Introduction:

Islington Mill is located on 1st James Street, Ordsall, Salford which was constructed during 1823 and operated during the industrial revolution. The heritage of the mill dates back to the production of cotton that was cultivated by the British colonies and manufactured in Salford by lower class workers. The materials of the six storey Georgian style mill is made from handmade masonry bricks and the lintels of the doors and windows are made from stone with steel structural support, a clay floor slab finish with the roof featuring notable wooden queen post roofing structure which is currently not being used. The staircase tower that is located on the south eastern side of the mill was constructed at a later period because of the noticeable difference in the material quality of the bricks. Overtime, the use of the mill changes many times and is currently being used partially by artists.

Brief:

The design brief asks to design a space on the upper 5th and 6th floor for these artists to display their work for the public of Salford which itself plays an important part in showing pride in community. The design should incorporate the social value and heritage of the mill and should keep the removal of the original fabric to a minimum without justification

The Survey of Islington Mill:

The survey of Islington Mill took place on the 10th of November 2021, the weather was cloudy with no rain.

During the survey the group walked around the entire Mill scaffolding on the min and upper floors from West elevation and then entered the interior of the 5th floor, the 6th floor attic space was not accessible to the group because of safety regulations but was still viewable from the 5th floor. The expert surveyor advised us to use patchwork repairs on specific parts on the interior and exterior in order to maintain the original value of the Mill, the only part which was advised to completely remove and replace was the external steel staircase on the south elevation because of its deteriorated condition.

1.0 Exterior: Roof coverings 1.1 Element: Roof covering of entire mill Description: The slate roofing has had recent repair work done and as such not much work is needed further as it is structurally sound and weatherproof Condition: Good condition Repair needs: Further monitoring would be needed to see for any leakages or breakthroughs Priority: E

2.0 Exterior Chimneys & high level features (verge boards etc) 2.1 Element: Water storage tank Description: The former water storage tank is in a desperate state of repair, and would preferably not be used as an aspect in design because of it’s delicate structure Condition: Poor condition Repair needs: Full replacement and clean would be needed in order to keep historical accuracy Priority: B

3.0 Exterior: Walls

3.1 Element: Brickwork on all elevations especially high and mid level Description: Handmade masonry brickwork Condition: Surface pollution and weathering of the brickwork has lead to noticeable damage and deterioration Repair needs: Patchwork clean and replacing of bricks which are considerably damages and can be removed Priority: C

Photograph of masonry brickwork with surface damage on West elevation, by author 3.2 Element: South mortars specifically on higher levels of the elevations Description: The exposure to elements had causes the mortar that holds the brickwork together to retract and crumble, damage is significant on the South and East elevations and on high levels because of the harder access Condition: Fair condition Repair needs: Replacement and addition of new combining matter of the brickwork Priority: C

Photograph of mortar damages and retraction in walls on South elevation, by author 3.3 Element: North Ground elevation stone cladding Description: The gray stonework cladding which differs from the rest of the mill and doesn’t seem to be apart of the structure Condition: Fair condition, but removal would be for aesthetic purposes because of it peeling away from the original brickwork Repair needs: Removal of material vegetation growth in area which have peeled significant away from the building and left as debris on the north street Priority: E

4.0 Exterior: Windows & doors 4.1 Element: South elevation fire escape door Description: The wooden door features a steel frame and has paintwork which is flaking and the wooden/glass elements are damaged because of the weather elements Condition: Poor condition, Repair needs: Using new binding material for the steel framework which is exposed to the brickwork and a new paint job Priority: B Photograph of doorframe on South elevation, by author

4.2 Element: All elevation lentils for windows and doors Description: Stone lentils which feature steelwork support on the interior structure Condition: Fair condition Repair needs: Surfaces have been chipped away from weathering conditions therefore replacement of some for better architectural clarity of the building, internally the steel supports can be left as they fit in with the aesthetic of design and are structurally sound Priority: D Photograph of windows and lintels on South elevation, by author

7.0 Interior: Ceilings 7.1 Element: Mezzanine wooden floorboards Description: Wooden floorboards are acting as joists on the mezzanine level and those that were in poor condition would need to be removed Condition: Fair condition Repair needs: The ceiling lines visible from below the mezzanine are saturated and damaged by damp, the original ‘Dolly blue’ paint remains with emulsion that was rejected by the traditional construction Priority: C

8.1 Element: Internal brickwork masonry Description: The internal fabric of the mill is brickwork with a white paint finish that is beginning to deteriorate Condition: Fair condition Repair needs: Paint can be left as is to keep the aesthetic in the design, sections of brick and mortar which have been damaged should be removed using patchwork Priority: C

9.0 Interior: Doors (including lintels)

9.1 Element: Internal doors for the washroom and lift Description: Wooden doors with a steel frame and red paint finish are used in the washroom of the floor Condition: Poor condition, currently broken off the steel frame with rotting and rust taking place Repair needs: Removal and reinstalling the door with a new red paint finish would preserve the original heritage Priority: A

10.0 Interior: Windows internally (including lintels / cills)

10.1 Element: North elevation windows Description: The windows are made using a wooden frame on a steel lining with single panel glazing, original paint finish is peeling away Condition: Poor condition, notable cracks and leakages are present on multiple different windows on the north side of the mill Repair needs: Replacement of the single glazed windows to double or triple glaze for better efficiently and less condensation build up with measurements fitting the original openings Priority: B

11.0 Interior: Floors

11.1 Element: Floor Slabs of 6th floor Description: Clay floor slabs are used on the floor with a mixture of different materials over the mills lifetime resulting in different textures and colours Condition: Fair condition, some parts are damaged and chipped but the floor is structurally sound Repair needs: Patchwork on slabs which have damages/indents Priority: E

12.0 Interior: Services, Fittings & fixtures 12.1 Element: Toilet and plumbing system Description: Ceramic toilet and sink systems used on the south side of the mill Condition: Poor condition, currently usable and the plumbing systems would need to be reviewed for any leakages when redesigning the space Repair needs: Complete redesign of the washroom plumbing systems and fittings would be needed with new sink and toilet system Priority: A Photograph of current state of washroom, by author

14.0 Curtilage: Boundary walls / gates

14.1 Element: Courtyard enclosure on the ground south elevation Description: Courtyard space is regarded as grade II listed along with the other mill buildings, and is a mixture of seating arrangements and gravel landscaping which leads away from the site Condition: Good constitution Repair needs: None needed, but routine maintenance need throughout construction period for any debris foliage Priority: E

Summery of Reccomendations:

Design Brief

The concept for the space was to reuse the structure as a part of the design; - Steel columns, wooden roof structure and brickwork would remain as an integral part of the exhibition space - Parts of the building that would feature more private spaces for study and art would be closed off but make use of the existing skylights that exist to increase natural daylight - The upper floor would feature a mezzanine level that would again create a similar style to the previous attic space and would overlook the lower exhibition space - Materiality would be based around the existing brickwork and rustic look to fit the remainder of the building and reflect its changes

Precedents Studies

Precedent 1: New Special Exhibitions Gallery Architects: Carmody Groarke Location: Manchester, United Kingdom Year: 2021

- The architects of this gallery exhibition space also had restrictions with a grade II listed structure therefore keeping the original atmosphere and importance of its heritage of the space was crucial in the designing process - The gallery is located on the lower floor of the new warehouse and features casti-iron structure system and red brick structure which were restored and used to feature the heritage as a part of the visitor experience - As well as reusing and restoration of heritage, the gallery space is lit completely by low-energy lighting for maximum efficiency and the use of many passive design strategies were implemented to increase to longevity of the exhibition space

Precedent 2: Carles Taché Art Gallery Architects: Jorge Vidal Location: Barcelona, Spain Year: 2016 - This project in Barcelona was an adaptive reuse of a historical building that was turned into a gallery space - The design of the space created mixes elements from the heritage of the building with newer modern elements to provide a bold contrast between the new and old - The exposed truss structure allows for the visitors to viewer the skeleton and history of the building they are entering and can be fitted to allow for skylightings that allow for even more light and ventilation to be introduced into the space - The open plan design of the gallery makes the space feel much more larger and not condensed because the plan of the building is quite linear
