"Anne went way above and beyond our expectations, providing us the best guidance with selling our home in the most efficient and least costly manner. The attention she provided us was unwavering. She has impeccable style when it comes to staging. We were floored by how great the house looked at the time of showings. Besides Anne's sense of style, she has expert knowledge when it comes to pricing, knowing the market and what to expect. Tom

Marketing plan Understanding Market Value & Preparing for Showings
COMPARATIVE MARKET ANALYSIS (CMA) A CMA evaluates similar, recently sold properties (size, location, age, style and condition) to help create a range for suggested list and expected sales price. Functional utility, current inventory and interest rates are also important considerations.
THE GOALS To put you in the strongest negotiating position possible. To get your home sold in a timely manner at the highest possible net. To make the selling process as stress-free as possible.
STAGING, INSPECTIONS & HOME WARRANTY Staging helps buyers emotionally connect and better visualize living in a home. Stats show Staging increases perceived value and reduces days on the market. A pre-marketing home inspection can reduce the likelihood of costly surprises during due diligence. A home warranty can offer reassurance to potential buyers while reducing sellers' out of pocket expenses for mechanical repairs.

NEgotiations, Due diligence and Closing RECEIVE OFFER Once an offer is received, we will review the proposed price and terms to help you decide whether or not to accept or respond with a counter offer. NEGOTIATIONS Negotiations can involve everything from sales price to concessions or dates. The offer becomes a binding contract on the effective date when the document is signed by all parties and communicated. DUE DILIGENCE PERIOD The seller receives a copy of the executed contract along with the due diligence fee. This deposit is non-fundable and should be deposited right away. Earnest monies are deposited with the escrow agent and are refundable until the due diligence deadline. Inspections are performed by buyers (inspections, appraisal, survey, etc.). During this time, the buyer can terminate the contract for any reason and receive the earnest money deposit back. REPAIR NEGOTIATIONS The buyer will have an opportunity to submit a repair request and negotiate with you to cover the costs of requested repairs or to ask for concessions. Sellers search can decline or agree of buyers online to make any or all requested repairs. during thehome buying process.* PENDING PERIOD Coordinate the preparation of attorney drafted seller documents (deed, lien waiver, 1099). Coordinate repairs if needed. Prepare the home for the buyer's final walk through in advance of settlement. Review the closing disclosure. CLOSING At settlement, all the paperwork is signed by the buyer and seller, both parties pay any settlement fees and the documents are officially recorded. Proceeds are delivered to the seller and keys are made available to the buyer.
Anne is a true professional well versed in all the steps of the selling process; however, I believe her strong suit comes to light in the negotiation stage and final steps of the closing process. Anne can tell you when to be patient and not jump too quickly, allowing time for offers to mature. Anne also has the knowledge to look at a seller’s request for repairs and (help you) identify what should be done and what you can say no to, along with a host of vendors/people that she can call on to do it for you at a fair price. ____________ SHERRY HUFF
