Harry Johnson with EIFS & Stucco Inspections, Inc. is my usual stucco inspector I call when I have a stucco home to inspect. Harry only does stucco inspections and no repairs because he believes that would be patneau a conflict of interest. Harry believes in the durability of stucco and if well-constructed and applied correctly it provides wonderful insulation for a home and beauty. I asked Harry to explain the difference between hard coat stucco and synthetic stucco also referred to as EIFS. According to Harry: There are primarily two types of stucco used in the Atlanta market – hard coat stucco and EIFS. In the residential market, both systems are primarily used on upscale housing, are considered low maintenance, weather resistant and durable. EIFS is very energy efficient whereas hard coat is impact resistant. Most issues are related to the lack of, or improper flashing and sealants which can lead to moisture intrusions and can be remedied by a contractor who specialized in repairing these systems. Hard coat stucco consists of Portland cement, lime and sand mixed with water to make a cementitious mix. This mix is then troweled onto metal lath in typically three coats; scratch, brown and finish coats. The finish coast can be a manufactured finish by a synthetic
manufacturer or paint. Hard coat is a dense system and when tapped makes a solid sound. Synthetic Stucco (EIFS) consists of an insulation board which is typically a l” white EPS foam in 2X4' sheets, glued to an approved surface with a cementitious base coat. Once the foam is glued, it is sanded to remove imperfections in the wall and the surface is prepared for the base coat and fiber glass mesh. When the mesh is completely imbedded, a finish coat is applied. EIFS is a less dense system and when tapped makes a hollow sound. Thank you, Harry, for the information on the two types of stucco. Harry is always happy to provide helpful information for anyone who is concerned about a stucco home. I am always surprised that some buyers do not want a stucco home due to the negative reputation it can have but you need to know the facts. I personally own a synthetic stucco home. I have it inspected every 3-4 years and make the necessary repairs, if needed. I love the look of stucco homes, especially when combined with natural stone accents. Stucco has been around for many years and homes are still being built with it. When considering a home, give stucco a chance and always have an inspection done. Maintained and done properly, stucco will provide you with good insulation and a beautiful look. Top 10 ROI home updates according to HGTV By: Eve Jones Harry Norman Realtors If you are considering, thinking or even pondering about selling your home, consider these top ten updates that will give you the best return on your investment, according to HGTV. #1 Minor Bath Remodel 102% #2 Landscaping 100% #3 Minor Kitchen Remodel 98% #4 Exterior Improvements 95% #5 Adding Another Bedroom 94% #6 Major Bath Remodel 93% #7 Major Kitchen Remodel 91% #8 Deck/Patio/Porch Addition 83% #9 Basement Finish/Remodel 90% #10 Replacement Windows 89% Real estate agents always say, “kitchen and baths” sell homes, hence the minor bath and kitchen remodels topping out this list. For a minor bath remodel, we’re talking about maybe a $8K-$10K investment which would include new quartz or granite counters, freshly painted cabinets and walls, tiled shower and tiled floors. Also, a new seamless glass shower surround adds the illusion of more space. In terms of
a minor kitchen remodel, you could spend $15K upgrading the counters to granite or quartz (honed and leathered texture for the granite is a current favorite), plus new midgrade stainless appliances, freshly painted or resurfaced cabinets, subway back splash and lighting. All of those upgrades would make buyers very, very happy. The landscaping is kind of a no-brainer. It is your investment in the buyers’ first impression of your home. Spend $2-4K updating old foundation plants (and overgrown shrubbery) or fill in missing/ died sod. Adding some seasonal color and fresh mulch is critical to boost the all-important curb appeal. Exterior improvements are the obvious fresh paint but repairing any wood rot and using a more current tone on tone color palate is highly recommended, as the stark 1990s white trim dates a home. If you have defective LP siding, replacing it will help ease buyers worries about that looming expense. Adding square footage, especially a bedroom, is always a good investment and is appreciated by buyers and appraisers. Major kitchen and bathroom remodels are good investments, but more so for a longer-term investment. If you are
going to spend $50-60K on a kitchen or $25K+ on a bathroom update, you may want to take time to enjoy your new space and give the market time to appreciate. That strategy could earn you a 100% return! Coming in a #8 is a deck/porch/patio addition at 83%. I suspect it could be higher down here in the south given our moderate weather. The costs can range greatly from $12K for a new medium sized deck to $100K for a covered porch with built-in fireplace. Using high-end materials like Ipe wood/Tigerwood decking or the latest durable composite materials seems to
pay off as well. The #10 spot, according to HGTV, goes to window replacement offering an 89% return. My experience would estimate that number to be a little lower. I have never seen buyers jump up and down about new windows, but they do have a strong aversion to old single paned windows. So, it’s debatable. One thing I do know, consulting with an experienced real estate agent well ahead of starting home renovation projects is a good idea and it’s true what they say, “you have to spend money to make money”.

Reduce the size of your carbon footprint By: Kathy Weeks Managing Broker Coldwell Banker Residential Brokerage We keep hearing about carbon footprints, and if you’re like most people, you aren’t even sure what that means. Prepare to be educated. A carbon footprint is a measure of how much carbon dioxide you personally weeks generate per year. By burning fossil fuels for transportation and energy, we create carbon dioxide, what’s thought to be the most abundant of several greenhouse gases in Earth’s atmosphere. Greenhouse gases, according to some scientists, trap heat around the planet, creating a greenhouse effect and consequently warming the planet. This phenomenon, for which human activity may be at least partly responsible, may play a part in climate change. To accurately measure your carbon footprint, go to https://www3.epa.gov/ carbon-footprint-calculator/. It will lead you step by step through a quiz that
will give you an idea of the size of your carbon footprint. If you’re like most Americans, you’re personally responsible for approximately 20 tons of carbon dioxide emissions every year. But you can reduce your shoe size: 1. Be green in your yard. Use a push mower. If you do use a power mower, make sure it is a mulching mower to reduce grass clippings. Compost your food and yard waste. 2. Heat and cool smartly. Clean air filters regularly and tune up your heating and cooling equipment annually. 3. Reduce, Reuse and Recycle. Recycle your newspapers, beverage containers, paper and other goods. Use products in containers that can be recycled and items that can be repaired or reused. Support recycling markets by buying products made from recycled materials. 4. Replace conventional lightbulbs in your five most frequently used light fixtures with bulbs that have the ENERGY STAR. If every household in the U.S. took this one simple action we would prevent greenhouse gases equivalent to the emissions from nearly 10 million cars.
5. Seal and insulate your home. Get a home energy audit. 6. Use green power. Green power is generated from renewable energy sources such as wind and the sun. You can buy green power or you can modify your house to generate your own green power. Install solar panels or research incentives for renewable energy in your state. 7. Use water efficiently. Look for products with EPA's WaterSense label; these products save water and perform as well or better than their less efficient counterparts. Water your lawn and landscaping only when needed, and do it during the coolest part of the day. Turn the water off while shaving or brushing teeth. Do not use your toilet as a waste basket. Repair all toilet and faucet leaks right away. Easy curb appeal One of the easiest but often overlooked enhancement to a house to improve the curb appeal is to add or update your exterior shutters. Historically exterior shutters served a purpose by offering light control, ventilation and protection from the elements.
