In this booklet, I’ve shared a glimpse into what working with me might look like. That includes some information about me personally and my team —plus clear outlines of my marketing and listing processes.

LISTING PLAN: Marketing Your Property STEP 1: Let’s Get Started!

I begin by researching recent sales and market trends in your area.

We meet for a consultation at your home.

We walk through the property to view its current condition and create a ‘features list’. This list helps justify the price to buyers and appraisers.

I’ll suggest and advise on potential upgrades to make your home more appealing to buyers.

We’ll discuss your lifestyle needs and goals (e.g., desired time frame, next location, etc.) to make sure the real estate process goes as smoothly as possible.

If it makes sense, I can share info about buy-thensell programs, bridge loans, and lease-back options to get you into your new home before you sell.

STEP 2: Getting Eyes on Your Property

I create buzz around your home, pre-listing advertising, to beat out the competition and net the best possible profit!

I place your property in the Multiple Listing Service (MLS) as “Coming Soon” up to one month prior to listing.

Let’s get interest across state lines! I’ll set up social media ads targeting buyers in the states with highest number of residents heading your way.

I’ll email a “Coming Soon” blast to my database of thousands of contacts, past clients, and investors.

It’s time to put up your yard sign to catch the eyes of passersby’s!

STEP 3: Building the Buzz

I’ll film a video in front of your home touting the top features of your property for social media.

We’ll get professional photos taken and show off its best features.

We will create a true 3D virtual tour of your property.

We will take drone photographs and video to help to show the property in its entirety Floorplans will be created to further help visualize the property We’ll get creative posting social videos, e.g. “your top 5 favorite things about your home”, if you’re willing!

We’ll review the multiple points of negotiation during the selling process.

STEP 4: Finding Potential Buyers IIf we decide an open house will help your sale, I will set that up and send out post cards to surrounding properties to announce the event I’ll also “cold call” residents in the surrounding area to announce the new listing and to see if they know anyone looking to I’ll search the MLS for agents who’ve have sold or listed in your area over the last 12 months.

Of course, I’ll always follow up with visitors, agents, and leads generated through the marketing process!

Review the competition and recent closings in your area Decide on a list price

PHASE 2: The Sales Process Begins

Schedule the open house Discuss disclosure and insurance documents needed

Execute the listing contract Decide on a list date Review and sign listing paperwork

Provide two sets of house keys List your property (when you’re comfortable with a live listing date) Choose times and days for showings that work with your schedule

PHASE 3: Reviewing Offers

Review all offers and strategically negotiate price, terms, and timeline accordingly Accept a contract and revisit the points of negotiation that will occur over the next few weeks.
