lison Bailin, better known as @ABSeesItAll online, is a veteran public relations executive at the award-winning HMA Public Relations who began freelance writing as a hobby in 2007. One story turned to two, and two to about 10,000.

Today, outside of her construction-focused musings, she is a contributor on all things luxury travel, wine, chefs, food, and spirits for a wide variety of outlets. These include Fabulous Media Group, Wander with Wonder, WHERE Magazine, Lifestyle Publications, Richman Media Group, AZ Big Media, Times Media Group, and many more. She also serves as director of client service at her firm and volunteers in the kitten ICU at the Humane Society.

When not working, you can likely find her making vacation itineraries for friends, listening to Howard Stern, dreaming about Benson and Stabler finally getting together on Law & Order: Special Victims Unit, whale watching, exploring wine country, swimming in Mexico, watching Notre Dame football, being cautiously optimistic as it relates to the Phoenix Suns and Arizona Cardinals, or hanging with her nieces, “Bug” and “The Juice.”

Bailin’s aim in life is best summed up by her social handle as “AB” truly does want to “see it all.” Then she wants to share it all with you.

ichael Cady is a retired history teacher who has lived in the Valley for more than 50 years. He received B.A. and M.A. degrees from Arizona State University and taught at high school and college levels, including teaching history and the Theory of Knowledge in the International Baccalaureate Program.

After retiring, Cady became involved in several local historical organizations and served as an educator at the Arizona Capitol Museum.

Through giving history tours to groups, he has developed a love of the historic capitol building.

The Arizona Capitol Museum is a hidden state gem, which displays artifacts such as the original flag carried by the Rough Riders in the Spanish American War and the silver service dinnerware from the battleship U.S.S. Arizona. With two other educators, Cady has pursued extensive research that has resulted in a special tour called the Historic Capitol Building and Grounds tour, which focuses on the building’s architecture and history.

Cady’s approach to history has always been hands-on, using an array of historical artifacts to create a passion for the past in students. He hopes his students leave not with a list of memorized facts but with an appreciation of history as a path to learn about themselves and their society.

nal name was Hot Springs. Furthermore, an artsy adobe cottage equipped with an outdoor tub supplied by artesian heated water could be had on Airbnb at an affordable price. So, the next week, my adventurous wife and I motored eastward to the Land of Enchantment.

Truth or Consequences, “TorC” as the locals call it, hit the sweet spot: historic and edgy but not overly hip or touristy. Translated, it had a local brewery and plenty of neon and adobe without any stores hawking t-shirts or fudge. The downtown fea-

hen the magazine decided to have a medical focus for our spring March/April issue, I decided to immerse myself in the topic--literally.

For decades I’ve scooted by the New Mexican town of Truth or Consequences along Interstate 25. There was something off-putting to me about the community that had changed its name in 1950 as a promotion with the long-running radio and TV game show hosted by Ralph Edwards.

But while researching a getaway in December, I learned that the town’s origi-

tured a 1950s-era Davis-Fleck Drugs store instead of a Walgreens or CVS, and its toprated restaurant sported an exterior that was reminiscent of petroglyphs. These were worthy charms to the hot springs that initially drew us.

The water we soaked our worries away in is heated deep underground and brought naturally to the surface through faults in the earth, emerging at temperatures that range from 98 to 115 degrees Fahrenheit.

Chock full of dissolved minerals, the water is fortunately low in sulfate, which creates

the “rotten-egg” odor associated with some hot springs.

Starting in the 1890s, entrepreneurs transformed the area from a swampy basin of warm mud near the Rio Grande to a health resort. Initially called the Palomas Hot Springs, the first bathhouses were mere tents and shacks where patrons were slathered in warm mud. Completion of Elephant Butte Dam on the Rio Grande provided flood control for the area in 1916, allowing upgraded accommodations.

Spas, hotels, motels, and later, RV parks were constructed to offer visitors therapeutic baths and other health amenities. Movie stars and common folk flocked to the remote town, eager to melt away their medical concerns. Some spas had what we now would consider some unusual features, such as the Charles Motel incor-

porating a sewing center for dressmaking.

There were flamboyant personalities in TorC, such as Magnolia Ellis, a “magnetic healer” who was purported to cure patients by placing her hands on them. She reportedly saw more than a hundred clients a day. But with improved medical care after World War II, the town’s spas declined in popularity. As a result, fewer patients came to soak in thermal mineral waters as their path to wellness.

The result is that downtown TorC remains largely untouched by modern commercial redevelopment. The limited revitalization efforts have been chiefly tasteful and small-scale, resulting in a place where it is possible to step back in time.

In 2005, the area was designated as the 56-acre Hot Springs Bathhouse Historic and Commercial District. The district helps

preserve these historic thermal water facilities, served by approximately 35 artesian wells or springs.

I can’t wait to go back to the town, much like Ralph Edwards, who returned annually for 50 years after it became Truth or Consequences to host a parade and fiesta. My goals, however, will be much more modest. They might include enjoying another “El Jefe” burrito (green chile, please!) at El Faro Restaurant and, of course, admiring the heavens while soaking outdoors in a hot spring.

WET GROUND CHALLENGES PRO-LOW AT CAPROCK 202 WEST PROJECT

he rain showers on Christmas Eve and New Year’s Eve did more than just dampen luminaria displays and champagne toasts in the Valley. The much-needed moisture made Pro-Low Joint Venture’s work at the largest speculative industrial real estate project in Phoenix history more problematic.

“The last two weeks of 2021, our challenge was the weather,” says Josh Cararizcc.com

penter, field superintendent for Pro-Low. “Trying to keep the Caterpillar 631 scrapers productively running while dealing with more than 20 percent soil moisture was difficult.”

Pro-Low is moving dirt and building pads at CapRock 202 West, an industrial warehouse complex totaling 3.4 million square feet in southwestern Phoenix. “We have 14 months to complete Phase I of the project, which includes five buildings totaling approximately 2.5 million square feet just south of the Interstate 10 and 202 Freeway, from Roosevelt to Van Buren

streets, 52nd to 58th avenues,” Carpenter says. The cost is just over $4 million.

The project will be developed in two phases. Phase I groundbreaking occurred in November 2021, with completion and delivery anticipated by the end of 2022.

heights between 32 and 40-feet. The buildings feature dock-high and ground-level loading with secured concrete truck courts, and each is designed with varying depths and can be divided to accommodate multiple tenants.

Carpenter explains that Phase I of the project, which is in the beginning dirt phase, will have Suntec handle all the concrete paving and tilt-up construction.

“Then we’ll perform all the fine grade and paving afterward. J.S. Cole provided the heavy equipment.”

The most unusual part of the job, according to Carpenter, has been working closely with the engineers. “They lowered a couple of the pads to account for fill shortfalls,” he says. “It’s a very large area to try to balance the correct amount of material.”

tion achievement at the medical facility formerly known as Good Samaritan Hospital. The statistics are huge; for instance, the facility added a new 1,100-car parking garage just for starters.

The rest of the tower consists of seven additional medical floors, two unused shell floors, a helipad, and a 35,000 square-foot supply building. New cardiology, behavioral health, neurology, and bariatric transplant units are all part of this landmark facility on which work first started in 2019. So how did this unique project come together?

Teamwork is always the key to demanding design and construction projects. Therefore, the integrated project delivery (IPD) method of concurrently contracting the architect and the general contractor was a key element. Along with the owner, they all occupied a “big room” on the Banner Campus, beginning the design and staging of construction together on a “clean sheet of paper” with no pre-conceptions.

“DPR Construction and HKS Architects did an exceptional job in cost, time, and quality,” Kip Edwards, Banner Health vice president of development and construction, says. “They actually accomplished something that I didn’t think I’d ever see; they had a zero-punch list upon completion.” More than $24 million in savings was directly attributed to solutions developed in the team’s big room.

DPR Construction’s Arizona Business Unit Leader Gretchen Kinsella identified the project’s most demanding task. “Keeping the hospital campus running while shutting down and demolishing multiple buildings of more than 2 million square feet required huge coordination by the Banner staff, all construction trades, and all design team

members,” she says.

Another point of pride for Kinsella was, during an earlier phase in 2017, when completing the three-story emergency department, it was assessed as having “zero defects.” With tons of responsibility resting on her shoulders, the mother of two young children noted that family gives her the right balance in life, although many days are pretty jam-packed.

Approaching the building design from the owner’s perspective was the watchword of architect John Niziolek, AIA, the Director of Health for HKS Architects. He emphasized “value” from the facility’s user viewpoint, healthcare workers, and operating the facility over the tower’s life cycle.

These priorities helped focus the project on minimizing waste, maximizing efficiency, and creating a “flagship brand identity” for Banner Health.

Creating an “Innovation Log,” the IPD team identified 48 items that were implemented to reduce design and construction costs. The structural system selected was specially designed for a 14-foot floor-tofloor height, reducing the overall height of the building by eight feet. The IPD team estimated that the process saved more than $42 million and completed the tower almost a year earlier than traditional delivery methods would produce.

Kinsella considers this $417 million project of several phases as especially notable for a personal milestone. “My most memorable day during that project was when I gave birth to my daughter in the hospital while the tower was under construction,” she says.

Literally, “giving birth” for this project takes on significant new meanings!

ARIZONA’S CAPITOL GETS A NEW “COPPER TOP” MICHAEL CADY

N

o matter your political views, the Arizona State Capitol just got a little brighter thanks to SD Crane Builders Inc. The Tempe company, founded in 2002, replaced the copper dome on the building.

Or at least what appears to be a dome, as the structure isn’t perfectly round.

“The capitol was beautifully made, but it was in a time before laser levels,” Todd Begin, SD Crane project supervisor, says.

“With careful measurement, I found that the copper pieces were not uniform, and we had to cut and form each piece individually to fit properly.”

Begin added that fabricating the correct compound radius for each copper piece is challenging. “Once each piece is cut to the correct dimensions, they are grained so a coating will adhere intended to inhibit

the effects of the Arizona sun. Then each piece is fit to its exact location, cleaned, clear-coated, and installed.” The sheeting, made of Arizona copper, was installed over the dome’s substrate, consisting of the original iron trusses and timber. To help counter the dome’s tendency to leak, a layer of DensDeck roofing boards, made

by Georgia Pacific, was installed above the wooden structure.

This project is the third time the dome has been rehabilitated, but only the second time using copper. The original dome was constructed of a less expensive material called terne metal, a combination of sheet steel and zinc, to stay within budget in 1900.

Over the decades, the dome was painted in various colors, including black and white. A copper-colored paint was finally used, so it is often erroneously assumed that the dome was always copper.

Copper wasn’t added to the dome until restoration architect Gerald Doyle rehabbed the building. The capitol had been in decline for years, and “the only thing holding the dome up was 50 years of patching,” Doyle commented. In 1975, copper donated by Arizona mines was placed on the dome for the first time. It was replaced again in 2012.

How the capital came to be in Phoenix is also an exciting tale. Initially, Arizona’s territorial capital moved around so much that it was sometimes called the “capital on wheels.” First, Prescott, then Tucson, then Prescott again until the capital finally settled in Phoenix in 1889. The territory did not have a dedicated capitol building, so it rented offices, at $475 annually, on the second floor of the old Phoenix City Hall.

An alfalfa field on the west end of Phoenix was eventually selected for the territorial capitol building. The 10-acre property was donated by local entrepre-

neurs Moses H. Sherman and Marcus Collins, who developed the surrounding land for housing. They also agreed to create a city park at the site, which existed for nine years before construction on the capitol began in 1899. One newspaper described the park’s flora as, “It appears as though every part of the world has been ransacked to furnish the plants and trees.”

Texas architect James Riely Gordon was awarded the contract to design the building, working with a limited budget of $100,000. Tom Lovell, a Texas contractor, built the structure between 1898 and 1901 for $135,744.

Now a Phoenix “Point of Pride,” this historic building had meager upkeep and almost didn’t survive. “No love had been shown the building,” wrote Gerald Doyle in the 1970s. The roof leaked, the building lacked adequate plumbing and electrical systems and central air conditioning, and additions and modifications were often deficient.

By the 1970s, Arizona needed to build something new or refurbish the capitol.

Proposed plans included coring out the center of the building, dome and all, and replacing it with a modern tower. Another strategy would have erected a new building just 16 feet from the historic capitol. Fortunately, the building survived until Gerald Doyle’s renovations, and it now looks better than ever.

This beautiful building began as our territorial capitol, hosting the legislature until 1960 and the governor’s office until 1974. It is now a museum with artifacts and displays that tell the story of Arizona. Perhaps knowing a little more of the building’s history will provide an appreciation of the efforts of today’s workers and those in the past who built and then rehabilitated this stately structure.

WILLMENG BREAKS GROUND ON CONVERGE LOGISTICS CENTER IN PHOENIX

W

hen looking for sites for industrial development, real estate investment firms usually don’t consider school districts. But in the Valley’s crazy real estate market, anything is possible. And it seems like ViaWest Group, a Phoenix-based, full-service commercial real estate investment, development, and property management firm, discovered quite the property for their new project. The site may be the last of its kind, a property with freeway footage needing very little surface work that’s been sitting vacant for decades.

ViaWest Group signed a 77-year ground lease with Kyrene School District on a 28.6-acre parcel located in Phoenix. The property sits less than a half-mile from the Chandler Boulevard and I-10 interchange, with the freeway dividing the property from Chandler’s city boundaries.

“Depending on how long you’ve lived here, we’ve all driven by this site dozens, if not hundreds, if not thousands of times, and I’ve always wondered how we could get our hands on it,” Steven Schwarz, ViaWest founding partner, says. “It ended up being a case of right place at the right time. There are no sites like this around the Valley anymore. Infill sites along the freeway are extremely rare, and we are excited to get it going.”

In January, ViaWest Group and its building partners Willmeng Construction, Butler Design Group, and Kimley-Horn, celebrated groundbreaking on a three-building, 512,710 square-foot industrial development called the Converge Logistics Center.

“We started working on this a while ago with the Kyrene School District,” Danny Swancey, a partner with ViaWest Group, says. “We were very fortunate to secure this land on a long-term lease and to work with the design team and the city to produce just over 500,000 square feet of amazing, high-quality industrial buildings that I know the city is going to need.”

The Class A industrial development will feature three structures, with Building A being the largest at 210,670 SF. Building B will be 140,941 SF, and Building C will be 159,221 SF. All three have clear heights of 32 feet, multiple drive-in bay doors, ample dock-high doors, robust trailer parking, as well as ample auto parking stalls. The buildings, designed to be multi-tenanted, have divisibility to 52,000, 23,500, and 39,800 SF, respectively.

plans to work on all three buildings simultaneously, with a target of bringing the entire project to market by the first quarter of 2023.

“It was 17 years ago that we did our first ViaWest project. We’ve had a lot of very good outcomes, and we couldn’t be more thankful for the opportunity to build for Steven and Danny and ViaWest,” Willmeng CEO James Murphy says. “And when it comes to building high-performing teams, ViaWest has put together an outstanding one. For those who know Phoenix, this is an outstanding team.”

Rounding out the team on this project are Mike Haenel, Andy Markham, and Phil Haenel with Cushman & Wakefield, who will handle the project’s marketing and leasing.

In recent years, the industrial market in Chandler and South Phoenix has seen a growing number of new industrial, warehouse, and logistics projects, with more planned along the new South Mountain portion of Loop 202. Swancey said that Converge Logistics Center would fill a demand for small to medium-sized tenants.

“The demand for industrial space is at historically high levels,” Swancey says.

“We’re excited to bring a product to the market that’s either going to serve an existing user that needs to expand, or hopefully, a new tenant that is looking to make Phoenix their home.”

KITCHELL BREAKS GROUND ON PHOENIX CHILDREN’S HOSPITAL IN GLENDALE

S

ome construction projects require a new way of operating right from the start. The Phoenix Children’s Hospital – Arrowhead Campus, a new freestanding, three-story medical facility in Glendale, is one of those jobs.

“The supply, procurement, and labor markets plaguing the country are affecting the construction industry, too,” says Aron Kirch, project director for Kitchell, the general contractor. “However, this provides an opportunity for prefabrication and offsite building that allow for less labor and alternate procurement strategies.”

Kitchell broke ground in November 2021 on the $134.7 million construction project located at 18701 North 67th Avenue. The Arrowhead Campus will offer

inpatient care, an emergency department, an outpatient surgery center, and a multi-specialty clinic. Anticipated openings are spring 2023 for the specialty clinic and spring 2024 for the hospital.

The Arrowhead campus is part of Phoenix Children’s long-term strategy to bring much-needed pediatric health services to the West Valley’s booming population. All told, the health system’s expansion efforts in the West Valley – Phoenix Children’s Hospital-Arrowhead Campus, Southwest Campus, and Phoenix Children’s Sports Medicine Clinic in Avondale – will bring 650 jobs and nearly $200 million to this part of the metro.

“We can’t wait to serve even more families, through more robust services, in this community,” said Robert L. The Arrowhead Campus will offer 24 inpatient beds, six operating rooms, two minor procedure rooms, and 30 emergency bays/trauma rooms when it opens. The facility will also feature a 45,000-squarefoot medical office building to house orthopedics, neurology, cardiology, oncology, and other specialty services. Architectural plans accommodate future growth as community needs arise, including 24 additional inpatient beds.

“We’re so honored to build this new hospital that will be so vital to the West Valley,” says Kitchell President Steve Whitworth. “It’s going to be a beautiful, stateof-the-art facility built to last as the region expands.”

The Arrowhead Campus is adjacent to an adult acute care facility, the Abrazo Arrowhead Campus, and will support 76,000 annual visits. Kirch says that Kitchell will conduct consistent community and public outreach during the construction.

Such seemingly small but caring details have helped things run smoothly at the $243 million, 310,000 square-foot Banner Gateway Medical Center Tower expansion project, located at 1900 North Higley Road in Gilbert. According to Radtke, logistics has been the major challenge at the job site. “We’re adding three new structures onto existing, operational hospital facilities simultaneously, in addition to making major central our team think outside the box when problem-solving.

Most memorable day of work: The Phoenix Suns home opener in 2019 coincided with the day we finished remodeling some restrooms at the Talking Stick Resort Arena. The arena’s facilities staff provided me, my project manager, and my superintendent tickets for our families. I had just moved to Arizona, so it was my first Suns game! Seeing the restrooms we had worked on coming to life was cool and reminded me of why working in construction is such a rewarding career.

Construction on the tower expansion began in February 2021 and will be completed in the first quarter of 2023, with the campus renovation work finished in 2024.

The tower, the second on the campus, is a 198,000 square-foot addition that will initially add 109 new patient beds and allow for an additional 177 patient beds once the shelled space is built out to serve the rapidly growing East Valley.

“Once completed, it doubles the size of our medical center campus at Banner Gateway. It also brings the first neonatal intensive care unit to the campus, which means babies who need extended services will no longer have to be transferred to another facility.”

Brink adds that Banner Gateway expects to add approximately 600 healthcare jobs once the new facilities are operational.

Banner Gateway staff has had to be flexible, as construction has both opened and closed doors around the facility. “One of the solutions proposed to address a major logistical issue for our staff involved designing and building a temporary, structurally protected corridor to keep the west entrance open during construction,” Brink says. “This corridor allows staff to continue walking from the MD Anderson Cancer Center to the hospital without walking around the campus. We also created a temporary

Emergency Department entrance while the existing one was demolished.”

Brink commented that the accelerated construction schedule has also been challenging, particularly during COVID-19.

“We’re fortunate that the leadership team at Gateway has been accommodating and eager to collaborate so that we can minimize construction impacts for our patients and staff,” she adds.

Joining McCarthy on the project is architect SmithGroup with civil engineering led by Dibble Engineering and structural engineering led by PK Associates. In addition, Field Verified is serving as an exterior skin consultant. Major trade partners include AmFab Steel, MKB, AROK, Buesing

Corp, Delta Electric, Foothills Fire, KT Fab, Otis Elevators, Stafford Crane, SwissLog, TD Industries, and Walters & Wolf.

This group came together to look at new ideas to mitigate risk to the project.

“Through collaboration, our integrated project team, which includes Banner, SmithGroup, and our trade partners, have developed innovations and strategies resulting in more than $9 million of value to the project,” Radtke says.

ontractors and their customers value good working relationships. If construction goes according to plan and within budget the first time, both parties will likely follow this pattern with future projects. And this has never been more important than currently, with the construction industry’s supply chain issues and labor challenges.

Adolfson & Peterson Construction, a national construction management firm and general contractor, and Reunion Rehabilitation Hospitals, a system of inpatient rehabilitation hospitals, have developed such a rapport. The two companies have worked together on hospital projects in Colorado and Texas and recently announced the groundbreaking of a new hospital located in Peoria.

Designed by Callaway Architecture, the three-story, 49,128-square-foot hospital is located at 13451 N. 94th Drive. The facility will offer inpatient rehabilitation care for people with debilitating illnesses, injuries, and other complex neurological and orthopedic conditions. The hospital will occupy 3.7 acres and feature 40 patient beds, two high-tech physical therapy gyms, administrative offices, dining and kitchen spaces, and back-of-the-house support spaces. Adolfson & Peterson will also manage a complete interior build-out and all associated site work and utility services.

“We are ecstatic to have our second project starting with Reunion Rehabilitation Hospitals and ADI in Arizona,” Mark Daniels, president for Callaway Architecture, says. “We are also particularly pleased to once again be collaborating with Adolfson & Peterson Construction and look forward to repeating the success of our first collaborative effort on the Reunion Phoenix facility.”

he construction-transport community is a very tight circle, and it just got a little smaller. We recently lost a dear friend: Derek McDonald. On Sunday before Christmas, he was put on a ventilator in the hospital suffering from COVID-19 and he died Christmas Eve. For those who never met Derek, he was a blessing to know. He was someone who you could call a friend, and he never failed to make people laugh. Derek, a pillar in the Arizona lowbed community, was always the first to lend a hand or give valuable advice. Derek left us all in awe of his capabilities and his genuineness.

Derek put his family first and did what he did for them. He and his wife, Lydia, owned and operated KayCan Transport, a small trucking company named after his two kids. Kaylee, who is 13 years old, and Cannon, who is 9 years old, will be honored to know that their dad has left such an incredible impact on so many people, myself included.

DECADES IN CONSTRUCTION, A LIFETIME OF IMPACT: DAVE COTTLE CAROL KLIMAS

T

hroughout his 40-year career in construction management – not to mention 15 years as Phoenix Children’s Vice President of Planning, Design & Construction – Dave Cottle has played a critical role in the health system’s expansion in the Valley and statewide. Now, he’s trading in his toolbelt and timelines for grandchildren, fly fishing, and guitar playing.

As he wraps up his remarkable career, he is undoubtedly going out with a bang.

Dave, who has presided over a whopping 21 groundbreakings in his career, capped off his work at Phoenix Children’s with a record-breaking season of physical expansion. Indeed, he has been instrumental in orchestrating the health system’s growth to coincide with the unprecedented population boom in Arizona.

“When Dave Cottle arrived at Phoenix Children’s, the health system looked a lot different than it does today,” noted Russ Korcuska, Certified Professional Constructor, Senior Vice President, Construction and Special Projects at Phoenix Children’s.

“In fact, it was hardly a system back then!”

Dave was especially well-positioned

for his role at Phoenix Children’s, having worked in both the construction side of the business, as well as with an architectural engineer. The breadth of knowledge he’d developed over the years made him a great partner to our builders because he understands the intricacies of both his job and theirs.

When asked, he’ll tell you that the most significant change he’s seen in his time at Phoenix Children’s is how we approach strategic planning and master planning. “We keep a very close eye on the growth of Arizona’s pediatric population and which areas of the Valley are growing the fastest. These factors guide our growth strategy, and we feel it’s our responsibility to ensure kids across the metro area can access the care they need as close to home as possible.”

Anyone who works in building and construction can tell you which projects are their favorites, and Dave is no exception. He’s understandably proud of his work on Phoenix Children’s tower at our main campus. Dave assembled the project team, including the architect, engineers, and general contractor. He also developed the functional programming and liaised with the city zoning team since the structure was much taller than is usually seen in that area.

Of course, that was just one of many major projects he oversaw. Dave also was instrumental in the build-outs for five small clinics around Arizona, fitting out the 9th, 10th, and 11th floors of our main tower, supervising the significant expansion of the emergency department at our main campus, as well as the planning and preparations for our new hospital in Arrowhead Above: Dave Cottle (second from left).

“I’m immensely proud of Dave,” Korcuska added. “He consistently comes in under budget and on time, which is no easy feat in our industry. He puts his heart and soul into the work and stays positive even when we’re facing supply chain issues and other challenges.”

Dave worked in construction early in his career, but the long hours weren’t conducive to family life. Needing to make a change, he sought additional education and, at 43, graduated with a degree in construction management. The rest, as they say, is history. “I can’t believe it has been 15 years at Phoenix Children’s. It’s been a blur. I love my job, and when you have a good team, it helps. They become part of your family.”

In retirement, Dave and his wife will make a new home in Idaho to be closer to their three young grandchildren. And as he reflects on his time at Phoenix Children’s, he takes unique joy in the lighting system he helped to create for our tower – if you’ve ever driven SR51 at night, you can’t miss the spectacular light show.

In all, Dave oversaw the building of 850,000 square feet, ran six groundbreakings, and shepherded over $600 million worth of physical expansion and renovations at Phoenix Children’s. But his real impact isn’t quantifiable. His work and influence will long outlast him as kids hold hands with their moms and walk our hallways. As youth and families are cared for in the best way possible, our caregivers work daily with our communities’ most vulnerable children.

Ashton showed mechanical prowess in his youth but decided to attend the University of Arizona to become a doctor. But after two years of study, Harold left school, confiding to a professor that he had more interest in “mechanics than medicine.” In 1938, Ashton married Mary Louise Sharman, who had recently graduated from the University of Arizona with a drama degree.

During World War II, Ashton worked as an equipment superintendent with the Murphey-Keith Construction Company

building housing for troops and war prisoners around the Southwest. In 1946, Ashton started his own construction company with John Goodman, an old university friend.

Goodman was from Kansas City, where his father, a wealthy businessman, ran the Goodman Hotel Company, which included the Hotel Del Coronado in San Diego.

e’s a pretty good man with a bulldozer,” comments the owner of The Ashton Company about Homer Smith, aka Sidney Poitier in the 1963 movie, Lilies of the Field. The Bahamian-American actor was also “pretty good” in front of the camera, winning the Academy Award for Best Actor in 1964 for his role as an itinerant “jack-ofall-trades.” In the film, Poitier comes to the aid of a group of nuns from East Germany by almost singlehandedly building them a chapel.

Poitier, who recently died at age 94, helped the Hollywood spotlight shine on Arizona’s construction industry as never before. The backstory of how the movie came to be filmed in Tucson and to feature one of the city’s most renowned contractors is almost as entertaining as the motion picture itself. It revolves around Harold Ashton, a significant figure in the mid-century development of Tucson.

“Harold Ashton was a wise, intelligent, and street-smart guy,” Hal Ashton, his eldest son, says. “He was a good salesman, liked people, and had the ability to relate to them, which was a key to his success.” Ashton was born in Indianapolis in 1915, where his family had a rug factory. But his father’s

Most of the non-starring actors were friends of Mary Louise, university theater students, or employees of The Ashton Company. Construction equipment used in the movie features “The Ashton Company” name because Nelson didn’t want to have to repaint the vehicles. Filming took only 14 days, with some footage shot at an Ashton job site at the Interstate 10 and 19 interchange.

The movie centers on the evolution of Poitier’s character, who meets the nuns while looking for radiator water for his 1959 Plymouth Sport Suburban. He initially provides reluctant assistance in their vision to build a chapel, claiming, “I ain’t no contractor.” After trying to construct the little church by himself, Poitier’s character evolves into a hands-on foreman creating

an esprit de corps among a group of skilled volunteers to complete the work. “Every job needs a boss who knows what he’s doing,” one of his workers says admiringly.

The actor would go on to great acclaim during his entertainment career, breaking ground in movie roles that often dealt with race relations, including To Sir with Love, Guess Who’s Coming to Dinner, and In the Heat of the Night. Poitier also became a film director, served as ambassador from the Bahamas to Japan, was granted knighthood

by Queen Elizabeth II, and received the Presidential Medal of Freedom from President Barack Obama. But many in Arizona most fondly recall the actor in his influential role as a handyman who could put up an adobe wall, operate a Euclid TC-12 bulldozer, or effectively lead a construction crew.

The Ashton Company’s formation coincided with Tucson’s considerable growth and proved successful. With his stature rising in the community, Ashton was elected president of the Tucson Chamber of Commerce in 1962. That year, he and Goodman purchased the Santa Rita Hotel, which had long been the social center of The Old Pueblo.

Ashton learned that Hollywood producer and director Ralph Nelson was staying at the Santa Rita Hotel while scouting locations for his upcoming film, Lilies of the Field. Ashton arranged lunch with Nelson and persuaded him to film in Tucson. Mary Louise, Ashton’s wife, aided his sales pitch with her connections to local actors.

According to Naber, at the heart of the Fiesta Bowl Organization is a simple mission: to enhance organizations that contribute to the success of their communities through youth, sports, and education.

Since 2018, Naber has been a dedicated contributor to the Fiesta Bowl’s success, and in 2020, he doubled his volunteer load amid COVID-19. Having already served on several committees and volunteered long hours of hard work and enthusiasm, Naber looked past the limitations of COVID-19 to serve as Assistant Chair for the PNC Fiesta Bowl Par 3 Challenge presented

by Chapman Automotive and a new event, the Community Golf Classic.

“With all the health obstacles and situations that we were faced with, we started meeting seven or eight months before the tournament to plan and develop a safe, healthy COVID-19 norm for this event,” Naber said of his work in 2020. “We set standards and policies to make it fun and prosperous while also creating a safe and healthy environment,” Naber said.

His work on the PNC Fiesta Bowl Par 3 Challenge and Community Golf Classic was rewarded in 2021 when he was named the Fiesta Bowl Outstanding Yellow Jacket Committee Member of the Year.

“It was a pretty cool honor to be acknowledged,” Naber said. “I thank and give praise to everyone in the trenches with me, the members on every committee, and our leaders at the Board level.”

Naber recognizes that teamwork is an essential part of the Fiesta Bowl and every aspect of life to reach maximum potential.

“We’re all active with our families, our professions, and our working careers,” Naber

said. “What really helps make a difference is how the Yellow Jackets, our committees, and I give back to the community continue to fundraise and support families.”

In addition to the golf events, the Fiesta Bowl event that Naber was most proud to support was the first-ever Desert Financial Fiesta Bowl Kindness Arizona, a community caravan that traveled around the state to spread goodwill. “Through Kindness Arizona, we were able to bring funds, equipment, supplies, and cheer directly to communities around the state,” said Naber of the 25-stop, five-day tour that included Phoenix, Flagstaff, Prescott, and Tucson.

Naber and his peers at the Fiesta Bowl have learned and displayed resiliency in the past year, traits that he values most about working with the organization. “We never go backward. We always move forward,” said Naber. “We conquer every challenge, we increase our charitable giving, and we uphold our tradition through more community impact and volunteering.”

This past season, Naber and the Fiesta Bowl team put this resiliency to good use as things transitioned back to normal. They successfully pulled off the 2021 PNC Fiesta Bowl Par 3 Challenge, the Guaranteed Rate Bowl, the Desert Financial Fiesta Bowl Parade presented by Lerner & Rowe, and Desert Financial Fiesta Bowl Charities Wishes for Teachers over eight short weeks.

And of course, Naber and his team helped make the PlayStation® Fiesta Bowl, held on January 1, 2022, a big success.

HOW CONCRETE STARTED SUN-DRIED BRICK LUKE M. SNELL, P.E. ow and when did concrete start? After some research, it becomes apparent that the answer hinges on how you define the material. Merriam-Webster defines two terms used, incorrectly, sometimes interchangeably: • “A mass formed by concretion or coalescence of separate particles of matter in one body.”

• “A substance to make objects adhere to each other.”

Although these definitions are vague, they provide a starting point. One of the earliest methods of creating concrete was construction using sun-dried bricks. To make the construction stable, mud was used as cement, with entire walls plastered to provide a smooth finish. This construction style, now called masonry, does meet the above definitions of concrete and could be the genesis of today’s concrete.

the Jews also had to gather the straw plus maintain the same production quota. This extra work set the stage for intense negotiations between Moses and Pharaoh, ultimately resulting in the exodus from Egypt.

As Islam developed in northern Africa, mosques were built in the desert using local building materials—mostly sun-dried bricks. The Great Mosque of Djenné is the largest building ever constructed with sun-dried brick and mud mortar. It was erected in Mali in 1120, rebuilt in 1907, and can hold more than 3,000 worshipers. Since Mali has a rainy season, the mosque requires routine maintenance to replace clay that washes away. Thousands of Djenné residents participate each year in the plastering ceremony of the mosque, which is now powered by solar electricity.

In North America, Casa Grande was built in the Arizona desert around 1300.

The elaborate settlement featured the main building, irrigation canals, housing, and a sports field. Although sun-dried bricks were not used, Casa Grande’s construction used a type of mud called caliche or hardpan. The caliche was mixed with water and placed using baskets. The sundried caliche mixture resulted in a kind of concrete structure. This method of combining the caliche, putting it into the structure, and letting it harden is much like modern-day concrete construction.

While no one is certain of the purpose

of Casa Grande, it appears to have been built to celebrate the summer and winter solstices as part of religious ceremonies.

The settlement was abandoned around 1450; so much is unknown about the builders and their civilization. Casa Grande is now a national monument with the Olmsted ramada installed overhead to protect it from the weather.

But the primary historical and current use of sun-dried bricks is for housing.

Homes made with sun-dried brick help moderate the interior temperature. During the day, the heat slowly increases but will slowly be released during cool nights, thus providing relatively comfortable living space in hot, dry areas.

Sun-dried bricks worked well in dry areas but were problematic in locations that received more rainfall. Our ancestors saw the need to improve sun-dried bricks and the mortar that held them together.

Future improvements required toughening the bricks to be more durable and stronger and better bonding materials to hold the bricks together in any weather.

Archeologists have found evidence of sun-dried brick structures in Jericho dating to 9,000 B.C. These bricks are made from clay and reinforced with straw. The simple technique of making these bricks involved mixing clay, water, and straw to form a slurry, which was cast into forms or handshaped into bricks and left in the sun to dry.

The straw served as a reinforcement that kept the bricks from cracking while drying.

The bricks needed to be turned to achieve uniform drying, a process that typically took 2 to 3 weeks.

Sun-dried bricks have played a vital role in the history of several religions. For example, the biblical story of Exodus starts with the Jews in Egypt being forced to make sun-dried bricks. As punishment for asking for time off to celebrate a religious holiday, the Pharaoh demanded they also gather the straw needed to make the bricks. Previously other people had collected the straw and provided it to the brick makers. Now

n accounts of the Valley’s medical history, a humble shop located at 145 East Van Buren Street in Phoenix is often overlooked.

Aunger’s Arizona Brace Shop was the first in the metropolitan area to craft artificial limbs

for patients. Its owner, Clyde Aunger, had a unique understanding of the nuances involved in creating prosthetics, as Aunger was himself an amputee.

As a teenager in Ohio, Aunger lost a leg while hopping rides on a streetcar. To get him moving again, his father fashioned an artificial leg for him in a blacksmith shop.

“When Clyde got it, his career was set for life. He would learn how to help others as he himself had been helped,” stated a 1955 article in The Arizona Republic.

Aunger found his passion and excelled at his craft. After World War I, the Australian government contracted with him for four years to teach the art of making pros-

thetics, and he established seven artificial limb shops there. Once stateside, Aunger became the president of the Orthopedic Limb Manufacturers Association.

He moved from Los Angeles to Phoenix in 1951 and opened his shop. Aunger crafted untold artificial limbs for residents and provided many free to those needing them.

When asked by the reporter how many he gave away, Aunger responded, “Oh, I don’t know. What does it matter? That is something you don’t keep track of.”

ontractor Bailey Frank Sanner stood 6-feet, 4-inches tall and was a good boss, by many accounts. But that was just one of the reasons his employees looked up to him. Another was Sanner’s unorthodox method of visiting his projects. “Bailey used a helicopter and would radio to the supervisors on the ground for reports and often land on the house pads,” Mike Scott, a former Sanner blade operator, says.

For more than 50 years, Sanner Contracting did large-scale earth-moving operations for home builders and commercial developments. So how did a kid from a small Oklahoma town who had suffered a severe accident in his youth go on to become a significant player in Arizona construction? “He’s basically and foremost a fighter,” Darlene Sanner, his fourth wife, told Southwest Contractor in 1985. “If he didn’t have the ambition…the sheer guts, he’d never have made it.”

Sanner was born on May 8, 1919, in Duncan, Oklahoma, and experienced the challenging times of the Great Depression while growing up as a member of the Choctaw Nation. When tragedy befell him, he worked as a manual laborer for his stepfather, A.H. “Herb” Ashley. “At age 11, Bailey suffered an auto accident, where he was thrown from the back of a truck,” Darlene Sanner told Southwest Contractor. “The injury crushed his skull, putting him in a coma for several days. It wasn’t discovered till later that it had destroyed parts of his brain. And he had to relearn much of his early education.” Despite this setback, Sanner became adept as a roofer by age 15.

Ashley and Bailey later moved to the Valley and started A&S Gravel Co. in 1946. The small paving outfit’s equipment, asphalt hot plant, and crushing operation were located near South Mountain. Initially, A&S Gravel worked moving dirt and paving streets on road improvements and residential projects for builders such as Staggs-Bilt and Allied Homes. The company later expanded into curb and gutter work.

By this time, Sanner could operate almost any type of construction machinery and formed Sanner Contracting Co. in the Sanner Contracting excavating lakes in Sun City with new Caterpillar 631A scrapers, 1965.

late 1950s. It was tough work. “I bid a job, did the job, and then collected for it,” he told Southwest Contractor.

One of his first major contracts was performing land leveling, grading, and paving for Del Webb’s Sun City, which opened in 1960. The relationship between the two firms continued, as Sanner Contracting worked on tracts around Sun City’s Sunland Memorial Park and the Sundome Center, completed in 1980. The company also did the majority of dirt moving and street paving for Sun City West, moving 60,000 yards of dirt a day. Bailey’s brother, Raphael “Red” Sanner, oversaw this work in the West Valley until he retired in 1981.

Sanner Contracting juggled projects throughout the Valley in addition to the work at Sun City. At one point, Sanner was supervising 15 major dirt jobs and paving projects simultaneously. These included parking lots, city streets, subdivisions, March April 2022

trailer parks, and lakes. One of the company’s biggest jobs was paving the parking lots and roadways around Arizona Veterans Memorial Coliseum in 1964 (see “Building on the Past” column on page 80).

Major developments that Sanner Contracting worked on include the lake excavation at McCormick Ranch, excavation, grading, and paving at Gainey and Scottsdale ranches, and Lakewood Development in Ahwatukee for Continental Homes. The Lakewood project involved cutting two intricate finger lakes totaling 43 acres at depths from 10 to 35 feet deep and building house pads and streets with the excavated fill material. The company completed work on the 768-acre master-planned community before the 14-week deadline. arizcc.com

Sanner Contracting operated three material crushing plants in the Valley: the Arizona Granite pit at Jomax Road and 67th Avenue, a pit on 91st Avenue in Peoria, and Choctaw Materials at 83rd Avenue and Bell Road along Skunk Creek. Sanner also owned a half-interest in Kachina Ready-Mix. Fifty Two

Several factors aided the success of Sanner Contracting. Sanner preferred working alongside his experienced crew and supervisors in the field. The hands-on owner often visited his operations daily, sometimes swooping in overhead via his helicopter and occasionally taking over the operation of construction equipment.

Sanner had a talented staff, including wife, Darlene, general manager John Maddox, and estimators utilizing the most sophisticated software and computers. “I hire the brains,” Sanner told Southwest Contractor in 1985. However, Sanner was pretty smart himself, inventing the first curb shoe for a motor grader in 1960 (see “Digging Through the Archives,” page 86).

The hands-on owner was one-sixteenth Choctaw, which qualified him as a minority contractor. “Bailey was always a joy to be around,” says Scott, who ran a finish blade for him from 1979 to 1985. “And March April 2022

if he really liked you, he would come up from behind and say hello by grabbing you on the shoulder, often taking you to your knees.”

Sanner Contracting flourished during boom times but suffered when work slowed down. “Seven times I’ve been caught, I don’t want no more of them,” Sanner told Southwest Contractor. “I lost all my good stuff, which took virtually a lifetime in the industry to build. A contractor

needs five years of steady work to pay off the $500,000 cost of a scraper.”

In the early 1970s, Bailey was forced to fold his business and sell his material plant, crusher, and equipment to The Tanner Companies. At one point, he owned 25 scrapers, which he mostly lost along with his helicopter. “With that type of equipment, it’s easy to go into debt,” he said.

Sanner and other contractors only received 30 or 40 cents on the dollar for their

machinery at a local equipment auction.

“It was the biggest give-away this town has ever seen; I couldn’t even go,” he said.

Another headache for Sanner was when he was the victim of an attempted extortion in 1970. One morning, he received a call telling him that there was dynamite in his front yard and that, unless he produced $12,000 in cash, the next dynamite would be in his bedroom, according to an article in The Arizona Republic. Sanner subsequently found a length of burned fuse used to explode dynamite outside his front door and alerted authorities. Maricopa County sheriffs later arrested two men after Sanner made the first installment on the extortion.

Another bomb threat against Sanner actually detonated in his carport. “I remember seeing pieces of the car in the dry wall,” Tim Denton, Sanner’s grandson, says.

Sanner found solace away from work, spending time with his wife and four daughters: Margie, Mardy, Marie, and Marcy. When he was 48, Sanner took up team calf roping as the team’s “heeler.”

This new hobby was rough on the contractor. A horse tossed him, which pulled both knees out of their sockets. While roping one night, the rope took Sanner’s thumb off, leaving the appendage inside the glove.

He calmly took his pickup and horse trailer to the hospital to have it reattached. He switched to a tamer sport, golf when he was 60 and managed to score in the 90s.

Retirement came unexpectantly for Sanner when he filed for bankruptcy in 1989. He had stayed in business by leasing equipment. Sanner died at age 92 in Peoria in 2011. Many in the construction industry still fondly recall Sanner and his favorite quote: “I don’t lie, and I don’t cheat, and I’ll tell you upfront.”

ner. A & S Gravel was a family affair as Ashley’s other stepson, Raphael "Red" Sanner, served as the superintendent of the operation. The company worked in the Valley for a decade until closing, likely due to a flood event in 1958.

Ashley moved to Phoenix from his home state of Oklahoma in 1919 and began working in the gravel business in 1940.

including a Hugh Evans “Cavalier” home development on 27th Avenue, two blocks north of Bethany Home Road.

By 1952, the company still maintained its plant office along South Third Street and had opened an office at 1206 East Cocopah Street southeast of Downtown Phoenix.

The location also served as the home of Herb Ashley and his wife, Edda. Their house was the site of a police incident in 1953.

According to an article in the Republic, the couple returned from church services to find a light on in their home. As sheriff’s deputies responded, the burglar escaped through the backyard. The house had been ransacked. The couple had relocated to 2410 East Whitten Avenue in Phoenix by the following year.

A & S Gravel was prominent enough to be featured in an Arizona Machinery Co. advertisement for Athey HiLoader in Arizona Builder & Contractor magazine in 1954. That same year, the company leveled, excavated, and blacktopped the Staggs-Bilt 1955 Holiday Home Tract roads.

A series of natural disasters impacted the company, starting in 1956. A & S Gravel had expanded with a crushing plant near 19th Avenue and Bell Road. According to an article in the Republic, floods buried the $50,000 crushing plant under 30 feet of water, including a temporary office building, most of the company’s equipment, and a $5,000 scale. Ashley estimated that his company would lose $30,000 on contracts it would be unable to meet and suffer $10,000 in clean-up costs. A & S Gravel lacked insurance for the flood damage.

In 1958, another flood hit the gravel pit and submerged five trucks, two Caterpillar tractors, one crane, and one power shovel. Some of the equipment belonged to A & S Gravel, and Gustafson Paving Contractors owned the rest. Ashley estimated that it would take six months to pump the water out of the pit.

Bailey Sanner launched Sanner Contracting Co. in the late 1950s, as these floods appear to have swamped A & S Gravel. Unfortunately, our magazine could find no further mention of the company, as apparently, the company could not dig itself out of this natural disaster. arizcc.com

he first official birth recorded at Walter O. Boswell Hospital in Sun City was a healthy girl named Maria on February 11, 1971. A search of the medical facility's archives, however, reveals a previous, clandestine birth. During the hospital’s 20th anniversary party in 1990, an employee recalled that another birth

The story of the hospital, now called Banner Boswell Medical Center, is an inspiring tale of a facility funded by donations, supported by the community, and through which animals played an inadvertent supporting role.

Sun City, the nation's first 55-plus retirement community, opened on January 1, 1960. The development had fewer than 500 houses, so it was a challenge to entice a doctor to relocate to this isolated development in the Northwest Valley. This ignited one of Sun City's most significant controversies.

The Del Webb Corp., developers of Sun City, recruited Dr. Robert Stump to move his practice to the community by selling him a house that also served as an office at 10820 West Oakmont Drive. Stump made house calls around the neighborhood for $7. Del Webb broke a taboo, however, as the physician had a 10-year-old son.

“Angry residents voiced complaints and eventually held three community meetings to vote on whether Dr. Stump and his son could remain in the community,” according to the Sun Cities Museum blog. “One vote ended in a tie, while the other two reflected the majority’s preference the doctor be allowed to remain in Sun City to better serve his patients.”

Foundation donated $1.2 million, which included stipulations that the hospital be named for his father, Walter O. Boswell.

The Del Webb Corp. donated 10.6 acres and offered to build the hospital at cost.

Bricker & Hoyt developed a new design for a 100-bed facility that was to be constructed on an artificial hill and feature a fallout shelter and heliport. Twin circular towers, where patients' rooms encircled a central nurses' station, were located on either side of a central core with

room for expansion to four towers. Ellerbe Architects of St. Paul, Minnesota, who specialized in medical-facilities planning, were retained as consultants. This configuration was, in part, a consequence of Del Webb having his annual physicals at the Mayo Clinic in Rochester, Minnesota, where the circular-tower concept had proved effective and efficient.

In January 1969, a ground-breaking ceremony took place for the $4.5 million Walter O. Boswell Memorial Hospital, located at 10401 Thunderbird Road. "A construction project is never a reality until you get the pick in the ground," Webb said at the event. However, even with the generosity of Boswell and Webb, the hospital set a community fund-raising goal of $1 million. The sum was exceeded by the end of the year, with 52 percent of Sun City residents participating.

The hospital was “topped out" featuring a mix of traditional and unique ceremonies in January 1970. "The last bucket of concrete was hoisted to the roof; the foreman dressed in top hat and tails poured the cement into the final form and placed a pine tree at the edge," according to the Boswell book. Then, 200 pigeons, supplied by the Phoenix Racing Pigeon Club, were let loose to lift the event. "The birds, all veterans of 500-mile flights, never had been released from so high before. They circled over Sun City, headed for Wickenburg, swarmed, and finally made it back to Phoenix."

“HARD HATS SHELTER WARM HEARTS”

The Sun City Community Hospital was first proposed in 1966. Architects Bricker & Hoyt of Phoenix created the initial plan, which called for a 34,000 square-feet, 61-bed facility on five acres, using a contemporary design with Spanish accents.

But the two men most influential in creating Sun City, developer Del Webb and landowner Jim Boswell, had a larger vision for the community. They recognized that a state-of-the-art medical facility would be a big draw for future residents. The financial titans each made significant contributions to this goal in 1967. The James G. Boswell

Separate luncheons honored contributors to the hospital fund and the construction crew. The Boswell Hospital Auxiliary hosted a "sit-in," which welcomed visitors to try out the hospital’s model patient room and vote on which of the five proposed chairs were most comfortable and attractive.

During construction, Kenneth Meiner, son of Al Meiner, an inspector for Lowry & Sorenson, a mechanical contractor for the Boswell Memorial Hospital, was killed offsite by gunmen during a convenience store holdup. Workers of all trades pitched in $900 to help buy a 75-foot flagpole in his memory. The pole was erected free of charge by Hudspeth Crane Co. "Hard hats shelter warm hearts," announced the Phoenix Gazette.

More than 5,000 guests attended the hospital's dedication in November 1970.

Requests for tours were so numerous that they took two weeks to schedule. The two top floors of the towers were initially left unfinished and used for seminars and storage. Their draperies became a roosting place for bats, who found a way into the building. The bats would later roost in the elevator shaft until the hospital set up rooftop equipment that emitted an ultrahigh frequency, which eventually deterred them.

Boswell opened its doors that month and the hospital’s administrators moved in who initially had offices above a Western Auto store in Peoria. One of the hospital’s first patients was C.F. Martens, who had a room that his donation to the hospital had helped pay for. Calling himself a “broken-down cowboy from Iowa,” Martens had watched the hospital construction from his back porch. “Staying in this room is kind of like paying for it a second time,” admitted Martens to the Sun City/Youngstown News.

In 1976, the first expansion of the hospital was undertaken by the Del Webb Corp. By 1978, the third tower was completed, and the fourth tower opened in 1982, which resulted in a 261-bed capacity. After many more expansions and renovations, the Banner Boswell Medical Center remains a well-respected health care facility.

There is still an air of mystery about its early years. The hospital's most apocryphal tale allegedly took place in 1977. That year, the Phoenix Gazette published a column by Art Buchwald, who wrote that Frank Sinatra was refused treatment at Boswell Memorial Hospital after a fight because he wasn’t wearing a tie. Although this was likely fiction, we’ll never know for sure. The story only adds to the allure of the hospital that arose in Sun City thanks to generous benefactors and an engaged community. arizcc.com

ulu Clifton, a Methodist Deaconess, would be amazed at the changes to the Phoenix medical facility she started in 1911. nix institution has seen so much change in technology, improvements in science and knowledge, and even the expression in architecture and construction as this esteemed campus.

Clifton witnessed the name change to Good Samaritan Hospital in 1928 and the growth of retail businesses that transformed McDowell into an upscale shopping boulevard called “The Miracle Mile.”

The early Good Samaritan campus grew to

be a garden spot and was one of the most beautiful locations in Phoenix, adorned with palm trees, flowering bougainvilleas, and green lawns until the late 1970s. That’s when I became involved in the construction of a new hospital building where the public’s perception is that it represented, “Just another architect vying for attention.”

Few would ever guess the design expression was generated by a step-saving layout for the ease and comfort of caregivers!

In early 1979, I was thrust into one of the largest construction projects in Arizona history: the demolition of the 1941 neo-classical hospital and the design and Right: Bantam drilling rig with fabricated 11-foot wings digs column footings for Good Samaritan Hospital additions, 1979.

construction of a $98 million ($417 million in 2021 dollars) patient tower and a four-story ancillary building. The hospital was also the first significant design and construction project in Arizona to be negotiated on a “GMP basis,” a guaranteed maximum price offered by Huber, Hunt, and Nichols, a construction management company headquartered in Indianapolis.

I was one of seven licensed architects assigned to the project staffed by three architecture firms: the renowned Bertrand Goldberg Associates of Chicago with two locally prominent firms, Varney Sexton Sydnor, and Drover, Welsh & Lindlan, both of Phoenix. I was the youngest registrant but had solid experience with new high schools, community college buildings, and medical facilities.

My assignments included supervising medical equipment for some 600 rooms.

I marveled at the detail that audiology booths needed for sound isolation or the kinds of steri-flow air systems or laminar airflow systems for surgery suites. In addition, these all had flash sterilizers for dropped instruments, a real first for Phoenix. It was daunting and exciting.

Samaritan Health Systems was committed to innovative, process-oriented design. We built full-size room mockups in lightweight materials to simulate the planned operating rooms and pod-shaped birthing rooms. Doctors, nurses, and facilities managers met with the architects and engineers and “walked through” several mock operating room surgeries, which sometimes resulted in moving service gas connections. It was exciting because architectural practice seemed to advance research and “pre-design” thinking to serve human needs better.

When I met 66-year-old Bertrand “Bud” Goldberg in 1979, he had a calm, confident presence and consistently advocated for humane design. The genius of his design approach for the Good Samaritan patient tower was its step-saving layouts combined with excellent direct line-ofsight relationships from nursing stations to patient rooms. These included 570 beds under constant watch by only 48 nursing staff. However, this compact layout came with complicated “cloverleaf” floor plans with undulating, poured-in-place concrete walls. All 12 floors were “slip-formed” like a grain silo using custom-made steel Arizona Contractor & Community

forms. With such compact layouts, vertical “chases” for electrical, mechanical, service gases, pneumatic tubes, and vacuum lines became quickly crowded.

Not all of Goldberg’s designs were met with enthusiasm by the construction team.

Bud once lobbied for a 1-inch horizontal indent in the 9-inch-wide, cast-in-place concrete walls at each floor line to ameliorate the unbroken continuous ascent of 12 stories of slip-formed plain grey concrete.

Jay Alagia, our structural engineer, was beside himself with this request. Already requiring 7,000 psi concrete mixes, “necking” the perimeter wall down to 8-inches at each floor line was not possible without thinking about more reinforcing steel and even higher-strength concrete. And as an engineer would predictably say, “All this expense to achieve a one-inch shadow line on the exterior of a mid-rise?” Unfortunately, Goldberg’s team was often disappointed by such decisions demanded by the pre-determined GMP budget.

Another interesting design and construction conflict came at the basement level, where so much of my medical equipment planning for support services occurred. These areas were for gas sterilizing soft items and spaces needed to make up the medical case carts that would be rushed upstairs by elevators to the operating rooms. The heavy tower was required to be supported by these basement walls, which were often in the way of needed internal functions.

Again, it became a compromise between the pure ideal of honest structure and the overriding need for functional spaces. I worked out many “holes” in the basement bearing walls with numerous transfer lintels planned where the floor space demanded the absence of concrete bearing walls. Would my equipment fit after months of construction? It was a war of inches and often a battle between sensuous curving walls and “square box” medical equipment to be integrated within: the beauty and the beast.

The late 1970s were an inflationary time with concrete and mortar shortages common in the Southwest. Homebuilding was at a fever pitch, construction labor was in short supply, and there were few drafters with the precision needed for the new multi-layer pin-bar manual drafting systems. So instead, we used jewel-point India ink technical pens drawing on frosted mylar.

I drew the technical exterior elevations of the 12-story patient tower, as much of the medical equipment planning was complete.

After it opened in 1980, the plain grey exterior color and the unique lozenge-shaped windows had many Phoenix residents thinking the construction was not yet finished! The “honesty in materials” that architects seek to meet limited budgets was not universally appreciated.

Within a few years, Samaritan Health Systems painted the patient tower white to match the color of the ancillary building.

The perimeter landscape started to mature, and the residents worried over this “new eyesore” became familiar and comfortable with this local landmark. This curving, unusual, and demanding construction beast had finally matured into a beauty. Property values increased in the surrounding Coronado neighborhood, and a young hospital once on the edge of downtown now soared in the center of the nation’s fifth-largest city.

In 1999, Samaritan Health Systems and Lutheran Health System merged, creating Banner Health, which is now the largest employer in Arizona. Banner operates 30 hospitals and several specialized facilities in six states with a staff of more than 50,000.

Banner Health recently announced their new 10-year master plan for this location, which included demolishing “my” patient tower around 2031. It hurt. Yet, Lulu Clifton and I can only respond in excitement and bewilderment to the coming changes as medical science continues to advance.

And there will be architects like me and “Bud,” advocating for the crafting of humane building designs that aid in human comfort, affords ease of use, and delight us with architectural expressions that exhilarate our spirit and heal our infirmities. arizcc.com

he hospital at Abrazo Central Campus has a medical museum that features relics such as vintage glass drug jars, wooden opium scales, and vintage metal catheters. But that’s just part of the history at the hospital, located at 2000 West Bethany Home Road. Opened in 1962 as Children’s Hospital of Phoenix, the facility closed less than a year later because of a lack of patients and financial problems.

Soon afterward, the facility reopened as Phoenix Baptist Hospital and remained so until recently. Why was Children’s Hospital of Phoenix, no relation to Phoenix Children’s Hospital, unsuccessful? It certainly wasn’t because of its design or construction, events that got the hospital off to a rousing start during groundbreaking ceremonies.

In August 1961, an early morning groundbreaking ceremony was held to celebrate the future 100-bed pediatric osteopathic institution. The $1.1 million, three-story, 42,000 square-foot building was designed by Norman J. Hammill and Associates, with Francis A. Schulz as project architect. Co. According to an article in The Arizona Republic, the hospital would be completed by spring 1962.

The building featured cast-in-place reinforced concrete columns, beams, floors, and a lightweight roof. Other architectural highlights included a decorative block screen on the east side of the building and an aluminum solar screen on the south. Room balconies, the coffee shop, and the lobby had Terrazzo floors.

The non-profit medical facility, operated by a board of directors, was to be the Seventy

only hospital in Arizona to provide general pediatric care, from infancy to teens.

The ultra-modern facility included a TV and piped oxygen supply in each patient room on the second and third floors. The rooms featured a “Disneyesque” design for the youngsters’ morale and a menu that included hamburgers and sodas, when permitted by physicians.

The ground floor held space for contagious cases, surgery, X-rays, a laboratory, and a gift and coffee shop. James Jennings, president of Summit Construction,

announced first-mortgage bonds at 8 percent interest would finance the project.

An open house for the $1.65 million Children’s Hospital of Phoenix occurred in June 1962, with the first patients admitted the following month. The hospital was staffed by more than 60 osteopathic physicians and surgeons, led by their medical director, Dr. Gerald J. Hohn.

But less than a year later, the hospital was on financial life support due to a lack of patients and other problems. The hospital’s board attempted to sell the medical facility March April 2022

to other Valley hospitals, including Phoenix Memorial, John C. Lincoln, and Scottdale Baptist, according to a Republic article.

“The terms seemed preposterous to me, personally, but I felt this was a matter for the Memorial board of trustees,” said Emmett McLoughlin, the former Catholic priest who served as superintendent for Phoenix Memorial Hospital. The written proposal, asking for $1.3 million, plus 8 percent interest per year for 18 years (a total of $3.78 million), was subsequently unanimously rejected by Phoenix Memorial’s board.

The other two hospitals had yet to receive a written proposal. Concurrently, a group of 50 osteopathic doctors at the hospital had been negotiating for the hospital and were surprised to learn of the offers to other health institutions. A few months later, the Baptist hospital operations acquired the medical facility over other bidders, including John C. Lincoln Hospital, a group of osteopathic physicians, and another private group.

The facility reopened as Phoenix Baptist Hospital, which joined hospital operations run by the Baptists in Scottsdale and Yuma. employee salaries and creditor claims and protected the principle of the hospital’s $1.375 million bonds. “The report came in the wake of growing discontent among hospital employees over unpaid wages, some extending over weeks or months,” according to a Republic article.

The hospital operated with a clean bill of financial health for almost 70 years and attracted some memorable visitors. “I went with my mom, who was a volunteer there, to the third floor where Bette Davis was visiting her sister,” Vickie Goulette says. “I went up and stood in the doorway but was invited in, and she gave me her autograph.

Phoenix Baptist Hospital attracted loyal volunteers who enjoyed the camaraderie and hospital fashions. “I was a candy striper there, along with several friends, for a while in the early ‘70s,” Claudia Allen says. “The uniforms were groovy!”

The hospital later had two major remodels. In 1978, M. M. Sundt Construction Co. added two floors to the hospital and also built the facility’s parking garage.

weeks when construction was underway above my room,” Karen Shumway recalls. “I was very ill after a couple of hairy surgeries, and the noise was extremely unpleasant during my long stay!”

A clever entrepreneur added an unofficial adjunct to the medical facility across the street on Bethany Home Road in 1984.

The Recovery Room was a dive bar that catered to a neighborhood clientele until it closed around 2015. According to Yelp reviews, the place offered friendly bartenders, inexpensively priced stiff drinks, greasy burgers, games, and, most importantly, a convenient hideaway to ponder what might be happening to a loved one across the street.

In 1988, Kitchell Contractors finished adding the sixth and seventh floors, totaling 42,750 square feet, to the existing hospital tower. The $11 million project included completing the exterior by hoisting 198 precast concrete panels, each weighing 4,800 pounds, and remodeling 44,000 square feet of existing space.

Since 1999, the hospital has operated as Abrazo Central Campus, a 216-bed acute care and teaching facility. After a rough start, the hospital turned around to run a successful healthcare operation with many satisfied repeat customers. “I had my last child there,” Leslie DeeAnn McLaws Mallory recalls. “Plus, several opportunities to attend their emergency room with my husband and son riding motorcycles, and my two oldest girls got their tonsils out there.

I felt like the hospital knew me by name in the 1960s, 70s, and 80s.”

Not everyone had a pleasant experience at the hospital, though for often understandable reasons. “I remember that place,” says a woman, who shall remain anonymous. “My then-husband’s girlfriend went in for pregnancy care using my name and insurance. Didn’t care much for the staff when trying to resolve that issue.”

Dr. Hackett, a native of Tyler, Texas, graduated from Tuskegee University in Alabama and Meharry Medical College in Nashville, Tennessee. He arrived in Phoenix in 1916 as the state’s first black physician.

With his wife, Ayra Hammons Hackett, Dr. Hackett practiced medicine, specializing in obstetrics. For five years, he delivered newborns from an office on the second floor of the Ellis Building at Second Avenue and Top: Booker T. Washington Memorial Hospital, 1920s.

ospitals have served our community for decades, whether called by their historical names, Good Samaritan and Saint Joseph’s, or more common corporate entities like Banner Health. Yet, of all these health facilities, one little-known medical institution has a unique story in the Valley’s past: the Booker T. Washington Memorial Hospital.

The facility, named after the famous African-American educator and leader, provided an essential service to black residents who were often denied medical care elsewhere when Phoenix was segregated.

After lobbying unsuccessfully to construct an African-American community

hospital, in 1921, Dr. Hackett purchased former Territorial Governor Joseph Kibbey’s residence and opened the private Booker T. Washington Memorial Hospital in the Phoenix Eastlake neighborhood at 1342 East Jefferson Street. The hospital soon

expanded to three adjoining lots where six cottages were built for tuberculosis patients. Dr. Hackett also opened a pharmacy nearby and recruited black nurses from Southern schools to join the hospital’s staff.

In 1927, the Arizona Republican called it “the finest and most completely equipped hospital owned and devoted to the welfare of colored people west of the Mississippi.” Dr. Hackett’s medical center served other races, including patients seeking more affordable health care or needing clandestine treatment for sexually transmitted diseases.

Because of patients’ unpaid bills and Dr. Hackett’s failing eyesight, the hospital closed in 1943. His medical equipment was donated to Saint Monica’s Hospital, later renamed Phoenix Memorial Hospital. The Booker T. Washington Memorial Hospital reopened as the Winston Inn to accommodate black servicemen during World War II. Dr. Hackett died in 1949 at the age of 67, but his legacy lives on.

In 2013, I had the opportunity to interview his then 95-year-old daughter, Winstona Hackett Aldridge, who passed away in 2017. The Phoenix native, a long-time teacher in the community, was raised next door to the Booker T. Washington Memorial Hospital, which has since been demolished. When asked about Dr. Hackett’s work, she proudly responded, “I still meet people who my father delivered.”

OLD SCHOOL EQUIPMENT:

ELEVATING GRADER PART 1 - AUSTIN-WESTERN COMPANY BILLY HORNER

W

orking overhead is always challenging. That’s why, on a larger scale, the elevated grader is such an essential piece of construction equipment. Because of its significance, I’ll cover the history of this machine that moves loose material up into a truck, trailer, or wagon in four consecutive, old-school equipment columns.

There were several early manufacturers of elevated graders, but one of the most famous lines was created by Aus-

tin-Western Company. Founded in Aurora, Illinois, in 1877, Austin-Western was one of the early heavy equipment manufacturers.

They built scrapers and maintainers (motor graders), although these units were horsedrawn at the time.

By 1905, Austin-Western had produced three models of the Western Elevating Grader, Ditching & Wagon Loader, a gear-driven machine on four steel wheels.

The equipment moved soil and debris from ditches, canals, and reservoirs up to banks or into vehicles for transportation.

The elevated grader proved valuable for building levees, turnpikes, and rail lines in the U.S. during the 1920s. “The conveyor was powered by a chain or gear drive from the wheels, or in later versions, a separate power unit was fitted,” according to Keith Haddock’s book, The Earthmover Encyclopedia. These powered units were primarily diesel engines mounted close to the conveyor belt.

Austin-Western introduced an improved version of their elevating grader in the mid-1930s. The machine was pulled by a tractor and utilized another engine for the conveyor belt. Rubber tires replaced the tracks, which solved front-end side slip issues.

During this same period, the company’s Model “99” Loader became available.

The loader was powered by the grader’s drivetrain while attached to the rear section. The machine had the capacity of filling 45, 2-yard trucks in one hour.

In the late 1940s, the Austin-Western Plainsman Elevating Grader was introduced. It featured an elevating attachment that was bolted onto the grader’s rear section, powered by the machine’s drivetrain.

All operations were hydraulically controlled, including the raising and lowering of a 19-foot conveyor and plow. Local dealers for the elevated graders were Smith Booth Usher Co., and later, Shriver Machinery Co., both located at 1756 Grand Avenue in Phoenix.

Building on the Past

1965: ARIZONA VETERANS MEMORIAL COLISEUM PARKING LOT

I

n 1965, an arena opened in Phoenix that would host the Phoenix Suns, as well as concerts by Elvis Presley, The Monkees, The Rolling Stones, and Nirvana. But one of the venue’s best performances was by Bailey Sanner. Within a short 30-day window, the contractor managed to give Arizona Veterans Memorial Coliseum visitors attending the 10-day run of the Ice Follies during the State Fair a nice place to park.

Sanner Contracting won the $168,000 contract, awarded by the State Fair Commission, to pave an area for 7,000 parking spaces (180,000 square feet) around the Coliseum. The job included both the north

and south parking lots and right aways along the east and west sides of the building. The contract specified the work was to be completed on a tight schedule.

For the project, Sanner needed 30,000 tons of ABC and, to create a 2-inch-thick blacktop, 17,000 tons of asphalt. Fortunately, the contractor had two things going for him: a crushing and hot mix plant at the Peoria and 99th avenues pit along New River north of Glendale, and a good relationship with Joe Conway Trucking.

Sanner’s grading crews started on the north parking lot next to the Coliseum steps, worked towards Encanto Boule-

vard, then completed the east and west side parking and access roads. The south parking lot was the last to be finished. To meet the deadline, Sanner’s crews worked six, 10-hour-days using two Caterpillar 12E blades, two Tampo pneumatic (rubber tire) rollers, and a water truck.

It’s unlikely Sanner and his employees ever received an ovation for making their deadline, but their efforts certainly deserved one.

Architect’s Perspective: Gesamtkunstwerk Architecture James Logan Abell, FAIA director of Bauhaus from 1930-33 and was pivotal in Goldberg’s design philosophy, embracing the mantra of “less is more.”

Returning to Chicago, Goldberg gained further education in engineering at the Armour Institute, now called Illinois Tech, and soon opened his architecture firm at age 24 in 1937. All these influences led to a design direction of a more structural, pure approach toward achieving his goals of a new architecture of machine fabrication serving human needs for the 20th century.

One of Goldberg’s first commissions was for the North Pole Ice Cream shops, which he designed and approached like a kit of parts, strung together with tension cables hanging from a central derrick tower. Buying ice cream became a technological experience. He collaborated with the famed inventor and geodesic dome guru R. Buckminster Fuller. The spirit of invention and experimentation carried on in full bloom throughout his career. In his varied outlook, Goldberg designed plywood boxcars, canvas houses, unique furniture, prefabricated houses, a rear-engine automobile, and even a mobile vaccine laboratory for the U.S. government.

As a young man new in practice, Goldberg observed that no private or public agencies looked at affordable housing during the Great Depression. He began experimenting with prefabricated housing through a study conducted at Purdue Uni-

versity in 1937. Away from the urban jungle of Chicago, Goldberg’s proposed design was part of a neighborhood of demonstration homes built in Lafayette, Indiana.

The five-room model had two bedrooms, a living room, kitchen, and bath.

One prototype was built of “prefabricated plywood sections” covered by a pitched roof. Goldberg lowered construction costs by using techniques such as standardizing windows and wall panels and reducing interior partitions and costly cabinets.

Working with his design associate Gilmer Black, Goldberg continued to explore affordable, system-built housing.

The pair partnered with attorney Edwin Ashcraft III and real-estate developer Ross J. Beatty Jr. to found the Standard Houses Corporation. This visionary group knew that prefabrication was what an industrial city like Chicago needed to house depression-era Americans.

Their first project was a model community based on Goldberg’s prototype at Purdue University located on a small plot of land in Melrose Park, Illinois. Using the newest materials and practices, they produced housing in the $3,900 to $6,000 range.

orld-famous for his design of the Marina City twin towers on the Chicago River in 1964, Bertrand Goldberg had a tremendous impact on American 20th-century architecture. He began his career at age 17 by studying landscape architecture at Harvard University.

The following year, he embarked for Germany to study at the Bauhaus Art School of Arts and Crafts.

This institute was grounded in the idealism of Gesamtkunstwerk, creating an art totality. All the arts would be brought together harmoniously and integrated within the architecture. This omniscient view of “total building design” nurtured Goldberg’s emerging outlook for combining efficiency, economy, and humane approaches to users’ needs for his architectural credo.

Significant to Goldberg’s early development was working in the small office of Ludwig Mies van der Rohe, a towering figure in world architecture. Mies was the last

Ideas from these projects appear in his seminal work, the twin towers of Marina City. Repetition of forms in concrete 62 stories high is still a construction achievement, and mixed uses of residential living, theater, a rail line, an ice-skating rink, a bowling alley, and a large office building were innovative at the time. The office building component is now a hotel, and the theater is The Chicago House of Blues. Still, Chicago’s twin towers continue to be a highly desirable address after more than 50 years.

Goldberg’s ideas soon found their way into a medical complex for Stony Brook University in New York, Prentice Women’s Hospital for Northwestern University, and St. Joseph’s Hospital in Tacoma, Washington.

The Chicago architect said of his design work, “My message, I think, is much more important than myself personally, or the quick identification as the round building architect. I am talking about the performance of people in a social system, about

the performance of people in the city.”

Goldberg’s towering vision went beyond world-class architecture with many progressive, large-scale master plans dealing with urban living, transportation, historical issues, and cultural contexts. Bertrand Goldberg’s extensive writings are still relevant today, and his legacy of excellence is known worldwide.

hile euphoric construction workers have been known to break out in an occasional “soft shoe” routine at quitting time, “curb shoes” are more common at job sites. They are essential pieces of equipment on a fine grade subdivision project or when long stretches of curb need to be cleaned or detailed for proper asphalt grade.

the curb shoe. His shim-type curb shoe was one of two types developed and used in Arizona. The shim type had a 1 ½-inch steel round stock welded in an “L” shape and used ½ - ¼ -inch steel shims for adjustments.

Sanner’s operators used his invention and took the concept with them when they moved to other companies.

An example is former Sanner blade operator Mike Scott, who used the shim type curb shoe at Pulice and later at his own company.

supplied by a truck, is splashed on the concrete to prevent burning, cracking, or chipping.

J.S.A. Contracting, a Phoenix construction firm, used a slightly different type of curb shoe, fitted on the left side of the blade. Their shoe did not have a side-toside pivot, so the degree angle of the mold board was stationary. This version could

be challenging when attempting a sharp radius curve without the rotation option.

Curb shoes for construction date back to the late 1950s, when Phoenix contractor Bailey Sanner first conceived the idea. Motor graders at the time were a challenge to operate, with gear-driven stick shifts, fixed moldboards, and no hydraulics or articulation at the cab, which limited the turning radius. These factors made fine grade work difficult for most operators.

grandson, says. “At one point, he even had a shoe welded to an extension arm which was attached to a mail jeep. It was odd and didn’t work that well.” Denton, a blade operator, subsequently told Sanner that it was goofy, and he wanted no part in it.

“When Bailey closed his doors in 1989, Wheeler Contracting came to him and purchased all his shoes,” Denton says. Wheeler was another local residential street builder in the 1980s and 1990s. “Wheeler had an entire department dedicated to the shoes,” Denton adds. “We would pick out which one we needed, and the curb shoes were all ready to go for us.” eighty eight

The other type of curb shoe used in Arizona, termed the “worm,” was first developed by the Bingham brothers, who came from a family of operators and fabricators. It consisted of 2-inch threaded steel stock. The shoe was bolted on, and then someone would hand turn the worm at the top to achieve proper adjustment depth.

One revolution equaled one-quarter of an inch.

The Binghams developed their curb shoe while building streets, subcontracted to Tanner Brothers Contracting in Phoenix.

Local contractors still using this style of curb shoe include Knochel Brothers, M.R. Tanner, and E & E Companies.

Both the Binghams and Sanner were proud of their construction inventions.

Reflecting on how popular curb shoes had become, Sanner once told Denton, “I knew I should have patented that!”
