Everyone wants to know… what is next? According to the experts, we have already seen a rise in pricing across the Gold Coast in 2021 of nearly 17% on last year’s figures. What everyone wants to know is … what is the real estate market doing next. This is not the easiest question to answer. Which market? What price segment? Commercial? Projects? Property Management? Let’s see if we can help. The massive influx of interstate and intrastate buyers coupled with the lack of stock on the market and record low interest rates has created one of the most vibrant real estate markets in the Gold Coasts history. Homes that were sold last year for $3.5 million are selling this year for $4.5 million. Island getaways that were taking 150 days to sell only 12 months ago are being snapped up in 45 days. We are certainly witnessing plenty of buyers coming into our market from outside the Gold Coast. Brisbane buyers account for 26% of our sales. Interstate buyers are certainly a large contingent at 34% of our sales. But our largest contingent of buyers is from our very own Gold Coast. 40% of our buyers are locals who are upgrading, downsizing, green-changing, grabbing waterfront while they can or making the lifestyle change to beach front apartments. We all know the national and local drivers, but the biggest single influence on our local market is going to be when current owners feel that there is enough stock for them to purchase their next home.


Grant and Vanessa live at Paradise Point. They would happily sell today ($2.5 million) if they could find the flat acreage block with a large home, great shed and nice flat surrounds. They have been looking for 3 months and have missed out each time one comes to the market – because the competition is so high. Grant says “We have tried to bid at auction and missed out, we tried to buy before the auction and missed out – a lot of homes are being sold without us even knowing about it - our fear is that if we sell our home we will have nothing to move into.” This is typical of so many potential buyers, they are just not confident enough to become sellers – not for fear of the price they will achieve on their home – rather, fear of not being able to purchase a home at all. Record prices are not the problem. Everything is selling – from $800,000 duplexes in Paradise Point to a $23,750,000 million luxury home in Southport. The sales activity in the $2 - $6 million bracket has never been so boisterous. Because we have 3 offices and more than 30 dedicated sales executives, it seems like we are setting records every week – from Sanctuary Cove all the way to Kirra on the south and Maudsland in the west. Amir Mian says “I think Spring will see a lot of owners taking the opportunity to list their homes for sale because they will expect to see a lot more choice and availability for themselves.” It certainly looks like Spring will be the peak selling season for the year, and based on what we have witnessed so far in 2021 – it is going to be an absolute selling frenzy! Amir Prestige Commercial agent Adrian Smith said “The commercial world is usually so unemotional, but for the first time in my memory, sales numbers are astounding. I have multiple buyers offering far in excess of any logical numbers – which we rarely see in the Commercial space”. Property Management Owners of prestige investment homes are particular about who manages their premium assets. At Amir Prestige, we have experienced growth of more than 100% in this space in this year alone. If you thought the sales market was tough now, spare a thought for tenants across the Gold Coast trying to find a place to call home at a reasonable rate. “Almost every new median rental property we list results in more than 50 visits and at least 20 applications. And the reality is that of those 20 applications – at least 15 of them are good enough to move into the property”, says Ebony Matias – Amir Prestige Property Manager. “My owners are thrilled. We are seeing tenants offering to sign leases for multiple years at outstanding rates – the return on investment is just getting better and better”. Conversely, tenants have never had it worse – competing against vast numbers of qualified tenants to get very sparse supply. Ebony believes every tenant should be as prepared as possible. “Make sure you are at the first viewing, arrange to view privately – do what you need to do to be the first person, and if you like the property – make your best offer, ensure the agent knows who you are and have all of your documentation loaded on the rea or domain sites so you can just press send – quickly! I don’t recommend sending an application before viewing the property (of course, if you are COVID affected, and you cannot attend – let the agent know) because you may find yourself at the bottom of someone’s list”. As the price raises into the $1,500 - $5,000 per week, the frenzy certainly does slow down. We are still experiencing great demand in the executive rental market – major employers are moving their top tier staff to the Gold Coast and arranging accommodation for short term leases of 3-6 months in both furnished and unfurnished homes.
