Message From The Managing Director As the new year begins, The Marbella has once again come alive with the higher occupancy that naturally accompanies our winter season. With more residents in the building, we are enjoying a livelier atmosphere marked by increased social activity, strong participation in clubs, and a renewed sense of community engagement. This energy is one of the defining characteristics of life at The Marbella and sets a positive tone for the months ahead. I am pleased to report that our leadership team is fully engaged and operating at full strength. Darci Kopp, our Lifestyle Coordinator, and Michelle Woodman, our General Manager, have both returned to full-time schedules, strengthening daily operations and resident programming. In addition, Casey Cook, our Dining Room Manager, has quickly immersed herself in dining operations and is gaining a strong command of the department as we move deeper into the season. Important work continues across all departments. Rob Dieckmann remains steadfast in overseeing day-to-day maintenance operations while also managing major long-term projects, including the ongoing fire system replacement. At the same time, he is researching and planning for several potential future initiatives, such as flood panel solutions and

whole-building generator designs and options, to ensure the property remains well-maintained and resilient. In the kitchen, Chef Victor continues to deliver a balanced dining program, offering a wide variety of quality menu choices alongside simpler, traditional favorites. All of this is being accomplished while carefully managing food costs in a challenging market, ensuring both value and consistency for residents. From a financial standpoint, Controller Dave Coats has completed the annual budgeting process and has already turned his attention to the 2025 audit. Once finalized, the audit will be made available to all owners. Jackie Gonzalez continues to oversee The Cove operations, and residents can expect increased communication in the near future that will provide greater insight into The Cove’s offerings and amenities. Real estate activity at The Marbella is also gaining momentum. Mark Maran is heading into a busy 2026, with one unit currently under contract, progress on another, and the likelihood of additional inventory coming to market in the near term.

Seasonal Allergies Seasonal allergies, also known as hay fever or allergic rhinitis, affect millions of people. Symptoms of a runny or stuffy nose, red or itchy eyes, postnasal drip, cough, and wheezing appear at certain times of the year, especially during spring. In some cases, people may have difficulty sleeping and feel tired or fatigued. Allergy symptoms occur when environmental allergens trigger our immune system to react. This, in turn, triggers a reaction in our body, which then produces chemicals like histamine and others that cause these symptoms. Causes of Seasonal Allergies • Tree pollen causes spring allergies • Grass pollen causes summer allergies • Weed pollen causes fall allergies • Mold causes late summer or fall allergies • Red tide or algae bloom Symptoms Sneezing, runny nose, stuffy nose, red, itchy eyes, cough, and wheezing are the main symptoms. Some may complain of a cough from postnasal drip. Poor sleep can lead to fatigue, tiredness, and not feeling well. What Can You Do • Avoidance: This is not easy, as our environment is full of allergens. However, at certain times of the year, they are more in the environment. You can check pollen forecasts and stay indoors on days with high pollen

–Obayedur Khan, MD, FACP counts. Keep the windows and doors closed. Shower and change clothes after outdoor activities. Wear sunglasses and a hat to reduce pollen contact. You can wear a mask to prevent pollen from going into your nose. Avoid outdoor activities near the Gulf during red tides. • Keep your nose clean using a saline nasal spray or washing with water. • Check to see if any of your existing medications are causing allergic symptoms. • If the above is not working, you can use over-the-counter non-sedating antihistamine medication such as Zyrtec, Allegra, or Claritin. Avoid Benadryl as this medication has serious side effects. • Nose Sprays: Nasal steroids like Fluticasone (Flonase), Budesonide (Rhinocort), and many others like Nasacort, Nasonex can be found in the allergy aisle. • You can add an antihistamine nose spray like Azelastine (Astepro). This is also overthe-counter. We avoid Afrin because it causes rebound stuffiness or vasomotor rhinitis. Seasonal allergies can be challenging, but you can significantly reduce your symptoms if you follow some of the measures outlined above. If your symptoms persist after trying these steps, schedule an appointment with your physician to discuss additional treatment and management options.

Looking ahead to the late March annual meeting, management will prepare comprehensive presentations for owners on the lobby update project and the whole-building generator project. Owners will receive detailed information well in advance of any request for a vote, the timing of which has not yet been determined. Finally, on behalf of the entire staff—including The Cove, Kitchen, Dining, Front Desk, Housekeeping, and Administrative teams—I would like to express our sincere appreciation for the very generous owner holiday bonus funds distributed just prior to Christmas. Dining Room Reservations & Dress Code Please make dining room reservations before 10:00 AM for lunch and before 2:00 PM for dinner. Lunch seating is 11:30 AM to 1:30 PM in the Madeira and Valencia rooms (casual attire for lunch). The dining room closes at 2:00 PM. Dinner seating is 5:30 to 8:00 PM. Reservations are required at all dining rooms for lunch and dinner to ensure the best possible service. Please call 239.593.2331. Effective October 1 through May 1, jackets are required in the Napoli room. Jackets are optional in the Valencia room. Please note that long-sleeve dress collar shirts are required for gentlemen in both rooms. The Madeira room will continue to be casual attire.

Clemencia has been a valued member of the Guest Services team for nearly 19 years, a tenure that speaks volumes about her commitment to our community and the pride she takes in her work. Currently serving as Senior Housekeeper with supervisory responsibilities, Clemencia plays a critical role in maintaining the high standards of cleanliness, organization, and service that residents expect and deserve. Most recently, Clemencia truly exemplified the meaning of teamwork and leadership. During a period when the team was short-handed, she stepped up without hesitation to ensure all housekeeping operations continued to run smoothly. Her willingness to take on additional responsibility, coordinate staff, and maintain service continuity ensured that daily operations were seamless, even under challenging circumstances. Her calm, capable approach set a strong example for her colleagues and reinforced the reliability of our Guest Services operations. Clemencia is widely respected by her peers for her strong work ethic, positive attitude, and readiness to go above and beyond when needed. She approaches every task with care and accountability, consistently demonstrating a genuine commitment to the well-being of The Marbella community.
