House envy Brought to you by: Carolyn Hassel, Harry Norman Realtors When Scott Mall and his then wife noticed that the house at 1965 Drummond Pond Road in Milton was for sale, they jumped on it immediately. At the time—the late nineties—they were living three miles away, but had been eyeing homes in the North Valley neighborhood for years. “There were several homes for sale in the neighborhood, but this one was situated right on the water,” said Scott, a marketing executive who served as the director of communications for the 1996 Summer Olympics. It’s a great place to raise a family.” Milton, an affluent community in north Fulton County known for its pastoral landscapes, is bordered by Cherokee County to the north and west, Forsyth County to the east, and the cities of Roswell and Alpharetta to the south. Incorporated in 2006, the city of approximately 34,000 residents

is named in honor of Revolutionary War hero John Milton. Built in 1986, this 6,276-squarefoot home features five bedrooms, fiveand-a-half bathrooms, a living room, den, large dining room, and spacious kitchen with a separate breakfast area. The master suite includes a generous walk-in closet, two smaller closets, and a newly renovated bath with marble floors and countertops and top-of-theline plumbing fixtures. An expansive deck and covered porch are located off the main level, offering views of the lake and dock below. A partially finished terrace level features abundant storage

space. There are lots of historic nods throughout the home, including heart of pine floors, heavy molding, bead board, and shiplap walls. Scott has enjoyed living on the 10-acre lake. “It’s great having a water view. It’s beautiful 365 days a year.” He also appreciates the abundant wildlife in the area, which includes deer, ducks, egrets, fish, otters, and turtles. One of his favorite features is the home’s open floor plan. “This is a wonderful house for entertaining, with the large deck and covered porch,” he said. “We’ve held birthday parties, high school graduation parties, and church

activities here. It has a great flow.” Although Scott loves his Nantucketinspired abode, his two daughters are grown, and he plans to retire soon and relocate to a smaller place in the mountains. “I’ve enjoyed every minute of living here and hope that another family will appreciate this house and its beautiful surroundings.” This Milton home is listed for $1,089,000. Winterizing your home By: Kathy Weeks, Managing Broker, Coldwell Banker Residential Brokerage Alpharetta Since summer is over, now is the time to winterize. In fact, whatever the season, it pays to take steps to make your home as energy efficient as possible. The following tips can help subdue the lion of winter weeks energy costs and make your home safer too: Check for leaks: Replacing worn weather stripping and caulking are probably the least expensive, simplest, most effective ways to combat high electric bills. Improperly sealed homes cost homeowners 10-15% on the dollar. Make sure doors and windows are properly sealed. If windows leak, consider replacing them with new, more energy efficient models. Though costly, new windows pay for themselves in energy savings within months. What’s more, new windows are more attractive than older models, improving your home's value as well. Don’t forget about attic and basement windows! If windows leak and replacement is out of the question, consider installing inexpensive heavy-duty, clear plastic to provide temporary relief from bitter wind and cold. Weather stripping can also be applied around drafty doors. Inexpensive plastic, metal, or wooden draft stoppers can also be screwed

or glued to the bottoms of doors. If these methods fail to prevent air leaks, consider replacing the door. Why pay to heat or cool air only to have it escape? If you can fit it into your budget, hire a contractor to perform a blower door test on your home. This test pinpoints the location and severity of air leaks. Another way that air escapes is through electric wall plugs and switch plates. If air is escaping, purchase simple-to-install pre-cut foam gaskets that fit behind the switch plate. Check your heating and air conditioning systems: Perform regular maintenance inspections on heating and a/c units. Regular service on such devices is akin to oil changes for vehicles. If you don’t service it regularly, don’t be surprised if it breaks. Remember, it’s more cost effective to maintain than it is to repair. Professional service should include cleaning, checking, and lubricating the system, as well as changing dirty, clogged filters. Replace your heater’s air filter monthly. If the filter is clean, the system will have to work less. In winter, reverse the switch on your ceiling fans so they blow upward, toward the ceiling. In the summer, ceiling fans are ideal because they direct air downward, making the room’s temperature up to four degrees cooler. However, in the winter, the blades should move air upward to circulate heat without chilling you with a breeze. Check outside: Trim trees and remove dead branches to prevent weather-related accidents. Clean your gutters and check your chimney. Real important questions to ask your real estate agent By: Eve Jones, Harry Norman Realtors If you’re thinking about selling your home in the spring (and honestly, now is the time to start planning), here’s some things to consider and to ask prospective agents. 1. How long have you been selling residential real estate? Is it your full-time job? There are plenty of people out there who hold real estate licenses, but not all of them work at their profession full-time. A full-time agent is more able to give you full-time attention. 2. How many real estate transactions did you close in the last year? This will give you a better sense of their actual sales experience and knowledge of the current market. You do want an agent who has completed a good number of transactions in the last year, so they are well-practiced with the contracts, market evaluations, inspection resolutions and closing deals. 3. What designations or certifications do you hold? Are you a Realtor®? Real estate professionals have to take additional specialized training in order to obtain these designations and help define their skill level. One designation sellers might look for is Certified Relocation Specialist. Are they a Realtor® which is a member of the National Association of Realtors? 4. How many days does it take you to sell a home? How does that compare to others? The agent you interview should present informa-

tion regarding their effectiveness and be able to present market statistics from the MLS. Depending on the price range, if your agent is averaging 90+ days that may present a red flag. 5. What’s the average variation between your initial listing and final sales price? This is called sales price to list price ratio (SP/ LP ratio). This will give you an idea of how adept an agent is at both pricing and negotiating. Any average ratio above 95% is positive. 6. What specific marketing strategies will you use to sell my home? The agent should provide you a step-by-step plan for how they will market your home (and will they use a professional photographer?). The first three weeks on the market are critical, so find out what’s the plan for that period and going forward. 7. Will you represent me exclusively, or might you also choose to represent the buyer? Yes, it is legal for one agent to represent both parties in a transaction, but is that what you want? Will that kind of business relationship provide you with representation that puts your best interests first? Probably not. This is a critical question to ask of your agent. 8. Can you recommend service providers who can help me obtain a mortgage, make home repairs, and so on? Your agent should have many contacts to provide to you including; inspectors, contractors, cleaners, and mortgage contacts, etc. It would be best to also ask what their relationship is with these service pro-

viders, so you are aware of any conflicts of interest. 9. How will you keep me informed about the progress of my transaction? Hopefully, the agent first asks you how you like to stay in-touch. A real estate agent who pays attention to the way you prefer to communicate and responds accordingly will make for the smoothest transaction. 10. Could you please give me the contact information of recent clients? Ask their former clients if they would use the agent again in the future. Easy updates for a faster sale Brought to you by: Shanaz Kanga, Harry Norman Realtors It's been a few months and your gorgeous home is still sitting on the market. You're hoping for a buyer to fall in love with your house just as you did years ago, but the wait seems endless! Your home Kanga is beautiful, it holds many happy memories, and you're sure some buyer will want it. Why haven't you received an offer on your home as yet? The first few weeks on the market are critical to attract buyer interest. A tight inventory and strong demand for homes means it's a seller's market, but there are many homes that are not selling even if they have appraised well. There are many reasons; the primary ones are location, price, and layout of the house. The location cannot be changed, modifications to the layout are achievable but come at a cost,

which leaves the price of the house. But what if your house is priced correctly and still not selling? These homes are already competing with new construction, so what can you do as a seller to make your house more desirable? Buyers today are cash-strapped and do not want to take the time and energy to remodel a house. They are not looking for large spaces, but would rather have a well-appointed home with bells and whistles. If your house is not move-in ready, you have already narrowed your buyer pool. By making some small and easy updates to your house, you can change the look and feel of the space and make it more appealing to buyers. The changes below will likely provide a good return on your investment: 1. Clear out the clutter - Remove extra furniture and furnishings from living spaces, take down paintings and photographs from walls leaving only one or two as accents, wipe down and organize bookshelves or display areas. 2. Remove heavy drapery or valences. Fussy, floral draperies with a lot of valences and lace are not trendy

anymore - clean lines are more popular. It is better to remove the old drapery and leave the windows bare if you cannot replace them with simple curtains or fresh designs. 3. Repair deferred maintenance, especially if it’s visible from the street. You want to convey the impression that your home has been well maintained. If you can’t afford to repair and paint something it is better to remove it. Caulk and paint window trims. 4. Paint your rooms a neutral color. Even a clean wall will look bright and fresh when re-painted. Lighter colors on walls are popular, which is good because it's harder to find a dark color that will appeal to many people. Semigloss is a safe option to select for interior paint as walls can be wiped down if they get dirty. Don't forget to paint or re-finish the front door of the house. 5. Curb Appeal increases your home's value. The front lawn should be mowed, bushes and shrubs neatly trimmed and planting beds mulched and kept free off weeds. Adding colorful flowers to the front of the house, especially near the front door, is appealing

and draws the eye towards your house. 6. If you have roof damage get it fixed, or get an old roof replaced with a new one. 7. Other upgrades that can help upgraded lighting fixtures and hardware such as cabinet pulls, doorknobs, balusters, and replacing a very old HVAC system with a new one. When you are ready to sell, consider getting an appraisal of the house. This helps to price the house correctly. Listing it at the right price from the beginning is key to selling your house quickly. Hire a professional photographer to take pictures of the house with the correct lighting. The best way to start marketing your house is online where it will be viewed immediately. If it doesn't stand out, a buyer that could've been yours will be onto viewing the next house. You just lost an opportunity. 5 tips to redesign with Virtual reality is changing the way ho kids' safety in mind By: Karen Pate, SVP, Broker Smart homeowners take a strategic approach to home improvement projects such as redoing a playroom, living room or bedroom to keep kids' safety in mind during the redesign process. By being proactive pate today, you can ensure your entire family can safely enjoy the results of your home improvement project. Here are the top five things to keep in mind to create a stunning yet safe space for your family: Window coverings Corded window coverings are a Top 5 Hidden Hazard in American homes, according to the U.S. Consumer Product Safety Commission. Dangling or accessible cords on window coverings can pose an accidental strangulation hazard to infants and young children. The Window Covering Safety Council recommends only cordless window coverings or window coverings with inaccessible cords be used in homes with small kids. Consumers can easily identify products best suited for homes with young children by looking for the Best for Kids certification label on the packaging of a large variety of products. Window covering products that qualify for "Best for Kids" either have no cords or inaccessible cords. In order to be eligible for this certification, manufacturers must submit their products for thirdparty testing to determine if they meet the Best for Kids program criteria. (See windowcoverings.org for additional information.) Electrical Electrical updates should always be made with curious kids in mind. It's easy to update outlet covers to sliding plug options. With these you never have to worry about replacing the outlet plug again because it closes automatically when not in use. Larger electrical enhancements can help as well. Streamline the aesthetic of your space while eliminating cords by updating wall lighting. For example, a few sconces might replace reading lights, plus they're high enough to keep out of reach of young kids. Another example: a new dimmable ceiling fan provides safe air circulation with customizable light output. Smart home upgrades Technology is a home improve-

ment game-changer that can make spaces more livable and safe. Smart window and door locks can be installed throughout the home. Kids can now securely enter without a key and parents are sent an alert at that time. You can also set alerts for windows left open so you know to close them to reduce fall risks. Another smart home improvement to consider: motion-activated sensors. These sensors can be placed anywhere you don't want children to be. For example, when your child opens the front door before you wake or he tries to get into the medicine cabinet, you're sent an alert to your phone that makes you immediately aware of the activity. Furniture and décor That vintage armor will look perfect in your just-redone space ... until your kids start to pull out the drawers and roughhouse around it. Tip-overs are another Top 5 Hidden Hazard by the CPSC, which notes in the U.S. a child is sent to the emergency room every 30 minutes as a result of falling furniture. Furniture, TVs and appliances can tip over and crush children, so take an extra step to keep kids safe. Always stabilize furniture, decor and any other items that could fall over. Safety anchors and brackets are widely available online and at retail home improvement stores. They are quick and easy to install and may save a life. To maintain high indoor air quality and a safe area for curious kids, be a selective shopper with interior paint. Before you select your hue, research paints that are appropriate for children. Look for zero-VOC (volatile organic compound) labels and environmentally friendly options. When in doubt, ask at the paint counter which paints are best for sensitive family members.
