Welcome to SE23 Welcome to the September issue of SE23. Where did August go? I am not complaining as it means it is time for my favourite time of the year and my bumper Back to School issue. As usual I have rounded up all the great events taking place in and around Dulwich. The events pages start on page 6. September is another busy month for events, so we have a fabulous eight pages of online and in person events happening in and around Dulwich. Remember to check out www.arounddulwich.co.uk for a full list of events, as there are too many to put in the magazine this monthl. Also events get added after I have gone to print. You can often find out more details online too. If you are running a local event you can add it, for free, to our online calendar on Around Dulwich. www.arounddulwich.co.uk. The Last Word is back this month with Anne Lynch, RWS. Anne is a painter and member of the Royal Watercolour Society. Find out more on page 32. Remember the magazine depends on all the wondeful local advertisers, so please do let them know if you saw them in this magazine! Until next time.

NewSeason–Same Sexy Football

S

ome things never change – including it turns out our weather, which I believe someone may need to switch off and on again soon, as it is clearly broken. It is the constants in life that can either get you down (like delayed trains at the drop of a hat) or that keep you going (like Dulwich Hamlet playing sexy football and scoring buckets of goals on a late summer afternoon). Yes, despite the world around us turning, our lads and lasses in pink and blue will relentlessly, and unceasingly, serve high class football, and there is not much you can do to stop them. Take the season opener for the men’s team, a 6-0 scoreline, in the company of lovely people and even lovelier dogs. If you haven’t been before, give it a go, and if you have, come back, you are always welcome. And whilst around the ground, don’t forget to speak to the Supporters’ Trust about our plans for the season – and please do also think about renewing or signing up for membership. The Supporters’ Trust exists to ensure the fans’ voice is heard at the Club, and we have three Trust nominated members of the Club Board to help make that happen. We also do community work, invest in projects to support the matchday experience, and we run the shop at the famous Mega Container, including designing all your favourite scarves, hats and shirts. Our membership runs from 1 August onward, so there is no better time to join than now – or you can renew via direct debit. Sign up and show your support to the teams, as well as help us continue in our work. If you’d prefer to join in person, come sign up on a matchday at the Mega Container, or you can do it online at dhst.org.uk.

Come For The Football, Stay For The Merch… If there is one thing we know our fans love more than almost anything, it is our legendary merchandise – situated in our iconic Mega Container at Champion Hill. From bucket hats and beanies, to t-shirts, scarves and pins, we have a vast array of products that will not only help the Trust, and 10 | SE23 - September 2026

support the Club, it will make you the envy of your friends in the process. Our very popular corduroy hats are back in stock now, and for a limited time only, while stocks last, we have last season’s home and away shirts available for just £25. A bargain you will not want to miss. Visit us at the ground, or have a look at dhst.org.uk and buy online.

Fixtures In September the men are at home twice. First up is Brentwood Town on Saturday 12th, and then Aveley visit Champion Hill on Saturday 19th. Get your tickets on the club website or get down to the ground on the day – but always best to buy in advance to avoid disappointment. For the women, we have Dartford on Sunday 6th, Billericay Town on Sunday 13th, London Bees on Sunday 20th, and Crystal Palace on Sunday 27th – surely you can make at least one of those! The women’s games have such a brilliant atmosphere, well worth a trip if you’ve not been yet. Up the Hamlet – and see you at Champion Hill soon!

Top 10 Perennials To Keep The Colour Coming…

A

fter this summer’s relentless heat, many of our gardens are looking distinctly crispy. But September is a lovely month in the garden, so it’s worth a little TLC now. Cut away the worst of the scorched growth and give struggling plants a really good, slow soak, concentrating on newly planted shrubs and perennials. Then focus on the late-flowering perennials that can keep the colour, structure and movement coming into autumn. Here a few suggestions.

1) Salvias Salvia ‘Amistad’ is a star, with deep purple flower spires that can keep going into October. ‘Blue Enigma’ has tall electric-blue spikes, while shrubby salvias such as S. Nachtvlinder and bright pink S. 'Cerro Potosí' cope well with heat and will also keep going with regular deadheading.

2) Perovskia Another plant that seems to have positively basked in the heat is Perovskia ‘Blue Spire’. Its silvery stems and pale-blue flowers create a wonderful haze through a border, particularly planted generously in an open spot among grasses. It thrives in sun and well-drained soil and looks good into winter.

3) Achillea Achilleas have also been stars this summer. Their finely divided foliage and flat flowerheads cope well with heat and dry conditions. Try ‘Terracotta’ for warm apricot tones or ‘Cerise Queen’ for deep pink. They can keep flowering into September, particularly if deadheaded regularly.

4) Echinacea Echinacea loves full sun and well-drained soil and is surprisingly tolerant of dry conditions once established. E. ‘Magnus’ has rich pink petals, while ‘White Swan’ is clean white. For something more unusual, try ‘Green Twister’, with petals that fade from green to pink. Their seedheads provide useful winter structure. 12 | SE23 - September 2026

5) Asters For a final flush of daisy flowers, try later colour, try Symphyotrichum ‘Vasterival’, with clouds of soft pink-lilac flowers on dark stems or Aster ‘Twilight’, with lavender-blue daisies and copes with some shade.

6) Persicaria Persicaria amplexicaulis ‘Firetail’ is a September stalwart, with masses of slim red flower spikes that seem to flower forever. ‘Blackfield’ is a darker, moodier alternative. There are also pale pink and white varieties. Thread them through grasses for height and movement.

7) Rudbeckia It’s hard to beat Rudbeckia ‘Goldsturm’ for latesummer impact. Its brilliant golden daisies shine out against grasses and purples and continue flowering well into September.

8) Hylotelephium Sedums come into their own now. Hylotelephium ‘Red Cauli’ has rich crimson flowerheads, while ‘Herbstfreude’ (Autumn Joy) has softer pink flowers that deepen to coppery red. Their fleshy foliage copes well with dry conditions and the sturdy flowerheads provide structure long after flowering.

9) Verbenas Verbena bonariensis brings height and airiness. Leave some seedheads standing and it will often self-seed for next year. For a lower, more droughttolerant option, try Verbena rigida, with vivid purple flowers held above narrow foliage.

10) Helenium For warm, late-season colour, Helenium ‘Moerheim Beauty’ is hard to beat with rich russet-red flowers. ‘Sahin’s Early Flowerer’ is another excellent choice, flowering earlier and for a long period in delicious orange hues.

Ripe Old Age

Practical Advice for Navigating Later Life with Michael Scott | rightathome.co.uk/mitcham

Keeping Young at Heart – Why Frank Sinatra Still Had It Right "Fairy tales can come true, it can happen to you, if you're young at heart." Frank Sinatra's classic song Young at Heart has been loved for generations, but its message is about much more than music. It reminds us that growing older does not mean giving up curiosity, optimism or the enjoyment of life. In fact, modern research suggests that staying "young at heart" can have real psychological and physical benefits. Being young at heart is not about pretending you are twenty again. It is about keeping a positive outlook, being willing to try new things, laughing often and continuing to take an interest in the world around you. Age is measured in years, but youthfulness is often measured by attitude.

Optimistic Mindset People who maintain an optimistic mindset tend to cope better with life's challenges. They are more likely to stay socially connected, continue learning and remain engaged with family, friends and their local community. These things help reduce feelings of loneliness and can improve confidence, self-esteem and emotional wellbeing. There are physical benefits too. People who stay active both mentally and socially are often encouraged to remain physically active as well. Whether it's enjoying a walk around Dulwich Park, joining a local coffee morning, learning to use new technology or simply trying a new hobby, keeping the mind engaged often helps keep the body moving. Regular activity can improve balance, strength, heart health and mobility while helping to maintain independence for longer. A youthful attitude can also make everyday setbacks easier to manage. Instead of focusing on limitations, people who are young at heart often concentrate on what they can do. 14 | SE23 - September 2026

They celebrate small achievements, keep their sense of humour and are more willing to adapt as circumstances change.

The Best is Yet to Come Of course, none of us can stop the ageing process, but we can choose how we approach it. Sinatra sang that "the best is yet to come" and while life inevitably brings challenges, many older people discover new friendships, interests and opportunities that they never expected. Retirement can become the start of a new chapter rather than the end of an old one. So perhaps Frank Sinatra was right all along. Staying young at heart is not about denying your age—it's about embracing life with enthusiasm, kindness and hope. And that's a philosophy worth holding onto at any stage of life.

Your Fitness

Fitness tips with Antonia Bannasch | www.bodyshotperformance.com

The September Reset Is a Con Here’s What Actually Works September. Your inbox is full of "reset" programmes, "30-day resets," reset teas, reset supplements, reset everything. Same as January but a different month.

Why The Reset Always Fails Resets fail because motivation was never the problem. Most people come back from summer with plenty of it. A few weeks of holiday food, wine and not much movement has a way of making you want to sort yourself out. The trouble is that motivation on its own doesn't hold. It's high right now, it'll dip in a fortnight, and if the whole plan depends on it staying high, the plan falls apart rather quickly. We see this happen every January. Strava looked at their user data and found most people give up on their resolutions by the second Friday of the month they call it "Quitters' Day." By February, around 80% have dropped off. September resets tend to fizzle out the same way.

What Actually Works What actually works is far less exciting, and nobody's selling it because there's no product at the end of it. It's this: pick the smallest version of the habit you can do on a bad day and do that. Not the ideal version. If you want to train three times a week, don't plan three perfect sessions. Plan three sessions you'd still do if you were tired, busy, and not in the mood. Two sets instead of four. Twenty minutes instead of sixty. A walk instead of a run. The point isn't the intensity, it's that the habit survives contact with a normal week. You can always add more but you cannot add more to something that's already collapsed. There's a reason the "21 days to build a habit" line refuses to die. It's tidy, and it's wrong. The real figure, from a well-known UCL study that tracked people building a new daily habit over several months, put the average closer to 66 days, with 16 | SE23 - September 2026

some habits taking well over 200. And crucially, missing the odd day didn't derail anyone. It was the size of the ask, not the odd lapse, that decided whether a habit survived. That's the whole argument for starting smaller than feels worthwhile. Then you're working with the actual timeline instead of the fantasy one.

Why This Matters More As You Get Older This matters more as you get older, not less. Resistance training in particular isn't a September nice-to-have. It's one of the few things directly protecting your muscle mass and bone density as you move through your thirties, forties and beyond. That's not a reason to smash yourself with an unsustainable new programme. It's a reason to build something boring enough to still be happening in March.

What You Need You need a system that you can actually keep running when the motivation inevitably disappears. Pick a habit, do it on the good days and, more importantly, modify it on the bad ones. That's the whole trick.

Financial Matters

With Akwasi Duodu | akwasi@sterlingandlaw.com | www.sterlingandlaw.com

What Is Equity Release And How Does It Work?

P

roperty eventually becomes the largest financial asset for many homeowners. Property wealth is rather like money stored in a safe made of bricks. It may be valuable, but accessing it usually means selling your home. Equity release offers another option. It allows eligible homeowners to access some of their property's value while continuing to live there.

How Does Equity Release Work? You borrow against your property's value while retaining ownership of your home. The money can usually be taken as a lump sum, through smaller withdrawals, or sometimes both. Unlike a conventional repayment mortgage, you don’t have to make monthly repayments. Instead, you could leave the interest to roll up and accumulate if you so wished.

Why Does The Interest Matter? Rolled-up interest compounds over time. Think of a snowball rolling downhill: as it grows, more snow can stick to its surface. Similarly, interest will be charged on both the original borrowing and interest previously added. Consequently, the outstanding balance can increase significantly over a long period through compounding. Some lifetime mortgages allow voluntary interest or capital repayments. These payments can help control how quickly the outstanding balance increases.

When Is The Mortgage Repaid? When the property is sold. This usually happens after the last borrower dies or moves permanently into long-term care. After repaying the mortgage and interest, any remaining equity belongs to the homeowner or the beneficiaries of the estate.

20 | SE23 - September 2026

What Is Home Reversion? There is another, less common form of equity release called home reversion. Instead of borrowing against the property, you sell some or all of it to a provider. In return, you receive money while retaining the right to remain in the property under the plan's terms. However, the amount received for the share sold can be substantially below its market value.

What Happens To Your Inheritance? Equity release effectively brings forward access to wealth that would otherwise remain within your property. Therefore, releasing equity usually reduces the value of the estate eventually left to beneficiaries. The amount depends on several factors, including borrowing, interest, property values and how long the arrangement continues. Ultimately, it can be useful in inheritance tax planning by reducing the value of the overall estate.

What Protections Are Available? Many lifetime mortgages meeting Equity Release Council standards include a no-negative-equity guarantee. Subject to the relevant terms, this means the amount repaid cannot exceed the property's eventual sale value. This protection does not mean equity release is suitable for everyone. Financial advice is very much recommended.

What Else Should You Consider? Taking equity from your home can affect inheritance tax planning and entitlement to certain means-tested benefits. There may also be advice, arrangement, valuation and legal costs. Alternatives could include downsizing, using existing savings or investments, or considering other later-life mortgage options. Ultimately, equity release is a long-term financial commitment rather than simply a way to access cash. Specialist advice is required, and the wider financial consequences should be carefully considered before proceeding.

What's On - September Monday 7 September: An Evening with Robert Harris

7.30pm-8.30pm. Robert Harris returns to Ancient Rome with his latest thriller Agrippa. Julius Caesar is dead, and the lives of two teenaged boys are about to be changed forever. One is Caesar’s 17-year-old nephew, Octavius, whom he has made his heir. The other is Octavius’s closest friend, Agrippa. To claim Octavius’s inheritance, they must fight the giant figures of the Roman Empire – and, against all odds, they win. Octavius becomes the Emperor Augustus. For twenty years, they rule the world together. Now Agrippa is fifty. Ailing and alone, betrayed by his wife’s infidelity, he takes refuge in his house on the Bay of Naples and begins to write his memoirs. Yet to stir up the past can be dangerous. From his earliest meetings with Julius Caesar, through the epic conflict with Mark Antony and Cleopatra, the great naval battle of Actium and the endless wars to expand the empire, he describes how one man has dominated his life: the cunning, ruthless, unknowable Octavius. When it comes to power, does friendship exist at all? Robert Harris is the author of sixteen bestselling novels: the Cicero Trilogy – Imperium, Lustrum and Dictator – Fatherland, Enigma, Archangel, Pompeii, The Ghost, The Fear Index, An Officer and a Spy, which won four prizes including the Walter Scott Prize for Historical Fiction, Conclave, Munich, The Second Sleep, V2, Act of Oblivion and Precipice. His work has been translated into forty languages and nine of his books have been adapted for cinema and television. A Village Books event in association with Alleyn’s School Enterprises. The MCT, Townley Road, East Dulwich, SE22 8SU. Tickets https://www.trybooking.com/uk/events/ landing/110904. 24 | SE23 - September 2026

This is the story of the ups and downs of Michael and Clare's remarkable life on the farm over the last five decades. The Last Word with Anne Lynch RWS I am a painter and member of the Royal Watercolour Society, living in Brockley. Originally from Scotland, I moved to London in the 1970s and have exhibited regularly ever since, including in France and the USA.

How long have you lived in the area? I’m originally from Edinburgh and moved to London in the 1970s. I’ve always lived in South London, where I raised my family. My children went to school in Dulwich, and I moved from West Norwood to Brockley in 1989.

What do you most value about the area? I love the quiet area around Hilly Fields, with its trees and so many places within walking distance, including Dream Story and Sundae for ice cream. There’s a strong community feel and, at my age, I particularly appreciate seeing so many families with young children – it adds enormously to the life and character of the area. I’m also only 15 minutes from central London, which is important as I regularly visit galleries and the theatre.

The one thing you couldn’t do without? Green spaces and community. There’s also a wonderful artistic community here and I love meeting and talking to new people. I spend quite a lot of time in France and Saffron Walden, but always love returning to South London.

Your favourite place for a night out? We loved going to the Rivoli Ballroom for a jive night – great fun!

What is your favourite place to eat? One of my favourites is Spinach, with its cosy interior, interesting menu and cheery atmosphere. I used to love the Blue Mountain Café when my children were young, which is now the fabulous Elvis. I also love the Blue Brick Café, which has a similarly relaxed, friendly feel.

Coffee or tea? Where? I’m a great tea drinker and love a cup of tea in Dulwich Park, where I often meet my grandchildren, or at Dulwich Picture Gallery. For coffee, it has to be Forest in East Dulwich. It’s run by the lovely Fran and her daughters, and my grandson works there on Saturdays, so do check it out! 32 | SE23 - September 2026

Where’s your favourite place to walk? Spoilt for choice! I often walk in Dulwich Park, but also love Peckham Rye Park, with its surprising variety of plants, pond and different moods. Nunhead Cemetery is another hidden gem.

What is your favourite shop? Difficult to choose! I love browsing in Celestial and Oliver Bonas in East Dulwich. I also really appreciate the haberdashery shop – such a useful local store – along with Chener Books, a real neighbourhood gem.

What was the last thing you bought there? At Oliver Bonas I bought some fabulous rustcoloured and white checked wide trousers and a pale blue top. From Chener Books I bought The Covenant of Water by Abraham Verghese. They all came on holiday with me to France! annelynch.com | @annelynchartwork
