Long Island Real Estate Market T he February 2021 closed median home price for Long Island, which includes Nassau, Suffolk and Queens housing data recorded on OneKey MLS, was $552,100 representing a 16.2 percent increase over last year’s reported price of $475,000. Nassau County reported a $600,000 closed median home price in February representing an increase of 14.3 percent over $525,000 reported by the MLS last year. Suffolk County reported a closed median price of $475,000, which represents an 18 percent increase over $402,444 reported last year. Queens reported a closed median home price of $630,000 representing an increase of 8.6 percent over $580,000 reported by the MLS last February. The total number of available residential listings in February 2021 on the MLS is 11,591 which represents a decrease of 24.4 percent over last year. Island-wide, the monthly closed sales activity amounted to 3,150 listings, which is down 11 percent from last month, but up overall 18.5 percent from last year. The available residential inventory in February 2021 is at 11,191, a decrease of 24.4 percent from this time last year. For most, home renovation wasn’t on the 2020 vision board, but after half a year of shelter in place, we realize our personal space and professional needs must merge. As one of the Bay Area’s top interior innovators Jonathan Rachman, celebrity interior designer, has been helping clients reconfigure, redecorate and reorganize their homes to accommodate all the roles (from office to day care to gym) a modern living space now plays.

ome of the design modifications Rachman has seen in the field this year include: • Practicality and expansion for home office space. Before the pandemic, most people didn’t have the need to dedicate a room for an office but now look to transform guest rooms into offices or have offices seamlessly mesh into living spaces. • Open kitchens becoming the “central command” of homes • Sunroom extensions to integrate the outdoors • Mudrooms no longer serve as formal entries, but as post-outdoor “decontamination” areas. Rachman never received formal education in interior design but rather trained in fashion and hospitality management in Switzerland. These

two elements carried over to his design style and as a self-proclaimed romantic, he passionately believes that good design much like happiness, comes from within and should always tell a story. He also believes that every color, as well as hue and temperature have the power to affect us mentally and emotionally. Most people have been conditioned from early on either culturally or geographically to be influenced by how we perceive various colors. Now more than ever, as most are in quarantine, mental health has become a primordial part of his design process. Rachman attributes his aesthetic to be a combination of East and West, he is not one to follow trends but is wise to respect those before him. Hubert de Givenchy, Monsieur

As an avid traveler, Rachman has explored most corners of the world and his gorgeous interiors have graced the covers of many stylish magazines such as Elle Décor, Modern Luxury Interiors California, California Home + Design, Haven and KDHamptons to name a few. He caught his big break when he ventured to start his own business as a florist and was discovered by Marc Jacobs. He was asked to do the arrangements for his San Francisco flagship store and via word of mouth managed to pick up high end clientele, one of them being The Four Seasons Luxury Hotels. San Francisco-based multi-hyphened creative, event planner to the elite and owner of Jonathan Rachman Designs adds author to his repertoire with the release of his memoir, The Garlic Peanut Story. This came from a desire to pay tribute to a beloved adopted sister and was written after her passing, via Rachman’s letters of gratitude that reveal a tumultuous journey in an archipelago where persecution

With the help of today’s moving tools, it’s easier than ever to put together a coordinated relocation. Download helpful moving apps Harness the power of technology to make your upcoming move an easier, smoother experience. Here are six helpful moving apps to assist with all of your moving needs. Realtor.com—This real estate app helps users find homes, apartment rentals and open house listings directly from the MLS. It also allows users to research neighborhoods, home prices and schools to find their dream house. LetGo—Need to purge your stuff before a move? This mobile app makes it easy to sell your belongings at the touch of a button. ParkMobile—Whether you’re renting a truck rental or driving your own car, ParkMobile may come in handy when reserving street parking. Sortly—Described as “the ultimate organizer app,” Sortly helps users create a visual inventory of their belongings with photos, tags, notes, and more. Nextdoor—Connect with neighbors, sell household belongings and find local home improvement professionals with the Nextdoor mobile app. Houzz—The mobile app helps users find home remodeling professionals, as well as inspiration for home design and decor. Create a moving binder Creating a master moving binder is one of the strategies for staying organized during a move. Not only do moving binders make it easy to keep track of all moving contracts and receipts, but they also help consolidate all tasks into one easy-tofind place. Items that can be stored inside of a moving binder include: moving checklists, moving receipts, utility company phone numbers, list of donations, donation receipts,

Get organized before you move. floor plans, design/decor ideas, contractor bids, medical and school records, financial documents, moving paperwork and more. Print customized checklists Moving to a new home often involves many moving parts. From dealing with moving company logistics to handling financial obligations, there are numerous details to keep track of during a busy move. Unfortunately, figuring out what you need to do and when you need to do it isn’t easy. The solution? Create a comprehensive moving checklist for your upcoming relocation. Having this list of to-dos on-hand will make it possible to manage the moving parts of your move, and do so in an organized and timely manner. Color code moving boxes Labeling your moving boxes by corresponding room? Take it one step further by color coding those labels. This will make it easier to spot your belongings on the moving truck and in your new home. Fortunately, you can find color-coded labels marked with corresponding rooms from a number of retailers including Walmart and Amazon. You can also create your own color-coded system with multicolored tape. For example, assign all boxes marked with yellow tape to the kitchen, all boxes marked with pink tape to the bedroom, etc. Plan a packing strategy Don’t just pack up your belongings

willy-nilly. Instead, come up with a room-by-room packing strategy for moving. To begin, decide which rooms and closets to tackle first. Start with the rooms containing non-essentials (in other words: items you won’t need in the weeks leading up to your move). This could include the guest bedroom/bathroom, library, storage closet, playroom, basement, attic and seasonal clothing in your closet. Rooms that should be packed up last include the kitchen and bedrooms. These rooms will most likely need to be used in the days leading up to your move. Make a list of box contents As you pack your boxes, make a list of what each box contains. This will help you to keep track of your belongings (what’s been packed and what hasn’t been packed) and will help with locating your items after the move. A popular method is to number all boxes and then write itemized lists for each corresponding numbered box. Other ways to include itemized lists include placing the lists inside of the boxes or taping the lists to the outside of the boxes. Utility companies’ contacts Need to cancel or transfer your utilities when you move? Make sure to keep all utility information organized by keeping a list of contact numbers for each monthly service provider. Utilities may include cable and internet, water and sewer, gas, electricity, satellite, security system,

trash and phone. Once contact numbers have been compiled, we recommend keeping the list inside of your moving binder. Organize donations Make a list of all furniture, clothing and other household belongings that you wish to donate before or after the move. Once the list is complete, decide where you want to donate these items. After donating your items to a charity, you should receive tax-deductible donation receipts. To avoid losing these receipts, place them inside of your moving binder, along with your itemized list of donated belongings. Local recommendations include Big Brother/ Big Sister, Lupus Foundation and Vietnam Veterans of America. Pack an essentials box Finally, don’t forget to pack your moving day essentials box or bag. Where do you start? How to you find your style? Should you play it safe and buy a decor-in-a-bag, one size fits all set-up? Probably not. “You only need one thing to start with, it could be a rug you love, or the color of a fabric, then you can go into the ‘idea’ of what that would look like in

a space,” Erno said. “I’ve often heard and found it useful for people to look at their closet and see what pieces they gravitate towards for color and texture. wning a second home can provide retirees—or even younger families—a mountain retreat or a house at the beach for those family vacations or quick weekend getaways. But if buying a second home was on your list of New Year’s resolutions for 2021, be sure to consider all the upsides and downsides before committing, said Patrick Rush, CEO of Triad Financial Advisors. “Many retirees end up regretting it,” Rush said. “They feel they are forced to go to that second home every weekend just because they spent so much on it. A vacation property or second home can certainly provide a lot of joy, but it rarely works out financially.” That doesn’t stop people from buying them, though. The National Association of Home Builders estimates that Americans own about 7.4 million second homes, which is about 5.6 percent of the total housing stock. “People tend to purchase a second home either as a rental property or a vacation home, which they might also rent for part of the year,” Rush said. “But unless you’re in a hot real estate market, the return on investment usually isn’t worth the hassle. There are better ways of growing your money.”

As part of the White House’s commitment to deliver immediate relief for American families bearing the brunt of this crisis, the Department of Housing and Urban Development, Department of Veterans Affairs and Department of Agriculture announced a coordinated extension and expansion of forbearance and foreclosure relief programs. These critical protections were due to expire this month, leaving many at risk of falling further into debt and losing their homes. Now, homeowners will receive urgently needed relief as we face this unprecedented national emergency. Millions of Americans face continued hardship from the COVID-19 pandemic, triggering a housing affordability crisis. Americans are fleeing big cities and relocating to more suburban neighborhoods mainly due to functionality—for large yards, designated areas in their home for remote work and workouts.

How’s business been this past year for you specifically here on Long Island? Business has been better than expected. It’s amazing but as

a startup during a pandemic, we’re actually beating our forecasts. We’re headquartered in Tampa, Florida and were planning on Long Island being our first foray into the Northeast region but not this soon. We pivoted for two reasons: • We wanted to see how well our long distance concept worked. The good news is that it has performed way beyond our wildest dreams. • We wanted to capture the high volume of people moving from the Northeast, particularly New York, to Florida. Florida is the number one state destination in the U.S. and a huge portion of that originates in New York–and Long Island is a big portion of that volume.
