Welcome to SE22 May turned out to be a great month, with some wonderful weather and fantastic events. I thoroughly enjoyed the Artists’ Open House weekends, part of the Dulwich Festival and purchased a couple of great prints. The Goose Green Fair was back with a bang and was packed all day long. I was particularly pleased to see it return as I started the original event back in 2006! The current organisers did a fantastic job. As usual I have rounded up all the great events taking place in and around Dulwich. The events pages start on page 6. June is proving a popular month for events so we have seven pages of online and in person events happening in and around Dulwich. Please do check any event before turning up to make sure that they are still going ahead. Remember to check out www.arounddulwich.co.uk too. The Pub in the Park is back at Dulwich Park this monnth and I cannot wait to attend. Find out the full details on pages 10 & 11. What's On - June Now until Wednesday 1 June: Charity supper club hosted in the iconic Brockwell Park
Brixton People’s Kitchen present Well-Seasoned, a supper club with a purpose hosted in the iconic Brockwell Park. As part of Brockwell Bounce, a three-day festival running from 30th May until 1st June, each consecutive night will feature a uniquely designed menu and live music. Well-Seasoned lines up three amazing female chefs: Masterchef quarter-finalist Yui Miles, the incredible Dine with Dina (Dina Macki) and soul food sorceress Safiya Robinson - founder of Sisterwoman Vegan. Well-Seasoned’s concept is about adding a little bit (or a lot) of spice to life and celebrating bold flavours and rich food heritages. Safiya Robinson, founder of Sisterwoman Vegan, a plant based social enterprise, takes over with her own unique take on dinner. All proceeds from Well-Seasoned will go towards funding Brixton People’s Kitchen. A social enterprise dedicated to providing as many people as possible with access to diverse, nutritious and affordable foods. Challenges have faced the organization over the last two years with the sharp increase in people struggling with the rising cost of food. Coupled with an unexpected eviction from their Lambeth premises last year. Proceeds from the supper club will fund a new community shop and café as well as crucial school holiday meal support services. Dr Michael Mosely has been extolling the many virtues of dance on radio and TV. Good for both mind and body-and fun! It’s hard not to smile when you’re dancing. Experienced or not, partnered or single, young or not so young, you are invited to come country (aka folk) dancing at St Barnabas Parish Hall. Country dancing is a very inclusive form of dance and has been so for centuries. Even if you’re an inexperienced dancer, you can join in immediately and get the full benefit and joy of the event as all dances are first practised and then “called”. And there are many people to partner you and show you how it’s done, should you need it. A chance to meet new friends and have some fun. 2 June: Our caller tonight is Les Wallace. H
edges create stylish boundaries but also help divide a garden into ‘rooms’, giving the space architectural structure. Hedge partitions also work well offset either side of a garden, create informal divisions, breaking up a long thin garden, for example, and creating a private nook for a seating area. And hedges are also useful for neatly screening compost bins or sheds. The crisp clean lines of a well pruned-hedge is also a perfect backdrop to softer, herbaceous planting. Even in the smallest garden, tucking a bench behind a small hedge will create a fun, private space to hide away for a quiet moment. There’s a wide range of plants that work as hedges. Here are a few to consider:
Evergreen Options - Yew creates a fabulous dark green hedge that can be tightly clipped. Portuguese laurel, griselinia and pittosporum varieties also work well.

Deciduous Hedging - Native hornbeam and beech (copper beach is also lovely) are great if you want something that changes with the seasons from fresh spring leaves to autumn colour and finally brown foliage that’s often retained through winter Flowering Shrubs
- Escallonia, choisya, camellias, rosemary, roses such as Gallicas or even hydrangeas can be used as a hedging. Native hedging made of plants such as hawthorn and dog rose are full of colour and great for biodiversity.
Ornamental Grasses
- Calamagrostis ‘Karl Foerster’, miscanthus and pennisetum, make lovely hedges with movement and texture. These can be layered in front of an evergreen hedge to seasonal interest. Autumn and spring are good times for planting hedges, but now is a good time to do some advanced planning by noticing what hedging you like and what will work in your own garden.

ative British Lobsters are caught off the coast between June & September, they are blue when live, and go bright red when you cook them. Billingsgate Fish Market in east London stocks some of the best lobster in the UK. You can pick up consistently fresh produce thanks to the daily catches from British coastal areas as there are 40plus merchants at the market the competition is keen which helps to keep prices low. The rule of thumb with lobsters is always to use top-quality produce, then keep your preparation as simple as possible – this will let the natural flavours come through and show your guests you really know your stuff. Serves 8-10 as a small course.
Ingredients • • • • • • • • • • • • • •
5 live 1-pound lobsters (can be pre-cooked) 8 tablespoons unsalted butter 2 large onions, finely diced sea salt & fresh ground black pepper 1/4 cup extra-virgin olive oil 2 cups Arborio rice 2 garlic cloves, minced 1/2 cup dry white wine 8 cups lobster broth 3 tablespoons chopped parsley 2 teaspoons chopped thyme 2 tablespoons freshly cut chives 1 teaspoon grated lemon zest aioli or mayonnaise for garnish
Method In a large stock pot bring 2 gallons of heavily salted water to a rolling boil. Add the lobsters and boil for 10 minutes or until they turn bright red. Remove the lobsters and when cool enough to handle, remove the meat and coarsely chop. Reserve 8 cups of the boiling liquid and discard the rest. Add the lobster shells to the reserved water and simmer for 20-30 minutes. Strain the broth and then return to the pot over medium-low heat to be used in the risotto. You may have some broth left over which you can boil down into a lobster reduction and freeze for another use. 14 | SE22 - June 2022
Heat the butter in a large, heavy-bottomed pot over medium-high heat. Add the onions and a generous pinch of sea salt and sauté until translucent (about 6 minutes). Add the olive oil, rice, garlic, and a bit more salt. Stir the rice until it is sizzling and wellcoated with the oil. Add the wine and keep stirring until it is reduced. Bear in mind that from this point it will take 20-30 minutes, or a bit longer if your rice is older). For a dinner party allow 40 minutes and the risotto can sit for 5-10 minutes if necessary. Adjust the heat to keep the broth at a brisk simmer; you should see little bubbles but nothing near a boil. Add 1 cup of the lobster broth (just enough to barely cover the rice) and stir frequently until the broth has almost been completely absorbed. Repeat the process of adding broth, stirring, and allowing the rice to absorb the liquid until the rice becomes a bit soupy and is a little al dente. Before serving, stir in the chopped lobster meat (reserve a little for garnish) and season the risotto with sea salt and fresh ground pepper to taste. Garnish with the reserved lobster meat, herbs, lemon zest, and a dab of aioli or mayonnaise. Serve as soon as you can. Enjoy!

et’s talk about hydration this month’ article. And I don’t need to tell you how important it is to stay hydrated. We all know about the importance of movement and nutrition for health and yet one aspect – anecdotally speaking - that is still very often neglected is hydration. So, it is probably not unfair to say that most of us are not always at optimum hydration. Every system within the body needs water to function properly, from digestion to our energy levels. It is common for us to be a little dehydrated, but how can we tell? Of course, the colour of your pee will give you an idea. When we are dehydrated, our blood pressure drops, causing poor circulation and reduced blood flow to the brain. This means that your heart must work extra-hard to distribute oxygen and nutrients throughout the body, making you feel tired and sluggish.
3 Top Tips for Maintaining Hydration Luckily, this is an easy fix. The remedy? A simple glass of water! But what can we do to get more water into our day? Here are my three top tips on how to stay hydrated: First, water. Every morning, while I wait for my coffee to brew, I have a glass of water with a little bit of creatine powder in it for some extra energy. Naturally, your body will be dehydrated after seven to eight hours of sleep. Therefore, longer you leave it before your first glass of water, the longer it will take for your body to recover. Studies show that drinking water after waking up helps to cleanse the stomach of toxins and balance the lymphatic system, improving immune health. Little and often. Using a smaller glass of water encourages movement. Why? Because you have to get up and get moving in order to get more water. This is a great way to get in those movement snacks as you take a trip to the kitchen for a re-fill. People often mistake thirst for hunger, which can cause them to eat more than they need. Consistent water intake throughout the day will also help you to consume the right amount of food. Keep it coming. If you don’t have a reusable bottle for when you are on the go, it is time to 16 | SE22 - June 2022
treat yourself. Carrying around a flask or bottle will ensure you are never without water and have sufficient energy for optimum performance. Often, when we are busy, we tend to ignore or miss the signals from our bodies telling us that we are thirsty.
Not Only Skin Deep Being hydrated does not just affect your physical health and appearance. Simply drinking more water can have a huge impact on our quality of life as it boosts our energy and helps us to perform at a higher level. You may find that using alerts on your phone as a reminder helps you to drink as much water as possible to stay motivated throughout the day.

ou do not need a performer in the family to enjoy nurturing a love of drama. Children have a natural ability to create and play using their imaginations. The more you engage with this ability the more easily your child will harness the invaluable skills they will gain and use them in social and academic settings. Finding time in our busy lives can be a challenge but even a few minutes playing and creating happy memories in the process - will benefit your child’s literacy, speaking and listening, problem solving, collaboration, empathy, understanding of the world, confidence, creativity, and concentration.
Stories Sharing stories together can be bonding time and discussing and exploring them is a great way to explore drama. Role-playing episodes from storybooks is not only fun but can help deepen your child’s understanding of stories and characters. Ask questions like: ‘What do you think will happen next?’, ‘Show me how you think the character walks and talks.’ or ‘Imagine I am Hagrid and you are Harry and I have come to take you to Hogwarts; what do you say to me?’
Create your own story Your child will love the magic created by making up stories together. Establish characters and a scenario, introduce a problem to overcome and find a resolution - then take it in turns to tell a section of the story. A twist always goes down well! Eye contact and pausing for suspense are powerful, too! Finally, remember that anything goes; there is no right or wrong. Role-play: Make-believe games allow children to improvise both the world around them and a world of their invention. Use whatever stimulus interests your child - anything can be used to create scenarios for you to improvise around. Puppets: Playing with puppets or cuddly toys can be a gateway for children to explore and communicate challenging feelings or worries. Perform: Act out stories and poems, whether as a performer or a member of the audience, is great fun. Raid the wardrobe for costumes! Games: Good old fashioned ‘Charades’ or ‘Famous Names out of a Hat’ make great Drama practice. Rhubarb and custard: Re-enacting a scene from a story or play just using the words rhubarb and custard can help develop how we use our voices, physicality, and facial expression to tell a story without relying on dialogue. Mirroring: Taking turns to mirror each other’s slow movements can help physical control and concentration, create a sense of well-being and encourage eye contact. Tongue twisters: Trying to say these is helpful for articulation and pronunciation. The skills children acquire taking part in drama are wide-reaching, so find time to be creative and imaginative with your child, and above all have fun!

Councillor James.McAsh | James.McAsh@southwark.gov.uk | n the 5th May, voters across Southwark went to the polls to elect their local representatives, for the first time since 2018. Whoever you voted for, thank you to everyone who voted. Our democracy is precious and it only functions if people turn out and vote. Across Dulwich, Labour won all nine seats: three seats in Goose Green and two in Dulwich Hill, Dulwich Village and Dulwich Wood respectively. Eight of these were already councillors. The ninth, Portia Mwangangye, replaced Cllr Victoria Olisa in Goose Green. We are grateful for all of Victoria’s work in the community over the previous years. Across the council, most seats are held by the same party as they were before. The one exception was London Bridge and West Bermondsey, which passed from the Liberal Democrats to Labour. Labour now has 52 of the 63 councillors and will form the next administration. The remaining 11 councillors are all Liberal Democrats, so they are the official opposition. No other parties are represented in the town hall.
Introducing Your Councillors In Goose Green, your councillors are now James McAsh (that’s me!), Portia Mwangangye and Charlie Smith. I’ve been a councillor since 2018 so this is now my second term. I’m a primary school teacher in Brixton and I’ve tried to bring this experience to my councillor role to work with your wonderful local schools. Over the coming year I will be taking up a role in the Southwark Council’s Cabinet, looking at regeneration and the climate emergency. Portia is new to the role but she’s already hit the ground running. She’s lived in Southwark almost her entire life since she arrived in the country as a refugee. She lives locally and her key priority is engaging young people in the community and the work of the council. Despite being new to the role, she’s already been appointed as a Deputy Cabinet member to look at this area. Charlie is our most experienced councillor. This is now his fourth term representing the people of Goose Green and East Dulwich. He is an expert in licensing and works hard to make sure that restaurants, cafes, and bars can thrive across 22 | SE22 - June 2022

He is also active in Southwark Pensioners Centre and is committed to ensuring that older people are properly represented and supported. ulwich Hamlet closed their season before a tremendous crowd at Champion Hill who very much enjoyed a heartening hammering* of Hemel Hempstead, Hertfordshire’s senior alliterative team (*2-1 and a bit squeaky at the end). The victory saw The Hamlet finish tenth in the National Conference South; a creditable enough performance across the season, but mildly disappointing given the heady heights the men’s team reached before Christmas (second no less). Lots to be cheerful about though. The home crowds have been consistently huge. And while this has tested the stadium’s facilities to the full, as well as the patience of some of The Rabble, the throng of thirsty fans has helped refill the club’s coffers after a projected period of penury across lockdown. The board, the staff, the Supporters Trust, and all those who work tirelessly to keep our local club thriving, deserve the freedom of Champion Hill for all they have done to steer the Sons of Edgar Kail through this testing period. Remember, not so long ago the Pink and Blues were exiled to Mitcham, a place where you’d struggle to buy a sourdough loaf. Solzhenitsyn himself would have struggled to do justice to the hardship suffered. Yet now Champion Hill is rocking again with average crowds the biggest in the league at over 2,700. And with the new stadium on the horizon, the future is looking pretty sound. Some big questions hang over the club, however. Will long-serving manager Gavin Rose want or be offered a new contract? Will player of the year, keeper Charlie Grainger, be head-hunted by a more senior club? And will the urinal under the Tommy Jover ever be unblocked? Only time will tell. Meanwhile Dulwich Hamlet women’s team had a decent season, finishing sixth in their league and falling just short of cup glory with losing to league champions and their North London nemesis Ashford in the Capital Senior Cup Final. While very much part of the club, the women’s team have developed a strong and unique culture of

their own, as well as a passionate and dedicated fanbase. Next season promises great things. So that it is it for the season. What are we all going to do? There’s the Queen’s Platinum Jubilee to look forward to we suppose. And why not celebrate HMQ’s glorious reign by bedecking yourself in patriotic pink and blue, via the online Hamlet merch shop at www.dhst.org.uk. It is what she would want. When is a gift is not a gift?
A
combination of rising house prices hampering first time buyers plus the threat or fear of care home fees has seen many parents transfer their main residence to their children or contemplating the act. Prima facie, this may seem a great IHT strategy as the parents transfer ownership to the children. Some parents view this as a great way to have live in care from their own blood. However, such decisions may not be so good as first thought. The transfer to the child(ren) may be fine. However, here comes the red flag. If the parent(s) continues to live in the property following the transfer of ownership, the gift fails. The gift is caught by what is known as ‘gift with reservation of benefit (GWROB).’ A GWROB arises where an individual transfers ownership of an asset to a beneficiary, but the transferor continues to benefit from it following the transfer. A parent transferring their home to their children but continuing to live in the property is a perfect example of a GWROB. In effect the property will be deemed to still be a part of the estate of the parent(s) for IHT purposes and moreover for any assessment or contribution to residential care home fees in the future. However, there is greater problem arising from the benevolent and innocent act by a parent that needs to be addressed before any attempt to resolving the GWROB. A parent’s transfer of their property to their child, means that the child is now the legal owner and not their parent. Suddenly, the parent has moved from secured residency to being at risk of losing their home. This may arise in three simple steps. Firstly, the child can evict their parent if they desire. To some this may seem farfetched. However, it is a reality in 2022, that some children have forced their parents out of their home sometime after the property transfer has been completed. Some local authorities are battling with this emerging group of homeless people. It is for this reason alone and not any

great tax planning strategy that parents should be reluctant and not in a hurry to transfer their property to their children during their lifetime. Secondly, what happens if the child becomes divorced? The spouse of the child would have a legitimate claim against the child’s estate; and that includes the house that has been transferred from their benevolent parent(s). Thirdly, if the child becomes bankrupt, the property will be included as part of the child’s assets. What began as a wonderful parental gesture is no longer so attractive? As parents have through their own action often without professional advice, placed themself at risk of losing their home. This is in addition to the creation of a GWROB. In the past three years HMRC was recovered over £370m from such gifts which have failed. The underlying problem is not the transfer of the property by the parent but the transfer of the property without seeking any professional advice. The professional fees saved is often paid to HMRC a multiple of times. A simple solution to the GWROB problem is for parents not to transfer their main residence to anybody during their lifetime. However, if they wish to transfer the property, a GWROB can be avoided if the parent pays market rent to the child after the transfer of the property. Market rent must be payable for life by the parent. In addition, any such transfer may not be a sanctuary from care fees. Local authorities may regard the transfer as a “deliberate deprivation of assets” by the parent(s). If this is the case, the local authority will take action to recover care fees. Parents should always seek professional advice before any property gift; otherwise, their gift can easily become a GWROB.

The Last Word – Dr Christine Langhoff What one thing would you change? We could still do with slightly better public transport – although I am in two minds. What if that changes Dulwich too much too fast?
The one thing you couldn’t do without? The friendliness of Dulwich and knowing so many people. It doesn’t feel like you are living in London.
Do you know your neighbours? Yes – I rarely walk down the street without bumping into neighbours and stopping for a chat. Love it! Friends are always stunned as it is not the picture they have in their minds when they think of London life.
Where are you to be found on Saturday? Seeing coaching and therapy clients in Dulwich Village in the mornings followed by time with my family – maybe in one of the local parks or our garden.
What is your favourite place to eat? I love Yama Momo. Can’t get enough of their softshell crab rolls and lobster maki.

I am Dr Christine Langhoff, executive coach, clinical psychologist and director of Circle Psychology Partners - a local counselling and therapy service for children and adults. Passionate Dulwich resident and mum of two.
How long have you lived in the area? I have lived in the Dulwich area since 2008. Both of my children have been born in Dulwich.
What brought you here? Working as a clinical psychologist brought me to London and Dulwich! I started off as an assistant in the adult ADHD service at the Maudsley Hospital. A friend told me to look out for the Dulwich, Herne Hill, Peckham Rye triangle for a place to live. I instantly fell in love with Dulwich when I was house hunting. Commuting to North and East London during my doctorate was trickier from SE22 but I have now done away with commuting by setting up Circle Psychology Partners in Dulwich. 36 | SE22 - June 2022
Coffee in the morning, tea any time at Oru Space on Lordship Lane where my team at Circle Psychology Partners has three therapy rooms. It’s such a gem. I remember when it was the CMHT and then viewing the empty shell after Oru Space acquired the building. It has a great community vibe and I think it is a special place in the heart of Dulwich.
The best kept secret... The street art of East Dulwich. A lot of it has popped up over the years. I recently went on a street art walk with Amanda Greatorex as part of Dulwich Festival. I highly recommend it.
Where’s your favourite place to walk? I am madly in love with Dulwich Woods. It is such a great space to relax in, connect with nature and forget the everyday stresses.
