World Architecture Festival Awards: 2015 WAF and INSIDE Shortlists announced A staggering array of architecture and design practices from 46 countries are competing to win a coveted 2015 World Festival of Architecture Award following the announcement of the shortlist. The eighth annual World Architecture Festival shortlist consists of 338 projects across 31 categories, ranging from small family homes to large commercial developments and landscape projects. A substantial rise in entry numbers mirrors the global economic upturn in development and construction. The country boasting the largest number of shortlisted projects is Australia, followed by the UK and then Turkey – all of which have seen significant social and economic resurgence in the last few years. As usual a host of small practices unknown outside their own countries will pitch against the big names, presenting the shortlisted work to a 50-strong global awards jury. From small projects making a local contribution, such as a school in Burkina Faso designed for the architectural charity Article 25, through to large scale Olympic stadia transformations by US sports giant Populous, all manner of architectural interventions are celebrated.

Regardless of their practice size and reputation, all shortlisted entrants will this year gain double exposure, having their projects exhibited across two continents. The shortlist can first be seen this week at the new satellite WAF London 24-27 June, before arriving at the annual World Architecture Festival 2015 in Singapore this November. All shortlisted practices will be vying to win not only their individual categories, but the ultimate accolade of ‘World Building of the Year 2015’. Running concurrently with WAF, INSIDE comprises of the most original and exciting interiors from the last 12 months. Nominations have poured in from 16 countries spanning four continents across the nine diverse categories that make up the awards. Among those competing are two dentistries, a music arena, two cinemas and a global TV studio. Shortlisted designers include Benoy, Hassell and Woods Bagot. Chinese practice One Plus Partnership cap off a successful year with three nominations and make up some of the 12 projects that have been shortlisted from China and Hong Kong. Host nation Singapore have eight projects nominated, Australia seven and the UK have five. Again all nominees will compete in the form of live presentations and debates to a distinguished jury during the festival in November.

A guide to securing planning permission for self-build homes by leading structural insurance provider CRL

WHILE building your own home is an exciting prospect, navigating the complexities of the British planning process can be a real turn-off for many prospective self-builders. However planning doesn't have to be a nightmare. Steve Mansour, Group CEO at CRL, talks you through the process and explains the types of permissions a self-build project will need.

An introduction to self-build planning

WITH government moves to encourage self-build and the influx of TV programmes like Grand Designs the UK public's desire to construct their own homes has literally gone through the roof.

Unless you're fortunate enough to be an architect or qualified designer yourself, after you've found a suitable plot of land (although you don't necessarily need to have bought it to gain planning permissions), you'll need to hire in some professionals.

The appetite for self-build is clear – with around 12,000 new homes (or between 7-10 per cent of the UK's new housing stock) thought to be constructed in this way every year. Support for self-

This year the new Construction (Design & Management) Regulations 2015 (CDM 2015) were introduced and came into force on the 6 April 2015. There is now a requirement for domestic client’s to understand the Health and Safety requirements of a project. However, their duties as a client are normally transferred to the contractor, on a single contractor project; or the principal contractor, on a project involving more than one contractor. However, the domestic client can choose to have a written agreement with the principal designer to carry out the client duties. So having a professional team to guide you through the planning process is essential. Whatever route you go down, it's in your best interest to kick off the planning process as soon as you can. Consulting


with the local authority's planning department – either yourself or by proxy – is a great way to determine what you will, and won't, be able to do. Your local planning department is likely to have some preliminary guidance on their website, if not a full copy of the 'Local Plan' that informs planning constraints in the area. However, councils also offer more formal pre-application advice for a fee, although the cost – and quality – of this can differ greatly from authority to authority. This should hopefully give you a better idea of the key issues that may arise and take steps to sidestep or tackle these as necessary.

Refusal and appeals Having your self-build plans refused by a local authority can jeopardise the chances of your project ever coming to fruition in its current form. Given the increasing pressure local planners are under, previous refusals can fuel future ones – making a proposed site untenable in the eyes of the local authority. You can however appeal to the Department of Communities and Local Government's Planning Inspectorate if you think the application has been refused out of hand.

This guidance can be used to inform your design and when you're happy with the plans, you can formally submit them for planning approval. This will typically cost under £200, but can differ depending on where your new home is to be situated.

Finally as someone who sees successful self-build projects come to fruition regularly, I hope you are not deterred from building your own home. Constructing your own home is an exciting, and a highly rewarding, project and if the above guidelines are followed should be a relatively smooth process.

While central government has set a target of eight weeks for planning applications to be assessed, some councils are better than others. However, there are financial incentives in place to encourage this and even the worst performers shouldn't make you wait an onerous length of time for a response.

This comes with its own set of complications and you're likely to have to wait for at least a year for a response after lodging your appeal. It is well worth talking to a professional consultant before deciding how to handle rejection.

Post-planning If everything goes smoothly and you're granted permission without any constraints – the paperwork, unfortunately, doesn't end there.

However, we'd always advise consulting with a professional, if possible, before making any rash decisions regarding your application.

Unlike planning permission – Building Regulations are less open to interpretation and your project will succeed or fail based on whether it meets their criteria or not. You will be able to track the progress of your application through the local authority's website and find out if any problems have been identified. Local planners are highly risk averse and in some cases it can be worth withdrawing and resubmitting an application that encounters difficulties, rather than waiting for refusal.

Exclusive Town House Refurbishment in Belgravia Focus SB Ltd were pleased to be involved in the re-development of a property at one of the most exclusive addresses in London

Wilton Crescent was drawn up as part of the original plan for the development of Belgravia in 1820. It was built in 1825 and the north side of the crescent, where the property is located, was stone clad between 1908 and 1912 reflecting the growing prestige of the area. Focus SB were involved in the design and specification of all electrical accessories for a property in Wilton Crescent, with Product Consultant Gennifer Ling working closely with John Coughlan of Electrotech the Electrical Contractors for the development. John Coughlan comments, “The reason I have always preferred to use Focus SB is the company’s facility to produce non-standard accessory plates to any specification or finish. We have continued to use Focus SB as they offer similar products to Forbes & Lomax at more competitive prices.”

The re-development involved refurbishment of the town house and joining the mews house, at the rear, to the main building, creating a stunning glass atrium in the process. A pool and spa area was created under ground and the whole property was modernised to the highest specification and attention to detail. John continues, “On this particular project at Wilton Crescent, Focus SB provided a good brochure package and plate sample pack followed up by samples issued to the site.” A range of bespoke plates and switches were subsequently designed including plates manufactured to match the unique bronze bathroom fittings. These bespoke plates were matched to a wide range of standard plates from the Focus SB Horizon Range.

John adds, “As a contractor I need to know delivery times and Focus SB always delivered on time as agreed, this is very important to us when up against tight deadlines.” In the 19th and 20th century, Wilton Crescent was home to many prominent politicians, ambassadors and civil servants. Louis Mountbatten, 1st Earl Mountbatten of Burma (1900–1979) lived at No. 2 Wilton Crescent. There are two diplomatic buildings in Wilton Crescent: the Embassy of Luxembourg and the High Commission of Singapore, which is next door. Rooflights and Building Excellence Rooflights play a vital role in the modern building but far too often they are overlooked or used as an afterthought. Rooflights are the common link to many aspects of building design and can help the designer, the building owner and the occupier to achieve a truly sustainable, energy efficient and enjoyable place to work and live in. Correct rooflight design at the outset of the building concept can have dramatic, positive effects on all aspects of the building from the owners potential asset value to the wellbeing and productivity of the final occupants. Rooflights are generally regarded as the most simple and cost effective means of introducing natural daylighting into the building envelope. Positioned within the roofscape, they are orientated upwards to conduct the maximum amount of light into the interior and can provide up to three times as much light as conventional windows located in walls, helping the building to more readily comply with the Building Regulations and improving the internal environment for the occupants. Rooflights also deliver a more even and useable distribution of natural light into a building, particularly in large structures where light is required deep into the building or in enclosed areas that cannot be lit through an external wall. The light that enters a building can be direct light such as that which passes through clear or transparent materials, or diffused light that is created by surface textures designed to create diffusion by surface refraction, or by materials that are translucent and naturally diffusing. It is now no longer acceptable to think purely in terms of a simple rooflight area percentage to ensure that the building achieves the right amount of daylight. Frequently it is simply assumed that all that has to be specified is a rooflight area of between 10% and 15% and the building will be well day-lit. However, with buildings now requiring Energy Modelling and Energy Performance Certificates, and the tools for designing daylight requirements are becoming even more sophisticated.

For any building, there is an optimum target percentage of rooflights which will deliver the highest level of natural daylight into the building, making the maximum saving in energy usage and costs. Beyond that point, solar gain can add to the energy consumption if powered cooling systems become necessary. It is therefore vital that rooflights are specified correctly right at the outset; the correct balance of light, thermal and solar transmission properties should be taken into account and optimised for any building design. For example, it is no longer satisfactory just to state daylight factors for a room, as climate based daylight modelling should be used to assess the correct daylight requirement. This type of modelling takes into account the dynamic meteorological data that is now available. Indeed the Government, as recently as December 2014, published a benchmark document on the requirements for new schools to be modelled using a Climatic Based Daylight Model System. This will continue to spread to all types of building in the near future. With many Local Authorities insisting on a BREEAM assessment before they will give planning permission, it is vital to obtain the correct rooflight design, distribution and product type. Using low carbon rooflights is a good

example of correct product choice because of the low embodied carbon that can have a significant effect on the BREEAM assessment. We know that achieving a BREEAM rating of ‘Excellent’ as opposed to ‘Very Good’ can make a huge difference to the developer who is trying to let an industrial warehouse to a prospective client. We know that having a building that is well day lit will improve the efficiency productivity and reduce the absenteeism of the occupants that have to work in these buildings. A complex structural waterproofing design for new build mews properties Triton has supplied a range of waterproofing systems, plus technical support, to a West London new build project comprising two adjoining, high spec mews properties. This was a compact site requiring a complex waterproofing design for a multilevel basement comprising lift pits and two swimming pools recessed into the lower basement level. In view of the value of the properties and the variable water table, a combination of Types A, B and C waterproofing systems was specified to produce a robust solution, conforming to the Grade 3 basement category as defined in BS 8102:2009, that would inhibit any potential water ingress. Each property will benefit from a two storey basement, the lower basement in each housing a swimming pool, media room, gym and plant room.

The basements were constructed using watertight concrete, with an external bentonite system installed as the first line of defence against moisture ingress, prior to the placement of the concrete. A continuous and linked internal waterproofing system was then installed using cavity drain membranes and liquid/cementitous applied materials. Cavity drain membranes were installed to all earth retaining perimeter walls and the lower basement slab. The system is designed to drain down from upper to lower level via discharge outlets from the bunded perimeter drainage channel at the upper level. At the lower level a recessed channel accommodates a continuous drainage conduit around the perimeter of both properties and is waterproofed with Triton’s liquid applied TT Vapour Membrane. Rodding eyes were

installed at 10LM intervals and at every change of direction to facilitate maintenance of the drainage system. The system drains to sumps in each property each fitted with Triton’s mains powered, twin Aqua Pump Pro system. The swimming pools, plant rooms, service trenches and lift pits are recessed into the lower basement level forming in effect a third basement level. Both pools and all walls at this level are waterproofed using Triton’s TT55, a cementitious liquid applied membrane combined with TTME elasticiser to accommodate changes in pressure caused by emptying and filling the pools and the noise and vibration from the lifts. A cavity drained system cannot be punctured so this system also facilitates the resin fixing of heavy plant to the walls in the plant rooms and service trenches.

The perimeter drainage channel at floor level of the lower basement continues at the same level around the top of the swimming pool liner walls and discharges behind the walls of the trenches and plant rooms to either of the two sumps recessed in each plant room floor. Platon P20 membrane continues the sealed cavity drained system across the floors of the plant room and service trenches. The bunded upstands at floor wall junctions, and other wall/ floor and wall/soffit details are sealed with Triton’s liquid applied TT Vapour Membrane and Corner Strip sealing material to create a complete and continuous internal waterproofing system across all substrates and levels of the basement. Kebony unveils Villa Melkeveien, its latest residential project in Oslo Kebony today announces its latest residential project, Villa Melkeveien, in Oslo, Norway. Situated on a sunny hillside in Holmenkollen overlooking Oslo, the floor to ceiling windows provide spectacular views of the city, stretching out towards the Oslo Fjord. A strikingly modern building designed by LOGG Arkitekter, the villa is wrapped in horizontal Kebony cladding and glass and is truly breath-taking in appearance, contrasting and yet complementing to the other villas in the neighbourhood.

The four bedroom house, consisting of two main blocks in a T-shape formation, occupies 300m², with an additional 50m² garage. The large lounge and kitchen have direct access to the terrace and the spectacular views. The house also has a spa room and a separate guest area with its own kitchen and bathroom. Completed in 2014, after a two year build process, the house has been built on a previously unoccupied site. The modern family house was commissioned by an owner-occupier private client who appointed LOGG Arkitekter. Inspiration for the design was drawn from the spectacular scenery that surrounds the Vettakollen hill.

Along with extensive use of stone, slate and glass on the exterior of the building, Kebony wood is used in the building’s cladding. Kebony was chosen for the build due both to its beauty and to its hardwearing qualities, sustainability considerations were also of importance to the owners and architects. Kebony is a Norwegian material, manufactured in nearby Oslo using sustainably sourced soft wood species such as clear and character grade pines. The wood is impregnated with a non-chemical bio-based product, heated and put under pressure, the resulting product is highly durable and maintenance free. As such Kebony diverts demand away from our tropical forests.

Peter Hayes Sculpture www.peterhayes-ceramicss.uk.com “My main aim in my work is not to compete with nature; but for the work to evolve within the environment”. One of the major introductions into ceramics was digging Neolithic iron age and Roman samien shards on archaeological digs somewhere in Wales while trying to survive as an art student in Birmingham. I have always been interested in the history of ceramics – why and how ‘things’ are made of clay. This interest was extended after I spent several years travelling through Africa working with various tribes and village potters and being intrigued how, with limited technology and basic tools, they were able to get such exquisite, beautiful surfaces. I found the same inherent skills in India, Nepal, Japan and New Mexico. I tried to adopt

the ideas picked up from my travels in my own work. By building up layers of textured clay combined with burnishing and polishing of surfaces, I try to achieve opposites of rough and smooth. I have been working on large scale ceramic forms which I have placed in the landscape. My main aim is that the work should not compete with the landscape, but evolve within the environment. With this in mind I have introduced other minerals into the Raku ceramic surface such as iron and copper. With the elements of time and erosion, the individual piece takes on its own developing surface. Recently, one of these large commissions has taken me again to India. My client suggested I make it on site. Now I have discovered

Udaipur in Rajasthan and when my studio in Bath gets cold in the winter months, I can slip away to India. This has introduced me to other craftsmen and enabled me to work with a range of different materials, such as glass, marble, stone and Damascus steel. In practice I go by the set of my pants. I have always worked this way, not going by any particular rules or methods. I find it joyful to work with many different materials. Each has its own character, its own limits, its own tolerance – some materials fight back, some play the game. Finally I think it’s the material that is in charge and it will only let you make what it wants. It is my job to push it to its limits and somehow an equilibrium is made between maker and material.

The company has developed Ultim8 B+ specifically to enable easy and rapid tiling on to bitumen or asphalt surfaces or surfaces coated with contact adhesive residues. Up until now this has only been possible after carrying out a messy and tedious scabbling process to remove all traces of the asphalt and bitumen. This is particularly an issue in refurbishment projects, where it may be desired to tile over an old bitumen or asphalt surface. These are often found on floors where old vinyl tiles have been removed and on balconies, and the complications involved can greatly add to the difficulties of tiling in such areas. Bitumen surfaces are also encountered in new build, particularly in cellars, where bitumen damp proof membranes are often installed.

Ultim8 B+ is now by far the most straightforward solution for tiling in such circumstances, whether interior or exterior. The product operates as a system in which the installer firstly fixes Norcros 6mm Pro Board to the bitumen or asphalt surface using Ultim8 B+, a procedure which requires minimal preparation. Maison Terrebonne Born from an extreme transformation of a typical 90’s bungalow, the “Maison Terrebonne” is located on a vast wooded plot of land. Although certainly contemporary, the new residence is built on the same foundations as the original house while preserving one of its principal characteristics; split levels. This principle is at the very heart of this building’s new architecture. This thorough building overhaul, in combination with a larger upstairs, was designed in order to meet the needs of a person living alone. Despite a small 1500 square foot living space, the residence offers vast open rooms with an abundance of natural lighting. The house now features three split levels that are each designed for a distinct set of functions that help establish a clear hierarchy between intimate and communal zones. These zones are designed to be very open in relation to each other and are only divided by the threshold created by the flights of stairs. Directly accessible from the carport and at the same height as the ground outside is the first of three levels that contains both the entrance vestibule as well as a small office. Even though this entry zone is also open, it is concealed from the living spaces on the level above. Once in the center of the staircase leading to the second level, the visitor comes face to face with a large window with a view on the woods behind the home. The kitchen can be found there, organized around a large wooden island whose materials stand out in relation to the neutral white walls. Along the large bay window adjoining the kitchen can be found the dining and living rooms. At the crossroads of all these levels is located a pure white block that naturally reinforces the intimacy between zones and around which gravitates circulation within the home. This block has a powerful effect on the upper portion of each level as a result of it being unattached to the ceiling, which allows for both an unobstructed line of sight and opulent natural lighting.

The staircase and corridor leading to the owner’s private suite on the top level are located behind this central block and have a view on the inferior levels. Inside the cube and accessible only from the bedroom is a hidden bathroom designed with simple, clean lines. Though without a door, intimacy is preserved by the configuration of walls leading to the bathroom. Inside the bathroom, floor and walls are covered in a pearl white glass mosaic and it is modestly furnished with two white, minimalist blocks, bathtub and vanity. In order to accentuate the furniture’s monolithic appearance, doors with a smooth matte finish were placed on either side to avoid creating divisions at the front while a Corian sink was molded into the counter above. A thin setback kick space creates the impression that it isn’t attached to the floor while giving the bathroom a sense of space and lightness.

The bedroom is located at the very back and opens partially to the living spaces below. In order to limit visibility from the outside into this room, windows were voluntarily limited in height and therefore create long strips of light. At the rear, the room extends towards the woods by way of a loggia. From here the surrounding natural environment can be viewed without any obstacles thanks to the transparency of the glass railing barrier. The exterior is covered in natural eastern cedar siding that will fade over time to eventually further bear a resemblance to the bark of trees in the surrounding woods. Simple openings surrounded by black frames serve to punctuate the sheer volume of the house. The former garage has been replaced with a covered parking space that’s open on either end, and thus gives the impression that it was emptied. This openness creates a sense of transparency that, like all large openings, provides the space for nature to reclaim its place.

Dockboot Holiday Home On the island of Schiermonnikoog off the north coast of the Netherlands, directly bordering the dune landscape, this modest, yet surprisingly spacious, environmentally sustainable holiday home blends perfectly into its surroundings. Due to the extended periods that the family stays there, the island’s maximum domestic footprint of 110m2 was insufficient. The majority of the building’s functions have been programmed into the underground floor, thus achieving the desired spatial quality and size, while maintaining the structure’s affinity with its surroundings. The L-shaped house is positioned very naturally in the dunes, and its form provides good differentiation between the private and public areas. On the private side, a glass façade offers the

occupants an excellent view of the beautiful surroundings. The street façade is closed except for a long horizontal window along almost its entire length, allowing passers-by to catch a glimpse of what is happening inside. As a result, the house is illuminated by sunlight throughout the whole day. The façade is made of larch-wood of varying widths and colours that will become increasingly grey over time, blending in further with the dunes. The roof – consisting of wood, zinc and moss sedum – will further contribute to this process. The height and form of both roof and façade have been continuously adjusted to the dune surroundings, which also enables the house to develop its own unique character.


The living-room consists of a large, bright open space where the different areas are defined and linked by the slanting roof surfaces. The relationship between the two floors combines privacy with a human scale, allowing family members to use the house in their own way without causing disturbance to others. The underground floor comprises the bedrooms, bathrooms and sauna. The patio – hidden from view at ground-level by a low wooden wall on the west façade – brings in both sunlight and ventilation. Natural materials such as wood and stone have been used on both the exterior and the interior of the house.

In the design, much attention was paid to making the house environmentally sustainable, not only through generous use of natural materials, but also by controlling energy usage. Good insulation, triple-glazed windows, solar orientation, natural shading on the south façade provided by an overhang, and maintenance of a constant temperature in the underground area all contribute to the sustainability of the building. The use of LED lighting wherever possible, and the fireplace in the living room, do the rest. The house fully lives up to Schiermonnikoog‘s ambition of being a self-sufficient island.

Award-winning Knowledge Centre combines sustainability with striking design This striking building, which was opened this year in the centre of the Flemish city of Roeselare and features several bespoke Reynaers’ systems, has already won a host of awards. the façade with clear and green glass and a third white glass panel positioned approximately 12cm further forward. This gives a sense of greater depth to the curtain wall, which covers an area of 2,700m2.

Designed by architects BURO ll & ARCH+l, the building makes extensive use of Reynaers’ CW 50 curtain wall system, in both its standard form and with complex bespoke solutions, in order to accommodate the extensive use of glass on the project. The façade incorporates hundreds of diagonal sections as a stylish feature of the building’s design.

Sita Bauelemente GmbH/UK Roof Drainage - Long Distance Planning

A 28,500 m² roof area but only one side of the building on which fall pipes could be installed. That was the special challenge posed for draining the flat roof on Carl Durach GmbH & Co. KG's new building at Todtenweis in Bavaria. A siphonic drainage system guides the rainwater smoothly over the enormous roof into an infiltration structure and a soak away trench.

From a roof area of 30,000 m² extended to 55,600 m² - that is a fair description of the current development at Carl Durach GmbH & Co. KG. The new build which was erected alongside an existing building 130 m in length on the company's site is designed to replace outdoor facilities which were previously rented. Since part of the current warehouse buildings is being converted, this created the need for additional space. Another aim was to modernise the entire logistics system. The latest extension now enables the majority of goods to be prepared and palletised ready for shipment from the production plant to dealers.

The developer did not want any underground pipes under the new building, in particular because there is an existing infiltration structure under the new building and the site also suffers from an unfortunate ground water level. The total volume of rain of over 720 litres per second in the main drainage system should be drained into the infiltration structure on the existing building and in a soak away trench located on the western side of the large company site. In view of the building's size of 160 x 160 m, therefore, individual rainwater sections of up to approx. 180 m were required before the water could be redirected from horizontal to vertical. This could only be achieved using a siphonic drainage system which, in contrast to a conventional system, does not need pipework installed to a gradient. Drainage in the "green area" The Kostra catalogue of the German Meteorological Service does not contain any special features for the town of Todtenweis. With annual rainfall of 310 l/s*hectare and once in a century rainfall of 584 l/s*hectare, the town is very average for the region. The main drainage system comprises 90 DN 70 SitaDSS Profi outlets which remove approximately 720 litres per second from the roof. They were also fitted with Sita retaining units to extend over the 12 cm think thermal insulation. 58 outlets of the same type were used for the emergency drainage system, once again fitted with Sita retaining units. If the emergency drainage system is activated by heavy rain, the emergency drainage lines, which can be identified by the yellow Sita retaining units, can remove up to an additional 440 litres per second on to areas on the outsides of the building which are freely submersible.

A total of 3300 m of PE pipes are interconnected under the roof area of the new building, which measures approx. 25600 m² and is connected to the 2900 m² existing roof, to form a complex drainage system. Whilst the emergency drainage system drains the water freely on to the site, the main drainage system feeds the rainwater through partly exterior ground pipes into the company's own infiltration structures and soak away systems - without adding any rainwater to the public sewers. Since all the water drained off the building runs to its western side, some enormous pipeline lengths were required. The installation of the various PE pipelines for the siphonic system, which are up to 180 m in length, required genuine long distance planning between the building contractors. A combination of the SitaDSS rapid installation system and the structure fastening systems supplied by Dietul based in Kehlheim hold the long distance siphonic pipeline system securely up to the points at which it transfers the water into the ground pipes because when the water flows into the pipe due to the vacuum, siphonic drainage systems tend to developed their own dynamic forces . To prevent this the horizontal pipes were fixed every 6.6 m to a rail on the concrete trusses using integrated channels. This inhibits the pipes extending in length due to heat and sagging, whilst any movement of the siphonic drainage system will be safely absorbed by the retaining construction.

A living spiral staircase with open spaces for reading, drawing, relaxing and drinking tea forms the centrepiece of a newly created workspace in London’s Soho district. Designed by Paul Cocksedge Studio and completed this week, the unique sculptural staircase is a showcase feature of a contemporary office development by Resolution Property known as Ampersand. At 12.5-meters high, the staircase provides a dynamic connectivity between the building’s four office floors within a curvilinear atrium, embodying Ampersand’s creativity-meets-commerce brand. Paul Cocksedge’s design removes the load-bearing pillar from the centre of a traditional staircase design and replaces

it with a series of zones for relaxation, creative thinking and informal workplace interaction. Planting along the entire balustrade forms a ‘flying’ garden which can be tended by the building’s office community and there is potential for the staircase to include edible planting such as fresh mint. On the first level of the staircase a Zettel'z 6 light designed by Ingo Maurer hangs on wires creating a place to draw or leave messages. The second staircase houses a library of source books for creative thought.The staircase is of timber and steel construction, using Forest Stewardship Council compliant American white oak. Paul Cocksedge worked in partnership with Arup during the 13-month build programme.



Paul said: “If a staircase is essentially about going from A to B, there is now a whole world living and breathing in the space between the two. I hope the Living Staircase will be used in ways we hadn't at all expected! This is the beauty of it: it allows so much space for all kinds of activities. I'm really looking forward to Ampersand's staff taking over the structure and making it totally their own."

Designed by architects Darling Associates, Ampersand provides 64,000 sq ft of high specification office space in a substantially remodelled and refurbished Soho building, with a roof terrace and new entrances on Wardour Street and Hollen Street. Developers Resolution Property adopted a designer-led ethos in their bid to create a stimulating and unusual workplace for prospective occupiers.

Zero Carbon: Making it happen! The Centre for Alternative Technology launches new climate project. The environmental charity, CAT has launched a new research phase of its zero carbon Britain. The new project aims to draw in expertise from across a wide range of disciplines in order to build a comprehensive body of research around reducing carbon emissions to zero. A major part of the new project is to bring together architects, planners and policy makers to look at what needs to happen to the UK building industry in order to reduce emissions in that sector. The climate science couldn’t be clearer - to stabilise the climate system and stay below the globally agreed limit of 2ºC with high certainty, the world’s needs to move beyond fossil fuel based energy systems and eliminate human-made emissions of greenhouse gases almost entirely by around mid-century. Recent changes to policy by the UK government show a clear lack of joined up thinking around climate change issues, with cuts to funds for energy efficiency programs and withdrawal of support for the code for sustainable homes. Housing is a major contributor to greenhouse gas emissions and it is imperative that there is the implementation of a zero carbon buildings policy. As well as look at energy efficiency issues, the next stage for housing development is to ensure that materials used in construction have low embodied carbon and are of low toxicity, factors that are often overlooked in sustainable design.

Building Dreams for Lifetime Homes

HOPEFlow used for significant Staffordshire military homes build Hope Construction Materials, the UK’s largest independent supplier of construction materials, has completed the supply of 12,500m3 of concrete for the build of more than 300 new military homes. The project, which launched in August, saw 346 new homes built, with Hope providing the concrete slab flooring for each home, using their HOPEFlow high-performance, self-compacting concretes, to ensure that the build was completed to a stringent timescale. Around 1,000 troops from the 16 Signal Regiment and 1 Armoured Division Signal Regiment will be housed on the Beaconside site, as part of the £51m ‘super garrison’ development funded by the Ministry of Defence. The timber frame housing build, the largest of its kind in Britain, is being fulfilled by social housing specialists Lovell. Typically a build of this size would take between three and four years, however to be able to accommodate troops returning from Germany, it needs to be completed in just 11 months.

Vaulted House Vaulted House is a new-build four-bedroom family house, located on an infill site, hidden behind a garage door in Hammersmith. It was previously a diesel contaminated taxi garage, surrounded by 11 party walls and overlooked by 24 neighbours. A series of sharply detailed vaulted roofs define different living zones on the open upper-ground floor. Roof-lights at the top of each vault flood the landlocked site with daylight. Large courtyards bring light into the bedrooms on the lower-ground floor. The roofs are covered in a striking chequered pattern of single-ply membrane. The vault geometry repeats in details of the house, including the fireplace, floors, windows and entrance.

A double-height den has access to the garden at the back for the children to play in. A separate study provides acoustic privacy with a view through to the living space. A big doublesliding pocket door opens up completely, turning the dining room into a loggia in the summer. Several of the 24 neighbours included active members of the Brackenbury Residents’ Association. Detailed residents’ consultations and the incorporation of their feedback into the design led to seven letters of support for the scheme at planning.


A mechanical heat exchange system and thick insulation make for an energy efficient home. A study allows for working from home or can become a spare bedroom for elderly relatives visiting. The entrance is stepped up to meet flood requirements but these are wide and gentle for ease of access.

The site is a former taxi garage and was designated as contaminated land. All 1.5m of excavated soil had to be tested and carefully disposed of. The garden walls are underpinned rather than demolished. A steel and timber frame spans off the existing walls to create the roof and floor structure. The roof is constructed from plywood over timber joists, covered with insulation and single-ply membrane. The geometry of the roof appears simple but is in fact incredibly complicated. The vaulted roofs are covered with two tones of single-ply roofing membrane to produce a harlequin pattern, breaking up the large area of roof and greatly improving the outlook, which was previously onto rotten asphalt roofs. Inside the house, the vaults meet at sharp plastered edges, concealing the downstand beams rather than expressing them. Vault-like elements are repeated obsessively at each scale of the design, forming sculptural chamfered edges to the windows, fireplace and TV wall. The timber floors are laid in a cross pattern that reflects the vaults above them.

More and more the ‘physical’ treatments are gaining traction. Fluid Dynamics is the UK’s oldest manufacturer of physical treatments since it started manufacturing in 1974.

Most physical conditioners suffer from the criticism that there is no independent verification that they work at all and that is a big drawback. Despite Fluid Dynamics Track record that every new Waitrose and Marks and Spencer, Unilever, Nestle, Kimberley Clark and even the new Louvre Museum in Abu Dhabi are customers, there is a reticence in using the “new technology”. US Government Testing: In 2012 Fluid Dynamics supplied one of their Scaletron units to the General Services Agency, part of the US Government that is responsible for all government buildings. The GSA run a programme to test products that they believe could have a

beneficial environmental impact. In the Scaletron’s case, the 18 month test took the form of installation on a boiler in the Salt Lake City courthouse, Utah, with electric elements that were burning out every few months due to scaling. Their Final report states: "The technology showed itself to be effective at preventing the build-up of calcite scale on heating element surfaces in a domestic water system. Further, the build-up prevention was accomplished by the technology and it consumed no energy whatsoever. Also, it added no chemicals to the water stream such as with a salt based water softening system. The technology was cost effective when its initial installation cost was compared to labour and operational savings over the life of the product. In some cases, the simple payback was immediate as both the installed and operating costs were less than a comparably performing salt-based water treatment system. The listed 19th Century former Schoolhouse overlooking the Dublin mountains was renovated and extended to create a new energy efficient residential family home. So that the exterior facade of the existing property was not altered in any way, internal insulation was installed to the interior of the stone walls of the original house. Wilkinson Eyre Architects has completed a ÂŁ17.5m transformation of Wellcome Collection in London designed to accommodate growing visitor numbers and enrich the visitor experience. Originally Wellcome Collection was predicted to receive visitor numbers of around 100,000 a year, but before development works began in 2013 the venue welcomed more than 550,000 people a year.

Wilkinson Eyre’s intervention has reorganised the building in order to enrich the visitor experience and improve footfall through all publicly accessible floors. Working within the confines of the existing building, Wilkinson Eyre has succeeded in creating 40% more exhibition space, along with a new Reading Room, a new youth events space (The Studio), and a new research area (The Hub).The transformation has also improved Wellcome Collection’s presence on the busy Euston Road and has expanded the atrium space to support increased visitor numbers. A dynamic new steel staircase has been introduced between the ground and second floors to enhance circulation between floors and entice visitors up to the expanded first floor gallery spaces and destination restaurant on the second floor. The 17.5 metric ton steel structure is sculpted into a flowing, swirling form, enticing the eye and drawing people up through the building.

The finished staircase is shot-blasted on the outside and the inside faces, which are closer to the public, were sprayed with a cold zinc and hot stainless steel solution that was hand-polished by one individual. A thematic exhibition gallery has been created on the first floor, replacing administrative offices. It completes a loop on the first floor, allowing visitors to circle around the building, linking the Medicine Man and Medicine Now permanent galleries to the new youth events space. The latter has been added as a purpose-built flexible contemporary studio for teenagers to creatively engage with science and art offering both hi-tech digital technology and low-tech modelling and making equipment. It brings together elements of common rooms, bedrooms, music studios and laboratories to create a unique environment for participatory learning.

Between 2008 and 2010, the hotel went through a dramatic restoration and rejuvenation programme, including the creation of four luxury penthouse suites offering spectacular views of the river Thames.

Lighting The Way To A Healthier Working Environment DURABLE has revolutionised the task lighting arena with the launch of LUCTRA®, a revolutionary LED lighting system proven to enhance wellbeing and productivity within the workplace by harnessing the biological effect of light. A study conducted by INTELLUX GmbH in cooperation with the research group “Sleep Research and Clinical Chronobiology ” has also

demonstrated that melatonin – a chemical hormone that makes us feel sleepy – is able to be suppressed with the use of the LUCTRA® lamp. The study, conducted from July to August 2014 and supervised by Dr. Dieter Kunz at the St. Hedwig Hospital in Berlin, found that significant melatonin suppression emerged with the mixed light and cold white settings. The warm white LED lighting showed hardly any differences on the time course of melatonin secretion when compared with the dim light setting. The warmer light was preferred by users in a questionnaire, making it the preferred lighting setting during the evening to prevent the disruption of melatonin secretion in the evening. Haworth Tompkins announces the completion of NT Future, an £80m refurbishment of the National Theatre on London’s South Bank. Opened in 1976, the NT is one of Britain’s most important 20th century buildings, and arguably the masterpiece of architect Sir Denys Lasdun. NT Future equips the National Theatre to sustain its position at the forefront of theatre, while regenerating the building to address a radically changed urban context. The National Theatre was designed to be welcoming, and openness lies at the core of NT Future. Audiences will benefit from the Dorfman Theatre (formerly the Cottesloe). Learning groups of all ages will be received in the new Clore Learning Centre. Foyers have been refreshed, and extended with an NT-run riverside café and bar, while landscape has been regenerated around the site. Meanwhile, the backstage workshops – perhaps the biggest factory left in central London – will offer a new engagement with the public both through greater visibility from the street and an internal public viewing gallery. Since Lasdun’s building was completed, the public river walk has been extended, Waterloo has been regenerated, and the South Bank has become a new centre for London. NT Future embeds the National Theatre at the heart of this transformation. NT Future has had a long development. Haworth Tompkins was appointed in 2007 to write a Conservation Management Plan for the building, in collaboration with the London Borough of Lambeth, English Heritage and the Twentieth Century Society. This approach created detailed understanding of Lasdun’s architecture as a foundation for the NT Future proposals.

The resulting changes include a new production building, the Max Rayne Centre, to the south of the NT; reconfiguration of the Cottesloe Theatre to create the new Dorfman Theatre and Clore Learning Centre; opening up of the north-east corner, formerly a service yard, to address the river walk with a new riverside bar and café; remodelling of the main entrance; transformation of landscape and terraces; and refurbishment of the foyers. NT Future gives the National Theatre new spaces for education, design, digital production, and workshop assembly. Sustainability, based on work by environmentalists Atelier Ten, will be greatly strengthened. Public attitudes to Twentieth Century architecture are changing fast. NT Future aims to make Lasdun’s greatest building accessible to a new generation, while enabling the NT to develop their role at the forefront of world theatre.

The scheme’s lynch-pin is the Max Rayne Centre, a new production building to the south of the NT that houses a state-ofthe-art painting workshop, production offices, and a studio for designers, as well as departments relocated to enable change elsewhere in the building. Clad in aluminium fins and crumpled steel mesh, the Max Rayne Centre is designed to complement rather than replicate the NT’s masonry language, harmonising with Lasdun’s austere orthogonal forms. Its west-facing balconies enable the NT to address Waterloo Bridge and Upper Ground, while a glazed facade to the east opens up the painting workshop to passers-by. The Dorfman Theatre, named after a signature gift from Lloyd Dorfman, founder of Travelex and a long-term NT supporter, maintains the Cottesloe’s spirit while enhancing seating, capacity and stage equipment. Carried out in collaboration with theatre consultants Charcoalblue,

the changes will offer a better experience for audiences, and more flexibility for practitioners. The Dorfman will also be available for education use during the day, in conjunction with the Clore Learning Centre, whose education facilities have been converted from former workshops. The Dorfman Theatre foyer has been reconfigured for all-day opening, with access to the public Sherling High Level Walkway that allows visitors to see into the newly-refurbished workshops. The NT’s north-east corner, formerly a service yard facing the river, has been converted to public use with the creation of The Understudy, a new bar, Kitchen, a relocated café, and a new external entrance to House, the NT’s refurbished restaurant. All catering spaces will be run by the NT itself. They will activate a part of the river frontage that was formerly back of house, enliven the river walk, and offer a new welcome to visitors arriving from the east.


All around the building, landscape has been redesigned in collaboration with Edinburgh-based landscape architects Gross.Max to provide a more consistent setting for the NT. The Bank of America Merrill Lynch Terrace has been planted as a garden for the use of local residents as well as audiences. Signage, lighting and furniture have all been transformed.

A project as complex as NT Future has required Haworth Tompkins to develop a range of different architectural responses, from best-practice conservation of concrete (researched with the help of the Twentieth Century Society), through keyhole surgery to improve functionality and adjacencies, to development of an architectural language for new work both sensitive enough to respect Lasdun’s building, and robust enough to stand alongside it. These changes have been carried out within an intellectual framework that safeguards the NT’s precious primary fabric, while finding room for the NT’s own dynamism and freshness to be reflected in its public spaces. Haworth Tompkins said: “Denys Lasdun’s National Theatre is one of the great buildings of the Twentieth Century. We set out to build on Lasdun’s vision of

public openness so as to reveal it to new audiences and a changing context. NT Future will keep the National at the top of world theatre. With the South Bank coming to life, we hope our changes will help a new generation celebrate the extraordinary quality of its architecture.” Lisa Burger, Executive Director of the National Theatre, said: “We’ve worked with Haworth Tompkins for many years to bring NT Future to fruition. The National Theatre’s main entrance, much changed in the 1990s, has been remodelled to improve the connection with the river walk, aid wayfinding, particularly from the eastern approach, and restore the original 45-degree axial entry to the building. The riverside bookshop has been relocated to create life at the heart of the foyers. The main foyers have themselves been refurbished, with signage based on the original design, restored joinery and finishes, and a more transient layer of furniture and lighting to reflect the National Theatre’s own warmth and openness.

In today’s modern home, technology is one of the key lifestyle considerations. However, problems can arise when the continuous drive for bigger, louder and brighter audiovisual experiences come in to conflict with interior design considerations. Potential clashes can be avoided by planning and partnering. The design of home technology should be planned and begin as early as possible. If you want any sort of system then it must never be an afterthought. Whilst this may appear intimidating or frivolous to a client - as they may not know what they want nor care too much at that point; the mantra is always infrastructure, infrastructure, infrastructure. A knowledgeable audio-visual integrator can work with architect, designer and client to ensure that multiple options are available by installing intelligent cabling to cover a host of eventualities. If this is done correctly then it not only helps to make the AV integration a simple and flexible process towards the end of the build, but also allows upgrades and changes to be made in the future. Treating the interior design and technology as two sides of the same coin makes both jobs infinitely easier. By its very nature, audio-visual technology demands to be seen – however if it is designed as part of the interior design as opposed to an addition to it, then the end result can be so much more pleasing. Taking this approach is what allows big TV’s to be hidden from view, appearing from cabinets, walls or ceilings when required, it allows speakers to be designed to be unobtrusive or even invisible, and it allows automated features such as lighting, blinds and curtains to function with or without user input. Done correctly, technology integration can actually improve the experience of an interior space rather than detract from it. The new development has replaced 1960s buildings to provide 68,000sqft council offices, a library and one-stop shop, 20,000sqft retail, two new pedestrian streets, a market square, car parking and highways improvements. AHR responded to the challenge of the constrained and sloping town centre site creating two new pedestrian streets and a cluster of inter-locking buildings. This allowed over 50% of the site to be given over to new public realm and better integrated the development into the existing urban grain. Careful orientation of the buildings and an innovative acoustic louvre window system allowed full natural ventilation to be used throughout, despite the location within a busy town centre. At the heart of the brief was Bath & North East Somerset Council’s objective of creating a highly efficient, robust and flexible building that would minimise energy consumption and maintenance while providing first class civic facilities and a high quality workplace embodying a ‘one council’ culture.


AHR has built on extensive in-house research and worked closely with Environmental Engineer Max Fordham to develop a pioneering environmental strategy for the project: it is the first in the UK to implement BSRIA Soft Landings to target an exemplary DEC A rating, which it is expected to achieve in 2017 once it has been in use for two years. This rating will confirm Keynsham Civic Centre as one of the lowest energy consuming public buildings in the UK. The offices have already achieved an outstanding EPC A rating and the project is almost carbon neutral. Every aspect of the design of the building was considered to provide optimal environmental performance, starting with the building’s orientation and form which reduced the requirements for mechanical ventilation and lighting. An innovative timber (CLT), steel and concrete structure not only created bright and welcoming interiors but also reduced heating requirements and construction time.

One of the key objectives for the project was to facilitate a workplace transformation, allowing the Council to adopt a more flexible way of working which would also improve communication, collaboration and efficiency across teams and departments. AHR responded to this by arranging four wings around a central atrium which incorporates a large breakout area two touchdown decks. The atrium is the heart of the building, creating visual connectedness and opportunities for spontaneous meetings as users move across the building. Keynsham Civic Centre has provided Bath & North East Somerset Council with a landmark building which positions it at the heart of the community it serves and which embodies its commitment to that community and to its staff to be an exemplary Council, investing wisely, making a positive impact in every aspect of its work and looking to the future. This was exactly what our recent customer wanted to do but their balcony was looking old, tired and in desperate need for a transformation. After talking directly with the customer and agreeing a budget for the project, we were able to design and manufacture a bespoke outdoor living solution made to fit their exact requirements. Utilising our revolutionary QWICKBUILD Aluminium Sub-Structure it was possible to manufacture the decking frame as made-to-measure sections prior to start on site, saving time and money. Our installation team were able to dismantle the existing platform and wood balustrade, install the aluminium frame, decking boards and glass balustrade in just two days on site. The total area covered was 13 sqm and a 15mm clear toughened glass was utilised for the balustrade with a stainless steel slotted handrail to provide the finishing touch to a state-of-the-art project.

KyOto Garden Art Earlier this month Long Rake Spar were delighted to donate our premium 14mm Silver Grey Granite to the Hortus non Conculus garden exhibit at Tate Britain coinciding with their ‘Barbara Hepworth: Sculpture for a Modern World’ exhibition. Designed by Rosie Irving and co-designer Antonia Young, the garden takes its inspiration from the textile designs of artist Barbara Hepworth and highlights the different contexts and spaces in which Hepworth presented her work.

Silver Grey Granite was chosen because of its white and blacked flecked colouring which emphasised the

monochromatic design that Rosie created, as well the texture it provided in contrast to the smooth cast limestone planters from Haddonstone. The aggregate was placed in a floor stabilisation system, supplied by Kinley Systems, to ensure the gravel stayed within the design and was easy for visitors to walk on. The Silver Grey was chosen in a 14mm size to fit effectively in the retaining grids and to allow access for wheelchair users. Contemporary Buildings with Timber

Enthusiasm for architecture and engineering in timber is growing rapidly among a new generation of architects and designers. The reasons for the success of timber in construction today lie with the technological advances of timber and construction research:
