Healing light

Daylighting really is a health issue.
I
n the Arcade Fire song “Modern Man,” the band asks the question “If it feels so right/ How come you can’t sleep at night?” Jennifer Veitch, a former NRCan researcher now president of CIE, the International Commission on Illumination, may have an answer. Modern Man likely isn’t sleeping very well because his circadian rhythms are messed up from not getting enough daylight during the day followed by a sharp enough drop-off in light exposure at night. That’s just one of the negative effects of insufficient daylighting Veitch pointed to in her presentation to the Fenestration and Glazing Industry Alliance’s Fall Conference in early September. Others included reduced alertness, poor digestion, sluggish immune responses, poor vitamin D production and mood disorders such as depression. Simply having an attractive view out of a window has been associated with faster healing in hospitals, lower blood pressure and improved concentration. Enhanced daylighting has also been correlated with improved productivity in workplaces. As we’ve covered in these pages before, reduced exposure to full-spectrum daylight may even be responsible for the modern epidemic of near-sightedness in children (though any connection to low-E glass coatings is likely not significant). I’ll admit to having been a skeptic about the connection between daylighting and health, mostly because I couldn’t see how the presence or absence of light could translate into such a broad spectrum of physiological effects. But Veitch had a plausible explanation for this. You have probably heard of cells called rods and cones that make up our retinas and provide detailed and colour vision, respectively. Well,

there is a recently discovered third class of retinal cells called “intrinsically photosensitive retinal ganglion cells” (IPRGCs) that don’t have anything to do with vision but do trigger a number of physical and neurological effects in response to light – especially the high-spectrum violet light present in sunlight but much less so in artificial indoor lighting. We don’t know everything that IPRGCs do, but one thing appears to be stimulation of the production of the brain hormone melatonin that controls our sleeping and waking cycles. Since so much of our cognitive and restorative function depends on this circadian rhythm, it seems reasonable that disruption of it could have bad effects all over the place. The effects have been studied enough for doctors to issue recommendations for the amount of daylight a person should receive for good health. It’s a lot more than most people get in our society where people spend over 90 percent of their time indoors. One of the stated goals of the National Building Code of Canada is to ensure healthy indoor environments, yet daylighting is barely mentioned in the document and not controlled or required anywhere. Veitch pointed out that the National Energy Code for Buildings actually works against people getting enough light. Studies have shown that interior lighting can replace lost exposure to sunlight, but it usually needs a power draw of 11 to 18 watts per meter squared. The NECB restricts commercial spaces to drawing 6.9 watts per meter squared. Veitch is on a mission to have daylighting acknowledged as a necessary element of Canadian building design. As the industry that would provide that daylighting, it seems to me we should join her.

INDUSTRY NEWS Tariffs are back
Canadian window and door exporters are facing new tariffs on products sold in the U.S., and all Canadian fenestration manufacturers may see prices rise on supplies and equipment imported from the U.S., due to a new round of tariffs and counter-tariffs announced through August. U.S. tariffs of 50 percent on imports from Canada of all types of finished windows and doors went into effect Aug. 22. Canadian 50-percent counter-tariffs went into effect Sept. 8 on imports from the U.S. of aluminum and steel doors and windows, iron and steel fasteners, and 25-percent tariffs on base mounting and fittings for doors and windows. Previously, Canadian exports of steel and aluminum fenestration products were tariffed at 25 percent under U.S.
Section 232 laws, but other fenestration exports were not subject to tariffs as long as they complied with CUSMA country-of-origin rules. Fenestration Canada is seeking industry input to determine what its message to Ottawa trade officials should be. Specifically, the association is asking: • What products or components you expect to be affected; • Your approximate exposure to U.S.-origin supply; • Whether equivalent Canadian or non-U.S. supply is realistically available; • The expected impact on your costs, production or customers; and • What response you would like Fenestration Canada to pursue with the federal government, including whether tariff relief or remission should be considered. Information can be shared through the contact form at fenestrationcanada.ca. In related news, Business Development Canada is offering enhanced terms on loans to businesses affected by tariffs. These include: • Financing from $250,000 to $5 million; • Zero-percent interest for the first 12 months; • Interest-only payments over 36 months; • Amortization over 96 months; • A lower revenue threshold of $1 million; and • Six-month payment deferral for exporters.
Input sought for durability research In collaboration with the National Research Council of Canada, Fenestration Canada is gathering industry input on the data, assessment methods and frameworks needed to define durability for fenestration products better. Durability is an important component of longterm sustainability, yet it is not consistently defined or measured in fenestration product standards. Existing compliance pathways generally assess air, water, thermal and structural performance at the time of testing but provide limited insight into product degradation, service-life variability and resilience under prolonged environmental exposure. As embodied carbon and life-cycle performance receive greater attention, Fenestration Canada believes durability must be considered for life-cycle assessments to provide a

meaningful picture of a product’s environmental performance over its actual service life. NRC is currently conducting research on high-performance glazing, including degradation mechanisms and performanceevaluation tools. This work is intended to support future standards and code development and improve the understanding of how service life affects embodied-carbon calculations. NRC has sought industry input through a survey that closed Sept. 25. The results will help inform the work of the Fenestration Canada NRC Industry Advisory Board, which began meeting in September. The board’s initial focus will be on identifying practical pathways for advancing durability assessment, beginning with insulated glazing units.

SAWDAC WELCOMES GEORGE TOROK The Siding and Window Dealers Association of Canada is pleased to announce that George Torok has joined the SAWDAC team as an additional technical consultant. George brings almost 40 years of experience in building envelope design, construction, performance investigation, repair and renewal. Most recently, he was a member of the Building Science team at Stantec Consulting in Ottawa from which he retired in August 2026. Throughout his career, George has developed extensive expertise in both new and existing buildings. His specialty includes windows, doors and skylights for houses and small buildings, as well as curtainwall, window wall and sloped glazing systems for high-rise buildings. George has also played an active role in the development and advancement of Canadian fenestration standards. He was a member of the CGSB technical committee responsible for revisions to the CGSB 12.1-2026 Safety Glazing and CGSB 12.8-2026 Insulating Glass Units standards. He is also a long-serving member of the CSA A119 Technical Committee on the Performance of Windows, which oversees NAFS, as well as other CSA fenestration standards. In addition, George leads the technical subcommittee responsible for reviewing and updating CSA A440.4, Window, Door and Skylight Installation. This standard forms the technical foundation of the SAWDAC Window Wise installation quality assurance program.

When you look at George’s experience, his knowledge of building science and, in particular, his involvement in developing the standards that directly relate to our industry, this is a tremendous opportunity for SAWDAC and our members. INDUSTRY NEWS Energy Star back in business: Hulan Jamie Hulan, senior director of equipment and housing at Natural Resources Canada, updated attendees at the Fenestration and Glazing Industry Alliance Fall Conference in Calgary on the Energy Star program and Ottawa’s strategy to promote energy-efficient homes generally. He explained that updating Energy Star had been delayed recently following uncertainty around the U.S. program, with which Canada’s program shared branding under agreement. Last year, the Trump administration attempted to cut funding to the U.S. program, leading Canadian officials to explore various alternatives including rebranding our own with potentially significant reforms. However the U.S. program survived, moving from administration by the Environmental Protection Agency to the Department of Energy. Canada made the opposite move, taking Energy Star out of Natural Resources Canada and into the Ministry of Environment. Hulan reported that now that “the dust has settled,” Energy Star administrators have returned to the work of tightening the certification’s standards so that only the top-performing 20 to 30 percent of window products qualify, down from about 70 percent of products that qualify today. Hulan said a draft of the new requirements should be available for consultations within a month. Hulan went on to explain how Energy Star fits into the broader goal of market transfomation toward higher-per-
forming household products. The strategy has three pillars – information, incentives and regulations – with Energy Star being part of the information piece. Market transformation initiatives only work when all three elements are coordinated, Hulan said, and pointed to incentive programs like Greener Homes and regulatory changes to the building codes as complimentary efforts. Hulan noted the market transformation effort has stalled in the case of fenestration because of enforcement challenges. He has heard industry warnings that attempts to require certified products without a robust and consistent means of enforcement will create an uneven playing field where unscrupulous actors undercut those attempting to follow the rules. As a step towards being able to enforce energy-efficiency regulations, NRCan has resumed efforts to develop a harmonized window label that will satisfy energy code requirements across the country. Even with such a label, Hulan admitted there is no answer yet as to how use of labelled products would be enforced on retrofit projects that don’t require a building permit, though he was optimistic some solution can be found. Notably, Hulan alluded to a subtle shift in government priority from energy conservation to energy affordability. The emphasis is now less on saving the planet from climate change at any cost and more on saving homeowners money on their energy bills. Going forward, the market transformation effort will be mindful of potential unintended consequences and seek input from more sources without being siloed inside one scope of focus.
Flange installation guide updated The Fenestration and Glazing Industry Alliance and the Window and Door Manufacturers Association have announced the publication of the 2026 edition of AAMA/WDMA 100, Standard Practice for the Installation of Windows with Mounting Flanges for Membrane Drainage Systems in New Construction Applications. As the first in a series of installation standards to be jointly published by the two organizations, AAMA/WDMA 100 represents a milestone in industry collaboration, while providing an updated consensus-based guide for the installation of windows with mounting flanges in membrane drainage wall systems used in new construction. 8 FENESTRATIONREVIEW FALL 2026
The techniques demonstrated in this standard practice have been developed specifically to allow incidental liquid water entering from superficial cracks, either in the cladding, window joinery or installation joints around the perimeter of the window, to drain onto the membrane drainage plane and to exit to the building exterior. Changes to this edition include expanding its scope beyond extreme wind and water applications to include all new construction applications. In addition, the scope of the document was expanded to include not only wood frame construction, but other wall types as well. Recommendations for using liquid-applied flashing at the jamb and head conditions are also included in this update. More robust material compatibility and system integration guidance was added. Additionally, there is now enhanced direction and explanation for the installation of an interior air seal.
INDUSTRY NEWS Greener Homes back...sort of Ottawa has rebranded and relaunched the Greener Homes energy retrofit incentive program that expired in 2024. Now called the Canada Greener Homes Affordability Program, it funds provincial incentive programs for home energy retrofits in Quebec, British Columbia, Nova Scotia and Prince Edward Island, and continues an existing partnership with Manitoba. The delivery method, incentives available and eligibility vary by province. Program providers Hydro Quebec (full grant, means-tested, windows and doors included) BC Hydro (full grant, means-tested, “weatherization” retrofits included) FortisBC (full grant, means-tested, heating only) Efficiency Nova Scotia (full grant, meanstested, includes airtightness upgrades)
African Nova Scotian Communities Retrofit Program (full grant, meanstested, includes airtightness upgrades, restricted to specific communities) PEI Home Insulation Program (full grant, means-tested, insulation only) Efficiency Manitoba (rebates and lowinterest loans, no means test, windows and doors included) B.C. window manufacturers uphappy with abrupt program cancellation Following the above announcement, CleanBC announced June 29 that it would close applications for its Better Homes Energy Savings window rebate program a week later, July 6. It informed contractors in the same letter that outstanding approved work would have to be completed by July 31 or the homeowner would not receive the
rebate. The letter explains the change is due to program updates: “...income levels have been updated, some rebate amounts have been reduced and a limited number of offers have been discontinued.” A B.C. fenestration industry supplier who wished to remain anonymous sent this comment: “Our customers are upset and have been left in a very vulnerable position, as many had product on order that is too late to cancel and installs booked for well past the deadline. Not to mention the number of clients that up until just a week or two prior had been issued pre-approvals to move forward. Countless hours of admin and quoting time have been wasted for clients that had recently been approved and were in the midst of finalizing their orders. It’s short-sighted and is not acceptable for a government-funded program.”

A pathway for substituting sidehinged door components by Amy Roberts

ide-hinged doors can be complicated to test. NAFS establishes performance levels
for side-hinged door systems as well as testing protocols. It also allows for performancebased product comparisons, which is useful when manufacturers need to substitute certain components. AAMA 2502-24, Comparative Analysis Procedure for Window and Door Products, provides a standardized comparative analysis procedure for determining the structural integrity of sidehinged door systems. This procedure is suitable in regions where one needs to document the performance of side-hinged door components to meet specific structural design pressure criteria. AAMA 111-25, Procedure for Limited Component Substitution in AAMA-Certified Exterior Side-Hinged Doors, provides a pathway, assuming complete testing of the base system, to substitute a maximum of three components of a side-hinged door assembly. Additional testing is required if additional components are substituted. AAMA 111-25 places conditions on the substitutions that can be made without retesting. As an example of the replacements that can be made, if astragals or mullions are of the same or shorter length than that which was tested as a full system, the substitution is acceptable. The document calls out, in the case of astragals, that with the change in length there can be no changes to the joinery to the passive panel. Of note, there are other considerations that need to be included beyond the joinery. The document also provides guidance on fabrication, engagement and other areas. Care needs to be taken that one change does not impact any other areas of the door system. Door leaves can be substituted without retest if the skin, core, stile and rail materials

and bonding method are the same. Testing is required if the components are less thick than the original. Door glass assemblies may be substituted without re-testing if glass-only changes are replaceable per ASTM E1300, Standard Practice for Determining Load Resistance of Glass in Buildings, and the new assembly is equal to or lighter in weight than the original part. Additionally, the fastener count per linear inch of frame on each side shall be equal to or greater than that of the tested product. In general, the requirements of AAMA 111-25 are there to ensure that, if changes are made, there is no deterioration of the performance compared to the tested system. Additionally, per AAMA/WDMA/CSA 101/I.S.2/A440:26, testing isn’t required, and the substituted components are deemed to meet the same performance rating as the test specimen, if the following criteria are met: • The framing, panels, glazing, hardware, hardware location, fasteners, reinforcing, material type, components and construction of the components are identical to the tested configuration; • Individual panel height and weight as well as frame size don’t exceed the tested panels; • Individual side lites may be bigger than the tested lite if they comply with the standard. Together, these three standards allow manufacturers to substitute certain components of side-hinged doors when needed without compromising performance. Five siblings. One family business. And a company none of them seems particularly interested in letting go.
I
thought I knew Inline Fiberglass. I’ve known the company for most of my career. I knew the name, the product and, like most people who have been around this industry long enough, I knew of its founder, Stan Rokicki. At least I thought I did.

My understanding of Inline was largely technical: fibreglass, pultrusion and a somewhat unconventional manufacturer that had been doing things its own way for decades. So when I walked through the doors of Inline recently, I wasn’t expecting to discover much that would fundamentally change my impression of the company. Then I met Liza Czorny. Within minutes, she had me walking through the plant. There wasn’t a presentation, a prepared corporate history or much concern about whether I was supposed to be there. She simply started showing me around. What caught my attention wasn’t the pultrusion equipment, the windows and doors or even

the scale of the operation. It was the family. Five siblings now occupy roles in the business their father started nearly 50 years ago. And somehow, despite all the things that can make family and business a difficult combination, they have continued to build it together. I wanted to know how. A week later, I was back. This time, I had come specifically to spend time with Liza and her brother Bernard Rokicki. I had questions, plenty of them, but within a few minutes my interview with Czorny had gone somewhat sideways. She started interviewing me. Czorny, it turns out, had plenty of questions
of her own. Before long, we were trading stories about manufacturing, family businesses, COVID and the uncertainty facing Canadian business today. At one point, I handed her my notebook. “This is great,” I told her. “You do the interview.” It turned out to be a better way to get to know her. Czorny’s formal role at Inline is purchasing, although spending any time with her makes it apparent that job titles don’t necessarily describe how a family business operates. People come looking for her. Questions find their way into the room. There always seems to be something that needs an answer. Before Inline, Czorny had built a career in fashion, working as a buyer. She joined the family business at 31 when Inline’s purchaser moved to Montreal. “It was sink or swim,” she says. “We are a 40-year-old company,” Czorny explains. “Some of our inventory is purchased, at best, every couple years.”
Nearly two decades into the job, she still talks about it with the curiosity of someone relatively new to it. “There is so much to learn and I’m learning every day.” Stan Rokicki started Inline in 1976, making windows in the family garage, and Czorny remembers watching him work there when she was a little girl. What tends to get lost in founder stories, however, is everyone else. Czorny spoke at length about the role her mother, Marianna, played in those early years. She laughed about something she considers almost inevitable in a family business: somehow, Mom ends up looking after the receivables. At Inline, while Stan was making windows, Marianna was part of the business behind them. There was a business to run and a family involved in making it work. Eventually, all five children would find their way into it. Bernard took a different route. Before returning to the family business, he worked as a gasfitter and apparently had little financial incentive to leave. “I was a
gasfitter and made good money doing it!” Returning to Inline meant taking a pay cut. Today, those responsibilities are well established. Czorny describes a family in which everyone knows what they are responsible for and, for the most part, gets on with it. She doesn’t pretend that five siblings always agree. “Of course we disagree from time to time,” she says, “but otherwise we all know our jobs and what has to get done.” There is something refreshingly believable about that answer. Five siblings working together without disagreement would make a much less convincing story. What is remarkable isn’t that they always agree. It’s that, after all these years, they continue to work together. Bernard gave me another glimpse of what that looks like. The day before we met, he had put in roughly 12 hours, including a drive back from Ottawa. The following morning he was at Inline at 5:30. He told me starts like that aren’t particularly unusual. His father kept

Inline Fiberglass has come a long way from its start in Stan Rokicki’s garage in 1976.
much the same schedule: six days a week, with Sunday reserved for church. Nearly 50 years after Stan began making windows in the family garage, the early mornings haven’t disappeared. The scale of the business, however, has changed considerably. Today, Inline operates nearly 172,000 square feet of manufacturing across two facilities, pultruding fibreglass profiles, building windows and doors and producing tooling in-house. Inevitably, an operation of that scale attracts attention. I asked Bernard whether private equity had come knocking. “Yes, we’ve been approached,” he said with a laugh. “As recently as yesterday.” He had been driving back from Ottawa when the call came. He listened, but had more important things to worry about. What struck me was that Czorny didn’t even know about it. Not because Bernard was holding something back, but because, in this family, an inquiry about buying Inline apparently wasn’t important enough to become news. That made Czorny’s answer to the same question all the more telling. “This is our legacy,” she said. “Besides, what would I do if I wasn’t doing this?” 14 FENESTRATIONREVIEW FALL 2026
And then she gave me the line that ultimately became the title of this story. Inline, she told me, is the sixth sibling. Once you understand that, much of what I saw at Inline begins to make sense. Family businesses are peculiar things. I know enough about them, and enough about manufacturing, to know that the machinery is often the easy part. Buildings can be expanded. Equipment can be replaced. Products evolve. Markets change. What is considerably harder to build is a company in which people choose to spend a substantial part of their working lives. I began noticing that at Inline. Bernard would point someone out and mention 20 years with the company. Then someone else at 30. It happened often enough that longevity stopped sounding exceptional. Larry was one of them. I had known him from my own years manufacturing windows and hadn’t seen him in a long time. More than 30 years later, there he was at Inline. Bernard laughed when we came across him. “He’s been here forever!” Naji has been there even longer, roughly 35 years. His photograph with Stan hangs
in the showroom and today he supervises the plant. When I asked what had kept him at Inline for so long, his answer was immediate: “This is my family.” That caught my attention. I had spent much of my time at Inline trying to understand how five siblings had managed to work together in the company their parents built. Now one of its longest-serving employees was telling me, in four words, that the family extended beyond the Rokicki name. Later, near the pultrusion area, I noticed a gentleman working quietly by himself. He clearly had some years under his belt. He moved deliberately, repositioning a few things before picking up a broom and sweeping a small section of floor. I don’t know how long he has worked at Inline. I never asked. But I recognized something in him. Having employed people for much of my working life, I’ve learned that long service changes the equation. The people who spend decades with you aren’t always the fastest. They aren’t always the easiest. There may even come a point when, on paper, replacing someone makes perfect sense. I don’t see it that way. Someone who has shown up every day and given 20 or 30 years of their working life to a company is not disposable. At some point, loyalty creates an obligation in the other direction too. I don’t know this gentleman’s story. But watching him quietly find something that needed doing, I wondered if someone at Inline understood that too. None of this changes the fact that Inline is a manufacturer, and a technically ambitious one. I knew that part of the company long before I knew anything about the family. In the late 1980s, while I was manufacturing windows myself, I purchased two of Inline’s early sliding doors. The engineering intrigued me. Unlike a conventional sliding door, the operating panel travelled across the frame offset from the fixed panel. Once closed, the operating panel was pushed inward to seal and lock, sitting flush with the fixed panel. Inline. It was an intricate, unconventional
system, and nearly 40 years later, I still remember trying to understand exactly how they had made the thing work. Seeing one of those early doors still displayed in the showroom reminded me that unconventional engineering isn’t something new at Inline. Almost four decades later, that instinct is still visible throughout the plant. Inline pultrudes its own profiles, builds its own tooling, paints, fabricates and assembles under its own roof. For someone who has spent a career around window manufacturing, that’s the interesting part. They don’t just build the window. They control an unusual amount of what goes into building it. When I asked Bernard about projects that had stayed with him, he didn’t point to the largest building or start reciting performance numbers. He brought up the Ontario Association of Architects headquarters in Don Mills. “It’s the association of architects,” he said. “They could have got their windows anywhere. They chose us. For good reason.” I understood why that one mattered. Every manufacturer has projects they’re proud of, but there is something particularly satisfying about being chosen by people who spend their careers deciding what should go into buildings. When architects needed windows for the building representing their own profession, they chose Inline. There is confidence in that, and I found plenty of it at Inline. What I didn’t find was arrogance. Bernard is clearly proud of what the company builds, but the confidence I encountered throughout Inline seemed grounded in the work rather than the company’s opinion of itself. I asked Bernard about the current trade environment between Canada and the United States and what it means for a Canadian manufacturer doing business on both sides of the border. His answer was short. “It’s the uncertainty.” There isn’t a machine at Inline that can solve that problem. You can’t tool around political uncertainty or engineer it out of a window. You keep making things, keep selling them and make decisions with the information you have. Perhaps that is
why I kept coming back to the people. Inline has been making windows for nearly 50 years, long enough to have lived through recessions, housing cycles, changing materials, new competitors and whatever else the market has thrown at it. Buildings can be expanded and equipment can be replaced. People are different. I had already seen that in Larry and Naji, and in the gentleman quietly sweeping the floor. I saw it in Bernard, coming off a 12-hour day and showing up again at 5:30 the next morning. And I saw it most clearly in Czorny. On the whiteboard in her office is a red dragon. I noticed it during my first visit and asked her about it. Czorny seemed almost surprised that I had. Years ago, when her children were still in school, she would pick up her son and bring him back to Inline while she finished her day. He would hang out in her office until it was time to go home. One day, he drew the dragon. She never erased it. I thought about that later because
Czorny had told me something else. She remembers being a little girl, watching her father make windows in the family garage. Decades later, her own son was at Inline, waiting for his mother to finish work. I don’t know whether another generation of Rokickis will eventually find its way into the business. I didn’t ask. After everything I had seen, it didn’t seem like the question that mattered. Stan and Marianna built a business. Their five children grew up around it and eventually found their places within it. Along the way, buildings got bigger, products changed, employees stayed for decades and a company became something that, to this family, couldn’t be adequately described by square footage, production capacity or what somebody might be willing to pay for it. Private equity can put a number on Inline. Czorny gave it a name: the sixth sibling. And the dragon is still there.

DEEP RETROFITS IN ATLANTIC CANADA It’s hard to financially justify efficiency upgrades in Part 9 buildings.

Atlantic Canada is entering a decisive period for building decarbonization. With one of the oldest and least efficient building stocks in the country, the region faces rising energy costs, increasing climate‑related risks, and mounting pressures on housing affordability. At the same time, federal and provincial governments are advancing policy shifts, evolving building codes, and new funding and financing mechanisms. These forces create a narrow but critical window to accelerate deep retrofits across the region. Deep retrofits – comprehensive upgrades to building envelopes, heating systems, and ventilation – offer one of the most effective strategies

for reducing emissions while improving building performance, comfort and resilience. However, despite their long-term benefits, deep retrofits remain uncommon due to persistent financial and market barriers. This study evaluates the potential for deep retrofits across representative building archetypes in Atlantic Canada. Using detailed energy modelling and total-cost-of-building-ownership analysis, the research examines both the technical performance and long-term financial implications of pursuing deep retrofit pathways. The findings demonstrate that while deep retrofits can achieve substantial reductions in energy

use and emissions, a structural financial gap continues to limit widespread adoption. This highlights the need for coordinated policy, financing, and market strategies to scale retrofit activity across the region.
DEEP RETROFITS DELIVER SIGNIFICANT ENERGY AND EMISSIONS REDUCTIONS The modelling results demonstrate that deep retrofits can deliver substantial reductions in both energy consumption and greenhouse gas emissions across all archetypes analysed. Energy savings commonly exceed 60 to 75 percent, with corresponding emissions reductions that contribute meaningfully to regional decarbonization goals. These reductions are particularly significant in older buildings with poor envelope performance and inefficient heating systems, which represent a large portion of the existing building stock.

Recognizing these broader outcomes is essential for designing policies and financing tools that reflect the true value of building upgrades. Enabling retrofit deployment at scale requires targeted efforts. The analysis demonstrates that deep retrofits are technically feasible and capable of delivering significant benefits. However, achieving retrofit activity at the scale required to meet climate and housing objectives will require targeted interventions to address the existing value gap. Key enabling conditions include: • Financing tools aligned with long-term asset renewal cycles; • Incentives that reflect system-level benefits such as emissions reductions and resilience; • Workforce and supply chain capacity development;
FINANCIAL BARRIERS CONTINUE TO LIMIT DEPLOYMENT AT SCALE The analysis also reveals a persistent financial challenge. While many retrofit scenarios produce significant lifetime operating savings, the capital costs required to achieve deep retrofits remain high. As a result, many projects experience negative TCBO outcomes over a 60-year ownership horizon.
NON-ENERGY BENEFITS AND EQUITY CONSIDERATIONS NEED TO BE INCLUDED IN VALUATION Deep retrofits generate a wide range of benefits that extend beyond energy savings. Improvements to thermal comfort, indoor air quality, building durability and climate resilience directly influence occupant health and well-being. Retrofit investments can also reduce exposure to energy poverty, improve housing stability, and enhance living conditions for vulnerable households. However, these benefits are rarely captured in traditional financial assessments. As a result, projects that deliver signifi-

WHITEPAPER • Improved access to building data and analytics; • Coordinated action across governments, utilities, industry, and housing providers. Deep retrofits should therefore be understood not simply as energy efficiency upgrades, but as long-term infrastructure investments in the region’s housing stock and communities. Without deliberate policy and market intervention, retrofit deployment will remain far below the level required to achieve climate targets and improve housing outcomes. With coordinated action, however, deep retrofits can become a central pillar of Atlantic Canada’s transition to a resilient, affordable, and low-carbon built environment. recision epoxy grouting is a critical element in the long-term reliability of rotating equipment foundations. Acting as the structural interface between machinery and its supporting concrete, epoxy grout enables effective load transfer, vibration control, and alignment stability. by Pegah Faria
Rather than functioning as a rigid filler, the grout–foundation–equipment assembly must be treated as an integrated load-transfer system if predictable vibration performance and long service life are to be achieved. Understanding common vibration challenges, material behavior and the role of epoxy grout is essential for mitigating vibration-related degradation over time.
COMMON VIBRATION CHALLENGES IN HEAVY MACHINERY FOUNDATIONS The foundation system governs how static loads, dynamic forces and thermal movement are

transmitted from rotating equipment into the supporting structure. Even minor deficiencies at the foundation level can amplify vibration throughout the machine, accelerating wear and reducing reliability. In industrial environments, vibration often acts as a force multiplier, intensifying bearing wear, seal damage, bolt loosening and structural fatigue. Typical vibration-related challenges include micro-movement at the grout–baseplate interface, gradual loss of alignment, anchor bolt loosening and fatigue cracking caused by continuous dynamic loading. While equipment may be properly aligned at startup, vibration can

TECH TALK progressively degrade foundation interfaces when bearing area is inconsistent or when grout deforms under sustained load. The result is higher maintenance demand, reduced operating efficiency, and increased risk of unplanned outages. Uncontrolled vibration rarely causes immediate failure. Instead, damage accumulates over time, eroding precision, increasing mechanical stress and shortening equipment life. For this reason, foundations should be viewed as performancecritical elements in an asset reliability strategy rather than passive supports.
HOW FOUNDATION MATERIALS ABSORB VIBRATION Rotating equipment foundations typically consist of steel, concrete and epoxy grout, each with distinct vibration-response characteristics. Steel, with its high modulus of elasticity, transmits vibration efficiently but absorbs very little energy. Concrete provides modest damping capability, improving slightly on steel. Epoxy grout, however, dissipates vibratory energy far more effectively: approximately 30 times that of steel and six to 10 times that of cementitious materials. This ability to attenuate vibration reduces the transmission of dynamic forces into the foundation and surrounding structure, stabilizing the system and slowing vibration-related degradation.
THE STRUCTURAL ROLE OF EPOXY GROUT IN FOUNDATION RELIABILITY Effective vibration control relies on several interrelated principles: • Uniform load transfer to eliminate point loading; • High bearing area to limit micromovement; • Low creep to preserve dimensional stability; • Controlled stiffness to absorb dynamic loads. Creep resistance is particularly important because alignment loss is almost always progressive. Small dimensional changes at the grout-baseplate interface can gradually push machinery outside 22 FENESTRATIONREVIEW FALL 2026
tight tolerances, increasing vibration, heat generation and maintenance requirements. Epoxy grout functions as the structural interface between the baseplate and concrete foundation. When properly selected and installed, it maintains equipment position, transfers static and dynamic loads and protects the foundation from vibration, chemicals and environmental exposure. Conversely, improper grout selection or installation can introduce voids, uneven load bearing, excessive vibration transmission and premature cracking – issues that can lead to misalignment, anchor failure or structural damage. Industry standards reflect this importance. API 686, the American Petroleum Institute’s recommended practice for machinery installation, states: “Unless otherwise specified, all machinery shall be grouted using epoxy grouts.”
INSTALLATION QUALITY: A ONE-TIME, HIGH-IMPACT ACTIVITY While epoxy grout chemistry provides inherent advantages, performance depends entirely on proper installation. Epoxy grouting is a one-time, high-consequence activity. Deficiencies cannot be corrected after placement. Surface preparation and formwork are especially critical. Concrete must be sound, clean and properly profiled, while steel surfaces should be abrasively prepared to remove contaminants. Formwork must be rigid and liquid-tight to ensure full grout contact and maximum bearing area. Inadequate preparation can result in voids, uneven load transfer and long-term vibration amplification that may not be immediately visible but will surface as increased maintenance and reduced reliability. Best practice includes holding a pre-job grout meeting to align stakeholders, clarify responsibilities and review applicationspecific requirements. When epoxy grout fully fills the interface and bonds properly to prepared substrates, it preserves alignment and ensures uniform transfer of static, dynamic and vibratory loads through-
out the equipment’s service life. Grouts specifically designed for machinery foundations work best. For instance, Denso 190DP epoxy grout was developed to maintain long-term alignment and foundation stability in heavy, vibration-intensive installations, particularly where deep pours, dynamic loading, and thermal exposure intersect. Unlike conventional epoxy grouts that emphasize compressive strength alone, 190DP is engineered around properties that directly influence vibration control and dimensional stability.
MARKET DRIVERS FOR ADVANCED VIBRATIONDAMPENING GROUT SOLUTIONS Trends in rotating equipment design continue to increase demands on foundation systems. Larger and faster machinery, tighter alignment tolerances and heightened focus on lifecycle cost are pushing engineers to prioritize long-term vibration control and foundation stability. As downtime becomes more expensive, even small efficiency losses caused by misalignment or excess vibration can significantly reduce mean time between failure and increase operating costs. Although epoxy grout represents a small fraction of total project cost, it has a disproportionate impact on reliability, energy efficiency and asset lifespan. Treating grout as a performance-critical structural material rather than a commodity helps control vibration growth, preserve alignment and reduce total cost of ownership.
A STRATEGIC RELIABILITY INVESTMENT When the objective extends beyond supporting equipment on Day One to maintaining alignment and vibration control over decades of operation, epoxy grout should be specified as a structural, performance-critical component of the foundation system, not merely an installation material. Building opportunities for youth in P.E.I.
Tradespeople, apprentices and community partners are transforming a long-dormant BGC Charlottetown building into a dedicated space for teens.
I
n fenestration, success is often measured in performance and precision: a well-sealed opening, the swing of a new entry, or the way daylight moves through a space once an opening is repositioned. What’s harder to see from a spec sheet or jobsite is what those choices mean for the people who’ll use the space every day. That’s part of the story behind the transformation of a long-unused BGC Charlottetown building in Montague, P.E.I., into a dedicated youth centre for local teens. With the renovation in progress, Sally Petrie, Interim Executive Director at BGC Charlottetown, shares how thoughtful design is already opening new possibilities for local youth. How has the project’s scope evolved since the original vision, and what opportunities will the renovated space create for local youth? When the renovation began, the focus was to update the current building to give it a brighter feel and ensure it was safe for use. LePage, the adhesives and sealants brand for construction pros and DIYers, is celebrating its 150th anniversary in 2026 and has provided significant support for this project. Their support, combined with additional government grant funding, allows for an expanded project scope to include an open-plan main floor, a designated reception area and a larger, more functional bathroom to better meet the needs of the youth using the space. One of the most impactful changes has been moving the front entrance to the side of the building, creating a stronger flow through the main floor. Those expansions will give us the chance to offer a wider range of daily programming in a space that’s warmer and more inviting than we first imagined.

We also wanted a full kitchen – not just to bring a feeling of home to the space, but to support lunch and dinner programs and cooking sessions. Above all, the renovation must make teens feel like the space is truly theirs, somewhere they can feel proud of and grow into, embracing their full potential within the freshly painted walls.

What does revitalizing this building mean for local youth and the wider community? In a small town with limited infrastructure, building on what already exists is essential to community growth. Revitalizing this space gives local teens somewhere to gather outside of home and school, with access to academic and mental health supports, arts activities, sports programs and a place to relax. The community has been excited to see a long-needed teen space take shape, and that momentum is spreading as people recognize its potential to support youth, strengthen partnerships and encourage young people to give back in turn. We often think of construction and renovation projects in terms of budgets, timelines and materials. What other priorities and values are important to this project? Psychological and physical safety were priorities from day one. Renovating with youth in mind meant focusing on bathroom and building accessibility so everyone can enjoy the space, while also
What does it say about a community when local businesses, tradespeople, contractors and manufacturers invest in projects like this? Investing in this project shows just how much the community cares about its future and its youth. That involvement helps us create an intentional space where young people feel a genuine sense of belonging, and creates a ripple effect of giving back. LePage is helping to cover the cost of labour, material and planning, and donating products that support critical renovations to the facility, and BGC Charlottetown is exploring ways to recognize LePage’s significant contribution to the project. Their support is helping create a safe, welcoming drop-in space built specifically for local teens, a demographic that, until now, has not had a dedicated space built specifically for them.

s the lifecycle and durability conversation becomes more mainstream with building materials, it has triggered a bit of a different approach to how certain building materials are being selected. Knowing the entire composition of the product has become more important – not only knowing the primary material, but understanding how the primary components interact with other components within the assembly. Over the past 25 years I have seen the evolution of different window frame assemblies. The interesting thing with this evolution is that the understanding of the product often lags in the general public by a decade, if not more. Let’s look at aluminum frame windows as an example. Over the past few years, we have seen fenestration U-value expectations getting lower and lower to the point where we started to see a withdrawal of some aluminum frame window assemblies in residential homes as they lacked the ability to meet these new code expectations. Fast forward to now I and have noticed another transition. As the building code has reduced the requirements for the use of combustible window frames and sashes on non-combustible buildings, the opportunity for non-aluminum-based frames has started to increase. We are seeing more PVC and fiberglass used on 10-, 12-storey and even taller buildings. This change in codes and with higher levels of energy step codes in play we are seeing lower U-value requirements. This has started to create more challenges for the aluminum window
frame market as more competitors with alternate materials are introduced into the combustible building market. I bring this up because the rate of change that we are seeing in the construction industry is higher than ever before. This has created some interesting new ideas and hence the title of the article. window wall frame was equipped with a nylon thermal break that made up over one third of the frame’s cross-section and was oriented in a way that aligned it with the thermal glazing unit. This was all made possible through the use of software that traditionally was only used for thermal certification, but is now being used more and more for R&D product development with skilled and trained users. My message to manufacturers that are looking to constantly improve their product, develop new products or just stay current with codes is: regularly review your products’ isotherms and look for ways to squeeze as much out of a product as possible. This will enable you to find ways to extend the relevance of your products without a wholesale redesign. The transitional aluminum frame window has evolved into a new species we may not have a name for.
