Blue is everywhere. Shades of blue are expected to add touches of serene color in outdoor settings.
Shades of Blue in 2020
Contemporary and transitional landscaping is hot! Landscape designers are receiving many requests for sleek and modern style in outdoor design and materials. Homeowners are choosing native plants that can survive in various climates and are opting for heat lamps, which will allow them to enjoy their gardens into the fall and sometimes even winter. Blue is everywhere. Shades of blue are expected to add touches of serene color in outdoor settings. It is a very natural color that is calming and relaxing. Landscapers expect that homeowners will choose plants like blue hydrangeas, delphinium, blue bells, morning glory, or grape hyacinth. Pops of color are welcome and a key part of design. Enhance your own style. If you want to grow organic tomatoes, cucumbers, and Italian eggplants, go for it! Homeowners are expected to install
high-tech irrigation systems that will save them from having to manually water lawns. Technology has been evolving. With the touch of a button, homeowners can control the irrigation themselves. Spectacular landscapes are a lesson in design and color, with bountiful textures, soft patterns, and simple angles that will please the eye and create a feeling of casual elegance. Brand New Luxury Rentals for 55+ At a recent meeting of the National Association of Home Builders a developer shared that the fastest growing rental market in the country right now is the 55+ Baby Boomer market. People no longer feel the need to “keep up with the Joneses” with many deciding to downsize their homes to upsize their freedom to start checking things off their bucket list now that the kids are out of the house. What developers have recently realized is the 55+ market needs an overhaul as it is often perceived as “assisted living” which could not be further from the truth. The new 55+ renter is still working, has discretionary income and has reached a point in life where they no longer want the mortgage or maintenance, rather they want to travel, volunteer or pursue their passions which often time might have been put on the back burner to raise their family. Evoq Town Flats in Johns Creek was conceived as a luxury rental option unlike anything currently on the market. The goal was to provide condominium-quality rentals with a boutique feel and resort-level amenities, including a self-serve Tap Room with beer & wine selections, heated saltwater pool, concierge services, 2 Guest Suites for friends and family, even Peloton bikes and On-Demand Fitness. In addition, knowing the level of luxury our residents are coming from, we put just as
much detail into the flats, offering 23 unique floor plans which include spacious 5-piece master bath suites, stainless appliances including 5-burner gas ranges, 11’ ceilings, even a wine-refrigerator in certain floor plans. If you are ready to “evoke” what’s next for you, give us a call at 770-869-2785 or visit www.evoqliving.com and schedule a time to come see all that EVOQ Town Flats can offer you.

5 tips to find the best certified home pro This spring, many people are thinking about home improvement. From a fresh paint job to a kitchen remodel to a new deck, homeowners often find navigating the landscape of home service contractors to be tricky. Consider these five tips to choose the best home pro: 1. Review your project. Outline what you want done, timing for the work, and your budget. 2. Use a trusted source to find a certified contractor. Best Pick Reports is landing in the mailboxes of Atlanta residents in March. The guidebook includes certified contractors in dozens of specialties including electrical work, plumbing, deck building, and landscaping. It’s the only annual referral guide (in business since 1997) that
guarantees the work of its vendors up to $2,500. Companies are individually evaluated based on thousands of Atlanta-area customer interviews and must have all licenses and insurance verified and up-to-date. 3. Make a short list of your top contractors. Research if the company has licenses, insurance, awards, or professional memberships. 4. Interview 2+ companies. Ask for references and bids from two or more companies. 5. Hire a company. Get contracts in writing and read the fine print carefully. Find a Certified Home Pro. Home improvements for safety for elderly NAPS — Research shows that most older adults want to live in their homes and communities for as long as possible. Most homes, however, were not built to support the mobility, sensory and cognitive changes that often accompany aging. Fortunately, older adults and caregivers can make simple updates such as clearing clutter from the floor, improving lighting and removing rugs to help prevent falls—all of which can make homes meet the changing mobility, sensory and cognitive needs of the older adults who live in them. Other changes such as installing a stair lift or renovating a bathroom are more complex and require outside assistance. Many older adults who need to modify their homes don’t know where to turn for advice or assistance—or even what modifications they may need. That’s
where the Eldercare Locator, a public service of the U.S. Administration for Community Living, comes in. It connects older adults and caregivers across the country to Area Agencies on Aging and other resources—that can help determine what needs to be done, how to find a contractor to do it and look for ways to pay for it all—that can help ensure their homes meet their evolving needs. To that end, the Eldercare locator created a brochure, “Modifying Your Home for Healthy Aging.” For a free copy and further advice, call (800) 677- 1116 or visit the Eldercare Locator at eldercare.acl.gov. One call to the Eldercare locator can connect older adults to local resources that can help them modify their homes so they can live there safely for many years to come.

Spring forward – 2020 home design trends Brought to you by – BILL RAWLINGS Senior Vice President & Managing Broker, North Atlanta Office Atlanta Fine Homes Sotheby’s International Realty The arrival of RAWLINGS spring may inspire you to make lifestyle resolutions, declutter or plan for warmer weather. One of the best ways to “spring forward” is to update and redecorate your home with the latest 2020 trends! The combination of classic chic and modern savvy styles found in new homes can be implemented with a few simple changes. Your home’s interior and exterior have the potential for memorable design and cozy, on-trend living spaces. From updating colors and furniture to maximizing spaces, these 2020 home design trends adapted from RISMedia, Good Housekeeping and Elle Décor are sure to impress! Implement Interior Décor Trends For the base of any room, you need to have a clear vision of the color palette. In 2020, all-white kitchens are expected to phase out and will be replaced by more natural wood cabinets, islands and shelves as well as brighter pops of color for cabinets or walls. In other rooms of the home, bold monochromatic and high-contrast colors are substituting neutral tones used in the 2010s. Also, expect to see a wave of Pantone’s navy color of the year, Classic Blue, in wall colors and design pieces. Experts are also seeing trends of curved furniture and vintage accents. Curved furniture can be traced to classic European-inspired detailing, specifically German and Italian influences. Even traditional furniture brands are embracing the sloping arms of couches, legs, knifeedge welts and more. It seems ironic, but vintage accents are making a comeback in home design this year. Designers are incorporating one or two statement pieces that nod to traditional detailing such as spooled legs and spindles. Also, antique art has become popular to display throughout the home because of the charmingly aged appearance and stories tied to them. Get Creative with Your Space With the rise of the tiny home and modular home movement, more homeowners are downsizing their spaces. Millennials, especially, prefer modest, energy-efficient homes because they are typically more environmentally con-
scious and have smaller households. Therefore, space maximization within the home is key, and it may take some creativity to achieve. There are easy ways to create an illusion of a bigger space. For example, floor-to-ceiling mirrors refract light and, when furniture is placed in front of them, they can make a 15-foot-by-15foot room appear much larger than 225 square feet. Plus, it makes the room look as if it’s made of windows, creating a pleasing visual effect. Also, utilizing partitions and making rooms multi-purpose can assist in maximizing your spaces’ potential. Utilize Technology Smart home designs are certainly on the rise with more whole-home technology systems on the market. By implementing a few technological changes, you can make your day-to-day life easier and increase the efficiency of your home. For example, LED lights come in a variety of colors that give a warm ambiance similar to traditional filament bulbs, but they consume much less energy. Also, lights, heat, refrigerators, garage doors, etc. can be controlled by your smartphone, which is very useful if you forget to turn these systems off when you’re not at home or in the room. In the past, technological pursuits were reserved for those who could afford a high price point. Technology has miniaturized, meaning, now, you can achieve a home theater with a more cost-effective projector that can be set up in whichever angle suits your home. Maximize Existing Features If you don’t have the time or energy to remodel, you can still capitalize on 2020 trends while maintaining affordability. Depending on your interests and what your property needs, you could make a simple paint change to a bathroom, add a piece of furniture to a living room, shutter windows, make a technological addition with a projector or different lights or build smaller pieces like a gazebo for the backyard. Regardless of which route you choose, these options are attainable and fulfill a desire to freshen up your living spaces. The spring season is a time of exciting change and growth. By investing in these 2020 design trends, your home will feel as if it’s brand new. If you need assistance redesigning or selling your home, Atlanta Fine Homes Sotheby’s International Realty team would be happy to help! Please give us a call at 770.442.7300.

Feeling good is about doing good Every year Berkshire Hathaway HomeServices Georgia Properties comes together to support the Sunshine Kids Foundation, a non-profit organization dedicated to children with cancer. By providing emotional support and positive group activities to those receiving cancer treatment in hospitals across North America, this foundation strives to bring light into the lives of young cancer patients and their families. Berkshire Hathaway has always been thrilled to support this charity, and in 2019 donated over $126,000 to this inspiring organization through the support of local branches, agents, affiliated partners, and builder clients. “In 2019, we challenged each of our branch offices to contribute throughout the year with closing contributions, fundraising parties, contests between offices, home tours, cake auctions, and many more creative ideas,” said Dan Forsman, President and CEO, Berkshire Hathaway HomeServices Georgia Properties. “This made a great impact on the associates by raising the awareness of the Sunshine Kids Foundation. Awareness is the key to generating successful fundraising!” In October, Berkshire Hathaway HomeServices Georgia Properties North Fulton/Alpharetta branch hosted the inaugural “Alpharetta Old and New Sunshine Kids Home Tour” to raise money for this incredible organization. The event consisted of allowing people to tour three beautiful homes in downtown Alpharetta with all proceeds benefiting the foundation. From newly
constructed townhomes to historic architecture, these homes allowed guests to experience the best in both classic and modern design. Sr. VP/Managing Broker of the North Fulton/Alpharetta branch, Mary Wargula, said, “I am so proud of my team for making the first Alpharetta Old and New Sunshine Kids Home Tour a huge success. Our team is dedicated to this cause, and the response from the community was amazing.” In addition to the fundraising efforts of Berkshire Hathaway associates, award-winning builder Patrick Malloy hosted a Sunshine Kids promotion during the
Promotional Products
fourth quarter at all of his communities and donated $1,000 to the Sunshine Kids every time a Patrick Malloy Community home sold. “Being able to give back the community is something that I take very personally,” said Patrick Malloy, President and CEO, Patrick Malloy Communities. “It’s a privilege to be a part of such a great organization that is providing much-needed support for kids fighting cancer.” Over the years, Berkshire Hathaway HomeServices Georgia Properties has donated in excess of $1.4 Million to The Sunshine Kids Foundation.

We are currently living in the age of information. Sometimes it can be overwhelming, but if you are planning renovations or contract work you can use all the available information to help you make the best choice possible. There are many brilliant and talented craftsmen and women. So when it comes to choosing who you would like to work with, one must be prepared to do their due diligence. Often, I find local referrals are the best source for honest opinions and feedback. Whenever I see home improvements being done in my neighborhood, I ask my neighbors afterwards how the process was for them. Are they satisfied with the results? Did everything go smoothly? If not, how were challenges handled? Most importantly, would they be willing to hire the person again? Always make sure to see a contractor’s prior work first hand when possible. It’s also important to have reasonable expectations when starting any projects. There is a saying that is idiom

Top 5 ways to make money on your home “Despite being in the longest real estate bull market in recent history, I still meet with homeowners who can’t sell their homes”, says John Hogan, President of Remodeling Expo Center. “These homeowners can’t understand how their neighbors are making so much money and their realtor is encouraging them to drop the price of their home for the second time.” It’s at this point that the homeowner usually comes to my design center and askes for help. “Remodeling to-sell the home is not my favorite type of project, but we do it all the time. I just wish that homeowners did it sooner, so that they could enjoy their remodeled home before they sold it”, say Peter Schnieper, co-owner of Remodeling Expo Center. By doing these 5 things you will be sure to make money as you sell your house. 1. Schools. When selecting your home focus on the quality of the schools, especially the high school. Atlanta Public School’s issues are driving a migration to the North Atlanta suburbs and this demand is escalating home prices. 2. Your Greatest Investment. Think of your home as an investment, not an expense. It needs to be cared for, optimized, adjusted, and you will need professional guidance, just like your stock portfolio. Many people accumulate more wealth in their homes than in their savings, so why don’t we pay more attention to the health of our homes? This is a critical difference between people who make money and people who don’t. Your home can be your best performing investment, if you treat it as such.
3. Adaptation. “My cabinets have good bones”. If I hear that one more time, I think I’m going to scream! says Brittany Lingerfelt, Remodeling Expo Center’s Design Studio Manager. She continues, “that’s like justifying wearing a 15 year old style skirt because it doesn’t have holes in it.” Styles change, the American family has changed, the kitchen is now designed based upon flow, connectivity and the digital age and the sturdy “Bones” of your old oak cabinets are irrelevent. Bathrooms now focus on beauty, brightness, health and cleanability, not practicality and segmentation. The home has adapted. Don’t expect a premium price for your home if it looks like a “Brady Bunch” home. 4. Over Personalization. I’ve seen built-in parrot cages in bathrooms, built-in deep fryers in kitchens, etc. Sure it’s your home, but if you personalize it with non-removable items, or make changes that don’t make sense to most of the population, you’re going to devalue your home. 5. Bright, Open and Spacious. This is a pretty basic formula that always works. Move a few walls, brighten up the paint colors, counters, and invest in lighting. Follow this formula and you will improve the value of your home. For more information of how to improve the value of your home, contact The Remodeling Expo Center at 404 910-3969 or stop in at 48 King Street, Roswell, GA 30075. www.RemodelingExpo.com.

Choosing the right material for your Exterior Shutters Shutters can make or break the curb appeal of a house and it is important to consider the different materials that shutters are made of. Prices will vary considerably between the different materials and each will have its own positives and negatives. Let’s take a look at the 4 main ones. Wood: Very traditional and good looking. Could be pricey depending in the wood species that is used. Stay away from cheaper woods like Poplar or pine that will rot, twist and split within a short period of time. Good species are Western Red Cedar and Cypress. Make sure you add some sort of a cap to the top of the shutter to prevent splitting and make sure your provider seals the wood effectively to prevent rot. Easy to customize size and styles. Easy to repaint depending on the paint used, and special care should be taken to ensure the paint seals the product completely. Vinyl: Cheapest option you can get, but then it will also look like that. The summer heat can play a trick on these where the shutters became brittle with color fading over time. These shutters are typically hollow and not very strong. Its recommended that they are mounted flush against the wall, although some service providers sell hardware kits to mount them on hinges. Vinyl shutters are typically 3 times cheaper than wood or composites, but remember you’ll have to pay for installation 3 times. Limited options available for size, style and color. Difficult to repaint effectively. Composite Wood: Pricing is comparable to wood, and although you get the look and feel of wood, you don’t have the issues that comes using wood. No rotting, swelling, twisting and if it is the right material, no insect damage. There are different composite materials available and not all are rated for extended exterior use, so make sure your provider uses the right stuff (and can prove it). Very long lasting and in some cases you even have environmentally friendly/safe options available. Easy to customize and a good provider should be able to create unique designs and styles perfect for your home. Similar to wood it will need repainting in a few years, but generally easy to do. Can be mounted on hinges or direct to the wall. PVC: Pricey, so shop around. This stuff will last almost forever and moisture have no effect on it. Heat does play a role and it’s prone to cupping, bending and warping, so make sure your provider adds some form of additional strengthening. Seems that the indus-
try standard is to add metal bracing on the back to prevent some of the issues. Difficult to paint and typically comes in standard colors. Make sure from you provider what steps you’ll have to take when it comes to repainting. Can be mounted flush or on hinges. Dupbel Millworks Inc. manufactures exteriors shutters using only weather resistant materials. Our core business is shutters made from a composite wood material that is rot, insect and weather resistant. This is especially important in Georgia’s hot, humid conditions. Although we carry a series of shutters styles, we are fully equipped to help you design the specific look you desire, and every shutter is custom made based on your house, windows and design. We use your house as our showroom, knowing very well how difficult it can be to see what a specific style of shutter will do the look of your home. We come to your house with samples and will help you to choose the perfect style of shutter for your house. Our business is located in Alpharetta, GA and we are proud to serve the residential and commercial market of North Georgia. We are small enough to provide you with personal attention, yet strong enough to handle complex designs.
