Santimo Beach occupies one of the last quiet gaps on that stretch — a single gated street of twenty homes, tucked between Alys Beach and Rosemary Beach, with a private beach walkover of its own.

Between the two Santimo sits on the Gulf side of 30A, directly between two of the most recognized communities on the Emerald Coast. Alys Beach lies to the west, Rosemary Beach to the east. Both are a short walk or an easier bike ride — their restaurants, shops, and greens function as an amenity package Santimo never had to build.

The address reads Inlet Beach, Walton County, though rental platforms and older MLS records sometimes file it under Seacrest or Rosemary. Buyers searching the tax rolls will still find it recorded under its original plat name, Elysee — the street kept the name even after the community took a new one.

No single vocabulary Santimo was never governed by a strict design code, and that is the first thing an experienced 30A eye notices. Alys Beach is white stucco by decree.

Rosemary is West Indies by masterplan. Santimo is neither.

What the street holds instead is a run of large, individually commissioned homes — Mediterranean and Tuscan volumes from the earlier build cycle sitting alongside crisp, contemporary coastal architecture completed in the last few years. Rooftop terraces are near-universal, the Gulf views they capture being the whole point of building tall on a lot this close to the water.

Interiors follow the same logic. Recent homes lean toward white oak, honed marble, reclaimed beams, and quiet plaster — a restrained palette that lets the light off the water do the work.

Twenty households, one walkover The gate is the smaller half of the story. The larger half is the beach walkover, which serves this street and no one else. Twenty homes share it. On a coastline where public access points draw crowds by mid-morning, that arithmetic is the asset.

There is no crossing of 30A, no parking lot, no shuttle — the dune line sits at the end of the street.

The economics follow the scarcity. Nightly rates at the top of the street run well above the Rosemary Beach average, driven by the private beach access, the private pools, and homes of a size that accommodate multiple families at once.

The street's most photographed residence served as the inaugural 30A Showhouse for Atlanta Homes & Lifestyles — a design-build collaboration between Benecki Homes, Melanie Turner Interiors, Lew Oliver, and Chase Green Built. It now rents.

What ownership looks like Twenty lots means twenty owners, and the association is scaled accordingly — dues in the range of $940 per quarter, covering the gate, the street, and the beach walkover rather than a resort's worth of amenities.

Turnover is thin. Homes here tend to sit longer than the county average before selling, which is less a signal of weak demand than of a very narrow buyer pool: the person who wants this street usually knows exactly why.
