Our history

Out in front since way back when Purposeful. Personal. Proper. The more years you spend in business, the more you learn about what people really want from their letting agent. And now we’re into our eighth decade, we’ve learnt a great deal. The services you appreciate most? We’ve perfected them. The approach you prefer? We’ve made it part of our culture. It adds up to a partnership that’s all about you… focusing on what you really want. From that first handshake above a North London furniture shop in 1946 we’ve made your hopes and dreams the first thing we think about when it comes to letting your property. That’s how one Islington office has grown to over 50 branches throughout the south of England. And it’s also why you can count on us to look after you and your property needs properly.

This is why we’re always looking for even better ways of fitting in with your lifestyle. With your My Andrews account, all the latest notifications on your let come straight to you. Whether you’re on your 8am commute, or at your 9pm happy hour, we can make sure you’re kept in the loop. My Andrews is like having your own personal branch at your fingertips. You can log in to your secure account online, or check your app to get updates of any requests to view your property, as well as details of any offers, tenancies or rental statements. Whether you’re managing your property portfolio from overseas, or working 9-5, your My Andrews account will take some of the hassle out of being a landlord. For fully managed properties, My Andrews also offers a way for tenants to log any faults or repairs needed on an automated system, 24 hours a day, 7 days a week. You can keep everything in one place by syncing your in-app appointments with your other online calendars. And even if you have more than one property, with just one log-in, you can see what’s happening on all of them. In short, it puts you in the driving seat of your let.

Our flexible services

Services to suit Whether you’re an experienced landlord managing a number of properties full-time or a first-time landlord, we offer three levels of service to suit your needs. All of these can be tailored to give you what you want.

1 Let Only This service is ideal if you’re an experienced landlord but don’t want to go to the trouble of finding a tenant and setting up the tenancy. If you choose ‘Let Only’ we will get your property let and your tenancy up and running and then hand it over to you. You are then responsible for rent collection and property maintenance. We will: • assess your property in relation to current market conditions • match your property with suitable applicants through our extensive tenant register • promote your property through property portals, including Rightmove, PrimeLocation and Zoopla

• register deposit with a Government approved Tenancy Deposit Protection Scheme, if required • deal with the return of the deposit if held by us • give you guidance on statutory housing & safety regulations.

2 Rent Collection If you’re happy to deal with any property maintenance issues that might arise and sort out suitable contractors, but don’t want to find tenants and collect rent, this is the service for you.

• interview and assess prospective tenants

When you choose our ‘Rent Collection’ service, we market your property to find you a suitable tenant, and then collect the rent securely on your behalf. In addition to the let only service, we will:

• arrange viewings and accompany if required

• collect standing order rent payments and forward promptly to your bank by BACS

• negotiate the tenancy in line with your instructions

• send a monthly statement of your account

• promote your property through our website and our branch network

• check credit, employer and previous landlord references of prospective tenants (where applicable) • coordinate start, end and any extension of tenancy • collect the first month’s rent and deposit (against possible damages), and organise for future monthly rent payments to be paid directly to you • ensure compliance with Immigration Act • hold your tenant’s deposit in a bonded client’s account, if required

• forward copies of statements to your accountant and/or solicitor as requested • chase any late payment, pursue guarantors and keep you fully informed.

3 Full Management If you don’t live near your property, or don’t have the time to deal with issues such as finding suitable tenants, collecting rent and arranging maintenance, this service is for you.

• act as your tenant’s contact for all property management issues

Under this ‘Full Management’ service we will take care of everything—you can just sit back and enjoy the income your property generates. In addition to the Let Only and Rent Collection services above, we will:

• promptly arrange estimates and organise repairs by reputable local contractors
