PREPARE THE OFFER I will provide you with an up-to-date Comparative Market Analysis, and will draft an offer that contains the following terms: PRICE The price you are willing to pay for the property.

DUE DILIGENCE FEE & PERIOD Non-refundable deposit paid directly to the seller for a negotiated period of time to conduct inspections and start the loan process. This period typically ranges from 0 30 days. The buyer can terminate the contract for any reason or no reason during the due diligence period. The fee applies to purchase price if you do not terminate.

INITIAL AND/OR ADDITIONAL EARNEST MONEY Initial Earnest Money is due at or within 5 days of contract and held in escrow. It is refundable until the end of the due diligence period. If offered, Additional Earnest Money is due at a negotiated date and must in the form of a certified bank check.

SETTLEMENT, CLOSING & POSSESSION Select settlement date, keeping in mind that there is a 7-day grace period. Closing documents are signed at the Settlement. Closing occurs when all monies are received and the deed is recorded. Possession takes places once the deed is recorded unless there is a possession agreement in place.

FIXTURES AND PERSONAL PROPERTY TO CONVEY A list of fixtures is listed on the offer to purchase form. These items are attached to the house and are expected to convey. For example, curtain rods/blinds, the kitchen range and bathroom mirrors are all considered fixtures. Buyers must request personal property items such as the washer, dryer and refrigerator on the offer.

FINANCING Be prepared to provide proof of funds and/or a letter from your mortgage lender with your offer. You must disclose if you need to sell a property before you can close on a new one.

the details Should I get a survey?

Yes, a survey is recommended when buying a detached house or townhome. The closing attorney orders the survey if requested.

Should I conduct home inspections?

Yes, a home inspection, HVAC inspection, radon test, termite, etc. are recommended as needed.

What is a home warranty?

A home warranty is a service contract that can protect your budget from unexpected costs, such as home systems and appliances that may fail due to normal wear and tear.

Will we conduct a walk-through prior to closing?

Yes. I recommend conducting a walk-through just prior to closing.

Do I need to attend closing?

Closing in person is preferred; howelver arrangements can sometimes be made for a "mail away closing."

When will I get the keys?

Once the deed is recorded, unless there is a possession agreement.

Take household inventory; decide what will move with you and what will go.

Contact utilities, post office and service companies and provide dates of move.

Hiring a moving company? Time to ask around, compare, and book.

Collect and store important documents and records yourself.

Start a contact list and start sending new address notifications.

Obtain boxes and begin packing. Label for content and destination.

TWO WEEKS BEFORE Arrange for babysitter on moving day if necessary.

If moving on your own, reserve a moving truck or trailer.

Keep packing!

TWO TO THREE DAYS BEFORE Clean refrigerators and freezer.

Finalize moving arrangements.

Pack a box of items you'll need right away at your new home.

Pack up garage or shed- it can take longer than expected.

Pack computer and all electronic devices.

MOVING DAY Do a final walkthrough and check outside of old home.

Check cupboards and closets.

Make list of repairs needed in new home.

Unpack essentials, then tackle everything else.
