As we move toward the summer season at The Marbella, there is a great deal of activity underway across several important projects and initiatives intended to protect, maintain, and enhance our community for years to come.
At the time this article was drafted, the membership vote regarding the proposed firstfloor lobby renovation had not yet occurred. Should the project be approved, residents can expect frequent and detailed communication regarding next steps, construction timelines, anticipated impacts to common areas, and any temporary operational changes. This will include advance notice regarding noisy demolition work, adjustments to food and beverage service, access modifications, and any other service interruptions necessary to complete the work safely and efficiently. Our goal will be to keep residents informed well in advance so everyone may plan accordingly throughout each phase of the project.

all owners and residents review and finalize their hurricane preparation plans. This includes ensuring the Front Desk has current information regarding who you have contracted with to relocate your vehicle should a storm event occur, as well as confirming your evacuation plans and emergency contacts. Previously distributed hurricane preparation materials—including the Unit Departure Checklist, Hurricane Kit Checklist, and related preparedness guidance— remain available through BuildingLink and may also be obtained from Management upon request. Preparedness and communication are essential to ensuring resident safety and minimizing confusion during severe weather events.
Additionally, more than a halfdozen units are currently under contract or have sold during the first half of 2026. As is common following ownership turnover, this activity will likely result in a considerable number of unit renovation projects throughout the building over the coming months. When combined with the potential lobby renovation project and the ongoing elevator modernization program, with the final elevator anticipated to be completed by late summer or early fall, the staff is preparing for an exceptionally
active summer schedule.
While periods of improvement and modernization can create temporary inconveniences, these projects collectively represent meaningful reinvestment into The Marbella and its long-term future. Our team remains committed to balancing progress with resident comfort, maintaining clear communication, and ensuring operations continue as smoothly as possible throughout each phase of work.
Finally, thank you to all owners and residents who participated in the first-floor lobby renovation process, including those who attended presentations, provided feedback, submitted proxies, and cast votes. Community participation is an important part of condominium governance, and your engagement is appreciated.

Please make dining room reservations before 10:00 AM for lunch and before 2:00 PM for dinner. Lunch seating is 11:30 AM to 1:30 PM in the Madeira and Valencia rooms (casual attire for lunch). Summer is upon us, therefore jackets are optional in the Napoli Room from May 1st to October 1st. Long-sleeved shirts for men are required in the Valencia Room. The Maderia Room will continue to be casual attire.

STAY AHEAD OF THE STORM
With most storms making landfall in Florida between August and November, we are quickly approaching the peak of Hurricane Season. Now is the time to make sure you and your loved ones have a plan in place to stay safe.
One of the most important local resources available is Alert Collier, the County’s free emergency notification system. When you sign up, you can enter up to five addresses within Collier County, such as your home, workplace, a relative’s address, and receive alerts if a storm or other emergency affects that location. Notifications can be sent to your phone, email, or both, ensuring you stay informed no matter where you are.
It’s also critical to know your evacuation zone before a storm approaches. Collier County offers an interactive evacuation zone map that lets you quickly enter your address and find your zone.
For additional preparation, the Florida Division of Emergency Management provides a comprehensive disaster supply kit checklist and the state’s official Hurricane Guide. These resources outline what to include in an emergency kit, how to prepare your home, evacuation procedures, and what to do after a storm passes.
Preparation is your best defense against severe weather. Take advantage of these resources now so that when a storm comes, you can stay safe and stay ahead of the storm!

Recommended To-Do List Before Leaving
□ Close storm shutters in your unit if so equipped.
□ Bring all furniture and unsecured items inside on the east deck. For help, call Darci at 239.593.2316. Call one week in advance.
□ Turn off icemakers and empty the ice tray.
□ Empty refrigerator of all perishables.
□ Empty freezer in case of power loss.
□ Prop the dishwasher door open to prevent mold growth from residual moisture.
□ Run the garbage disposal to ensure all residual food is removed.
□ Make sure you discard all open food products such as crackers, cereals, cornmeal, and pasta.
□ Make sure all trash is removed from your unit.
□ If you have service contracts for your unit, it is in your best interest to leave the contact numbers with management in case of an emergency. Be sure they are licensed, bonded, and insured.
□ Do not turn off A/C. Set at 76 degrees to prevent mold.
□ Additional charges may be billed for the above items that are not complete due to an emergency.
□ Forward mail.
□ Inform us if you anticipate any deliveries.
□ Secure your car and valuable items in a storage locker if a hurricane threatens our area.
Items the Marbella staff will complete and inspect two times a month while you’re gone:
1. Turn off the main water valve.
2. Turn off the breaker to the water heater and circulating pump.
3. Inspect the unit for water damage to the ceiling, floors, and walls.
4. Check breaker box.
5. Check thermostat setting.
6. Check for a clean air filter. Replace if needed at the resident’s cost.
