Eden’s Landing

AT A GLANCE

LOCATION

Point Washington North of US 98 on County Highway 395

Some of the best neighborhoods near 30A aren’t actually on 30A. Eden’s Landing sits just north of US Highway 98 in Point Washington, off County Highway 395, tucked beside Eden Gardens State Park and a short drive from Tucker Bayou and Choctawhatchee Bay. It’s a newer community with contemporary coastal homes, a neighborhood pool and a genuinely residential feel. Short-term rentals are not permitted here, so the people on your street are full-time residents and second-home owners rather than weekly

Eden Gardens State Park Most neighborhoods build their amenities. Eden’s Landing’s biggest one was already here: 163 acres of protected parkland on Tucker Bayou, with moss-draped live oaks, ornamental gardens and open lawns.

The Wesley House, built in 1897.

At its center is the Wesley House, built in 1897 by lumberman William Henry Wesley near his family’s mill. Lois Maxon bought the home in 1963, planted the gardens and donated the estate to the State of Florida in 1968. Read the history. Today residents walk the park’s mile of nature trails and the Living Shoreline Trail, fish from the dock and seawall, picnic under the oaks, or launch a kayak right onto the bayou.

Bay, bayou and the Gulf Eden’s Landing isn’t waterfront, but it lives like it. The Point Washington public boat launch is less than a mile from the neighborhood, putting boaters, paddleboarders and anglers onto the water toward Tucker Bayou and Choctawhatchee Bay in

minutes. Eden Gardens adds its own canoe and kayak launch in the day-use area, plus saltwater fishing from the dock and seawall. Tucker Bayou opens to the southeast corner of the bay and the Intracoastal Waterway beyond. And when it’s a Gulf day, the sugar-white sand of Seagrove Beach is about four miles south, a quick drive down County Highway 395.

Fishing in the park and bay follows Florida Fish and Wildlife rules, and a license may be required.

HOMES

Contemporary coastal

TYPICAL SIZE

1,500 – 2,300 sq ft 3 to 4 bedrooms, two stories CONSTRUCTION

Metal roofs, impact glass Fiber-cement and cedar siding

The original section of Eden’s Landing was built mostly from 2019 to 2021, with new infill homes still going up. The look is modern coastal rather than classic 30A cottage: standing-seam metal roofs, fiber-cement and cedar siding, big window walls, shed rooflines and covered porches. Inside, expect open living areas, ten-foot ceilings on the main floor, quartz counters and plenty of light. Many plans put the primary suite on the first floor. Homes are right-sized, generally about 1,500 to 2,300 square feet with three or four bedrooms, on compact lots of roughly 2,500 to 3,200 square feet. Parking is a one-car garage, a carport or both. THE

MARKET

Two price points, one address When someone asks what a home in Eden’s Landing costs, the first question is which section. The original neighborhood has traded mostly in the $500,000s to mid-$600,000s, with brand-new infill homes asking more. Oak Grove is a different tier, with new homes offered from about $1.35 million to $2 million.
