An end to mortgage interest increase may be on the horizon Falling house prices and rising interest rates have left many homeowners concerned about their properties and how they will service their mortgage.

owever, banks are speculating an end to the rise and have ways of supporting people through challenging times.

Kiwibank chief economist Jarrod Kerr said the RBNZ has not yet finished hiking interest rates but they will.

“We think they’ll be done and dusted soon enough.”

The cash rate (OCR) was 4.25% at the time this publication went to print, however, there was an update yesterday and it was expected to rise again but economists think it will peak at 5%.

“They had previously signalled they want to go to 5.5%. We believe that’s a step too far.

“So what does all that mean for mortgage rates? Well, mortgage rates are peaking. Some rates have already peaked.

“As the RBNZ hikes from 4.25% to 5%, variable mortgage rates will move up in lock step. One-year rates are also likely to be pulled higher.”

Longer-dated rates, two-year and beyond, are factoring in rate cuts and have likely peaked, he said.

“I believe the RBNZ will be in a position to start cutting the cash rate from November this year.

“It’s a slightly controversial call, but it’s one I’m confident in. What that means is, all interest rates will start falling later this year and well into 2024.”

Ben Kelleher said the vast majority of customers are in a sound financial position with enough savings to keep up with rising interest rates.

“People have kept up their savings habits and many took the opportunity while interest rates were low to pay down debt – so are ahead on their mortgages (about a third of our customers are ahead by six months or more).

“However, we know that many of our customers will roll off fixed home loans onto higher rates over the coming year.

“When that happens some will be under financial pressure.”

It’s important people talk to their bank as they can support customers and provide various options to help if they are struggling.

“We’re keen to talk with customers sooner rather than later if there are any signs of problems to see if, for example, we can structure their finances differently to relieve some pressure.

“We’ve put a lot of great information and tools up online to help people understand why interest rates are rising, how to plan ahead and some tools you can use (like our repayment calculators).

“You can also check what your financial wellbeing score is and find information on how to manage debt.”

Many customers select a one or two-year rate but it may be beneficial to split the loan over multiple rate terms to minimise the risk of all lending coming up for renewal at the same time, he said.

“In recent months we’ve set up a team to closely monitor customers for signs they might be concerned about managing their finances or coming under financial pressure as interest rates rise and the economy slows.

“We’ve also bolstered the bank’s Customer Financial Wellbeing team and are proactively contacting customers who show signs of needing reassurance and support.”

With mortgage rates at an all time high people may be wanting to sell but property prices are continuing to drop.

The latest Trade Me Property Price Index has found that prices fell 6% year-on-year in December.

Trade Me Property sales director Gavin Lloyd said the average asking price for a property in New Zealand finished the year at $897,900 in December, falling by $58,200 in 12 months.

“December marked the second year-on-year drop we’ve seen in a row, with the average asking price falling by 4% in November.

“Prior to that, the last price drop we saw was in March 2018, when the national average asking

4| price fell by 1% when compared with the 12 months prior.”

Mr Lloyd said the Auckland and Wellington regions saw the largest price declines.

“In the capital, the average asking price dropped by 9% year-on-year for the second month in a row to $875,550, while in Auckland it fell by 8% to $1,149,450.”

Hawke’s Bay (-7%), Manawatū/Whanganui (-4%), Gisborne (-2%) and Bay of Plenty (-1%) also saw average asking prices drop last month when compared with December 2021.

Looking ahead this year, Mr Lloyd said further price drops are likely.

“As we come down from the sugar rush we experienced during the pandemic, 2023 is going to be a great time for those that have been wanting to enter the property market but have felt priced out over the last couple of years to look around and consider their options.”

CoreLogic’s House Price Index also recorded a drop and residential property values are now 7.2% lower than a year ago, the biggest 12-month decline since May 2009.

Aotearoa New Zealand’s housing market downturn continues to roll on, with CoreLogic’s House Price Index (HPI) recording a 0.3% fall in January, the 10th consecutive month of decline.

CoreLogic NZ chief property economist, Kelvin Davidson said it wasn’t a surprise to see property values generally fall further in January.

“Some green shoots of optimism had started to emerge in September and October last year on the back of a view that mortgage rates may have been at or close to a peak leading to some slightly stronger offers being made around that time.

“But then in November the Reserve Bank released its gloomy outlook for both the economy and inflation for 2023, which was always likely to impact property values in the following few months.”

Consistent returns in uncertain times After 26 years in investments and property finance, First Mortgage Trust has never lost a cent of investors’ capital.

I

n volatile times consistent investment returns are hard to find. That can be difficult for New Zealanders who rely on returns from their investments to live the life they’ve planned.

First Mortgage Trust have been helping New Zealanders protect their savings and grow their wealth since 1996. The annualised pre-tax return for the December 2022 quarter was 6.07%, and they are anticipating it to continue to increase in 2023 – which is good news for their investors.

“We focus on what we know is important

to our investors – protecting their investment, consistent returns and steady incomefocused funds that are accessible when they’re needed,” says Paul Bendall, FMT Chief Executive.

“Investors’ money is our number one focus,” says Bendall. “We have a disciplined, conservative investment approach with a proven track record – in our 26 years we have never lost any investor capital. A fact we are proud of, although it is important to note that past performance is not a reliable indicator of future performance.”

FMT is different from a traditional finance company. It’s a fund manager first. Investors’ money is held in the fund and the fund is supervised by Trustee Executors. “Our trust structure with independent oversight gives our investors confidence that their money is being managed well,” says Bendall.

The careful approach extends into many other aspects of the business model.

For example, the fund only lends on first mortgages. FMT’s loan arrears currently are 1.7% of the loan book. “Even the banks would be proud to have loan arrears like that,” says Bendall.

Next, the loan-to-value-ratios (LVR) are capped at 75% on residential property and 67% on commercial property, meaning the borrower requires significant equity before FMT will lend to them. Currently the average LVR across all their loans is 48% which is considerably below their maximum set, providing a substantial buffer to market

movements.

Another point of difference in FMT’s conservative investment strategy is that for every single loan each property is independently inspected to understand the deal. A valuer’s report isn’t enough. “We are selective in where and who we lend to, and we have a rigorous process,” says Bendall.

“We’re New Zealand’s largest non-bank lender of first mortgages. Non-bank-lenders, such as FMT, often pick up deals turned down by banks because of rigid criteria, not risk. In fact, some of those loans can be very low risk.

It’s a win/win for FMT”, says Bendall.

Thanks to this conservative approach, coupled with increased returns for each quarter of 2022, FMT investor numbers are growing strongly, and largely by word of mouth. FMT now has more than $1.5bn of funds under management and more than six thousand investors.

f you’ve lived in the same house for decades, you may be reluctant to move but the peace of mind from a retirement village may be worth it.

Many people move to retirement villages to downsize, join a community and have assistance with maintenance.

Summerset head of communications Logan Mudge said retirement village living gives you the opportunity to live and socialise with likeminded people, while choosing a house or apartment that best suits you and your needs.

Living in a retirement community can also help with loneliness and isolation, which is on the rise, due to social connection.

It can be a hard decision choosing to move into a retirement village but it’s important not to take too long to decide on the move, she said.

“Take your time but don’t leave it too long – people generally know when they are ready.

“If I had a dollar for each person I’d met over the years who said they wished they’d moved in with us years ago I’d be rich.

Don’t leave it too late.”

When deciding on a village you can visit different places and get a feel for the place, she said.

“The best people to ask are our residents.

“Have a good look around other villages and make sure that there is enough care on site.”

Seasonal gardening tips A

s we head into autumn, you may be wondering if there’s anything you could be doing to refresh your garden. Our writer Ruby Harfield asks Paige Tennant from Palmers for some tips.

What are the best things to plant at this time of year?

Late summer: Edible garden - Keep planting the last summer crops of new lettuce and herbs. If you have a greenhouse you can still plant tomatoes, eggplant, cucumbers and peppers. Sow seeds of winter vegetables like cabbage, cauliflower, broccoli, beetroot, winter lettuce, brussel sprouts, spinach, carrots, leeks and silverbeet.

Bulbs - Early summer bulbs such as anemone, ranunculus, tulips and daffodils can be planted in flower beds and pots. Bulbs can be planted now through to late autumn. By planting continuously through this period, you will be rewarded with a continuous floral display come spring.

Flower garden - Got a dry area that needs colour? Plant arctotis, calendula, gazania, osteospermum, portulaca, sedum and all types of succulents. Sow seeds of winter flowers like pansy, viola, primula, polyanthus, calendula, cineraria, poppies, lobelia, alyssum and snapdragon.

Early autumn: Bulbs - Anemones and ranunculus are great value and easy to grow. With very little effort they can reward you with up to six months’ flowering by stagger planting. Daffodils can be planted any time from late February to the end of May. Early planting gets them off to a great start as they will begin to develop their roots and settle in for spring growth. Daffodils need full sun and well-drained soil. Hyacinths are the essence of spring. The heavily scented trusses are a most welcome sight after a long winter. Best planted in March/April in a cool spot.

Flower garden - Prepare winter flower beds for planting with compost, sheep pellets and fertiliser.

Plant your favourite winter flower seedlings like pansy, viola, primula, polyanthus, calendula, cineraria, lobelia, poppies, alyssum, stock and snapdragon.

Edible garden - Grow a smoothie garden in pots on your deck – plant kale, spinach, pak choi and beetroot for green energy! Plant seedlings of cabbage, beetroot, winter lettuce, brussel sprouts, spinach, carrots, leeks, silverbeet and winter herbs. Herbs to plant in autumn: parsley, chives, rosemary and mint.

Around the yard - Cooler temperatures are the ideal time to plant a hedge. If you want flowers and fragrance, plant Fairy Magnolia Michelias or for something hardier, try the Aussie Westringia varieties.

Autumn is the ideal time to sow or repair your lawn so it can establish over the winter months.

What are some ways you can refresh your outdoor area?

• Plant an edible hedge.

• Plants for privacy, hedges and shrubs that will grow large to provide privacy.

• Outdoor furniture.

• If your space is small, plant your plants further apart to avoid the space feeling cramped.

What are some cost effective ways to create a nice garden?

• Plant perennials that will come back again and again so that you are not having to replace plants each year.

• Sow seeds to save costs, you will just need to be patient.

• Plant a herb garden or a vegetable patch, not only will it look great and colourful but it will also save you money on buying herbs and veggies from the supermarket.

Affordable rentals help elderly

igh house prices, limited stock and expensive rentals means more older people are trying to find alternative accommodation.

The Retirement Commission says by 2048, 40% of retirees will rent, however, market rental rates are often unaffordable for older people.

Haumaru Housing, established in 2016, is an Auckland provider of social housing and specialises in providing affordable rental homes for older people.

It is a partnership between The Selwyn Foundation and Auckland Council with 1475 units across 62 villages in Auckland.

Haumaru Housing chief executive Gillian Schweizer said they provide affordable long-term tenancies in positive and inclusive communities and

work to support older people’s general wellbeing and connectedness, so they can continue to live independently and with the certainty of having a stable, permanent home.

“Highlighting older people’s housing needs and advocating for initiatives to improve seniors’ engagement in life and enjoyment of the amenities available within their neighbourhoods is also a prime objective for the Haumaru Housing team.”

Its 2022 tenant satisfaction survey showed that tenants felt safe in their homes and villages and felt connected to, and involved in their community, she said.

“The need for more affordable rental housing for seniors has never been more urgent.

“Haumaru Housing continues to

work with partners to increase our rental housing stock to deliver a better future for vulnerable older people.

“In the last financial year, we placed 157 new tenancies, all housed from the Ministry of Social Development’s Social Housing Register.”

The partnership also opened 41 new dwellings in Glen Eden in October last year and work is starting on 52 rentals in Northcote this year.

“We look forward to being able to capitalise on our strong base to develop our service provision further in response to the ever growing demand for affordable rental options for Auckland’s older citizens, and to offer security, comfort, peace-of-mind and opportunity to vulnerable seniors in need of an affordable, stable home to call their own.”

AA Insurance head of product Matthew Hickey said home insurance provides cover for the unexpected.

AA Insurance offers a range of ways to help customers save on their insurance, such as multi-policy discounts, the option to increase your excess to reduce your premium, and “one event one excess”, meaning if your home, contents and car are all damaged in one event you will only need to pay one excess, he said.

It is important to review your policy regularly especially with the rising costs of building materials and labour.

Most insurers have a calculator on their website to estimate the amount of cover you need for your home insurance.

“When insuring your home, calculate everything it would take to rebuild your home from the ground up to inform the level of cover you need.

“It’s important you don’t rely on market value or your purchase price to determine your sum insured, because in most cases the rebuild cost will differ from both of these values.”
