In today’s transient society, most people don’t live in the same place for the length of a 30-year mortgage; in fact, the average Atlanta home owner lives in a home for only 14.7 years Rawlings before selling, and many sell much sooner than that. For that reason alone, one thing you should be thinking about when considering a home in Atlanta is its resale value — how much of a profit you can expect to make when you sell. This city is a growing metropolis with a dynamic housing market, so let’s look at some of the most common factors that can affect Atlanta home resale value. 1. Updates and Renovations There are many types of renovations, updates and upgrades you can do to a home to boost its value when putting it on the market. Kitchens, bathrooms and outdoor spaces tend to offer the greatest return on investment for up-
grades since these are what buyers tend to look at first. Conversely, letting appliances get dated or failing to replace old carpeting can reduce your home’s resale value — or at least make it more difficult to sell in general. Adding popular amenities like energy-efficient upgrades or Smart Home Technology can also boost home values. 2. Number of Bedrooms and Bathrooms As a rule of thumb, more bedrooms and bathrooms equal higher values. If you can add an extra bedroom or bathroom during the time you own a home, you can usually expect a significant boost in price. 3. Property Damage and History If your home has developed a serious problem requiring major work, such as termites or a cracked foundation, these can have a negative effect on your resale value, especially if you leave them unrepaired (since the new owner will have to assume those costs). Likewise, if your home has been subject to natural disasters like flooding or mold, this negative history can weigh on your resale value. 4. “Middle-Aged” Homes New constructions and historic
As a rule of thumb, more bedrooms and bathrooms equal higher values. structures both tend to sell well — the former due to space and amenities, the later due to “charm factor” (especially if it’s restored and well maintained). However, there’s a sort of “soft zone” for homes that are 30-50 years old — homes that have dated appearances or odd layouts that don’t fit well with modern living — that tend to sell for less

Smart Storage. Sometimes enlarging the kitchen isn’t possible, or sometimes as a component of expanding the kitchen, smart storage options is always a component of the remodel. Spice racks, Keurig inserts, roll-out drawers and hidden appliance options are all surprisingly common features of 2018 kitchens. Lighting. More light sources create less shadows and more comfortable ambient lighting feel. The most energy-efficient heating and cooling products on the market, ductless minisplit systems, can save as much as 25 percent on your energy bill. An efficiently controlled thermostat could save an additional 10 percent a year. How ductless mini-split systems work Thin copper tubing pumps refrigerant from an outdoor compressor directly into an indoor air-handling unit, from where it’s quietly distributed to the interior. This eliminates the need for basement or attic evaporators and expensive ductwork. Choosing a shutter style Exterior Shutters can really make or break the exterior of your home and plays a vital role in the overall curb appeal. One of the items to consider is the STYLE of shutter that will look good on your home and give that final touch to complete the picture. Dupbel Millworks Inc. is set up to create unique custom styles while offering a variety of standard styles to choose from. Let’s discuss some of the standard styles most commonly used. Board and Batten Shutters A shutter typically composed of three to five vertical boards that are connected using two or three horizontal battens. These shutters inspire a country or cottage look and have grown in popularity in the last few years. The latest trend is to have multiple narrow boards to create a cleaner, more sophisticated look. This style lends itself to adding additional interest by adding diagonal pieces or even strap hinges. Paneled Shutters This traditional style consists of panels within a frame. This shutter style’s popularity during the last number of decades has firmly entrenched it as the “traditional look.” Especially with the panels you can select a number of styles based on your preference. We can start off with a Flat panel, giving a very smooth and minimalistic look. Or you can do the very traditional Raised panel, providing a more three-dimensional appearance. Our Shaker Raised panels gives you even more depth while keeping it very classic and stylish. The Mission style panel is another option, where it is incorporating design elements from the Board and Batten style, but with a much more sophisticated look. The size and placement of the panels will typically follow the window design, but lately we’ve seen a lot of deviation from the traditional to jazz it up a little bit. We can incorporate a small panel in the center, make them single panels, or even 3 equal panels, all depending on the look the home owner wants to create. Louvered Shutters. Louvered styled shutters are the original “classic standard,” found on period buildings such as Antebellum, Colonial, Williamsburg, Georgian and Federal styled houses. Louvered shutters create an additional architectural element to enhance the house’s façade. Louvered shutters can also be the right choice for Contemporary styled buildings wishing to create a more traditional appearance. Upgrade attic insulation to save on energy expenses (NAPS) — One of the most cost-effective ways to make your home more comfortable year-round is to add insulation to your attic, including the attic trap or access door. By sealing uncontrolled air leaks, points out the U.S. Department of Energy, you can save 10 percent to 20 percent on your heating and cooling bills. Fortunately, this can be a relatively easy task. Why Improve Your Insulation An improperly insulated attic can be a preventable source of energy loss and unnecessary expense. Over time, insulation can settle or compact, which reduces its R-value. An insulating material’s resistance to conductive heat flow is measured or rated in terms of its thermal resistance or R-value—the higher the R-value, the greater the insulating effectiveness. A breezy attic may also result in drifts or shifts in your original insulation, leaving gaps where heat can escape. By topping up your attic insulation, you’ll increase the thermal level, reducing your overall energy usage and saving you money.
Whether in winter cold or summer heat, upgrading insulation is always a good idea.
How To Do It A simple way to do this is to topup the existing insulation in your attic. This is one project that homeowners can often tackle for themselves. Look for time-
saving, easy-to-install products, such as stone wool batts, that are easy to work with and don’t require costly blower rentals, protective clothing or an investment in expensive equipment. You can easily add Rockwool ComfortBatt insulation on top of most existing insulation to increase Rvalue in an attic without having to do any remediation or removal first. The batts will remain stable and won’t shift after they are put in place, ensuring upgraded thermal protection. They’re also: • Easily cut • Noncombustible • Excellent for sound absorbency • Not likely to rot or promote growth of fungi or mildew • Water and moisture resistant. To apply the insulation, simply begin in one corner of the attic, open the bag and place the stone wool batts as needed to get a consistent layer throughout the attic. Make sure to cover spaces around ducts, wiring and piping, converting these awkward spaces into energy-saving areas. One of the advantages of stone wool batts is their compatibility with other insulation types, eliminating any need to remove existing product.
