Analysis of the process of construction and marketing of commercial complexes in Tehran
Right or wrong, the fever of commercialization has become widespread, these days other complex builders have erased the trans-regional thinking from their minds and considering the high number of commercial complexes, they are looking for culturalization for local projects. The trans-regional projects that stood out in Tehran until the end of the previous decade; such as Tajrish statue and Qaim, Goldis Aryashahr, Tiraje and Bostan Ponk; They had managed to attract countless audiences from all over Tehran.

In fact, complex tourism was considered a pastime. But now the investors of the projects are seeking to attract local audiences. Looking at the commercial complexes in the north of Tehran, such as Tajrish Commercial Citadel, Palladioum and Tirajeh 1 in the south of Tehran, we come to the point that the projects have shifted from a trans-regional perspective to local projects. The statistics show that the supply of commercial units in commercial complexes will exceed the demand until the near future. This causes more competition to attract audience and customers. Investors should plan to exit the red ocean, which symbolizes a competitive market, and enter the blue ocean, which symbolizes a market where competition is minimal. This planning is necessary to be done before the start of the project and even during the feasibility study of investment in the project. The life of the brand of investors and construction companies that build these complexes is not only dependent on sales and profitability, but management of productivity and quality of the launch and, as the marketers say, is the backbone of the complex, is very essential in their branding.
All that has been said so far has been the light of the way to reach our destination, which is marketing research. Commercial complexes without marketing research before construction and lack of targeted sales process will cause a painful failure in such complexes. It should be acknowledged that these days the use of units, which is the output of marketing research, is more important than the type and geographical location of the complex in the success or failure of the project.

Location : Nowshahr - Iran
This residence is constructed based on the concept of blending public and private areas, seamlessly integrating indoor and outdoor spaces to create a distinctive living encounter. To achieve well-lit interiors and harmoniously connect internal and external areas, we chose to deviate from the traditional indoor-outdoor separation, allowing light to penetrate the structure and presenting captivating outdoor vistas.
The building occupies a 12 x 40 meter plot of land extending from north to south, within an exceptional landscape. On the southern side, the vistas encompass the mountains and forests of Nowshahr, while the northern top floor affords a view of the sea. Additionally, the eastern direction offers charming sights of rice paddies. This locality is predominantly characterized by one- to two-story structures featuring traditional gabled rooftops.
The fundamental essence of this residence is maximizing visibility while fully utilizing its potential. Given the distinct characteristics of the site, the house seamlessly integrates into the prevailing architectural forms, maintaining the neighborhood’s height consistency for a harmonious contextual fit.
Throughout the project, we organized the various functions of the building while preserving its original structure. Transitioning through the building, each sequence presents a unique perspective of other spaces, enhancing the overall experience. The house’s name encapsulates this theme, highlighting the exceptional perspectives offered by the project.

PROJECT NAME
Mahtab apartment
Years: 2023
Location : Tehran - Iran
The project is situated in Tehran City, positioned in such a way that it provides views of the captivating Mountains and, in the distance, offers glimpses of the perpetually snow-covered Mount beautiful scenery.
Right from the project’s inception, we engaged in multiple meetings to incorporate the esteemed client’s perspective regarding the design approach. Once we identified their trust, our primary hurdle was harmonizing the project’s design and construction with the contemporary style while considering the project’s orientation towards both the western and eastern directions. Additionally, the presence of western sunlight posed a challenge. To address this issue, we implemented a dual-panel system on the fifth and sixth floors that could automatically open and close, while on other floors, this system was operated manually.
To achieve the desired white aesthetic, we employed a combination of cementitious facade with nano-coating and wood elements. The final layout consisted of a basement floor serving as a parking area, the ground and first floors housing the engineering office at the company’s new location, and eight residential units. Notably, the top two units feature green courtyards that offer panoramic views of Mount Cherkin and Mount Ararat, along with a dedicated recreational and sports zone. The innovative ten-sided slab system was adopted to both capture the picturesque vista and facilitate the creation of elongated openings while eliminating the need for central columns.

Keykavous residential
Years: 2020
Location : Niasarm - Iran
At a breathtaking location, the Niasarm Creek and Zayandehroud River draw remarkably close, leaving a mere sliver of space between them that accommodates the construction of houses. These dwellings are situated between the river and the stream, forming a unique configuration. The architecture isn’t a dense, enclosed structure positioned arbitrarily amidst Niasarm Creek and Zayandehroud River.
The gentle breeze from the river naturally perforates the building’s structure, creating pores, while the central courtyard seamlessly and openly connects with Zayandehroud River. This courtyard serves as the nexus for vertical connections, while elevated pathways delineate various levels of community interaction within the apartment complex, establishing links with both the river and the creek.
The narrative of entering these houses transcends the conventional sequence of outside-door-inside. The architectural concept revolves around crafting an intricate, extensive, captivating, and exploratory experience of transitioning from the city to finding solace within the house. This elaborate approach is the core essence behind the houses located between the river and the creek. In the years to come, the inhabitants of this neighborhood will reflect upon their memories, specifically memories associated with the spaces nestled between their homes.

Fardis complex
Years: 2019
Location : Karaj - Iran
The transparent glass façade is elaborated with movable modular panels made from natural copper. These sliding panels give flexibility to the users of internal spaces as well as a changeable composition that conceal the position of the existing columns that lacked any aesthetic or proportional quality. The play of the copper panels results in an attractive random geometry in the exterior views of the building. In this project it was attempted to turn the inevitable light wells from ordinary dead spaces into vertical green spaces as a green transition of the outer space into the building. The windows surrounding this green vertical space are a repetition of the rhythm and the material of the main transparent layer of the façade to act as an interior façade making a harmonic connection to the exterior of the building. These vertical green axis is a derivative of the outer elevation skin and a continuation of that into the internal space. These usual weak points in the project have been used as an opportunity to strengthen the spatial quality of the building.

Villa No. 8
Years: 2019
Location : Rasht - Iran
The effort to create a collection of various spaces in size and characteristic has led to obtain high potential spaces for individual or group activities. Open circulation path goes through the volumes and connects small courtyards to each other and finally, it goes to the outdoor swimming pool and great southern yard. Various open, semi-open and closed spaces in the building are directly linked to the project’s design strategy in locating the building on a hill. During different hours of the day, natural light penetration on the white interiors and exteriors creates astonishing highlights and shadows which increases the fluidity of space alongside the transparent indoor and outdoor wall. Also, space’s overlapping figure causes the best interior view toward different parts of the villa to escalate liveliness essence of the villa.

Villa No. 46
Years: 2023
Location : Rasht - Iran
The idea of Villa No. 46 started from playing with two simple cubes to establish a maximum indoor-outdoor connection while creating a specific spatial separation in various activities. First, considering the context condition, two solid cubes were located in the last third of the land. Then, we tried to form in-between spaces by pushing and rotating the upper cube, which stands as the best answer to the defined activities. After that, the surface of cubes partially evolved transparent following the interaction with the open and semi-open spaces, so the building boundary became as blurry as possible. The main element of vertical circulation is in the middle of the house, which is full of natural light during the day and emits soft light to its surrounding spaces during nights with artificial lighting.

The first process that occupied our minds was solving the height and entrance problem. The next point was the aspect ratio of the project. The project consisted of three main parts and according to the type of linear proportions of the project, this unit was more like a corridor. Due to the lack of proper daylight, the proximity of the facade of the unit to the alley, tall buildings that cast shadows on it, and the daylight was enclosed in the backyard, made these items a dark unit.
The first decision was to change the service spaces of the project. Such as bathroom, toilet and kitchen. As the client requested a multi-purpose space, we decided to have an open space plan to have a flexible space to accommodate multiple uses. The project was for a real estate office, and due to the real estate activity, a spatial planning was determined that included retail, free chat space, management office, conference room and service area.

Kianpars apartment
Years: 2018
Location : Ahvaz - Iran
In the Kianpars project, since the residents of the building floors are known from the beginning, which has simplified the exchange of ideas with the users, the spatial relations have a special framework. The first determining factor in this field was to examine the strategy of expanding the interior space to the surrounding spaces. Using thermowood wood to create a sense of nature and wide windows to absorb more light.

Location : Tehran - Iran
From north and south side a U shaped stone shell surrounds the building. Stone cavities with a reasonable interval which makes cleaning of the windows possible, creates a suitable variation along with creating a structural order in the white shell of the building. By using Aluminum louvre combined with random wooden strips, this louvre is placed up to the long windows on the eastward side. The space between windows is a service corridor that creates accessibility to these windows.
Therefore, artificial materials were applied instead of natural materials (for example, ceramic instead of stone), lighting design was used instead of general design locally, and selection of lights and electronic installations was in order to minimize energy consumption. We also used shaders to control heating and filter input light in mechanical facilities, solar collectors to supply warm water of the building, icebank to provide required cooling, refinery in forth basement in order to supply flashtank water and irrigation green environment. Applying heat recovery in order to recycling heating energy was another example of pay attention to this strategy.

Dora Cafe and Restaurant
In the ideas development and design, we have tried to make the environment much attractive, which in this case the Persian restaurant should be pointed out because of its spectacular handmade traditional tiles held together by a traditional metal panel. Church proposed an innovative take on medieval Armenian churches using poured concrete, incorporating a complex arrangement of supports, openings, and suspensions. While staying true to the balanced and centralized layout seen in medieval domed churches like Saint Hripsimeh, Project ingeniously molded the design to embody the height and cross-section of traditional churches, forming an allegorical depiction of the Christian cross. Is it an architectural sculpture or a sculptural architecture?

PROJECT NAME Kenzo villa
Years: 2019 Location : Istanbul -Turkey
Since we paid special attention to the surrounding walls in the design, it was difficult to dedicate one of these walls to the kitchen.so we pursued the idea of an independent kitchen and came up with a space that was completely independent and with the way it was placed, we defined the entrance space and achieved the necessary function with the hall with the right accompaniment.
also we have learned that our architecture, above all, needs small but responsible tasks that we face instead of reading irrationally the issues that are rooted in the import of our architectural issues.
