SAMPLE COMPARABLE SALES Before listing and determining a sale price, we will run a CMA. That stands for Comparative Market Analysis. This will be equivalent to what an appraiser will use to determine the street value of the house. It's important to get this correct and not over price. By over pricing to "see if anyone will buy it at this price" or to "allow others to send offers below it to get the expected sale price" is the novice approach. The method used to get the highest sale price, is to price it right. This gets more eyes on the house of people looking in that price range and more potential buyers wanting the house. We want this to be under contract in 2 weeks or the price will start to go down, and sometimes drastically, if it was over priced in the first place. Now, this house has 'aged' on the market and lost its desirability. A house that sits on the market get the 'what's wrong with it' side eye from potential buyers. Think about it, those same buyers might have jumped on the house when it first came on the market, had it been priced correctly.
