KAALJAYI - HERITAGE RESORT, MALAVLI, LONAVALA ( THESIS 2021-22 )
“ KAALJAYI ” IS A MARATHI WORD WHICH MEANS ‘NOT BOUND BY THE TIME’. HERE, IT REFERS TO ‘RELIVING THE HISTORY’. DESIGN BRIEF : PROPOSAL OF A HERITAGE RESORT TO PROMOTE TOURISM, CULTURE AND HERITAGE OF THE CITY.

Place Meanings
In the country like India, which is bounded to its culture and tradition, Tourism plays a vital role to promote Heritage and Culture. For a state like Maharashtra ,Heritage, Architecture plays an important role to retain its glory and promoting the culture and hence to open its doors for Economic and social growth in Tourism. Pune is considered to be the Queen of Deccan which is the ‘CULTURAL CAPITAL’ of Marathas.

‘Early to bed, early to rise makes a man healthy, wealthy and wise’ has now became just a quote from the books in urban life and hence, there is need to create a place where the natural, biological clock can be followed to maintain the harmony between nature and human body making it mentally and physically peaceful.

REASON FOR CHOOSING THE SITE Lonavla is a hillstation near Malavli which gets crowdy on weekends as well as weekdays as people prefer to visit there for its wide range of natural elements. The main reason to choose this site is to divert the traffic. Since, it is near to Pune and away from the urban life and is reserved for tourist centre, makes it suitable for resort project. CLIMATE • The climate is tropical in Malavli. • The summers are much rainier than the winters in Malavli. • The average annual temperature in Malavli is 23.3 °C | 73.9 °F. Precipitation here is about 1799 mm | 70.8 inch per year
SIGNIFICANCE To explore the Heritage and Culture in the Maharashtra to promote tourism, create awareness of Glory of the Scenic gifted nature and promote economic growth for state revenue
SITE ANALYSIS LOCATION Average Temperature and Precipitation
Malavli ( मळवली ) is a town and a hill station in Pune district in the Indian state of Maharashtra. It is about 55 km away from the city of Pune, 139 km away from the city Mumbai and 39 km from Chinchwad.

TOPOGRAPHY
• Rains are heavy since it is surrounded by mountain ranges.
The site is 15 acres. It is proposed commercial reserved and proposed recreational reserved land for a tourist centre and garden area. Towards the west of the site are the mountain ranges and has a scenic view rainy season. There is a 8m wide access road to the site.
OPPORTUNITY : • There is opportunity for future expansion of the site when this district will get developed • More scenic Views due to the presence of Natural Elements.

THREATS : • Since it is underdeveloped area near foot hills, security wise it should be developed.
CONCEPT The concept of this design project is to have heritage features and experience it without touching any original historic building. The architectural typology for this resort will be completely Vernacular that is use of local materials will be used for the construction of the resort. The resort will have all necessary standard codes and safety measures like first aid room, ramps wherever necessary, staircases, palkhis for disabled, room service etc. Services like generator room, drainage systems, adequate water supply for the resort will also be available o the resort. Measures will be taken to reduce water wastage by providing waste water from the resort to the farm. The design of the resort will support all the activities and basic principles of a heritage resort in tourism industry, namely – having something for the visitors to see, to do, to experience and learn.

ACTIVITY MAPPING DESIGN STRATEGIES The contours on the site are used for the play of levels by designing an underground Meditation center which leads to the lake temple. Play of light and Shadows by narrow pathways merging with the main pathways. Tall Arched spaces for play of scale creating heritage environment.
