SCENIC HIGHWAY 30A

Greenway Park a gated pocket between the forest and the Gulf

PRESENTED BY

Anderson Group 30A

WELCOME

A quiet gate in the middle of everything Fifty-four homes behind a gate on the north side of 30A — with a state forest at the back door and a coastal dune lake next door.

Greenway Park is easy to drive past. The entrance is a modest break in the tree line just east of Greenway Station, and the gate keeps the rest to itself. Inside, brick paver streets curve beneath live oaks, sidewalks run the full loop, and the pine canopy of Point Washington State Forest closes in behind the last row of homes. That combination is the whole story. It is one of the few gated neighborhoods on this stretch of 30A where you can walk out the gate to coffee, dinner, and a beach access — and still hear nothing but pines from the back porch.

Point Washington State Forest borders the community to the north; a community-owned greenway easement borders it to the west. Eastern Lake — one of the rare coastal dune lakes on 30A — sits just beyond the east side, with its public beach access minutes from the gate. G R E E NWAY PA R K · S E AG R OVE B E AC H

ARCHITECTURE & THE HOMES

Old Florida cottages, built one at a time Greenway Park was platted as a custom-home community rather than a builder subdivision, and it shows. Homes went up over roughly two decades, most of them two stories on compact 50 × 70 lots, and no two

1,900–2,400 square feet

The vocabulary is consistent even where the plans are not:

Two stories, often dual primary suites

Interiors lean classic — shiplap, crown, wide plank floors,

read as New Orleans by way of the Panhandle. Parking is carport-and-driveway rather than attached garage, with room for a golf cart — the standard 30A trade for a walkable lot size. A handful of homesites remain unbuilt, so building new inside the gate is still possible.

The center of the community is a single large pool set in a paver deck, ringed by palms and pines with a covered pavilion at the far end. It is generously sized for fifty-four homes, which in

REAL ESTATE & OWNERSHIP

What it costs, and what it earns Greenway Park trades in a narrow band. Four-bedroom homes have generally closed between roughly $1.15 and $1.4 million over the past two years, or about $500–$600 per square foot. Homesites, when they come up, have recently been asking in the low-to-mid $400,000s. With only fifty-four homes, inventory is thin — often one or two active listings at a time, sometimes none. That scarcity is part of the value story and part of the challenge.

Worth Knowing There is no deeded private beach access. The nearest is the Eastern Lake public access just outside the gate — a genuinely good one, but public. Lots are compact and garages are carports. Price the trade-offs in honestly; they are the reason the entry point sits where it does.
