Food for Fines at the Library

Abutters Question Plan, Process and Placement of PRD on Christian Hill Road By Cliff Ann Wales “We sat here for two and a half hours listening to you talk and we were given three minutes to speak.” That sums up the frustration of the abutters in attendance at the October 16 meeting of the Planning Board. The board accepted the application presented by Transfarmations for a planned residential development (PRD) under the Integrated Innovative Housing Ordinance. The development is called the Jacobson Farm Agrihood. Sally Wilkins recused herself from the board. Ken Clinton, of Meridian Land Services represents the land owner and Carter Scott is owner of TransFarmations. The application is for 64 housing units on 24 acres on both sides of Christian Hill Road. Scott described the attributes of the PRD as: no fossil fuels, roof and field solar arrays, food production on site, rainwater collection system, diversified housing (single family, multi-family, senior housing, attached homes, tiny houses, rentals, duplex units, pocket neighborhood cottages and barn with

rental homes on 2nd and 3rd floor), carbon storage, open space lots, trail access with parking, pasture and grazing areas for animals. The existing farmhouse on site will be reconstructed. There will be community space open to the public. Scott explained the operation of the farm entity would be funded by a 1% transfer fee each time that a unit is sold. Board member Lisa Eastland said the developer should look at the national occupancy rate for tiny houses and show if it’s a good type of unit for Amherst. Also how much senior housing is needed in Amherst. Chairman Dell Orfano told the developer to start thinking about traffic concerns that might be caused by this PRD since this is a town wide problem. Daniel Muller, of Cronin, Bisson, & Zalinsky who represents around 30 people in regards to this application said he has an objection to the CUP standards not being adhered
