SANTA ROSA BEACH · SCENIC HIGHWAY 30A

A Village Between the Lake and the Gulf

Set along Scenic Highway 30A between Grayton Beach and Seaside, WaterColor is a master-planned coastal community developed by the St. Joe Company across roughly 499 acres — nearly half of it given over to parks, preserve, and common space.

Water shapes the community on two sides: the Gulf of America to the south and Western Lake — South Walton’s largest coastal dune lake — to the north. Between them sit pine-shaded streets, footbridges, and homes in a distinctly Southern coastal style.

At full build-out WaterColor will hold roughly 1,140 homes, cottages, and condominiums. A signature advantage of ownership here: membership to the WaterColor Beach Club is included in HOA dues — placing the Gulf, the pools, and the dining just beyond your front porch.

Five Phases, One WaterColor

WaterColor grew outward over time — beginning at the Gulf and stepping north across Western Lake and east toward the shops. Each phase carries its own character and set of districts, yet all share the same architecture, amenities, and sense of place. Here is how the neighborhood comes together.

Phase 1

The Gulf & the Town Center

The original and most central phase, closest to the beach, the Beach Club, and the shops and dining along 30A. Development began here in 1999, and it remains the most amenity-rich — and most sought-after — address.

Old Park · Cottage · Beach · Gulf districts

SHORT-TERM RENTALS — PERMITTED

Phase 2

The Camp & Forest Side

Just northeast of the core and home to Camp WaterColor, with its pools and lazy river. A family-centered, tree-shaded enclave gathered around parks and the camp itself.

Fern · Cypress Cove · Lake Forest · Pine Ridge & more

SHORT-TERM RENTALS — PERMITTED

LAKE AT DUSK

A rare coastal dune lake — one of only a handful in the world — framing the northern edge of the community.

Phase 3

The Lake District

North of Western Lake and linked to the heart of WaterColor by a footbridge over the water. Many owners prize this side for its lake views and quiet, with easy access back to the Beach Club.

Cerulean Landing · Long Leaf Park · Oak Grove · Sandy Creek & more

SHORT-TERM RENTALS — PERMITTED

Phase 5

The Park District — The Final Phase

Phase 4

The Crossings Side

Closer to the WaterColor Crossings shops and Publix, with many homes backing onto state preserve. The quietest, most natural setting — and often the most attainable way into the community.

Cedar Woods · Summersweet Place · Turtle Ridge

SHORT-TERM RENTALS — PERMITTED

The community’s last phase of homesite development: 41 custom homesites designed around primary living and true second-home ownership. Owners enjoy a private, residents-only pool and every existing WaterColor amenity, just a quarter-mile from the Crossings and Publix. Uniquely, this neighborhood is reserved for residents — short-term rentals are not permitted here.

THE GULF, JUST BEYOND THE DUNE

A Coastal Architecture

Homes here follow a refined Southern coastal vocabulary — deep porches, metal roofs, shuttered windows, and tones drawn from sand and sky. Consistent without ever feeling uniform.

The range is wide: from intimate cottages to estates with private pools, carriage houses, and rooftop perches. Lakefront homes sit gently back through the pines to protect Western Lake.

HOW VALUE WORKS HERE

In WaterColor, location leads. Proximity to the Gulf, the Beach Club, and the town center commands the top of the market; the Crossings side tends to offer the most attainable entry; and the Park District brings custom new construction for those seeking a private, residential setting.

Golf carts

Permitted in Phases 1 through 4. The Park District (Phase 5) is rental-restricted — reserved for primary and second-home owners.

Membership to the WaterColor Beach Club is included in HOA dues — a notable advantage compared with some neighboring communities.

Access runs on a wristband system, with a set number issued per home regardless of how many it sleeps. Children under five are exempt.

A buyer transfer/contribution fee applies at closing. Your agent can walk you through current figures and any active assessments.

A favorite way to get around — though, per HOA rules, condominium buildings are not permitted to keep rental golf carts.
