INTRODUCTION
Our Area, Our People Although he did not actually set foot on land here, Captain James Cook named _ our region the ‘Bay of Plenty’ in 1769. He observed Maori villages with well-tended gardens from the Endeavour, and he was impressed by the abundant resources he saw on both land and sea – something which our region still enjoys today. The Western Bay of Plenty was settled byy the iwi of Ngati Ranginui, Ngaiterangi and Ngati Pukenga who arrived here on waka named Takitimu and Mataatua. Meanwhile, the Te Arawa waka landed at Maketu – its descendants still live in the Eastern Bay of Plenty and further inland around Rotorua. Tauranga is now officially New Zealand’s fifth largest city, with a population of 128,200 last year, according to the latest po opulation estimates from Statistics New Zealand. Tauranga’s mayor Greg Brownless told the Bay of Plenty Times that although he welcomed the growth, it was never about beating other cities’ populations. “We are in a lovely place to live and a lot of other people must think so, too. Tauranga is more than just beaches, it’s the whole package. We want more people to continue to move, live, retire and invest here,” he said.

DISCOVER THE BAY
Discover the Bay The beautiful Bay of Plenty is one of New Zealand’s fastest growing regions, and the reasons why are clear to see. It’s a place of natural beauty with a pleasant climate all year round, in close proximity to other commercial centres, offering plenty of economic and recreational opportunities. Residents can choose from a huge range of sporting and leisure pursuits, vibrant arts and cultural experiences, quality retail centres, and community facilities. Local education providers and health care services are also of excellent quality across all levels.
Locals love the relaxed feeling that comes with living here, with the ocean and one of the world’s most beautiful beaches right on their doorstep. Mount Maunganui beach was named first in TripAdvisor’s 2017 Travellers’ Choice Awards Top 10 New Zealand Beaches. Golden sand and clear water for almost 20km is hard to beat. Tauranga is an economic powerhouse, which has now officially overtaken Dunedin as New Zealand’s fifth largest city. Our annual employment growth is well above that of Waikato and Auckland, the other two members of the so-called “golden triangle”. No wonder Tauranga is now one of the most sought-after places to live and work in the country.

The Bay’s economy is booming, and this is set to continue. We are attracting good businesses to the sub-region, and we are also significantly growing the businesses that are already established here. The kiwifruit industry, our biggest horticultural asset, has shaken off the scourge of PSA and the Port of Tauranga is growing rapidly, currently handling about five times the export volumes of Auckland. As jobs grow, people living here will have better choices in terms of employment, and there will be higher value jobs paying higher salaries. The only areas of concern are the increase in traffic flow and the increase in house prices, which go hand in hand with population growth. We are still extremely

lucky in this country, and even more in Tauranga, that we can enjoy our leisure without it costing a fortune. The city remains a haven for retirees, but Tauranga is also the place of choice for many skilled professionals and young families. Our beautiful city and the wider Bay of Plenty is fast becoming a national hub for innovators, entrepreneurs, creatives and elite athletes. By 2020, the Bay of Plenty will have a new, University-led tertiary campus in the heart of Tauranga city. The campus will cater for about 2000 full-timeequivalent students, who will generate approximately $60 million a year in revenue. A multiplier effect is expected to bring an additional economic benefit to Tauranga of about $250 million a year.
Graham Hoete: Loving Being Local
PEOPLE OF THE BAY
Graham Hoete, also known as Mr G, is not your average artist, from beautiful New Zealand portraits and commissioned masterpieces to statement street art straight from the heart; Graham continues to push the limits with his creativity and talent. Sharing about who he is and what makes him tick through his artwork is really no stranger to Graham as he continues to pop up all over the North Island with a new symbolic work of art each month. Originally from the Bay of Plenty, New Zealand, Graham was brought up in Tauranga and surrounds, living on both Motiti and Matakana Islands at different stages of his life. His wha¯ nau ties go way back and he has connections with the iwi of Ngati Ranginui, Ngai Te Rangi, and Ngati Awa. He is currently living in Papamoa, having returned from a five year stint in Australia. When asked about why he returned to the Bay, Graham explains, “Home. One word really. Home is home and there is no place like home, literally.” He continues, “My manager is based in Sydney. I do a lot of overseas projects as well. This year I am heading over to China, Miami and Argentina as well but it’s always good to come back home and reset. There no better place to do that than on Motiti Island or Matakana Island, or Papamoa Beach here where sometimes you have the whole beach to yourself. Yeah, we love it here.” Graham has been drawing and painting his whole life but more recently he has found a real passion for street and graffiti art through friends in the New Zealand art community.“It really appealed to me the fact that you have a canvas right in the public eye it’s not tucked away in a hidden, secluded gallery but you can actually communicate your own messages in public. You are basically in essence painting your own statement and sharing your heart.”
One piece of street art in particular that has really become a talking point amongst the locals is Graham’s work on a 40 foot container sitting on the corner of Domain Road in Papamoa. The artwork is what Graham calls “light and playful” but symbolic of the region. The container is painted with a beautifully detailed kina, a sea urchin that can be found in New Zealand’s shallow waters, though this isn’t just any ordinary kina, it is a kina shaped as a heart. “Taking about the relevance of kina Graham says, “It’s an acquired taste but I have been brought up on it. It’s really just an expression of my love for seafood you know, being brought up on Motiti Island and eating
seafood fresh from the ocean. For the people it is quite a strong symbol, it really communicates people’s love and passion for Aotearoa and kai moana.” When asked to summarise how he feels about the Bay, Graham is passionate about his answer: “to be honest, I think sometimes we can kind of use the whole beach thing quite flippantly and its leaves out the power and the beauty of the beach. For Ma¯ ori people back in the day the moana (ocean) was such a vital food source.” He talks of how lucky we are here in Tauranga and Mount Maunganui, “On Matakana Island I can go surf casting on there, and it’s great. Surfcasting for snapper, finding pipis and
all that and sometimes I have the whole beach to myself and it’s such a beautiful, stunning place. Climbing up on top of Mauao those views are so special and you can’t get that stuff in Auckland.”

PEOPLE OF THE BAY
Former NZ Fast Bowler Loves Life in the Bay Chris Pringle is a former New Zealand cricketer who played 14 Tests and 64 One Day Internationals for New Zealand between 1990 and 1995. Originally from Auckland, he now lives in Matua, and the Pringle family has been in Tauranga since 2004. They came here from the Netherlands, as Chris’ wife Janine is Dutch, with their two young children who are now teenagers. Chris was born in Auckland but because his dad worked for Air New Zealand, he moved to Hong Kong, Melbourne and Sydney. He came back to Auckland at college age and by that time, it was already clear that he mainly liked school because of the sports available, rugby league, Aussie rules and cricket being the main ones. He went from college cricket to the Takapuna cricket club, and followed through the ranks of Auckland cricket up to New Zealand cricket.
“After my international cricket career, I started to play cricket in the European summer in the UK and the Netherlands. I met Janine, we got married over there, and our kids were born there,” he says. “When we came over in 2004, I started working in real estate straight away, which I still do for Bayleys Tauranga. We discovered that living in Matua means having schools, sport fields, a dog walking park, work and town close-by. I like that traffic is still not too bad, and that people say “hello” on the street, even if they don’t know each other,” he says. Tauranga seemed like the perfect place to move to when they decided to leave the Netherlands, and Chris says he’s got great memories of playing at Blake Park against Northern Districts every New Year. “We didn’t want to go back to Auckland but wanted somewhere nice to raise the family after living a busy European lifestyle for the 5 years or so. Tauranga was a standout. We didn’t consider any other places.
“Tauranga has a great future and economic prosperity, but I do think it needs a museum, even if it’s one
just for children. They are educational institutions, and every city needs one,” Chris says.
Plenty of Inspiration All Around Local artist Mandy Williams is well-known for her paintings of wide-eyed children and quirky birds and animals. She paints with acrylic on large stretched canvas and working mostly on commissions of children. Her unique and playful style has become very popular, and she’s recently started a unique series of pieces that include interior fabrics and wallpapers. Mandy and her family live in Te Puna offering them plenty of space, but are only 5 minutes away from the Bethlehem shops, and about 10 minutes from town. “We are originally from New Zealand, but have done the OE years ago and lived in London, then backpacked around the world. We ended up in Australia for 10 years, but there’s no place like home. We travel a fair bit, but I think it just makes you realise how good we have it,” Mandy says. “I just love being able to head down to the studio on our property, greet the lambs and calves whilst being followed by our cats and our dog. I open up the art studio, and let

inspiration take over. I have plenty of inspiration all around me. Plus, there is great coffee down the road. What more could I ask for?” They didn’t consider moving to a different part of the country before settling here, as Mandy and her husband always had fond memories
of Mount Maunganui and Tauranga. As they also have family here, it was the obvious place of choice. “It’s the perfect place to raise a family. I feel so blessed that we can bring our children up in such a safe and healthy environment,” Mandy says.
She mentions that better infrastructure and roading solutions are needed for Tauranga, as it’s growing so fast. Mandy says the future of Tauranga looks fabulous. The congestion on our roads aside, she’s hopeful that the council will be pro-active about that.

PEOPLE OF THE BAY
Ex-Auckland Couple Excited About the Future They’ve just purchased their first home in Te Puna, and former Auckland couple Phil Goreham and Claudette Martin couldn’t be happier. Phil, a talented graphic designer, grew up in the Bay and moved to Auckland in the late 80s where Claudette was born and bred. In August 2015, they decided to leave the big smoke behind and move to Tauranga. “We were looking for lifestyle change, and we really couldn’t afford to stay in Auckland,” Phil says. “We first moved to a brand new rental property in Papamoa East. We were paying $550 a month for an old, rundown house in Northcote Point with some real safety issues so moving into a big, affordable new rental close to the beach was like moving into a mansion,” he says.
Claudette points out that finding accommodation was challenging as they had to come down during the week to view properties. Most rental agents in Tauranga don’t show homes on the weekends. Finding work was also a challenge, and wages are lower than in Auckland. “We decided on Tauranga because Phil had lived here before, and I’ve visited a lot over the years. It was a fantastic choice. We managed to purchase our first home, which we couldn’t afford to do before,” Claudette says. She loves the Bay, but Claudette admits she misses some of the conveniences that Auckland has like late-night shopping, more shops to choose from, and the variety of eateries. “Going out for a hot chocolate at 11.00pm was something we use to do, but in Tauranga a lot of places close early. I think Tauranga needs to focus on catering for a more discerning clientele
with the influx of people moving into the area,” she says. Phil and Claudette are now focused on renovating their house and growing veggies, and they are keen to launch their own honey brand. They’re excited about the future, and about Tauranga. “We both see a real buzz ahead, with more cafes, restaurants,
and quality retail. I see the focus shifting away from Mt Maunganui back to central Tauranga as the city expands and diversifies. Tauranga has the potential to have a stunning city centre, with a lot to offer. People are only just waking up to the possibilities,” Claudette says.

PEOPLE OF THE BAY
Thriving Creative and Performing Arts Scene The Otumoetai, Brookfield and Matua areas are amongst the most established parts of Tauranga, and houses in the area have had Tauranga’s biggest percentage increase in median value. The area has good amenities, good access to the city, little traffic congestion, and good schools. They are all strong indicators for people moving into an area. House prices in the Brookfield area are generally in the $400,000 range, which makes it attractive to first home buyers. Brookfield resident and musician Derrin Richards went to Australia for a while, but he has recently come back to the Bay to enjoy life, play music, study again, and spend more quality time with his children. “I’ve spent most of my time in Brookfield and Bellevue, as it is convenient to kids’ schools and work, but I’m planning a move to the Mount side sometime soon,” he says. Derrin grew up in New Plymouth, then spent years living in Japan teaching English and travelling.
He came to Tauranga at the end of 1999 to start a family, and he’s the proud father of Joshua (16), Ryan (14), and Hannah (7). He started running open mic nights and singer/songwriter showcases, and worked at Outmoetai College for a few years, then branched out into guitar teaching. He spent the last two years playing music and teaching in Western Australia. “I came back at end of last year, and have decided to cement my musical path by enrolling in the Te Kamakama Music Production & Performance course at Toi Ohomai. I also plan to get back into guitar teaching,” he says. Derrin has lived in other cities and says he’s not one to repeat experiences, but apart from Wellington, Tauranga was the only place that stood out. “While visiting from Japan every summer, my then wife and I always found ourselves having a great time here. That influenced our decision to settle here,” he says. Derrin says he has seen the creative and performing arts scene grow

immensely in the Bay, and he enjoys being back in the thick of things. “I’m just positively focused on this at the moment. I’ll leave the obvious traffic and inner-city issues to those who are more passionate about it,” he says. He does say he’s saddened by the increasing unaffordability of housing, as he knows long-term residents who have moved elsewhere due to the cost of living.
“I am not against development and progress but I’m aware of the fine line between benefiting from, or being a casualty of, such changes,” he points out. “I’ve definitely found it necessary to make a mental and practical shift towards doing rather than talking. I’d like to be part of the solution, rather than moan about the problem. That makes living here rewarding and worthwhile.”

Great Climate for Business Growth For local business owner Arron Edwards and his young family, Tauranga is a perfect place to live and work. It’s because nearly all their family is here, and a full range of travel and outdoor activities are right on the doorstep. When not working, Arron makes sure to take time to enjoy the great walks, parks, reserves, beaches, and of course the Mount. Arron is the CEO of Bravesight, a Tauranga-based multi-disciplined strategic marketing firm specialising in research, strategy, brand & design, and digital development. He has come a long way since he started his business career at McDonalds. He followed their
training programme for management in 2004, and although he learnt a lot, it wasn’t progressing fast enough. Arron was head-hunted to move back to Tauranga, and he started working for a software company that grew about 30 times the size in the two years he was there. In 2006, he became a business owner himself as he thought the time was right to do it. He founded Totali, a web development and IT business based at Mount Maunganui and his company soon became successful. Bravesight is his new venture, and the office has moved downtown Tauranga. Arron is excited about the evolution of his existing businesses into the new brand, and he’s keen to see where the next decade will take them. He sees many positives about our growing city, especially from a business point of view.
“Tauranga has grown a lot in the 15 years, from a sleepy little holiday destination to a city to be reckoned with. There’s so much more happening now, especially cultural things, with events stretching into winter. The opportunities for doing business here are also on the way up,” Arron says. Arron enjoys the fact that Tauranga is central to a number of key business districts, including Hamilton and Auckland, and that Tauranga is well-connected for wider business travel. He mentions that a flight to Wellington is easy and direct. “What we do need in Tauranga is a solid couple of tourism businesses to keep visitors local rather than piping them off to Rotorua. We’ll get there, but it will take investment of the city council as well as some smart investors,” he says.

She says there are limitless opportunities for innovation with a growing number of entrepreneurs.

Tauranga: Now Tauranga is New Zealand’s fifth largest city, one of the fastest growing places in the country, and currently home to an estimated 134,400 people (June 2016). Located on the water’s edge, Tauranga is well-known for its warm climate, scenic harbour and relaxed yet cosmopolitan lifestyle. Tauranga is one of New Zealand’s main centres for business, international trade, culture, fashion and horticultural science. The Port of Tauranga is

New Zealand’s largest port in terms of gross export tonnage and efficiency. The stunning coastal environment and proximity to Auckland and Hamilton makes it a sought after place to live, work and play. Tauranga is situated 216 km south-east of Auckland, 107 km east of Hamilton and 86 km north of Rotorua. Tauranga’s population is continually growing. Young professionals are moving to the area and the labour pool is expanding. More and more businesses are setting up in the region and economic growth is set on an upward path.
TAURANGA
Tauranga: The Future Over the last few years Tauranga’s economy has undergone a significant transformation, with an increase in businesses moving to the city, a rise in new start-up companies and strong job growth, resulting in the diversification of key employment sectors. Of more importance, however, is the strong growth of knowledge intensive businesses in the city, which is increasing at more than twice the rate of the New Zealand average. Tauranga is increasingly becoming a hub for entrepreneurs and innovative companies, underpinned by investment in research and development. Work has commenced on the development of a University of Waikato-led tertiary and research campus in the city centre, while the university’s Coastal Marine Field Station at Sulphur Point has trebled in size since it was established three years ago. This has positioned the region as a major centre for marinebased research for pharmaceutical and agrichemical innovation. A real stand out in terms of growth last year was Tauranga’s city centre,
which went into decline during the global financial crisis, as did many urban centres in New Zealand and around the world. Across all indicators there has been strong growth in Tauranga’s CBD area, including growth in GDP, new business units and new jobs. It is particularly heartening to see a higher than average number of quarternary businesses based in the CBD – those that have a good proportion of staff with degrees, in management positions or working in professional or technical occupations. Further large investments are planned in the city centre,
including Tauranga City Council’s ‘Heart of the City’ project, which has the potential to see a new museum, state-of-the-art library and performance centre developed, as well as a new administration building for council and streetscape upgrades. In addition, ongoing private sector investment in A grade office accommodation will see the attraction of high-end business services and technology-aligned businesses who can afford to pay premium rates. These types of firms see the value of being highly visible and having access to the services and facilities that the city centre offers.
The City Living Zone, situated just north of the business district, has been specifically targeted as an area suitable for higher density residential development such as apartments. It has good access to high quality public amenity and will significantly revitalise the city centre, with the flow on effect being that hospitality, facilities, services and other offerings will grow to support the increased residential population. The development of apartments in Tauranga’s city centre will also add an additional housing choice, both in terms of style and size, for people of all ages that want to be close to city amenities.

Jo Tricker is an exceptional artist, designer and glassmaker who lives in Brookfield. Her studio is located in Judea, at just a few minutes from her home, on the edge of the Waikareao walkway.A great location, especially for her dog who comes to work with her every day. Jo was born in Auckland and spent the first 24 years of her life there. Then she moved to the UK, where she lived and worked for three years. On returning to New Zealand, she lived in Rotorua for a while, then headed back to Auckland. “The best thing about Tauranga is the proximity to other areas such as Rotorua, Auckland, and the Coromandel. It has a fantastic climate, the best beaches, and great water holes. On the business side it is cheaper to lease premises here than in larger cities, and you don’t spend hours commuting,” she says. Before coming to Tauranga, Jo was about to accept a teaching position in Korea. Staying in New Zealand wasn’t even on her radar. Then she met her partner and four months later, she ended up in Tauranga with him instead of going overseas again. That was sixteen years ago.
Jo, her partner, and their two boys own a 1967 Bedford bus which they use for holidays, weekends away, and day trips around the Bay. Sometimes they park up near Tay Street on a hot day as it provides shade from the sun and a fridge for cold drinks. “When we’re in our bus and the subject of my job comes up, people often think I am a gypsy. Yes, I am a flame worker but we don’t live in our bus and I also don’t make glass swans,” she laughs.
Jo enjoys living here, but she thinks Tauranga needs more festivals, bigger conference and sports venues, and a larger theatre to make it more interesting for locals and visitors alike. “Many people are moving here, and we need to look to larger cities in regards to infrastructure. A museum is also a must, as it provides a historical background as well as an educational venue for the next generation,” she says.

Mount Maunganui: Now When driving into the Bay of Plenty from either side, the majestic views of Mauao are simply stunning. From the base of Mount Maunganui, a white sand surf beach stretches as far as the eye can see. It is no wonder that Mount Maunganui is one of New Zealand’s favourite holiday destinations, especially for domestic travellers, as there is plenty to see and do. The climate is pleasant and warm, with the average annual sunshine measured between 2,200 and 2,400. Typically, the temperature stays above zero, year around. The town itself is located on top of a sand bar that connects Mauao to the mainland, a geographical formation known as a tombolo. Because of this formation, visitors and residents of Mount Maunganui are lucky to have Pilot Bay, a
MOUNT MAUNGANUI
harbour beach, as well as the ocean beach to enjoy, all within walking distance. Mount Maunganui’s Main Beach has been crowned the‘Best Beach in New Zealand’by TripAdvisor, and ranks among the top 25 best beaches in the world. The beach is patrolled in the summertime by members of the Bay of Plenty Surf Life Saving Association, and voluntary lifeguard patrols are present from October through to March each year. There is plenty to keep locals and visitors occupied in the outdoors – swimming, boating, fishing, paddle boarding, surfing, kayaking, snorkelling, diving, and hiking are all popular pastimes in this beautiful place. Not to mention the wonderfully relaxing naturally heated saltwater pools. If you’ve given your muscles a workout walking up or around Mauao, there’s nothing quite like a long relaxing soak at the pools at the foot of the hill.
Mount Maunganui: The Future It’s no surprise that the TripAdvisor 2017 Travellers’Choice Award for the best beach in New Zealand went to Mount Maunganui’s Main Beach for the fourth year in a row. This pristine stretch of sand, at the base of Mauao and adjacent to a great café culture, has been a favourite spot for locals and visitors for many generations. It is also one of the region’s most important competitive advantages in the attraction of skilled and talented people and the businesses that need them. Skills are now widely recognised as the global currency of the 21st Century and Tauranga is competing nationally and internationally in the attraction of talent. Our beach lifestyle is one of the key reasons we are able to attract the skilled and talented people that businesses need, and in turn this makes us a
place where businesses want to base themselves. This includes innovative and high growth firms, which reflect the skills they require with high remuneration levels. A number of these businesses are based in downtown Mount Maunganui, providing a hub of creative industries that value the beachside environment. Mount Maunganui is also home to another significant competitive advantage for the Bay of Plenty region – the Port of Tauranga. It is the largest port in the country in terms of total cargo volume and container throughput, and among the top 10 most efficient ports in the world. Port of Tauranga recently completed a $350 million capital expansion programme, including dredging the harbour to accommodate larger ships, and entered into strategic joint ventures that have considerably strengthened its position as the country’s leading export port. Zespri, the world’s largest marketer of kiwifruit which sells into more than 50 countries and manages 30 percent of
the global kiwifruit volume, has its head office based at Mount Maunganui. With global sales worth a record $1.9 billion in 2015/16, the company is on track to more than double revenue to $4.5 billion by 2025. Construction has commenced on an iconic new head office for Zespri at its current Maunganui Road site, for completion in 2018. The new threestorey state-of-the-art building will future proof the business in light of its strong growth outlook. A real opportunity has been created to position ourselves as the leading centre for elite sports people in New Zealand, with the establishment of The University of Waikato Adams Centre for High Performance at Blake Park. The centre contains all the essential elements required to service elite athletes and prepare them for competition on the world stage. It is also a short distance from Bay Oval, which is in the process of obtaining a LED lighting system to enable national and international night matches to be played.

PEOPLE OF THE BAY
Our Favourite Place in the World Two of New Zealand’s best known competitive volleyballers, Sam and Ben O’Dea, grew up in the Bay and still happily live here. Our region is what suits their lifestyle best, and at this stage they say they wouldn’t consider moving anywhere else. Ben, 24, competed around the world at senior level from the age of 16 on the national and international stage, and he’s been competing in Europe on the indoor court. Sam, 26, became a competitive volleyballer at Otumoetai College and finished fifth at the Under-21 Beach Volleyball World Championships. He continued competing internationally while completing a degree in sport and recreation. Sam still lives in Otumoetai, with some of his friends living just around the corner. He says it’s a nice and quiet place, just 10-15min from anywhere he needs to go, including the beach. Ben lives at the Mount now, after spending a few years overseas. “The Mount has always been one of my favourite places in the world. You can’t beat it in summer, it brings so many different cultures, with all the
back packers and tourists. It gives it a nice vibe. Things slow down in the winter, but that’s a great time to relax,” Ben says. “We moved around a lot when we were younger, from Tauranga to Te Puke, then Te Puna, and back to Tauranga. We grew up in the country and spent all our time outside. It was awesome, and kept us out of trouble,” Sam says. “We moved closer to town as we got more involved in sports teams. We played many sports growing up, but we took a special liking to volleyball. We went to Otumoetai College one year apart, and developed a great group of friends and teammates as we won national titles during our years, trained by some great coaches. During this time we also started playing beach volley and travelling,” he says. “In my last year in college, I was travelling up to 4 months of the year. I completed a degree in sport and recreation through BOP polytechnic and AUT after leaving high school. It was a great opportunity for me, as I could stay in the Bay and train. Since then, I’ve been training and playing with different partners, most notably

Mike Watson who I had an ultimately unsuccessful bid for the 2016 Rio Olympics. Now Ben and I have joined up again for the 2018 Commonwealth Games and beyond.” Ben spent parts of the last two years between playing volleyball, travelling around Australia, and working in the solar energy industry. “I love to travel, both volleyball and my last job allowed me to do this. I’m settling down now for at least the next 1.5 years until the Commonwealth games, and I’m excited to be home again’” he says. The brothers both mention the beach, the pace of living, and the people as the big advantages of living in the Bay. “We are lucky to live in such a beautiful place. International teams come here to compete and practice, and it’s always awesome to show them around,” they say. “We have some of the best coastlines in the world, not to mention the rivers, waterfalls, farms, and bush areas all within a 20 minute drive. As a family, we grew up exploring the outdoors and it’s something we still do as often as we can. We are still
discovering new things in our local area,” says Ben. “When you spend time away from home you miss the little things – not having to wear shoes, seeing familiar faces every time you leave the house, and having family and friends close by. It’s not far from perfect.” Sam says he hopes our local politicians and council are proactive in planning, as the city expands; “It would be tough to see Tauranga turn into a mini-Auckland.” Ben says Tauranga is so appealing to so many people because of the relaxed pace. “It’s such a beautiful place, and I think locals are scared it will be over-developed in the future. “It’s nice to see some development happening on the waterfront at the Strand in town. The possibilities are limitless but I don’t mind that it’s moving slowly. I hope the city can grow and still maintain its character,” Sam says. “I’m excited to see how things develop. There is a stubbornness to Tauranga, and I think that will be key to the region keeping its originality. The people are proud and so they should be, it’s a beautiful place to live,” Ben adds.

PAPAMOA
Papamoa: The Future
Papamoa: Now Currently the Bay of Plenty’s largest suburb and still growing rapidly, exciting things lay ahead for Papamoa. Even though it is one of the fastest growing areas in New Zealand, the coastal settlement still boasts a relaxed atmosphere. Papamoa is loved most for its 16km-long white sand beach, which curves along the coast between Mount Maunganui in the west, and the Kaituna River in the east. There are plenty of options to go shopping as there is Fashion Island with a range of quality stores and food outlets, as well as
The popular beachside suburb of Papamoa is a major growth area for the Western Bay subregion, serviced by the $455 million Tauranga Eastern Link and providing an enviable lifestyle in close proximity to one of the fastest growing cities in the country. In the Wairakei and Te Tumu developments there is space to accommodate
nearly 40,000 people – around the size of Nelson. One of our key strengths in terms of the attraction of skilled and talented people and the businesses that need them is that we have planned well for growth. SmartGrowth is a 50 year spatial plan that has been in place since 2003 to manage our expected population growth. Papamoa East was identified early in the process as an important area for urban growth. This planning underpinned the
Papamoa Plaza with its recent multimillion dollar redevelopment. Locals and visitors can dine at a range of quality cafes, restaurants and fast food outlets, or sample some great street food at ‘Dinner in the Domain’ – a weekly artisan food market held on Thursday nights between November and March. Papamoa is greatly appreciated by visitors and locals alike, and it is a dream holiday spot offering something for everyone from water sports and fabulous fishing, to a range of tramping opportunities and outstanding mountain bike tracks at nearby Summerhill Recreational Farm in the Papamoa Hills.
If you haven’t already discovered one of the Bay of Plenty’s most exciting neighbourhoods, then don’t delay. Come down and see what Golden Sands has in store for your future.

decision of central government to invest in the Tauranga Eastern Link and also drove the decision to develop a business park at Rangiuru. It is great to see these plans coming to fruition with people starting to settle in the area. The growth in residential building taking place in Papamoa East is good indicator of economic growth as well as investor confidence. The strong growth in the residential market shows the popularity of Tauranga as a place in which to live and work and is underpinned by the unparalleled growth in jobs the city has experienced over the last two years. Because we are able to add to our residential housing stock at this rate, it means house prices won’t continue to escalate as we have seen in the past and housing will be more affordable for people that want to live and work here. This is essential so that our businesses are able to attract the skilled and unskilled people that they need. The Papamoa area is well serviced in terms of the retail offering, with Fashion Island and Papamoa Plaza becoming increasingly busy. A new retail centre planned for Papamoa Beach Road will provide an important facility for the community, enabling easy access to retail, hospitality and medical facilities. There are also new commercial, health and educational precincts planned at Te Tumu, supporting the ‘live, work, learn
PAPAMOA
and play’ philosophy that underpins SmartGrowth’s planning. The future is bright for the Papamoa area, where good long term planning has
resulted in world-class infrastructure to support population and business growth. If you live there, you will already know the benefits provided by a dynamic
coastal environment. If you are thinking of moving there, the competitive advantages of this beachside community are second to none.

‘Woodlands Boutique Village’ is Selling Fast! Stage 1 SOLD OUT Stage 2 Only 2 left Stage 3 Expressions of Interest being taken The last twelve months has seen an unprecedented level of sales in our Village, and the associated construction activity. We are really excited to see our original plan translate from concept into what it is today. Woodlands is really taking shape and is developing that ‘feel’ that we hoped it would. A community within a community. We are also proud of what we have achieved to date at Woodlands and the feedback has been universally positive. And it needs to be said that it takes the involvement of many people to translate an idea into reality, and our suppliers, contractors and professionals have done us proud and we are humbly grateful to them for their great efforts. Our residents have also been unstinting in their praise of their homes, and of what the village is becoming and as it is all about them, we feel we are

definitely on our way to achieving our desire in Woodlands Boutique Village becoming the premier place to live in your retirement. At Woodlands we provide you with a licence to occupy a home in an independent living village. A brand new home which within the footprint allotted you can provide personal input into your ‘forever’ home. It’s your home to live in and enjoy or to ‘lock up and leave’ whilst you go and have fun travelling the world or doing those activities you’ve wanted to do, safe in the knowledge that your home and gardens will be just as you left them when you get back home. A carefree lifestyle where your only real responsibility is to yourselves. Stage one at Woodlands is almost complete with the last phase of that stage being the development of the clubhouse, native bush area and water feature and the communal vegetable garden plots, underway. This stage is exciting as we work with the architect to develop a plan of what the clubhouse is to become, incorporating into the final design the uses for which our residents

There are also nine opportunity shops, which also makes it affectionately known as “The Op Shop Capital of the World.” Aside from its varied and attractive boutique shops, Greerton Village also offers all the major banks, pharmacies and medical centres, a post office and the offices of many community associations such as the SPCA and youth groups. Greerton has enjoyed an injection of younger residents with real estate prices still within the reach of most home-buyers and the area’s proximity to the Bay of Plenty Polytechnic. They come to the village to work and play and help
make it an attractive place to live in or to start up a boutique business. A range of events are planned annually that ensure residents, young and old, can celebrate living in this unique and friendly village community. These events include the Christmas Variety Show and parade, the IlluminART Festival and the wonderful Cherry Blossom Festival in spring. Things get rather exciting in winter, too. Every year, Greerton Village gets ‘attacked’ by a group of yarn bombers who call themselves the Greerton Guerillas. They go out to cover trees, bollards, signs and other things with their colourful knitted and crocheted creativity. Due to a significant investment in streetscape development in the 1990s, the once rural village has become a lively, multicultural, cosmopolitan area, with many interesting and diverse nationalities now calling Greerton home. Indian, French, Polish, Belgian, German and Chinese, live side by side giving Greerton Village a truly international flavour. With two large residential subdivisions at its doorstep - The Lakes and Pyes Pa – as well as nearby Welcome Bay and Ohauiti, Greerton Village is popular with shoppers who appreciate the free
parking, convenience, and something a little different. Greerton Village also has Tauranga’s newest library, which opened in July 2016. It is twice the size of the old library, and offers a contemporary
and engaging space for the village community. The building includes a community meeting room and Learning Centre, where people can learn about IT and improve their digital literacy.

suburb of super high quality homes to Katikati. They are located in a semi-rural setting and all town facilities can be accessed without having to cross onto the state highway. There is a walk way that links both subdivisions to town (approximately 10 minutes’ walk) and the harbour is just 3 km away down Beach Road. Katikati is now only 30 minutes from Tauranga and less than 2 hours to Auckland Airport and has grown into a fully self-contained township.

Katikati
Stretching from the Kaimai Ranges to the sea, Katikati offers countless options for those interested in tramping, fishing, swimming, and recreational boating. Real estate is still relatively affordable, and it’s only 30 minutes from central Tauranga. Known as the Mural Town of New Zealand, Katikati has much more than the many charming wall paintings on the buildings on the main street that depict the history of this rural town. They are something special, though. In 1990, when Katikati was facing tough times, a group of volunteers formed Katikati Open-Air Art
HIGHLIGHTING LOCAL AREAS Incorporated. They aimed to cheer up the locals and attract visitors by painting Katikati’s history on the walls of the town. Today there are around 60 works of art including sculptures, carvings and weaving. Visitors can take a fun and informative guided tour of the murals. Katikati is surrounded by kiwifruit and avocado orchards as well as plenty of farmland. Market gardens, dairying, orchards of kiwifruit, avocado, olives, and citrus have provided a sound economic base for the area. Locals love getting wonderful fresh produce from the roadside fruit stalls, and visitors enjoy driving the Katikati Cuisine Trail to meet artisan food producers and sample their products along theway.
More to Discover in and Around Katikati
Katikati’s main street has plenty of unique and interesting shops to discover, and it’s easy to find a great coffee and scrumptious baked goods. You can go for a wander along the unique Haiku Pathway – one of New Zealand’s Millennium Projects. It is the largest collection of boulders with haiku poems on them outside of Japan and the only haiku pathway in the Southern Hemisphere. The pathway meanders along both sides of the Uretara Stream just behind the town’s main street and is popular with locals, as well as national and
international visitors. It is a tranquil spot in the heart of this lovely country town, and features a specially designed footbridge across the stream. Another great place to visit is the tranquil Katikati Bird Gardens. Many species of native birds wander free, or live happily in spacious aviaries. With lily ponds, mature trees from around the world, flower gardens and natural wetlands, the Katikati Bird Gardens are a delightful place to visit all year round. Katikati’s old fire station is home to the Western Bay Museum. The museum is located in the centre of town, and proudly shares the history, culture, arts and stories of our Western Bay communities.

A Rapidly Expanding Property Market Population growth in the coastal Bay of Plenty is one of the fastest in the country, as more and more people move into the region for a lifestyle that is hard to match elsewhere in New Zealand, but this rapid growth is putting the squeeze on Tauranga’s housing situation. Statistics from QV made public in March revealed home values in Tauranga are continuing to rise, but at a much slower rate than before the loan to value ratio (LVR) was introduced late in 2016. Home values in Tauranga City were up 18.3 per cent year on year and 0.6 per cent over the past three months, with an average value in the city of $676,381. Meanwhile, Western Bay of Plenty values are rising slightly faster and were up 18.7 per cent year on year and 3.3 per cent over the past three months. The average value in the Western Bay district is now $590,608. Priority One communications and projects manager Annie Hill told the
Bay of Plenty Times in April a key point to note was that Tauranga was adding significantly to its housing stock, with 124 new dwelling consents issued by the Tauranga City Council in March alone. Ms Hill said she was fielding 70-odd inquiries a month from people wanting to relocate to the area. “We remain a very popular place for people to move to. I think we’ve got to a point where we want the housing market to plateau off a bit, so our affordability doesn’t threaten our ability to attract the people we want to move here.” In April, QV homevalue Tauranga registered valuer David Hume told the Bay of Plenty Times that, as in Auckland, the high end of the Tauranga market was doing well with some record prices achieved. “There have been large value increases in the $1 million-plus bracket of the market as local and out-oftown cash buyers not affected by LVRs continue to move to or invest in Tauranga.” But at the low end and mid-
range of the market things were less frantic, he said. “Rather than seeing 10-way multioffers on a property after the first open home, we are seeing the market

return to a more normal situation with good demand for property and slightly fewer offers on each property, now Auckland investors are less active in the market here.”

Building Consents Building consents in Tauranga hit $77.2 million for March 2017 - a record for the month. Commercial consents were also at record levels with the highest consent issued last month for an $8.3m clubhouse at Bethlehem Shores Retirement Village, which had another 30 new homes under construction and 64 in the pipeline. Recent figures from Priority One revealed 251 consents were issued and it was the highest March value since its records began in 2003. Priority One communications and projects manager Annie Hill told the Bay of Plenty Times in April the jump in commercial consents from 19 in March 2016 compared to 42 worth $23.3m in March 2017 was significant and showed an indicator of ‘’confidence in the business community’’. In April, Chamber of Commerce chief executive Stan Gregec told the Bay of Plenty Times he believed the current building boom would continue for some time yet. ‘’Tauranga is on a roll with new buildings and developments. Our members are positive and buoyant, and business goes on as usual.’’ Tauranga Master Builders Association president Johnny Calley said although the consent figures were still high the market had stabilised.
‘’Hopefully this time around we don’t have the big boom and bust cycle so if it can hold for the short-to-medium term like they are indicating that would be good for the local economy. I think we will see those numbers level out a bit.’’ Applying for building consents in Tauranga is set to get easier with the launch of Tauranga City Council’s new online building consent offering. Building Consents Online is aimed at both home owners and industry professionals, helping people through the whole process - from pre-application to the issuing of a code compliance certificate. It also equips home owners with the tools to find out whether building consents are required for their planned DIY projects such as fences or decks. “We’re always looking for ways we can adapt to meet our customers’ changing needs, and to manage the growth we’re currently seeing in Tauranga,” Environmental Services general manager Rebecca Perrett told the Bay of Plenty Times in April. “Online consenting should make life easier for our customers by making sure they have the right information, and allowing them to submit and track their applications digitally,” Rebecca says. The online consenting system is a step toward Tauranga City Council’s goal of paper independence. For more information, visit building.tauranga.govt.nz.

Medical Services & Retirement The Bay has always been a popular place to retire, due to the many sunshine hours, the beautiful surroundings, its closeness to other centres, and the range of quality facilities. With the expanding population, the demand for high quality retirement villages and care services is also growing. Tauranga and the wider Bay offers plenty of options for people looking for independent or assisted living solutions. Every lifestyle is catered for and there are options for every stage of retirement. Retirement villages vary from notfor-profit to commercial, from small to large, and from those with limited service through to some with full hospital and even dementia care. Public hospital care in Tauranga is organised by the Bay of Plenty District Health Board. Tauranga Hospital provides health services to the people which includes medical, surgical, pediatrics, obstetrics, gynaecology and mental health. The hospital is also a base for a range of associated clinical support services and allied health such as rehabilitation,
MEDICAL SERVICES & RETIREMENT
speech therapy, physiotherapy, stroke and cardiac support, district nursing and addiction programmes. Tauranga also has a private hospital, Grace Hospital situated on Cheyne Road in Oropi. It was opened in 2007 and is Tauranga’s only private specialist surgical hospital. Parts of the Bay of Plenty could face a GP shortage as more than a third of family doctors reach retirement age over the next decade. A 2015 survey by the Royal New Zealand College of General Practitioners found that of its 4500 membership, 1850 expected to have retired by 2025. However, Bay of Plenty District Health Board primary care portfolio manager Andrea Baker told the Bay of Plenty Times that the Bay is expected to attract younger GPs as others retired due to its location, infrastructure, population size, and quality schooling. People are also increasingly receiving health care in a range of different ways including telehealth where technology is used to deliver health or medical care from a distance, and a strong nurse-based model of care. PEOPLE OF THE BAY
Enjoying the Generosity and Carefree Lifestyle of Tauranga Tauranga has been home for Jesse Misa, his wife Princess, and their two children for 25 years. They like the area’s small town feel, uncomplicated atmosphere, and close-knit community. The couple arrived from the Philippines in May 1991. They rented in Brookfield, Greerton, and Oropi, then settled in Welcome Bay in 2004. They looked at Auckland at one time, but as they compared the traffic and lifestyle it was no-brainer. They call it a privilege that they had the opportunity to build close to Selwyn Ridge primary school and have a great bunch of neighbours. That their home backs onto a reserve with a beautiful stream is the icing on the cake, and the city is only a 15 minute drive on a good day. Jesse, a Master Mariner, and Princess came to New Zealand to volunteer with Marine Reach, a Christian Medical Aid organisation that delivers life-changing surgeries to the Pacific Islands. After serving 25 years in Marine Reach, Jesse is now Pastor of a Christian Multi
Cultural Church called Sanctuary of Grace in town. Princess works as an office manager for a law firm in the city. “Since our arrival in New Zealand we caught the travel bug and we’ve been around the breadth of the country. We’ve visited areas that are remote, beautiful and fascinating but each time we return to Tauranga we find it refreshing and relaxing. Needless to say, Tauranga is home,” he says. As a “Kiwipino”, Jesse is proud of being a part of this city, and he looks forward to its growth and development. He does point out that “the future of the _ city is best _ serve for _and by He tangata, he tangata, he tangata” (It is the people, _ it is the people, it is the people - Maori proverb). “As an immigrant to New Zealand I found the hospitality, generosity and carefree lifestyle of this city overwhelmingly good. My hope for the future is that though we grow, we keep a focus on effective collaborations, meaningful celebrations, and firm connections,” he says.

City Needs to Celebrate its Uniqueness Local brand strategist Mike Dunn grew up on Waiheke Island but also spent much of his childhood in Napier and Tokoroa. While studying in Hamilton, he became interested in marketing, advertising and design. “I’ve done lots of jobs actually. I’ve worked in retail, in the mill, and on detailing cars, but design is what hooked me in and things grew out of that,” he says. Mike became an art director for a Hamilton agency and worked on publications, large projects and production design, but he got to a point that he needed a change. “I didn’t enjoy living inland, and wanted to move back to a coastal area. It’s been 20 years since I came to Tauranga and I love both the beauty and the brutality of the place,” he says.
“Our region is so much more than an ideal place to retire or to spend some time in the holidays, and I think that our pristine environment doesn’t get celebrated enough,” Mike says. He also thinks our city’s rich cultural and commercial history needs to be celebrated more, and points out that we have a wonderful opportunity to do something great. “With the influx of people we need to help shape the vision for our city, and the council needs to take ownership. Our leaders should step out of the box of conformity. History has proven that this leads to nothing. If things stays the same, we achieve zero,” he says. That’s also what Mike’s business is about, and he says this feeds directly into brand mentoring. “It’s about changing mind sets, and to create an understanding that the norm isn’t the safest way,” he explains. As an example, he mentions how we adorn our city and environment. He says he’d love to see a campaign
to promote public art, and hopes the private sector is keen to get on board. “As a person, and as a city, you need to stand out to get noticed.
If you want people to interact with you, you need to create your identity and celebrate it. Be smart, nonconformist, and unique.”

TAKE A LOOK BEHIND THE STUDIO GLASS AT SAE AUCKLAND If you’ve ever wanted to check out the other side of the soundproof glass in a recording studio, or cast your eyes over state-of-the-art film equipment, then SAE’s upcoming open day is for you! The campus will be open for anyone who is interested in a career in the audio or film industry. Simply turn up any time between 11am and 3pm and join one of the campus tours. Tours will be led throughout the day by SAE lecturers and campus staff, and will include short presentations about the degree, diploma and certificate programmes, potential careers in the industry and the achievements of SAE alumni. The creative industries in New Zealand remain a burgeoning sector. A 2015 report prepared by PwC for WeCreate uncovered that the creative industries annually contribute more than $3.5 billion to the local economy. This is similar in size to the forestry sector, double that of the printing sector, and half the size of sheep, beef cattle & grain farming. SAE Campus Director Dr. Suzette Major says the open day is a rare opportunity to gain an insight into life as an SAE student. “Taking part in our open day will give potential students an excellent grasp of what life would be like should you choose to come and study with us.” SAE has 53 campuses in 27 countries around the world and qualifications are recognised internationally. Job prospects for graduates are diverse, including recording studio engineer/producer, live sound technician, audio production for theatre, camera operator, scriptwriter and 3D animator to executive producer and film editor, and radio industry work.

HEALTH PROVIDERS
Medical Services Access to medical care has become more available in our region in recent years. The Bay of Plenty District Health Board (BOPDHB) is responsible for delivering health services for a population of 223,430 (the major population centres of Tauranga, Katikati, Te Puke, Whakatane, Kawerau and Opotiki). The BOPDHB’s activities range from delivering health and disability services through its public provider arm at hospitals in Tauranga and Whakatane, community health and disability services, and mental health services. Tauranga Hospital is serving one of the fastest growing populations in the country and the campus has undergone significant development in recent years to allow the BOPDHB to grow health services to match. Recently, the hospital has seen the construction of a new wing, including new theatres, an outpatients department and a maternity unit, of extremely high quality. Today, there are 349 beds at Tauranga Hospital, including maternity and mental health. Approximately 224 beds are available for medical and
surgical patients, including critical care and coronary care, with a further 58 for children and older people and 17 for medical day stay. Twenty four beds are designated for mental health patients and ten for Mental Health for older people. At Tauranga Hospital, 43 beds are available for maternity, including 12 for the Special Care Baby Unit. However local families also have the option to give birth and receive post-natal care at the Bethlehem Birthing Centre. The Centre is Tauranga’s first private primary birthing unit giving Tauranga mothers another choice for having lowrisk births. People of the Bay also have access to a wide range of specialist medical services, from men’s health to cosmetic surgery, from expert dental care through to dermatology and specialist cancer care. The Kathleen Kilgour Centre adjacent to Tauranga Hospital sets a new standard for radiation treatment in New Zealand with its innovative technology and personalised patient care. It is also the first solar-powered radiotherapy facility in New Zealand. Another great asset for the region is The Skin Centre in central Tauranga. EARLY CHILDHOOD
Early Childhood Quality childcare and education for children from birth until they go to school is widely available in the Bay. There are kindergartens, playgroups, day care centres, home-based carers and preschools. Although it can be a personal choice to keep children at home before their first day at primary school, research has shown that early learning helps children to be confident and curious about the world. Children who are involved in quality early childhood education (ECE) benefit in many ways, and that their family and whanau and the wider community benefit too. Each type of provider, and there are plenty to choose from, has its own approach to working with small children and their parents. It’s important to choose an early childhood education (ECE) service or Kohanga Reo that supports your child so that they can be safe, nurtured and join in and learn alongside other children.
A kindergarten, or ‘kindy’ as we know them, is an education and care centre governed by a Kindergarten Association. They are funded in the same way by Government as Early Childhood Centres, with funding dependent upon how many qualified teachers are on the staff. Traditionally, these centres were known as Free Kindergartens, available to all preschool children, but they are now more commonly known as Community Kindergartens. This reflects the enhanced partnership role of
parents, whanau and the local community. Kindy is different from other ECE services in several ways. One of the biggest differences is the fact that all kindergarten teachers must be registered teachers. This means holding a Diploma in Teaching (ECE) or similar qualification, with a minimum of three years training. Kindy caters for children from 2.5 years through to 5 years of age, when they begin attending primary school. Other services cater for a broader age group including toddlers
and babies. This is also part-time education, which can be difficult for working parents as the majority of other services provide fulltime care. Te Whariki is the Ministry of Education’s early childhood education (ECE) curriculum. It provides a programme that is broadly based and focuses on a child’s interests in learning. It provides resources and links for mathematics, science, the arts, health, physical education and language. More information on TeWhariki can be found on the Ministry of Education’s website.

EDUCATION
Primary Schools The Bay of Plenty has numerous small rural primary schools, some small-town primary schools, as well as city schools that tend to have between 200 and 600 students on the roll. Tauranga Intermediate School is one of the largest in the country, with over 1,100 boys and girls. Since ACG Tauranga opened its doors in Pyes Pa in 2015, parents can also choose this Years 1 to
13, independent, co-educational school for their child, which provides the Cambridge International curriculum from primary to secondary levels. Over the past three Budgets, the Government has invested around $1 billion in new schools and classrooms nationwide to accommodate increasing student numbers. Ministry of Education infrastructure service head Kim Shannon said Tauranga has the second fastest-growing school population in the country, behind Auckland. For this reason
the Ministry is building a new school in the Pyes Pa area and undertaking numerous property extensions at other schools in the Bay of Plenty region. The Pyes Pa school is an $18 million investment and will accommodate a roll of 650 students. A further $4.6 million has been committed to provide six new classrooms – two each at Oropi School, Welcome Bay School and Maungatapu School. Last year, $8 million funding was announced to build new facilities at Papamoa College and Golden Sands School.
Work was recently completed at Pillans Point School on eight new classrooms. A second stage of this project, which is just starting, will build a further seven classrooms to allow for further roll growth and replace aging facilities. A new $1.8 million sevenclassroom block at Bethlehem Primary School has been completed and four existing classrooms have been upgraded. A $1.7 million project was recently finished at Te Wharekura o Mauao which will allow the Year 7-13 wharekura to expand its roll to 200 students.
