Introduction

The project is a mixed-use modular housing complex aimed to house younger clients such as single or roommate students/graduates and small families. The reasoning for designing for these client types is because of the site’s close proximity to the University of Salford and due to housing prices increasing it will deter younger buyers and those looking to start a family. Therefore, this complex will serve as an affordable starting point for young people to invest in before they eventually move. The site is located alongside Crescent road opposite the River Irwell. My design revolves around the scenery of the site and the view that can be seen from it. This way occupants are treated to an exciting view that encapsulates the natural landscape. The building will be a steel framed structure with the modular apartments being prefabricated away from site for easy installation, the base of the structure will be concrete with four pillars containing the elevators and fire escape will also be concrete for protection of these spaces in the event of a fire and to structural support the stairway formation of the modules and roof.

Building Responses to:

Control of Moisture: -According to Building Regulations Part C, common situations and guidance are given to deal with moisture and condensation -Condensation can affect the performance of a building by causing issues with slip hazards, corrosion of the building fabric and mould growth which can lead to respiratory allergies -Condensation can be controlled in the building by including vapour barriers to prevent moisture from entering the building fabric and using double or triple glazing windows and doors to help control surface temperatures

Fire Safety Precautions

External Reactions to Fire: -Building Regulations Part B: Fire Safety addresses the issues and measures that building should take to prevent and deal with the event of a fire, covering the means of escape, fire detection, warning systems, fire resistant materials and separation with access for firefighting -Materials used in my buildings envelope will contain fire rated approved steel and concrete in order to maximise safety and security within the building in order to prevent the spread of fire from different floors

Thermal Performance: -U values are used to assess the thermal performance of buildings. In my design the U-value of the wall was 0.1 m²·K which is below the average (0.3) for better energy efficiency and thermal performance *U-values of the building envelope are listed on the next page Wall Envelope 1. Apartment Building Emmy Andriesse Architects: Attika Architekten Location: Amsterdam Year: 2012

The reason for choosing this president was due to the design looking similar to my design for the apartment complex. From the structural elements each floor is supported by columns, in my design I used steel columns and beams framework to support the modules and the multi-use area. Additionally in this president a basement is used for additional support for the structure, in my design I did not use a basement but instead a strong foundation of individual footings connected together by a plinth beam. In my design I had also used four concrete cores for addition support on the roofing, which contain the lifts and act as a safe zone in the event of a fire.

Wood Veneered Wall & Ceiling Panels By Gustafs Fire High-density nonflammable core and surface veneer’s strongly bound adhesion to the fiber gypsum board make the panels 'non-flammable' Acoustics Heavy wall cladding is often favorable compared to lighter materials. Gustafs panels weight of 15 kg/m² is roughly twice as heavy as other wood-based panel materials.

Integrated System Gustafs Panel System provides fully integrated and concealed installation fixtures called Gustafs Capax. Installation is quick, reliable and cost-saving.

Stability Wood-based panels will show bulging or shrinkage when humidity and temperature change. A fiber gypsum board is considerably less susceptible to these effects.

This will result in a planer and a more linear surface.

Sustainability Fiber gypsum core results in extremely low emissions and a very high rate of recycled content. Panels are produced with renewable power sources.

The use of these cladding materials for the interior/exterior spaces of the apartment complex itself, because of its large hallways and atrium section which trigger undesirable sound transmissions. It is important to incorporate panels with good acoustic performance as well as being fire rated for the prevention of fire spreading throughout the different floors due to the wider openings and spaces.

In the end, the result is decreased maintenance frequency. Accoya wood has superior resistance to UV degradation, with extensive tests demonstrating that the natural beauty of the wood lasts longer in even the severest exposed conditions.

The use of the sliding door for the module door which leads to the balcony will help save space and allow for easier access to the balcony whilst also providing the added benefits of insulation, air permeability and resistance to wind and rain. The pergola systems will be fixed onto the steel framework to provide added shading for the balcony and prevent unwanted brightness.
