Despite earlier hopes of a residential market recovery and easing conditions for 2025, the year has turned out to be as challenging as the two that came before it. Yes, supply chain disruptions have largely cleared, and inflation has declined significantly, yet its legacy persists in the form of elevated building costs, labour costs, deleveraging and expensive money. In spite of the green shoots of moderating capital costs at the end of 2024, the acceleration of deglobalization (already in play through ongoing geopolitical tensions, wars and the uncertain policies of other major powers), went into overdrive with the policy shift towards protectionism through extensive tariffs in the United States post President Trump’s inauguration. Government interference in the real estate markets, through rent control, punitive fees, quickly changing policies and byzantine approval processes, shows no signs of abating (despite a growing rhetoric in government about the need to increase productivity and reduce barriers to business). A sudden reversal in federal immigration policy in 2024 has sharply slowed a critical labour pipeline for our industry, while reducing the level of demand for housing, services and consumer goods (like by over a million people). A federal government that promises GST exemptions for new buyers, yet to be put into place, delays individual buying decisions.
Headlines screech about “the housing crisis”, perversely asserting a “chronic shortage” on the one hand, and a “condo glut” on the other, with references to experts, largely academic, who don’t build houses, and the need for a crown corporation to build 500,000 homes, because seasoned developers and housebuilders apparently don’t know what they are doing. The noise is deafening. Clarity, confidence and conviction are in short supply, and when that is the case, people, their capital, their tolerance for risk and their investment decisions - head for the sidelines to wait it out.
With that in mind, the residential market recovery we anticipated for 2025 has been slower than expected. Buyers hesitate to put their life savings into a home. Investors pause as they lose confidence in their ability to forecast returns. Everyone wants more clarity, more certainty, more comfort before they move. That’s understandable; who wants to make big decisions when the headlines scream chaos and doom?
Still, nearly four decades in this business has taught me that uncertainty is the only certainty. Markets cycle. Politicians come and go. Policies shift. The question isn't whether challenges exist, it's what you do in the face of those challenges. It’s about agility, fostering and incentivizing creativity, being resilient, working your ass off and finding the good opportunities created by the confusion, distress and the desire for liquidity (even if it means selling something for less than it’s normally worth).
Anthem isn't waiting.
In our Vertical Development group, we will close nearly 1,000 homes for 2025 across seven highrise and low-rise communities in Metro Vancouver and Calgary. We broke ground on multiple new assets; rental apartments, townhomes, industrial buildings and a new grocery-anchored shopping centre (our third in as many years). While others talk about today’s market conditions, we see the dwindling supply in all asset classes creating a future environment of increasing revenues and high occupancy and are positioning ourselves for that environment.
Our income property platform, comprised of 8.6 million square feet across 100 assets, remains a bright light. We added 227 new rental homes this year. We net leased over 1,000,000 SF of space. We continue to attract big name tenants such as Sobeys, Loblaws, Costco, Saputo, Save-On-Foods, Article, Winners and many more. Large institutional landlords, increasingly, are engaging us to help reposition their troubled assets.
On the land and house building side, we're on track to deliver over 2,000 single-family lots and close more than 500 single-family homes. 2024 was our most successful year ever in Alberta house building, and while 2025 has slowed moderately, it is still historically strong. We launched a new community in Roseville, California and celebrated the grand opening of a new land development in Edmonton.
All that momentum has enabled us to continue raising capital across all asset classes. Pension funds, reputable asset managers, prominent families and high net worth individuals continue to seek strong operating partners with proven execution ability, and we have had the good fortune of being identified as such.
Internally, we've strengthened our foundation. We refined capital strategies, enhanced ERP integration and maintained disciplined liquidity management. We rolled out streamlined platform Yardi upgrades and modernized file management and security, to make our operation leaner, faster and stronger.
And then there’s our people. Over the years we have grown to 850 talented professionals who share our culture of learning, collaboration and relentless improvement. Every project, every process, every conversation reinforces the strength of our operating platform. This is only possible because of our people. Skilled, committed and resilient. They show up every day with the passion and creativity that define this company. They are problem solvers, not excuse makers. They understand that the long game isn't about waiting for perfect conditions or whining about the politicians and market conditions. It's about creating value through hard work, innovation and perseverance.
We've introduced new tools to help people achieve home ownership in this challenging environment. Our Anthem Homeownership Accelerator program provides buyers with the flexibility and support they need to get into the market. It's innovative thinking applied to a real problem.
This year we also issued our first AESG report – ESG that is true to who we are - not because we suddenly discovered corporate responsibility, but because we wanted to document what we've always done in our own way. Building communities, supporting people, protecting the environment and conducting ourselves with integrity aren't new priorities for Anthem. They're embedded in who we are.
And next year, we will celebrate our 35th anniversary. Thirty-five years of building places, growing communities and weathering every cycle the market has thrown at us. We'll mark this milestone with our partners and stakeholders, the people who have trusted us, worked alongside us and believed in the vision we've been pursuing since 1991.
The path forward is rarely straight. But Anthem sees opportunity where others see obstacles. We are thinking long term. We are building for the future.
