Oneofthebiggest misconceptionsIcomeacross istheideathatallproperty managementcompaniesoffer essentiallythesameservice.
Onthesurface,itcancertainlylook thatway.Butaftermorethanfive yearsinpropertymanagement,Ican tellyouthathowthosethingsare donecanvaryenormously.
Whatsurprisesmanylandlordsis thatresidentialpropertymanagement inNewZealandiscurrentlynota regulatedprofession.Unlikerealestate salespeople, whomustbelicensed andmeetqualificationrequirements, propertymanagerscanlegallyoperate withoutanyformalqualifications, registrationorminimumstandards.
Thatdoesn’tmeantherearen’t manyexcellentpropertymanagersout there.Thereabsolutelyare.Butitdoes meanlandlordsneedtolookbeyond feeswhendecidingwhowilllook afterwhatisoftenoneoftheirlargest financialassets.
WhenImeetwithlandlords,I encouragethemtoaskquestions. Whattrainingdostaffreceive?How arerentarrearsmanaged?Who supportsthepropertymanagerwhen

Thesequestionsmatterbecause goodpropertymanagementisrarely noticedwheneverythingisgoing well.Therealvalueshowsupwhen somethinggoeswrong.Thosearethe momentswhenexperience,systems andsupportmakeallthedifference.
Oneofthethingsthathassurprised memostduringmytimeinproperty managementiswhatwesometimes discoverwhenlandlordstransfer theirpropertiestousfromanother company.
Weregularlyseerentarrearsleft unchecked, maintenanceissues overlooked, inspectionsthatmiss obviousconcerns, andimportant documentationmissingfromfiles.I havewalkedintopropertieswhere tenantsarelivingwithissuesthat shouldhavebeenaddressedmonths earlier.Oftenlandlordsbelieve everythingisbeingmanagedwell, onlytodiscoverproblemstheyknew nothingabout. It’sdisappointing becausemostownersplacea greatdealoftrustintheirproperty managertoprotectboththeir
