark’s long and varied career includes commercial photography, professional theater, radio, and television. And even a stint as track announcer for Greyhound Parks of Arizona.

For 35 years Jay and his wife ran Those Were The Days!, an antique and book store in downtown Tempe.

A recipient of numerous awards honoring his service to the community, Jay remains actively engaged in issues relating to historic preservation, history museums, public transportation, urban planning, and public policy.

Beginning in 1984, he taught a continuing education course on antiques and collecting in the Maricopa Community College District. He regularly presents to the New Frontiers for Lifelong Learning program at Mesa Community College. Additionally, Jay lectures, consults, and provides in-service training for museums.

He has produced eight antiques-related books for Dover Publications and is now working on a history of the Buckhorn Baths in Mesa.

Jay has also written historyrelated articles for various periodicals. He regularly contributes features to the Antique Register and has authored more than 700 weekly columns for The Arizona Republic: Ferry Tales File, which chronicle Tempe history and Mesa Memories that recount that city’s past.

Jay says he is delighted to contribute his first article for Arizona Contractor & Community magazine.

ou guys produce an awesome magazine, especially in highlighting people, projects, and equipment that shouldn’t be forgotten. People don't understand what’s going on and where we’re headed in construction (or in anything) until they’ve studied the past.

My father, William Anderson, Sr., was a career operator and handed it down to my brothers and I. Your publication brings back memories for him and verifies many of his accounts of the construction industry.

Some people work construction for a living, and some people do it because they love it. I’m confident my family is in the latter group.

i Billy, Just a note to let you know what a neat magazine you have going. I worked with some guys you might know in the 1980's: Billy Weir, Tim Denton, and Buddy Bolt. They were superb blade operators just like your dad.

I started out with a grade tractor in 1983 and subcontracted out to Sanner Contracting and Aarid Construction, fine grading all the areas they couldn’t get to with a blade. Sanner was huge back in the day, and I knew Bailey Sanner since I was a little kid. My dad worked for Sanner when they were developing Sun City and Sun City West. My father and Bailey met during team roping.

The Harper story was great as we know them and haul aggregates out of their plant.

Let me know if you ever would like to cover another grading contractor. For the past 33 years, we have supplied the “ABC” and grade before concrete pours for most of the major companies in the Valley.

I have seen a lot of changes in this industry. Thanks for creating a great magazine that takes me back in time!

inslow is hoping to soar once again thanks to some Eagles.

The city’s mere mention in the song “Take It Easy,” released by the band in 1972, is creating a fresh identity for the struggling Route 66 town. Winslow capitalized on its lyrical renown by transforming a vacant lot into a backdrop for song-themed snapshots in 1999. The Standin’ on a Corner Park has a sculpture of a guitar player called “Easy,” another statue of Glenn Frey of the Eagles, and a mural backdrop of a blonde gal driving a “FlatBed Ford.”

During my few minutes at the park, a steady procession of visitors stopped by, serenaded by dueling streams of Eagles' music from nearby souvenir shops. For many, the attraction runs deep.

“I remember when I heard the opening notes to “Take It Easy,” for the

and 1980s and shutter many of its businesses.

Written off as a dying community of 10,000 residents, Winslow is making a modest renaissance fueled

by Route 66 fans, nearby Native American tribes, the historic La Posada Hotel, and its Eagles connection.

Winslow was originally founded as a railroad stop in 1882 because the nearby Little Colorado River provided water for the steam locomotives. The Santa Fe Railroad took over the line in 1897 and made Winslow the company’s division headquarters.

As late as World War II, 12 passenger trains stopped daily. Debarking travelers stayed at the La Posada Hotel, the last and most stylish of the Fred Harvey Company’s hotels. Designed by architect Mary Colter, it opened in 1930.

“Cornering” Tourists in Winslow Douglas Towne first time while driving in a Datsun pickup,” says Barry Warner, part of the Valley musical duo Staron & Warner. “The song changed my life.”

Long before Winslow promoted its musical footnote of fame, the city was the cultural and economic capital of northern Arizona. As the region’s largest community through the 1950s, it seemed destined to continue to prosper as the “Gateway to the Painted Desert.”

Despite the advantages of being a transportation hub, however, the city suffered a series of economic blows that saw it lose population during the 1970s

and became the first divided highway in Arizona in 1951. The town’s business district featured the 400-seat Rialto Theater, Sears, Penny’s and Montgomery Ward department stores according to the book, Images of America: Winslow.

Aviator Charles Lindbergh selected Winslow for an airport location as the fueling stop for flights between Albuquerque and Los Angeles for the forerunner of Trans World Airways in 1929.

Travelers on the airline journeyed from New York to Los Angeles in 48 hours by flying during the day and riding the train at night. After World War II, Trans World and Frontier airlines served Winslow.

In 1955, an Air Force radar facility opened nearby on Tucker Mesa, staffed by almost 300 personnel.

But then the town’s luck changed for the worse. La Posada closed in 1957 due to declining passenger rail traffic. The military base was shut down in 1963.

Interstate 40 bypassed Route 66 in 1979.

Commercial airlines discontinued regular flights to Winslow in the 1980s.

Winslow had been losing population and economic vitality for almost three decades, before it found its spark, thanks to making the most of its somewhat tenuous Eagles’ connection.

“There is something about the song “Take it Easy,” that compels people to pull off the interstate and make a pilgrimage to this site,” says Old Trails Museum Director Ann-Mary J. Lutzick. “For a small-town history museum, we get an amazing diversity of international visitors."

Winslow’s rebirth has also been fueled by the reopening of the La Posada Hotel.

After being used for decades as offices for the Santa Fe Railroad, Allan Affeldt rescued the historic structure and started the long restoration process. “It was a wreck,” said Affeldt in A Souvenir Guide to La Posada.

The hotel, which reopened in 1997, features eight acres of art galleries, libraries, and gardens on its property.

There are still numerous empty parcels and boarded-up storefronts, but there remains much in its past for Winslow to tap, including the city’s unusual Motown and big game connections. But that’s grist for a future column.

Locals remain optimistic and proud.

“For visitors who take the time to explore Winslow a bit, we frequently hear what a surprising and fascinating history the town has,” says Lutzick.

century buildings for its offices, was honored by Docomomo US with a Citation of Merit in its 2016 Modernism in America Awards. Docomomo is an organization tasked with helping protect and conserve Modern Architecture.

“A lesser-known and exuberant desert gem, the original interior details have been carefully restored and brought back to robust life by a tenant,” the awards jury wrote. “This is yet another example of how less is more… how restoration with a light hand values even the patina on original material if that material can be saved and restored, rather than replaced.”

Shepley Bulfinch’s restoration was one of 10 projects recognized by Docomomo’s Modernism in America Awards,

which highlight significant modern buildings.

The Phoenix Financial Center was created in the early 1960s after entrepreneur David Murdock imagined a site that would “provide the city with a piece of landmark architecture.” Murdock sought out W.A. Sarmiento, a Peruvian-born architect, who designed the complex with its iconic tower and two rotundas, creating a unique and exceptional representation of Modern Neo-Expressionism design.

The recent restoration and adaptive reuse of the South Rotunda, which had sat vacant for a few years, celebrates an important architectural landmark and advances Phoenix’s vision for the revival of the Midtown Central Avenue corridor.

What was a once-thriving bank is now Shepley Bulfinch’s new Phoenix office. The firm created a modern space to fit their needs while still respecting the existing structure and Sarmiento's original design.

The open environment of the ground floor is maintained as the firm's architectural studio, while the former bank vault is now gallery space.

The mezzanine’s private offices have been transformed into collaboration rooms while two private offices were combined to create a larger break room. Existing light fixtures throughout the rotunda were retained and refitted with high-efficiency lighting.

Iconic elements of Sarmiento’s original design, many of which had been lost or badly altered, have become core features of the successful renovation.

aid station, and other areas. “I brought my kids to help volunteer for the day,” says Kids Zone Lead Volunteer and Skanska Vice President of Business Development Kim Shapiro. “It was a great way for them to log some community hours and see how a major event is pulled together. We had a blast and loved assisting the children and families in the Kids Zone.”

And who knows, the company may have done long-term recruiting as some of these kids might find themselves working for Skanska down the road.

here’s much to be said for losing yourself in work and leaving your problems behind. For children battling cancer, what better way than the excitement of helping operate heavy construction machinery?

That’s what occurred at the American Cancer Society's inaugural Big Dig in the Desert, which brought numerous area construction companies together to pro-

vide an exciting day for children and families affected by cancer.

For just a few hours, they got to be regular kids and forget about their illness.

It was an inspiring event that brought nearly 1,000 people to Eastmark Great Park in Mesa and raised approximately $150,000 for the American Cancer Society.

“One of the best parts of our job is any time a child walks near one of our sites and looks with amazement at all the activity and equipment,” says Ross Vroman, executive vice president and general manager of Skanska Phoenix. “We were delighted to participate in this inaugural event which was a memorable experience for children and adults alike.”

Skanska, one of the founding sponsors, operated the Kids Zone area, where children were able to participate in Lego building, face painting, coloring, and “kid friendly” construction projects like building a wooden helicopter. The company also provided a drone which filmed aerial shots of the activities.

ing. There are also quirky features, like the glass garage doors that connect the living room to an outdoor patio in the seven live/work units.

f there ever was a park built by the construction industry, it’s the 32.5-acre Margaret T. Hance Park that stretches over Interstate 10 from Third Avenue to Third Street in downtown Phoenix. The park is currently undergoing a $118 million improvement project, and developers are taking notice of its amenities by creating additional living options in the area.

One of the several new residential communities is en Hance Park, located across from the street at 1130 North Second Street in the Evans Churchill neighborhood. The five-story, 59,000 square-feet building which opened in December 2016, seeks to “enhance” the area with the modern, sleek look of its 49 condominiums and live/work spaces. en Hance Park was developed by Chilean developer, Sencorp, in the firm's first stateside project. The architect was Shepley Bulfinch, the contractor was DCK Worldwide, and the project manager and owner representative was Form Third.

Form Third was responsible for all aspects of the building phases, from securing permits to managing construction to handling the relationship between the builder and the architect.

“I have known Shawn Goetzinger at Form Third for many years and knew he would manage the project well and get it completed in a timely fashion,” says Alvaro Sande, chief operating officer of Sencorp.

Founded in 2008, Form Third is an architecture and construction firm based in Phoenix specializing in design-build.

They strive to create a “third” place between work and home through their design.

The project team includes GLHN Architects and Engineers, Sundt | DPR Construction (a joint venture), AEI, Affiliated Engineers Inc., Martin, White & Griffis, Kimley-Horn and Associates, Inc., and Norris Design.

Ground-breaking occurred in May 2016 for the new nine-story, 204-bed medical tower, which will replace an aging

portion of the existing hospital. The tower will have four large base levels of 100,000 square feet each and five floors of nursing units above. It will include 22 operating rooms and more than 45 imaging and interventional rooms as well as a new main entrance that will connect to the existing building and the University Of Arizona College Of Medicine – Tucson.

The existing hospital building, built in 1971, will be repurposed for use as administrative space.

o small detail is being overlooked as Banner – University Medical Center (UMC) Tucson undergoes a big expansion thanks to the big talent getting together weekly in “The Big Room.”

The project includes a new $400 million, 700,000 square-feet clinical tower at the Banner – UMC Tucson, the region’s only academic medical center and level one trauma center in southern Arizona.

Shepley Bulfinch, a national architecture firm, was selected to lead the programming, planning, and design of the project.

“Shepley Bulfinch is a very strong firm with academic medical center experience, and that’s one of many reasons we selected them to design the tower,” says Stephen Brigham, project executive at Banner Health.

The architecture firm instituted a “colocation” practice for the project, in which the entire team works on-site in Tucson two to three days a week at a location called “The Big Room.” Their goal is for significant savings in time, dollars, and effort while enhancing the quality of the documents, construction process, and finished building.

“I expected the atmosphere to be tedious and muted in ‘The Big Room,’ but I was pleasantly surprised to find a boisterous environment where the banter

Habitat for Humanity Grows Up in Tempe

leaders, who commit to managing a project from beginning to end. They direct a group of 15-25 general volunteers, often provided by the home sponsor, who typically have little construction experience.

For the Tempe project, Habitat has contracted licensed builders to construct the third floor and the roofing because of the additional construction and safety challenges.

Tempe Parkview Townhome broke ground on January 7, 2016. The first six units were scheduled to be completed by June 30��. The remaining homes will be completed in stages as funding becomes available.

Habitat families pay a no-interest mortgage on their home and complete 400 hours of sweat equity as a down payment.

The new property will provide tax revenue to the city and provide affordable housing for the lucky residents. Habitat is also providing subsidized home repairs to other residents of the Alegre and Victory Acres neighborhoods in Tempe.

“Working with local families and wonderful partners in this Tempe neighborhood has helped us think creatively about what affordable housing can look like,” Barlow adds. “We’re grateful to have this project underway.”

he new Tempe Parkview Townhome development is changing perceptions about Habitat for Humanity Central Arizona (Habitat), the non-profit homebuilder.

“We’re excited to go vertical on this project,” says Habitat President and CEO Jason Barlow of his organization, which is known for building mostly single-story family homes.

Habitat, together along with the architectural firm Muffet Maerk, proposed three-story units on a vacant acre lot bordering Alegre Park, northwest of Apache Boulevard and McClintock Drive in Tempe.

The team submitted a proposal to the city of Tempe for a family residential development that will include homes to accommodate families who work in the area but can't afford to live nearby. The city awarded Habitat the property for $400.

The plans call for 18 single-family residential homes that will be the Habitat Gemini model. These include two units sharing a common wall, but with each having exterior patios and canopies, and a two-car garage.

ect for Eischen. “I had used geogrid to remedy soft subgrade, but never throughout the entire span of the roadway,” says Eischen. “The specified application was for geogrid to be placed on compacted subgrade, then plated with varying depths of aggregate base, followed by the courses of asphalt.”

Eischen was pleased with Sunland’s subcontractors. These included CPC Construction for concrete flatwork and small structures, TLL Electric for signal work, NBC for traffic control, ELS Construction for

landscaping, Canyon Country for trucking, PMI for striping, Preach Inc. for storm drain manholes, On It Construction for utility adjustments, EPS group for survey work, and ATC Associates for quality control.

One of the project’s greatest successes was the relationship formed with the owner, Pinal County, according to Eischen. “Working with the management and inspection team has been a pleasure.

e’ve all been stuck in slow moving traffic while trying to get to our job.

But what do you do if your work consists of improving the roadway on which all that traffic is traveling? This was the issue Sunland Asphalt and Sealcoating experienced on the Hunt Highway WideningPhase 3 project.

“Some challenges arose throughout construction, but I would say the sheer volume of traffic was the most difficult thing to deal with,” says Sunland Project Manager Chris Eischen. “Hunt Highway traffic slows from about midnight to 2 a.m., and at all other times, it is near bumper to bumper. This project intends to alleviate this traffic. However, dealing with it during construction has been difficult at times.”

The full reconstruction and widening of Hunt Highway from Gary to Bella Vista roads started in January 2016. The project includes curb, gutter, and sidewalk as well as Pinal County’s first storm drain system.

Previously, Hunt Highway was a two-lane road with sheet drainage to a dirt shoulder.

Eischen noted the complications involved with the turnaround and delivery time for trucking of asphalt and the aggregate base, the construction of a housing development and business entrances with only one point of ingress/egress, and performing striping and traffic switches.

Homeowners Flock to the Beat of Rhythm Construction Around Arizona

attamy Homes, the largest privately owned homebuilder in North America, launched its newest Arizona community, Rhythm, in October on the Chandler/Tempe border. More than 3,000 people expressed interest in the development.

The homebuilder, founded in Ontario, Canada, has 14 communities in Marana, Oro Valley, Buckeye, Chandler, Litchfield Park, Mesa, Peoria, Surprise, and Tolleson.

New developments are planned for Tucson, Gilbert, Chandler, Litchfield Park, Peoria, and Avondale. Mattamy has homes in 65 communities throughout the U.S. and Canada.

The company operates on the philosophy “our communities are just as important as our homes.”

More than 3,000 people signed up on the “interest list” for Rhythm, with people standing in line the day before the pre-sale opening. The Mattamy team started writing lot reservations at 10 a.m. the day of the event and took the last reservation around 9:30 p.m.

The community provides buyers with more than 18 floor plans, ranging from 1,400 square feet to 3,065 square feet. The various floor-plan options offer two to

opment that offers a variety of product types,” Aksamentova said.

“It’s really quite amazing because these efforts yielded a varying community that attracted different types of homebuyers – the retiree and the young professional, the move up and the move down within a single subdivision.” Aksamentova said she hopes other homebuilders look to Rhythm as a paradigm of what it means to create a community and bring people together.

Rhythm offers condominium units, three-story lofts, two-story villas, and 40foot-wide single-family homes, along with a central amenity center featuring a resortstyle pool, fitness center, multi-use lawn, lounging areas, and fire pits. The community is nestled within the I-10, 60 and 101 freeways.

Floor plans include high ceilings, atriums that stretch several floors, and large covered balconies.

Harry Lourimore, Mattamy’s division president in Phoenix, said in a press release: "We were certainly prepared, but despite that we were stunned by the early response to Rhythm. I've been in the Phoenix industry for a long time and can't recall interest levels like this for the opening stages of a new community."

MIM Expansion Hits Right Note

The MIM evokes the feel of the Southwest by using native materials and patterns to pay homage to the desert landscape.

The spacious main corridor, called "El Río," is a flowing, river-like form that serves as the spine of the museum. It connects the exterior atrium with the interior spaces that conjure up the lyrical forms of music and graceful musical instruments.

Likewise, patterns on the floors, walls, and ceilings suggest the geological features of the Arizona landscape, the rhythms of musical composition, and the designs and shapes common to musical instruments.

The MIM was founded by Robert J. Ulrich, former CEO and chairman emeritus of Target Corporation.

The building was designed by architect Rich Varda, in collaboration with the Minneapolis and Phoenix firm, RSP Architects.

ow do you improve the Musical Instrument Museum (MIM) experience that features nearly 16,000 instruments acquired from around the world? Create even more space with the Experience Gallery Annex for young children. The new area will offer age-appropriate instruments and encourage the exploration of musical sounds, the composition of music, and artistic movement.

The 1,400-square-foot annex will be repurposed from an existing space adjacent to the current Experience Gallery. The MIM will use a $150,000 grant from the Virginia G. Piper Charitable Trust to create a place that better supports the learning needs of children up to second grade.

“Their generous grant will further MIM’s goal of welcoming 100,000 school and youth tour participants annually in the next five years,” says Dean Scheinert, MIM’s corporate and major gift officer.

RSP Architects designed the new annex.The Berg Group, founded in Deephaven, Minnesota in 1967 with offices in Phoenix, Minneapolis, and Carlsbad, California is the general contractors.

fter dodging lawsuits, preparing blueprints and finalizing plans, the construction of the Loop 202 South Mountain Highway has finally begun. The highway expansion, dubbed by the Arizona Department of Transportation (ADOT) as the largest road project in Arizona history, will span 22 miles from Interstate 10 near 59th Avenue in the West Valley to Interstate 10 south of Chandler Boulevard in the East Valley. The freeway is anticipated to be completed by late 2019.

While the construction, which will cost nearly $1.8 billion, will take around two years, the project will begin with setting up the foundation for the bridges crossing the Salt River along with making drainage structures.

Construction along segments near Van Buren Street, Lower Buckeye Road and Southern Avenue begins early this year, and all but the center section will have started before 2018.

Dustin Krugel, the public information officer for the ADOT project, said the expansion had been a key development for years, and that finally moving forward is a big step for Phoenix.

ciation of Governments' Regional Freeway Program since it was first included in funding approved by Maricopa voters in 1985, and again in 2004 through Proposition 400,” Krugel said.

Krugel said the two-year project would give commuters a quicker way to get through the Valley. “The 22-mile-long freeway will provide a direct link for commuters traveling between the southwest and southeast regions of the Valley, and a much-needed alternative to taking Interstate-10 through downtown Phoenix.”

Any project of this scale won’t be without problems. "One of the biggest

challenges with this project is balancing the significant amount of earthwork that will be required for a project of this magnitude," Krugel said. "Approximately 10 million cubic yards of earthwork, enough to fill up the University of Phoenix Stadium 13 times, will be necessary."

Krugel said, however, that working with Connect 202 Partners, the private company running the construction, will help dodge many of the challenges.

construct the project at an accelerated pace and reduce the overall cost of the project, allowing savings to be passed onto taxpayers,” Krugel said.

Krugel also said the plan Connect 202 has implemented will be more efficient than the traditional methods typically employed in these projects.

The company is comprised of designbuilders Fluor Enterprises, Granite Construction Company, Ames Construction, and highway maintenance services contractor DBi Services. Parsons Brinckerhoff will take the lead in engineering along with AZTEC Engineering Group, Stanley Consultants, and AMEC. “Had the South Mountain Freeway been built under traditional delivery methods, the project would have been split into several smaller projects, which would not be as efficient as work would be split by

several contractors and would take additional time to complete.”

Due to the sheer size of the project, the south highway expansion is expected to affect business within the city.

“This is a project that has been underway for a long period of time,” said Michelle Pierson, deputy community and economic director for the city of Phoenix.

“Phoenix’s Community and Economic Development Department has been working with ADOT to assist businesses with relocation efforts since the state agency acquired land for right-of-way and construction last year.”

the city of Phoenix Community and Economic Development Department focuses efforts on helping businesses succeed,” Pierson said. “We’ll be working with businesses in the construction area to help resolve challenges the development of the freeway may create. Once construction is complete, the department will continue its ongoing outreach to the businesses on a regular basis to help them continue to grow and find opportunities for success.”

Deputy Community and Economic Development Director Lori Collins said the expansion will create more business opportunities as the project finishes.

“As a new gateway into the Laveen and South Phoenix areas, the Loop 202 South Mountain Freeway opens up new locations for business parks and campuses convenient to a large workforce,” Collins said. “The freeway makes the area more accessible and attractive to development.”

Collins said the development team expects more entertainment venues to be built.

“We see great opportunities for restaurants, retail, and entertainment experiences. There are hundreds of acres of undeveloped land in the South Mountain Freeway corridor that can take advantage of freeway proximity.”

Architect as Artist: Douglas B. Sydnor, FAIA

In recent years, I felt a strong desire to return to creating art. After thinking and talking about it for far too long, I finally sat down in 2015 to experiment with various medium on different sized materials.

This exploration led to 12 x 12-inch collage or mixed media, an approach where found material including colored paper, newspaper clippings, cardboard, and cork are brought together in unexpected ways using ink, colored pencil, and acrylic paint. It was entirely new to me and uncomfortable, which is the prime motivation for tackling it.

I hoped that collage would bring out fresh and unpredictable compositions and relationships, thereby potentially informing the architecture. This creative process triggers accidents and new directions, each of which is then seized, exploited and integrated into the art piece.

During the past 1 ½ years I’ve created approximately 70, two-dimensional art pieces that led to two recent solo exhibitions at Scottsdale’s Cattletrack Gallery and the American Institute of Architects Arizona Gallery. Returning to downtown Phoenix with this new art for the second

show after 45 years since the last exhibit, was a special treat.

The act of creating the art expresses your emotions, which is very therapeutic, and simply a thrill. It allows one to step away from other daily responsibilities, and into this alternate universe or “being in a zone” as my wife describes it.

I have a confession about creating art—it’s instantaneously gratifying. Creating architecture takes a great deal more patience over years but it is also ultimately very gratifying. My future as an artist probably includes larger pieces, exploring more acrylic painting, and making my art more accessible via a website.

n architect is an artist by definition, as architecture is a balanced blend of art and science. I am a poster child for this characterization.

Art and mathematics were strengths during my formative years, and I believe that they served me well as an architect.

My artistic roots can be traced to elementary and high school curricula where I always enrolled in art classes such as with the encouraging Mrs. Reingold at Madison Elementary School No. 2 in Phoenix.

Additional instruction occurred at summer art classes at the ASU Art Department in the early 1960s. At the new Saguaro High School in Scottsdale, I was the beneficiary of art teachers Donald McGrath and Urho Marks. They facilitated submitting my art to the regional Scholastic Art Awards program sponsored by the Valley National Bank. This competition led to my work being featured in 1969 and 1970 art exhibitions. Additionally, I participated in the Teenage Arts Bazaar show at the open-air Scottsdale Fashion Square Mall. This experience culminated with receiving the Grand Prize Award for a large painting which included eight lessons with the representational artist Jim Strong.

After entering ASU, I sold a few art pieces at the Annual Student Holiday Art Show. For the next 45 years, however, creating art took a back seat to pursuing Bachelor and Master Degrees in Architecture and practicing as an Arizona architect for almost 40 years.

I am currently a Senior Architect at the Phoenix-based Gensler design firm and recently led a design team on the new Sky

he slump test has been used for years and is one of the required concrete tests. ASTM C173 contains the procedures and every certified Field Grade 1 Technician should know the details of, and successfully, demonstrate this test.

The slump test indicates a concrete’s workability or how easy it is to place. A high-slump concrete is easy to set with minimal consolidation effort; a low-slump concrete requires more consolidation effort and is difficult to place.

Before the recent developments in admixtures, the slump was thought to be an indicator of how much water was in the concrete. A high-slump concrete would thus be rejected on the job site because it would be assumed to have too much water, resulting in concrete of little strength and durability.

A slump concrete lower than specified would be difficult to place and could result in honeycombing, a problem which could cause it be rejected without field corrections.

To solve both high and low-slump concrete issues, specifications were written to keep the slump within a relatively narrow range at the job site.

The prior guidance on how to evaluate slump on the job site was Specifications for

Structural Concrete (ACI 301-10), published in 2010. Specifications limited the slump of the batch concrete to four inches, then allowed to increase to eight inches with the addition of admixtures. Testing of the slump was conducted “at the point of delivery.”

By keeping the slump relatively small before the additions of admixtures, the amount of water in the mixture would also likely be minimal. With an allowable adjustment up to eight inches with admixtures, the concrete would be easy to place.

The specification also required that the slump was to be determined at the point of the delivery, as the truck discharges it. Some engineers have interpreted the rule to mean to test the slump at the discharge of the pump, which has caused confusion on the job site.

This requirement kept with tradition in keeping slumps low and influenced how High Range Water Reducer (HRWR), also referred to as Super Plasticizers (Super P), were administered. A quality-control person from the batch plant working at the job site mixed these additives into the concrete. After evaluation of the concrete in the truck, this person would add the appropriate amount of HRWR to get the desired slumps. Hence, the slumps and quality of the concrete would be variable depending on the experience of the on-site inspector.

Current construction with the use of higher-strength concretes, more reinforcements, and small structural members,

requires higher slump concretes for placement without honeycombing issues. Many jobs now require high-slump, low-water concrete, which is created by batch plants using HRWR. As the quality of HRWR improved, all admixtures including HRWR are added at the batch plant. Thus, most batch plants no longer make concrete with a four-inch slump, then add an admixture to increase the slump up to eight inches.

A new requirement has been developed that better defines how to batch concrete and how to consider slump.

Specifications for Structural Concrete (ACI 301-16), published in 2016, states that the designer must select a target slump matched to the use of the concrete, but shall not exceed nine inches from a sample taken from the point of discharge from the transportation unit. This specification should make it clear that the batch plant can add admixtures in one continuous process and doesn’t need to worry about the pre-HRWR slump of the concrete.

What do you do if the slump test is too high? ACI 301 states that if the slump is too high, a second sample should be taken from the transportation unit for testing. If the retest meets the requirements, it is considered the official slump and the concrete has complied with the specification.

If the second slump is still too high, the concrete is regarded as having failed the requirements.

What do you do if the slump is too low? ACI 301 states that, if permitted by the engineer, a one-time addition of water is allowed to the concrete truck provided it doesn't exceed the maximum moisture content. If the slump remains lower than the specification, the concrete is considered to have failed the requirements.

Some job site specifications do not allow any onsite additions of water or admixtures to the concrete, while others permit the addition of HRWR at any time during the placement. Therefore, make sure to understand the requirements allowed at each job site.

Since the slump test remains a required test at job sites, the new publication specifications (ACI 301-16) should provide better guidelines for the successful use of the slump test at job sites.

and sizes, I conceived of how it could work by trapping the marbles between two sheets of aluminum perforated sheets and held together using SignComp extrusions.

Obtaining samples confirmed the method would work.

Gretchen Cherrill of Airpark Signs and Graphics in Scottsdale was a huge supporter of the project. She and her crew determined some fabrication details, cut the materials to size, and later installed the panels on the fence.

I drew up plans and started gathering old signs to integrate into the designs.

Many of the segments would incorporate a painted or porcelain sign and then expand upon that sign’s message.

Based on my drawings, I created a spreadsheet to estimate the number of marbles needed for each color, which totaled more than 60,000. My original marble source couldn’t handle an order that size, so I contacted the manufacturer.

After a PayPal transaction, a pallet arrived in my driveway.

My wife and I rigged up a tent in the driveway (it’s a good thing we do not have a homeowner’s association), set up saw horses and perforated aluminum sheets, and started placing marbles.

My drawings gave me a good idea where the colors went, but it wasn’t until I could assemble a segment and stand it on its side, step back and look, that I could

evaluate whether everything was correctly placed.

This process worked fine for the first panel, but when I tilted up the second one it was like a giant Pachinko game. Every marble slid down. Hey, gravity works! The Airpark folks thought that might happen, and I was prepared for it, but still, starting over sucks sometimes.

To prevent this from reoccurring, I added small stainless steel flathead screws about every 18 inches, down the middle of each panel which blends in nicely.

For stability, wings were added to the sides of each panel and anchored on top of the fence. The panels are very stable and have faced 50 mile-per-hour monsoon winds with no issues.

There are 12,000 marbles leftover from the project, as I had to buy full boxes, and there are no returns. My best option may be to stage a marble contest at the next Society for Experimental Graphic Design (SEGD) conference.

Of course, right before we started putting up the panels, Show Low decided she was done with her fence jumping and neighborhood explorations.

hen my wife and I restored our house in Phoenix’s Coronado Historic District 27 years ago, we built a block wall around the back yard to keep in our dogs and kids. But we wanted to be good neighbors, so the wall was only four-feet tall. We could talk across the fence, keep tabs on the adjacent homes when the neighbors were away, and see their dirty laundry. Nude sunbathing was out, but that was rarely an issue.

This height fence worked for 25 years until we adopted Show Low, a young German Shepard. He was a happy dog who loved to explore the yard and, we discovered, explore the neighborhood. I was usually alerted of this at work when I would get a call from a neighbor saying, “Jim, Show Low is in our back yard eating our flowers.”

Cajoling, yelling, long chains, and crying were of no help, but an electric wire and chicken wire fencing did work. This fence upgrade kept the dog in, but the yard now looked like a ramshackle prison facility, especially with a German Shepard on patrol. We decided to raise the fence.

But, being a creative type, and wanting to burn through some money, I chose not just to add concrete blocks for the extra two feet. That would be too easy.

Instead, I was intrigued by creating something with perforated metal and clear marbles. After researching marble colors

ne thing I've learned after 21 years - you never know what is gonna come through that door,” says Rick Harrison, the star of the reality TV series Pawn Stars.

“It’s exciting;, there are things that come into the auction that you would probably never see anywhere else,” declares Cadzow, the owner of the company. “Being in the auction business, there are a lot of ‘unusual' days. You never know what is going to come up, the exciting inventory you will see come across the block, or the characters you will meet.”

And Cadzow has experienced a lot in the 30 years he's been with the firm. Ed Short founded WSM in 1971 and Cadzow’s father, John C. “Big John” Cadzow, bought WSM in 1985, the same year his son started working at the company.

“My father was the key to developing partnerships, which are current and ongoing, with the major utility companies

including APS, CenturyLink, SRP and Southwest Gas, to name a few.”

WSM is a licensed Public Consignment Auction dealer and holds monthly live auctions and online public auctions as well as specialty and onsite auctions. They partner with organizations such as Cemex and large utility companies, government entities such as Maricopa County and the City of Tempe, as well as individuals.

The company recently added the Earnhardt Lexus Moving Liquidation, which took place on November 5, 2016. Cadzow remarks that this marks the fifth auction in the last three years that WSM has performed for the Earnhardt Brand.

The company provides daily appraisals, takes in consignments, and allows previews for the public. “We put an exceptional amount of effort into getting consignments in front of the right buyers, and we provide on-site services such as titling, notary, and loading for the convenience of our buyers and sellers,” Cadzow adds.

“Selling at auction is a great way to take the hassle out of unloading unneeded goods,” Cadzow says. His company takes care of everything from showing items,

collecting payments, obtaining sold notices for vehicles, finding buyers, and getting the merchandise in front of many customers at once, driving up the price through competitors excited by the auctioneer’s rhythmic chatter.

For buyers, there’s still a lot of life left in the items that come across the auction block. Auctions are an excellent one-stop shopping place to find equipment, tools, and materials, especially those items or parts that are no longer in production. “It’s exciting,” Cadzow exclaims, “as there are things that come into the auction that you would probably never see anywhere else!”

There are many things Cadzow loves about his job but notes that there a few key elements that make it worthwhile.

A turning point for WSM that put them on the map for heavy equipment and agricultural machinery in the Southwest was the Brooks Farm auction in February 2009. This was the company’s largest offsite auction and led to many new projects.

"The auction attracted a record number of bidders and was the first time WSM incorporated Proxibid (Online Simulcast Auctions),” Cadzow says. “It attracted buyers from all over the world and signaled WSM as an innovator and pioneer in using online digital technology to increase customer participation and reach.”

“Most important are the people I meet,” he says.

“Then there is the satisfaction of a sale gone well. There is nothing like sending that check out to consignors and having them surprised by how easy it was and how much money their items brought.”

Finally, he adds that having the buyer find and win a vital piece of equipment he needed for his construction operations brings a feeling of accomplishment that money can’t buy.

When asked about his most memorable day at WSM Auctioneers, Cadzow immediately zeroes in on the liquidation of his father’s items near the time of his death. “It was a symbolic passing of the torch,” Cadzow reflects. “My dad loved Americana and antique machines, engines, tractors, manuals, cast iron toys, especially John Deere. His cataloged collection spanned three days and attracted buyers from all over the Southwest.”

Another exceptional day for the company was when they purchased the new WSM North property. “WSM has grown considerably in the last three to five years adding the new property, which

Futuristic Phoenix Douglas Towne

N

o other building embodies the city like the Phoenix Financial Center. Opened by developer David H. Murdock in 1964, it was promoted as a “one-stop financial shopping center.” Architect W.A. Sarmiento designed the distinctive mid-century building, with its gold-colored columns of anodized aluminum, inspired by Arizona’s sunshine.

The 18-story tower was nicknamed the computer “punch card” building because of its random pattern of window slits, but its design was motivated by eighth-century Arab architecture.

uring a cocktail party in 1959, a young Phoenix developer, then constructing the tallest building in the Southwest, remarked to his friends that he wanted a bank in his new tower, but the banks located downtown would not oblige. As the story goes, within a half hour this group raised nearly $1 million to start their bank to anchor the new building, according to a Time magazine article in 1961.

Influential and persuasive, the man who could inspire a bank with an offhand remark had moved to Phoenix barely a decade before, yet David H. Murdock had already become one of the city’s most prominent midcentury developers.

Murdock and his new wife, Lillie Anna, came to Phoenix on their way to California in 1946, but there was little to suggest he would change the city's landscape.

Before the war, Murdock, born in 1923, dropped out of high school and became part owner of a gas station in Detroit. He subsequently worked as a riveter at Briggs Motor Car Company before entering the Army Air Corps in 1942.

Discharged in 1945, he returned to Detroit virtually penniless. He borrowed money and purchased a diner which he soon sold for a profit. He then bought a trailer and the Murdocks headed west in search of new opportunities in Texas or California. Texas weather proved unsuitable, so they moved on and stopped in Phoenix in December. The mild winter climate enchanted them, so they stayed.

The couple’s difficulty finding an affordable house convinced Murdock that homebuilding presented an excellent business opportunity in booming postwar Phoenix. Along with two other partners, he formed Murdock Construction Company in 1947.

Early partnerships building houses did not work out. One partner skipped town with the firm's funds and left Murdock responsible for some partially completed homes and a loan from Valley National Bank.

With little actual construction experience, he finished the houses himself and impressed the bankers with his determination and commitment. Valley National Left: David Murdock’s first commercial building at 537 East McDowell Road, January 1953.

Designed by architect Charles Polacek, the 20-story tower was completed in 1960 and became the tallest building between Fort Worth and Los Angeles. The financial institution created over cocktails provided its name: The Guaranty Bank building, now the 3550 Tower.

Murdock also invested in the declining Phoenix downtown core and purchased much of the block bounded by Central and First avenues, Monroe and Van Buren streets in 1959. His redevelopment plans included a new tower south of the Security Building at Central and Van Buren; adding eight stories to the two-story Bank of Bank provided additional loans to Murdock for more houses. This effort ended in a loss, but in 1949 he found a formula that worked by building duplexes near 16th and Willetta streets.

Murdock constructed his first commercial building at 537 East McDowell Road in 1952. In subsequent years, he added more commercial structures along the McDowell Road “Miracle Mile” near 16th Street and throughout the city.

Sensing opportunity in the Central Avenue corridor, Murdock acquired land north of Osborn Road. He constructed two office buildings and a Bank of Douglas building on Central, and two more office buildings at the northeast corner of Third Avenue and Osborn Road by 1958.

That same year, Murdock announced his most ambitious project yet: an office tower originally designed to be 11-stories tall to be constructed at 3550 North Central. Murdock needed approval from the city because zoning only allowed four stories. Approvals attained, work began the following year. To commemorate the start of construction,

Douglas building at Monroe and First Avenue; and a multi-level parking structure at Van Buren and First Avenue. All were completed by 1962. The 44 Monroe apartments eventually replaced the Bank of Douglas building, but the parking structure and Security Center remain.

Murdock became chairman of the Phoenix Central Business District Committee with a mission to provide Phoenix with a revitalized downtown. of the Phoenix Charter Government Committee. He and his wife established the Murdock wing of the Heard Museum in 1961.

After a challenging beginning, Murdock's persistence paid off, and he personified the confidence and optimism of midcentury Phoenix. His hard work brought him recognition, and he had office buildings throughout Phoenix, including some masterpieces of midcentury design.

Murdock had started development work in other Western cities, including 10-story office buildings in Roswell, New Mexico and Orange, California. His wealth reached into the millions, and he was only 38 years old.

Discussing his career, Murdock said to the Arizona Point West magazine in 1962, “You just keep pushing, and when you

finish that job you come out of it stronger, and then you’re ready for the next.”

Murdock engaged in other business activities besides development. He became a major stockholder and board member of Central Investment Corporation, soon renamed Financial Corporation of Arizona, which controlled two banks and other financial services firms.

The developer purchased land at the northeast corner of Central and Osborn in 1962 and the following year broke ground on his most ambitious development project yet: a headquarters for the Financial Corporation of Arizona. The new complex, originally designed with two 18-story twin towers and two rotundas built around reflecting pools, became a Phoenix landmark.

“It may be that Phoenix and the Valley never imagined that the design of the Arizona contractor & Community

Financial Center, which David Murdock authorized from architect W.A. Sarmiento, would be such a trend-setting complex,” historian Donna L. Reiner says. “His vision of having something on that site which would knock the socks off of Phoenix architecture is incredible.”

Conceived as a “one-stop shop” for financial services, the Financial Center included two banks and Sperry Rand’s Univac Data Processing Center. Construction on the first and only phase ended with one 10-story tower and the rotundas completed by the end of 1964. Because the unique design of the tower’s south façade resembled a computer card, it was nicknamed the “Punch Card Building.”

The Financial Center became Murdock’s signature Phoenix project. While 1964 started optimistically, an economic recession later that year created problems for Murdock’s enterprises. The downturn reduced the value of his assets, and the Financial Corporation of Arizona, in which he had invested much of his wealth, took a particularly hard hit after a vice-president embezzled a million dollars. Soon Murdock was struggling financially, and, while not bankrupt, had to sell many assets.

Again, in search of new opportunities, Murdock moved to Los Angeles in 1966. In Southern California, he showed the same determination that launched his Phoenix career two decades before.

Combining his experience and entrepreneurial gifts, he went on to a stellar career in corporate acquisitions and philanthropy. By the mid-1980s his holdings included International Mining, Occidental Petroleum, and Dole Foods. At age 93, Murdock continues his business interests and is #264 on the 2016 Forbes 400 list of wealthiest Americans with a net worth of $2.6 billion.

A resident of Phoenix since 1981, Derek Horn recently retired from the city of Phoenix after a career in building design, construction, and regulation. A member of that city's Historic Preservation Commission, he also researches and writes about local history. Derek is the author of the book Midtown Phoenix.

planned communities and golf courses, including the Wickenburg Country Club, Rancho de los Caballeros, and The Lakes in Tempe.

Moon Valley Country Club opened in 1960. Karsten Solheim, the creator of Ping golf clubs, bought the club from in 1984 and his family owned it until 2004.

L.G. Knipe: Arizona’s Forgotten “Progressive Phoenix Architect"

is “fingerprints” are all over the Valley - and in California and Texas too. Today, for all those accomplishments, L.G. Knipe, once a giant in his fields of architecture and engineering, is virtually unknown.

The strongest characteristic of Knipe’s work was the diversity of his creations, a seemingly endless ability to draw on a variety of influences.

Leighton Green Knipe, the youngest of three children, was born August 13, 1878, in Delaware Water Gap, Monroe County Pennsylvania, the son of Reverend and Mrs. Samuel Warmen Knipe.

Knipe attended Lafayette College in Easton, Pennsylvania but, “Apparently, he did not graduate, but was enrolled in 1899-1902, as a civil engineering student,” according to Diane Windham Shaw, the library archivist at the University.

Soon after, Knipe supervised the “rebuilding of West Point Military Academy.”

Whatever brought Knipe to Arizona from New York in October 1908, he arrived in Phoenix well-equipped for work in a burgeoning region with structural engineering, architecture, art, and geological skills. The Arizona Republican reported “the only

structural engineer in Arizona” set up an office at 15 East Adams Street and immediately went to work.

submitted “plans for the building of the Territorial Penitentiary at Florence, and is the only man in the territory who is in the competition.”

The Arizona Republican effusively praised Knipe and his abilities. "He is a young man thoroughly equipped, so far as education and experience goes, to furnish plans and superintend the construction of any kind of structural work, and all things being equal, there is no reason why this work for the Territory should not be done by a man who has come here to live."

feet home for them at 1025 North Second Street, on the edge of town in the present-day Evans-Churchill neighborhood adjacent to Roosevelt Row. Even though in recent years the seminal dwelling has fallen on hard times including, an arson fire in 2010 that severely damaged the vacant building, preservationists persist in their determination to restore the significant historic resource.

Knipe then turned his attention to Tempe, where he was contracted to develop the town’s sewer and lighting systems.

His first known public commission was the Tempe Union High School. On August 31, 1909, just a week before opening for its first class, Knipe gave an Arizona Republican reporter a tour of the nearly completed $37,000 (about $994,000 today) building. The journalist unabashedly wrote, “…it is difficult to see how more could have been obtained for the money.”

chemistry, domestic science, and vocational training rooms. A library, auditorium with a fully equipped stage, and gymnasium rounded out the amenities.

The paper noted, "The plan of heating and cooling the building is a very modern

one. In addition to the furnace, there is a system of fans which, when in operation, distribute the heat through the pipe uniformly."

Utilizing his engineering skills, Knipe designed an intriguing cooling device for the building. “In warm weather,” the paper wrote, “this same system less the furnace is also used, the fan blowing over a bed of charcoal, automatically kept damp, will lower the temperature of the room to almost any desired degree.”

An ad in the February 1910 Arizona: The New State Magazine reveals Knipe was established as a structural engineer at 14 North Second Street in Phoenix.

Following on his success of the Tempe High School, Knipe was hired in 1911 to design a home for the Tempe National Bank – the town’s leading financial institution established a decade earlier.

Knipe introduced a building in stark contrast to any other in Tempe and the Valley. With its brilliant, white-glazed, cement brick exterior, the Egyptian Revival structure and its inviting, broad, shaded porch reflected the stability of a financial institution.

Knipe’s masterpiece debuted to overwhelming approval on June 28, 1912.

Regrettably after World War II, the structure went through several “modernizations” that entirely destroyed its historic integrity. In 2005, thanks to the efforts of Stu Siefer, local architect and businessman, the edifice was given an “interpretive rehabilitation,” that conveys some of the feel of the original design.

In 1914 when Tempe was seeking to erect a city hall, leaders turned once again to someone with whom it had a healthy relationship. Knipe was selected over more well-known Valley architects like John Creighton, who designed the Tempe Hardware Building in 1898, and Royal Lescher of Lescher and Kibbey Architects.

traditional for a government building. With four towering Greek columns and imposing 14-step staircase leading to a grand entry, Knipe once again proved himself an exceptional architect.

Knipe’s work didn’t go unnoticed at the nearby Tempe Normal School. In the same year the City Hall was dedicated, Knipe was asked to prepare working drawings for the campus’s Industrial Arts Building fashioned by noted California architect Norman F. Marsh.

After four major East Valley projects, the west side hired Knipe in 1918 to plan a new town for Paul Litchfield, a Goodyear Tire & Rubber Company junior executive.

It became known as Litchfield Park in 1926.

Labeled the “Progressive Phoenix Architect” by the Arizona Republican, Knipe was called back to the Tempe Normal School two more times, for the $35,000 Krause Dining Hall in 1920 (demolished in 1991) and for West Hall in 1936.

Sometime in the mid-1920s, Knipe relocated to Los Angeles, where he began designing high-profile residences recognized for their unique Prairie Style / California Ranch Revival architecture. Two major commissions established his reputation: the William Warren Orcutt Ranch in San Fernando Valley (1927) and a year later the home of citrus grower John H. Show.

Knipe also spent time in Marfa, Texas where he designed about a half-dozen buildings including the Marfa National Bank in 1930.

While in Marfa, he applied for and received a patent (#1,546,493) in 1925. It specified "certain improvements in building constructions…the primary object (of which is) to provide for the construction of a wall in a manner to materially reduce the cost of using the ordinary material."

In his later years, Knipe worked as a consulting engineer at the Lockheed Aircraft Corporation in California. But he returned to Texas on several occasions, the last time in 1941, when in bad health died March 28.

His body was returned for burial near his Canoga Park, California home, where, according to the Big Bend Sentinel in Marfa, the never married Knipe lived with A. A. Knapp, "said to have been his closest friend."

In addition to the buildings already enumerated, Knipe is credited with designing the Jefferson Hotel and Marcellin L. Vieux House in Phoenix, the Wigwam Resort in Litchfield Park, and schools in Mesa, Tempe, Chandler, and Glendale. This impressive roster leaves one to ponder why the “Progressive Phoenix Architect,” such a prolific contrib-

utor to Valley architecture, is now mostly forgotten.

Fortunately, many of his buildings still stand, providing an opportunity to appreciate the contributions of an individual who deserves considerably more recognition.

Famous Chicken Meal Served in Phoenix Douglas Towne

O

nce upon a time, there was a folksy gentleman who created a famous chicken dinner. He became quite the entrepreneur, and his tasty chicken meals were franchised and served in restaurants around the country, including two in Phoenix.

But he didn't wear a white suit, and he didn't come from Kentucky. His name was Beverly Osborne, and he was from Oklahoma City.

In 1936, so the story goes, Osborne and his wife, Rubye, were in a truck with a basket of home-cooked fried chicken. A chance encounter with a pothole upended the food, and when Rubye picked up the

other branded merchandise included dishware, postcards, and matchbooks. He also patented a special griddle for frying the chicken.

More than 335 million meals had been enjoyed by 1950. Osborne's effusive personality and his catchy marketing campaign aided the tasty chicken's popularity.

The advertisements featured a cigar-smoking rooster brandishing a broken golf club trying to get his golf ball "out of the rough."

pieces, she remarked: "this is really chicken in the rough."

The phrase resonated with Osborne, an entrepreneur who subsequently created a “Chicken in the Rough” entrée.

Diners could eat the meal with their hands just like they did at home.

With funds raised by selling Rubye’s wedding ring, Osborne started Beverly’s Restaurant in Oklahoma City in 1936. The meal quickly became popular and Osborne opened six restaurants in the city, attracting celebrities who later became his friends, such as Bob Hope, Gene Autry, and Will Rogers.

Most of Osborne’s expansion, however, was accomplished by licensing the Chicken in the Rough cooking method and proprietary seasoning blend to existing independent restaurants. Signage and

the caddy commenting, "I'll gladly be fried for Chicken in the Rough."

Two restaurants in Phoenix offered Osborne’s memorable meal of half a chicken split into individual pieces along with shoestring potatoes, hot biscuits, a jug of honey, and a dipping bowl for diners to wash their fingers.

Haynes’ Drive-Inn, located at 1500 North Central Avenue, featured Osborne’s dish from 1938-1941. After the start of World War II, Marvin and Elsie Haynes sold the restaurant and managed food services for military bases in Arizona, Texas, and Tennessee.

Another outlet was Bill’s Drive-Inn located at 1516 West Van Buren Street.

The restaurant opened in 1948 and sold Chicken in the Rough until it closed in 1975.

“I walked to Bill’s to get Cokes all the time as a kid,” Linda Lushelle Williams, a retired jeweler, says. “The chicken was pretty good and served in plastic baskets.

I always thought the basket was ‘the rough’ part.”

By 1950, Osborne was grossing $2 million annually from 250 franchised outlets. That same year he was featured in Time magazine and predicted that there would be 2,000 restaurants selling his chicken within five years. But it didn't work out that way.

Despite its meteoric early success, the iconic meal's popularity stagnated and then declined, to the extent that "Chicken in the Rough" is largely unknown today.

Osborne was a serial entrepreneur and neglected his chicken empire in later years.

The National Sanitation Foundation also wouldn't certify the patented skillet used to prepare Chicken in the Rough, which caused some restaurants to cease serving the meal in the 1970s.

The Chicken in the Rough brand was sold by Osborne in the 1970s to Jack Carroll, who during his youth, had worked as a dishwasher at Beverly’s restaurant in downtown Oklahoma City. Osborne died at age 82 when a truck accidentally backed over him at his house in 1979.

The brand’s reach has dwindled over the decades, but is still served by at least three restaurants: Beverly’s Pancake House in Oklahoma City, Palm’s Krystal Bar & Grill in Port Huron, Michigan, and McCarthy’s Bar & Grill in the adjacent border town of Sarnia, Ontario.

“Chicken in the Rough is still our biggest seller,” crows manager Brad Medrano of Palm’s Krystal Bar & Grill, which has been serving the meal since 1936.

Medrano explains that people from all over the country stop by for the dish.

Canadians are especially great customers because Medrano’s place makes it better than their competitors across the St. Clair River in Ontario. “For the past 20 years, we’ve had eight Canadians come by every Friday night for Chicken in the Rough,” he says.

Nostalgic travelers near Port Huron should take the opportunity to enjoy the famous chicken meal at the Palm's Krystal Bar & Grill while it's still available. Reviving the brand appears improbable as there was no response from inquiries listed on its dated website.

Unfortunately, there might not be many more rounds left for this golf-playing rooster which once represented the most popular chicken dish in America.

Supersized Cargo Carrier: LeTourneau’s Trackless Train Douglas Towne

ometimes ideas that go completely off track are the most intriguing, such as the strange machine on display at the remote U.S. Army Yuma Proving Ground in western Arizona. When assessing this odd piece of equipment, which is one of the most powerful construction vehicles ever built, the word 'locomotive" doesn't immediately come to mind. But that might be the best description for the control car that powered the U.S. Army Overland Train Mark II. "It was a wonderful piece of machinery -- unique as far as I know," said Bonnie Duncan. Her late husband, engineer Sam Duncan, helped design it.

The Overland Train was what the name implies, a logistical cargo carrier that transported equipment and supplies along roads--and off-road too. The 13-vehicle train consisted of the control car, two power-generating cars, and ten cargo cars.

The control car had a raised, pagodalike cab for a crew of six, along with a galley, toilet, shower, bunk beds, and a crane for handling cargo. "The train had rather elegant living quarters, very modern cooking facilities, and even an automatic laundry,” Duncan told the website, Roadtrip America in 2005. “The men who worked on it called it a mobile city.”

The 565-foot-long train, which stretched more than a tenth of a mile, still holds the record for the longest off-road vehicle. It cost $3.7 million to build and was constructed primarily of aluminum to reduce weight. The Overland Train could carry a payload of 150 tons at speeds up to 20 miles per hour (mph) for a distance up to 400 miles. This tonnage was the cargo equivalent of 60 regular Army trucks, according to a 1962 article in the Yuma Test Station Sidewinder.

electrical motor drove each of the 54 wheels, which gave the cars better traction. The tires were 10 feet high and four feet wide and operated at low pressure to permit the train to roll across soft surfaces.

The unique wheel designs were later adopted by “Big Foot” monster trucks.

“The five generation units, two diesel electric generators on each power generating car and a gas turbine generator on the control car, supplied enough electricity to run the entire system,” says William Heidner, museum curator at the Yuma Proving Ground’s Heritage Center.

"One feature of the train was its near perfect tracking. Where it was driven on sand, the tracks looked like they could have been made by only two wheels, even around a curve,” commented Duncan.

The Overland Train was built by the LeTourneau Company, a Longview, Texasbased heavy-equipment manufacturer.

The company’s founder, Robert Gilmour (R.G.) LeTourneau, conceived of the idea for transporting equipment without being dependent on road or rail systems in the 1950s. Popular Science cited LeTourneau as the person who "probably has done more singlehandedly to alter the looks of the world's topography with mechanical

the road from Boulder City, Nevada to Hoover Dam in the 1930s. Many years later, he developed the Overland Train concept as a method to transport har-

vested trees without the need to prepare a road. The VC-12 Tournatrain became the first model.

Based on this prototype, LeTourneau constructed several trains for use in the Arctic, placing radar sites along the Distant Early Warning system called the DEW line.

These included the TC-264 Sno-Buggy and VC-22 Sno-Freighter. The Sno-Freighter performed well in 1955, but was damaged by fire during the second season. The train was abandoned near Fairbanks, Alaska.

Another variation, the Logistics Cargo Carrier, or LCC-1, was completed in 1956 and used in Michigan and Greenland before being shipped to Alaska. The LCC-1 made its last run in 1962 and is on display at the Yukon Transportation Museum in Whitehorse.

“These vehicles were designed to travel on terrain which could not be traversed otherwise -- snow, ice, and even crevasses,” said Duncan.

The U.S. Army's interest in the machine coincided with its plans to construct a nuclear reactor to power a Theater-level field headquarters, according to Heidner. "Chief of Staff of the Army J. Lawton Collins testified to Congress that this base, essentially a small city, would be built with pre-fabricated structures that could be transported on an “overland train-like transportation system,” says Heidner.

Army opted for other heavy transportation options such as the S-64 Skycrane, a powerful helicopter.

“It was for defense of Alaska, but by the time it was completed, the Cold War had ebbed, and there was no need for the train,” says Duncan The Overland Train remained in storage until offered for sale at $1.4 million in 1969. There were no takers and the train was sold for scrap in 1971. The control cab was saved and now belongs to the U.S. Army Center of Military History. This organization returned it to the Yuma Proving Ground for display in 1999, where it is one of the highlights of the Heritage Center.

When asked about people’s reactions to this most unusual piece of machinery, Heidner says, “Most visitors are blown away.”

The Overland Train was tested using the ironic test name "Project OTTER," which stood for "Overland Train Terrain Evaluation Research," at the Yuma Proving Ground in 1962. “The steering was via electric controls, something that R.G. LeTourneau was a stickler for,” comments Heidner. “He hated hydraulics and his products would not use that system, preferring an all- electric approach.”

Heidner notes that the mobility was good, although testers commented that “you could get it into trouble,’ i.e. get stuck. They suggested an easy remedy ‘should anyone be really serious about this system,’” he says.

“To me, that suggests that at that point in the test process, they had already realized that the program would not be continued,” comments Heidner. “I believe that was because of the tremendous amount of fuel required to produce that much electricity. I also think that the nuclear reactors that Army General Collins was hoping to build were viewed as a potential answer not only to the electrical requirements of the field headquarters but perhaps to supply the electric motors of the Overland Train as well.”

The year 2017 marks 40 years in business for Arizona-based Sunstate Equipment Co. From its humble beginnings as a single, homeowner-oriented rental store, founder Mike Watts transformed the business into a national construction/industrial rental supplier with 61 locations in nine states.

Throughout the decades, Watts has carefully guided Sunstate’s growth with a single-minded focus on "people.”

The young Watts left a secure job with Apache Rentals in 1976, citing fundamental differences in business philosophy. He wanted to strike out and create a company with a workplace that would value employees and customers equally. An innovative concept for the time, this notion of putting employees on the same level as customers struck a chord with the team that Watts attracted. They embraced the young company’s core values and key concepts

with passion, fueling steady growth and success.

Sunstate is proud to still have some of those original team members on staff today.

Indeed, many of the customers Sunstate served in those early years have remained loyal, and consider Sunstate to be more of a partner than a supplier.

After acquiring an interest in one store, which offered rental equipment for local homeowners, Watts revised the business model to focus on tool and equipment needs of contractors. The company began to grow.

Watts knew from his experience that sustainable growth would require more than a passion for the business. He set about building a top-tier training program to develop his people, thereby increasing their value to Sunstate and its customers.

The skill and knowledge of Sunstate’s tenured team has repeatedly elicited praise from customers. Training at all levels remains an important investment in Sunstate’s success and has set the bar for the entire industry.

The John Deere Company, a longvalued supplier of quality equipment, approached Sunstate about becoming a partner in the rental business in 1996.

to take advantage of the booming economy and expand into new markets, opening more than 40 stores in eight years. While that growth may have felt like breakneck speed, Sunstate’s approach has always been considered and careful. Planning for the long term has been a proven strategy that has helped Sunstate weather changing economies for four decades.

In 2003, Deere turned their focus elsewhere and withdrew from the rental business, leaving Sunstate a rental powerhouse in the Southwest.

After a multiyear-long investigation of the U.S. equipment rental market, Sumitomo Corporation approached Sunstate in 2008 to discuss potential investment and partnership. Sumitomo, with a company history dating back to the 17th century, is a global trading business with investments throughout the world. Sumitomo's careful search for a partner with shared values and dedication to its people made Sunstate the clear choice. A partnership was cemented in 2009 and has served to strengthen Sunstate's business foundation and plans further.

The Sunstate Equipment Foundation was established in 2016, which formalized the company’s long-time practice of supporting charity groups in the communities where they operate.

The 501(c)(3) Foundation was created to combine the efforts of the corporate and personal giving of Sunstate employees and amplify them for the benefit of all.

The company, along with its partner Sumitomo Corp., announced that Founder/Executive Chairman Mike Watts will retire in February 2017. Watts, 68, will continue to serve as an advisor to the board. With this change, Sumitomo Corp. will assume full ownership of the company, and it will continue to be led by his son, Chris Watts, CEO. Watts started in the rental industry in 1970, working for another company before he and his wife started Sunstate in 1977 with four employees. Chris Watts Chris was born and raised in Phoenix, AZ and earned his B.A. in Environmental Studies and Geography from UC Santa Barbara, and his MBA from Willamette University in Salem, OR. In 1996, he joined the family business as an environmental manager, and today he is the President and CEO of Sunstate Equipment Co., the company started by his father in 1977. The

Chris’ long history of community service includes involvement with Valley Big Brothers Big Sisters organization, the Scottsdale Charros, an all-volunteer, nonprofit group of business and civic leaders that help build the community by supporting youth, and the STARS Foundation, an organization dedicated to improving the lives of individuals with developmental and cognitive disabilities. In 2015, he oversaw the formation of the Sunstate Equipment Foundation, a nonprofit charitable foundation of which he is the President of the Board of Directors. position with Briggs Equipment and Rentals as General Manager. A few years later, he was enticed back to the land of the saguaro cactus and returned to Phoenix and joined Sunstate Equipment Co., where he remains today as the Vice President of Culture.

In addition to his involvement with the Sunstate Equipment Foundation, Larry supports and works with the American Cancer Society, Military Family Relief Foundation, YMCA, and the Arizona Humane Society. He was a board member of the American Rental Association, Arizona Chapter, for three years, and was recently named the ARA Man of the Year for Region 7. two bond issuances, and creating/managing numerous multiLender Revolving Credit Agreements.

Garth also provides strategic planning support, including significant involvement in negotiating partnership transactions.

He oversees many of Sunstate’s administrative functions including accounting and accounts payable, credit, legal, risk and environmental management, real estate and human resources. Garth received a Bachelor of Science degree in accounting from Northern Arizona University and previously was a Certified Public Accountant.

Sunstate Equipment’s Milestones A Clear Dream - In 1977, the rental industry, along with the Arizona economy, was in a serious downturn. Many “experts,” including those at Apache Rentals (the company where Sunstate’s founder, Mike Watts, was employed), thought the industry would never be viable again. An innovative thinker who was accustomed to “going against the grain,” Mike purchased Beldon Rentals, a single store in Phoenix, Arizona. Even though Mike was unable to borrow the money on his own, his vision for success convinced Beldon’s owners that he would be a strong partner, and the company that would eventually become Sunstate Equipment was born.

Beldon Becomes Sunstate - In 1978,

Sunstate Grows - In 1986, finding itself in need of more space and with the fast growth of the Phoenix area, Sunstate once again packed up and relocated to their current Phoenix location. Eventually, they added two more facilities, strategically located in Mesa and Peoria. At this time, Sunstate also acquired Dial Rentals. This acquisition added both the fleet needed for continued expansion and experienced employees, many of whom finished their careers with or are still employed at Sunstate.

The Dream & Vision Realized - Mike Watts' original dream and vision were confirmed in April 1988, when Sunstate purchased Apache Rentals, the company he left initially. With its rapid expansion, Sunstate felt it was critical that all employees were initiated into the Sunstate Philosophy. A training program was created that included everyone. The results were immediately apparent in customers' positive responses to the consistency and excellence of their Sunstate experiences.

Continued Growth - Located in Casa Grande, Ford Rentals was a homeownerfocused business similar to what Mike Watts knew in the early Beldon days.

After acquiring Ford in 1995, once again, Sunstate changed the business model by adding contractor equipment to capitalize on both the existing homeowner business and booming growth and

Beldon Rentals officially changed its name to Sunstate Equipment. Seeing the need for a strong team to fuel the growth he planned, Mike Watts immediately began to assemble a reliable group for him and his growing customer base.

Some of these pioneering employees are still with the company today. In fact, 20 percent of Sunstate employees have more than 20 years of service with the firm.

Sunstate Steps It Up - To better meet the needs of large equipment customers, Sunstate acquired Fuhr Rents in January 1981. This acquisition helped by expanding the company's equipment fleet to include more heavy machinery, such as wheel loaders, scrapers, bulldozers,

construction in this market. During this time, Sunstate also opened five locations; three more in Arizona as well as expanding into Utah and Colorado.

Partnership with Deere - John Deere wanted to learn more about the rental business and spent years looking for a partner. After reviewing many companies for their expertise in customer service, knowledge, and growth potential, they approached Sunstate. In 1996, a successful partnership was created that gave Sunstate the capital they needed to continue growing.

Proving Our Mettle - With an innovative approach to seeking out employee feedback and rewarding positive suggestions, the Center for Suggestion Development awarded Sunstate the "Best Practice Award." Promoting a healthy balance between work and play, Sunstate also got involved in the community, including sponsoring a race car!

Silver Anniversary - What better way to celebrate an anniversary than an award?

In 2002, Sunstate was recognized by Rental Equipment Register magazine as the largest privately-held rental equipment company in the United States. Sunstate remains guided by the same set of Core Values rooted in its dedication to focus on employees by hiring well, training, practicing accountability, and providing opportunities. Mike Watts' original philosophy, "Focus on taking care of our people, and they will take care of the customer," still resonates throughout the company.

New Team Headquarters - For several years, Sunstate's Team Headquarters had been spread among three buildings, making it a challenge to operate smoothly. In 2007, a new purpose-built office was developed to house Sunstate's Service Center in Phoenix, AZ. This facility brought all the headquarters' staff under one roof for the first time. Sunstate also expanded into New Mexico and Texas.

Leadership Transition - Chris Watts assumes the role of CEO, in addition to President, of Sunstate Equipment. Chris began his full-time career with Sunstate in 1996, working in a variety of positions before moving into an executive position in 2009. After 23 years with Sunstate Equipment, long-time CEO Benno Jurgemeyer retired at the end of 2014.

Sunstate Equipment Foundation: Making a difference in communities near you.

Why The Foundation Was Formed The Sunstate Equipment Foundation, a 501 (c) 3 nonprofit charitable foundation, was recently created as a way for Sunstate Equipment and its employees to give back to the communities in which they live and work.

Much of the charitable giving done

by Sunstate has historically been Phoenix-based. As the company has grown, they believe a multi-market view is more appropriate for charity. Sunstate employees should play a larger role in directing their charitable giving across the commu-

nities in which they live and work. They also recognized that many Sunstate team members would like to have greater opportunities to make a personal difference in their communities. Thus, the Sunstate Equipment Foundation was born.

The Foundation will receive half of its funding through voluntary employee contributions, with Sunstate matching those employee contributions, dollar for dollar.

Sunstate employees who choose to volunteer their service on regional advisory boards will review preliminary grant applications, giving the employees of Sunstate a voice in spending charitable dollars.

Employees can also “sponsor” grant requests from their local communities, and funds donated or raised by Sunstate employees in their respective regions will

stay in their area. This plan is designed to give Sunstate employees a greater impact on local charities with which they may be involved.

How It Works Charitable organizations that wish to apply for a grant will need to create a basic online profile, fill out a grant application form, and upload some necessary documentation.

Submitted applications are reviewed

by Sunstate employees, who forward their comments and recommendations to the Board of Directors. The board votes on each grant application.

Where We Can Help When reviewing grant applications, preference is given to charitable organizations that operate in or near a region or metropolitan area in which Sunstate Equipment has a presence. There are currently 60 locations spread throughout the nine states.

unstate Equipment’s 40th Anniversary celebration was a microcosm of what's made the company so successful for four decades: excellent products, topnotch service, and never forgetting the core values on which the firm was founded.

Invitees arriving to help celebrate Sunstate’s ruby anniversary at an elegant structure set up outside the company's office encountered a scene reminiscent

of a Hollywood gala. After valet service, guests were offered a glass of champagne with which to walk down the red carpet, accompanied by the music of the Marvels Band, a jazz quartet.

Despite these high-end accoutrements, an old pickup parked nearby garnered the most attention. The pickup was Sunstate founder Mike Watts’ first work truck, which looked spiffy for being 43 years old. A poster was set up in the

bed listing the vehicle's many feats, including being stuck overnight in a wash during a Rocky Point weekend.

At the end of the red carpet, at the gateway to the festivities, Mike Watts personally greeted each and every attendee. Inside the expansive white tent, under lights hung artistically from ladders and plumbing fixtures, long-time Sunstate customers and friends renewed acquaintances and laughed about old stories. Guests chose from a wide array of delicious food ranging from gourmet sliders to individual mac n' cheese tins to cookies decorated with the company logo.

But what made the event special were the brief but poignant talks given by President Chris Watts followed by his father, Mike Watts. Chris Watts first acknowledged some of the dignitaries in the packed crowd, including recently elected Maricopa County Sheriff Paul Penzone.

Then both offered heartfelt thanks to Sunstate Equipment's customers and employees for support of their core vision, from which the company has never wavered. The audience's respect and fondness for both Watts were apparent, as they vacillated between respectful silences so as to capture every nuance of their speeches, to hearty laughter for the more light-hearted stories. Mike told of his old office which overlooked the equipment yard, where he noted which employees walked "with pep in their step" and those walking "without a purpose."

If the celebration was meant to crystallize the company’s values, friendships, and look to the future with confidence, Sunstate Equipment’s 40th Anniversary Bash was an unqualified success.

ursuing materiality in the Southwest brought a very talented East Coast architect, Paul Gene Buchli, AIA, to Arizona in the late 1950s.

Buchli was born in 1929 and grew up in a small Connecticut town. As a high school senior, his pen and ink drawing of the school’s facade was featured in the yearbook. His sketching ability along with an “aptitude for math and science solidified my architectural direction,” says the 87-year-old architect.

He completed his undergraduate studies in structural engineering at the University of Connecticut and subsequently received a four-year scholarship to Yale University where he earned a Bachelor of Architecture degree in 1952.

“Yale’s School of Architecture in the late 40s and 50s embraced the International style and laid their design teaching in that direction,” Buchli says. ”There were a few students of an ‘organic’ persuasion,

maybe three out of the 28. To me, Mies (Van der Rohe) was mighty, but Louis Kahn and Paul Rudolph were also great, in different ways.”

Buchli then became a licensed architect but spent three years in the U.S. Navy as a facilities planning officer during the Korean War. His final duty post was in D.C. where he remained working for McLeod & Ferrara Architects from 1955-59. His jobs included project manager, specifications writer, and field superintendent for institutional, governmental, residential, commercial, educational, medical and religious buildings.

During these years, East Coast architects such as Buchli became intrigued by the construction materials used in the Southwest. These included concrete masonry units as slump block and splitface; precast aggregate faced concrete panels; precast concrete single and double

tees; and precast concrete flat slab spandeck. Attracted by the regional materiality, he moved to Phoenix with his wife, Louise, and son, David, to start P.E. Buchli Architects in 1959.

Buchli says he founded the firm on a "design ethic described as organized, minimal, modular, linear, and geometrical. The architecture was textured, natural, warm, and friendly."

The small architectural practice was active for 35 years from 1959 to 1994. His firm worked on medical, commercial, industrial, educational, residential, hospitality, and government commissions. Many projects received professional design awards and were featured in architectural publications. While practicing, he was an active member of numerous organizations including the American Institute of Architects (AIA) and the Construction Specifications Institute.

Buchli had expertise in apartments, having designed more than 5,500 units, most of them for Cannon Development Corporation. Eighteen of these apartment developments were in Arizona, New Mexico, and Texas. An excellent example of this building type is the Royal Riviera ApartTop: Gene Buchli.

ments at 3655 North Fifth Avenue in Phoenix, completed in 1964.

This well-maintained property features a courtyard defined by three surrounding, twostory wings. Each unit has a patio on the first level and balconies on the second level and all overlook the central courtyard with the swimming pool and oasis-like landscaping. This arrangement encourages sociability among the tenants and improves security with the ability to monitor the spaces. Lower-scaled entries lead to the courtyard while introducing cool breezes to the outdoor spaces.

The structure is constructed of natural stone at the lower walls and four-inch courses of concrete masonry units. Streetside custom steel shading devices add to unit privacy. Open stairs are constructed of concrete steps, natural stone walls, and ornamental steel railings. A broken roofline reflects the shifting floor plan, which delivers a more intimate and pleasant scale.

The Scottsdale Unified School District’s Apache Elementary School at 1201 North 85th Place was constructed in 1964.

The school is located in a residential neighborhood with an open park setting. The main 22,000 square-foot structure stretches east/west for better solar orientation. The two-story floor plan has 20, back-to-back classrooms accessed by north/south outdoor breezeways, which are an efficient use of space and reduce building energy consumption.

Upper walkways provide shade for the first level walkway and high windows. The roof with extended overhangs shades the upper-level walkway and its windows. The structural system uses cast-in-place concrete frames to support the flat slab concrete span-deck at the second level and roof.

There is a second, one-story structure of 17,000 square feet for six special classrooms, a large multipurpose space, and an administrative area. Given the durable and natural palette of exterior materials, the school has held up extremely well.

Moer Medical Center at 2210 North Mill Avenue in Tempe was completed in 1965. This was Buchli’s first medical office complex, which was completed in two construction phases. “A concept was underway in the Valley at the time of doctors grouping together in partnership to build, occupy, and own their building, but still maintain separate practices,” Buchli says.

The project is composed of two, single-story, 150-foot rectangular buildings.

They parallel each other, separated by a 28-foot-wide linear garden patio that serves as the entry to ten individual medical suites totaling 9,000 square feet. The steel-frame structure has open web steel joists with slump block walls. The Mill Avenue entry and patio are shaded with an overhead exposed steel and wood trellis.

The overall character delivers a well-scaled and crafted result and continues to be a community asset a half-century later.

Digging Through the Archives: James Bond Spies Construction Projects William Horner

ho do you call when a supervillain is out to destroy civilization?

It’s the same person to contact when needing more information on construction projects: James Bond. This 97-year-old veteran of the Arizona construction industry, who doesn't care if his martinis are shaken or stirred, is a wealth of knowledge about the business.

Bond began his construction career at age 16, hauling logged trees from the Flagstaff area while working for J.D. Williams Trucking, a Phoenix company in 1936. Under the tutelage of Johnnie Strickland, Bond learned about mechanics, servicing trucks, and truck driving. The company, operated by James DeLafayette (J.D.) Williams only had three trucks at the time.

Their next assignment came the following year working near Jacob’s Lake, located north of the Grand Canyon, on an Arizona Sand & Rock project. Bond’s job was to haul oil from the hot tanks to the spreader box for road mix. Bond worked for J.D. Williams Trucking until 1943 when he left to start his own business. J.D. Williams Trucking closed sometime in the late 1940s.

Another construction project Bond worked on was the Guaranty Bank with the Henry C. Beck Company in 1959. The firm, based in Texas, had opened a Phoenix

office because of a contract award from the David H. Murdock Development Company for an 18-story skyscraper along Central Avenue.

“Beck’s Western Division Manager Roy Kite had called the Registrar of Contractors (ROC) and asked who the best company to dig basements around Arizona was,” Bond recalls. “They gave him the name of James Bond Trucking. When Kite phoned the Bond office, he mentioned what the ROC had said. Our receptionist stated, ‘We could be the best, but we're not the cheapest.''

That phone call was the start of a successful relationship between the two companies.

Bond’s company had finished the initial excavation for the Guaranty Bank building when Kite called, stating that they were having trouble digging the footings at basement level. Bond’s Northwest 80-D shovel was a few blocks south, working on another job along Central Ave. At 3 a.m., Bond and his crew, escorted by several pick-up trucks, slowly moved the shovel down Central Avenue and started work on the footings.

In 1971, Kite arranged for Bond to do demolition and dig the basement for the new First National Bank building in downtown Phoenix, on the northwest corner of First Avenue and Washington Street. Bond was leery though.

“I knew nothing about demo work and only did trucking and excavation, but Kite insisted I take the entire project,” Bond says. “So we worked up the numbers and I went to work with my trucks and a recently purchased Cat loader.” Bond subcontracted out a rented crane and wrecking ball to demolish the existing buildings.

Another Henry C. Beck Company project was the Valley Center building, now called Chase Bank, in 1971. Bond was asked to do all the demolition work, including taking down the Vista Theatre along Central Avenue. “My crew came across ancient bottles and an old dump site,” Bond says.

When the demolition was finished, Bond rented a Caterpillar loader from his good friend, Armando Taddei of Hunter Contracting, and the site excavation began.

The Mountain Bell addition at Second Avenue and Monroe Street in 1971 was another Henry C. Beck Company project.

This addition joined the existing north half of the Mountain States & Telephone building. Phase One of the project consisted of a basement and three stories. The neverbuilt Phase Two would have increased the building to 15 stories.

Bond had many concurrent jobs and did not have enough trucks and equipment for this project. He rented equipment from his friend Jack Williams, owner of Jack Williams Trucking, to complete all the jobs in 1971.

Another project was the Sky Harbor runway addition, necessary to accommodate 747 jetliners. Bond worked for Mesa Paving, located in Tempe, on the construction. “We loaded 50-yard dump trucks with a fabricated, self-loading conveyor attached to a Wabco Scraper,” Bond recalls. He had purchased the equipment from a longtime friend, Link Colvin, for whom he did a lot of trucking in the late 1950s.

“Link Colvin and Eddie Oldham were partners in Copper State Construction Company,” Bond says. “They were located in Mesa, and built a lot of roads throughout Arizona in the 1950s.”

The trio became acquainted while paving 25 miles of highway into Page.

Bond subsequently handled all of Copper State Construction’s trucking needs until the company closed in the early 1960’s because of management conflicts.
