dam, Blair and Jordan Bangerter wanted to show the greater Salt Lake community that their company could build just about any home a person could imagine. During the 2011 Parade of Homes, they replicated a home from a famous movie. It just happened to be a cartoon film. The Disney movie “Up” was a huge hit on the big screen, and its star was a home that spent most of the time floating in the sky. The quaint and colorful house served as inspiration for a new custom floor plan by Bangerter. “The message: We can build anything that people can dream,” Bangerter said. Bangerter Homes specializes in custom homes that can be designed from an empty plot of land to completion. The South Jordan company is a full-service home outfit, with a licensed real estate brokerage, drafter and construction team on staff. That means you can walk into their office without land or a plan and come out six months later with a one-of-a-kind dream home — for about the same price as a typical tract home.

Whether you have a lot, or need to find one, “You don’t

have to settle for a subdivision,” Bangerter said. Their homes range from the high $300s to more than a million dollars. The process of working with the Bangerter Homes can fit just about any potential homeowner. They can serve as real estate agents, home designers and builders. Or all three for those who come to them with a little more than a desire for a unique place to call home. Each house they design and build is one-of-a-kind. Sometimes they start a project by designing from the dirt and other times they’ll customize a popular layout used in the past to meet individual needs. “We rarely build the same house twice,” Bangerter said. And sometimes they recreate Hollywood. When poised with the challenge of designing something that would stand out in the 2011 Parade, the brothers set to mimic the cartoon world. The outside was fairly easy to emulate as its nuances and vibrant colors were featured in great detail throughout “Up.” The inside required a bit more imagination in trying to honor the design without proper floor plans to follow. It took a few weeks for the team to finalize the plans, and when it was completed several months later, more than 50,000 people toured the home during and after the Parade of Homes. It was a success. Disney, which had granted the brothers' permission to recreate the home royalty free, were equally impressed. “It actually turned out to be a nice little

home,” Bangerter said. “(Disney was) just thrilled to death with it.” Bangerter Homes illustrated that a custom home doesn't have to be a 5,000-square-foot expansive project, which many people think. “It really shows the house doesn’t have to be a mansion, it just has to be yours,” Bangerter said. The irony? They have licensed the floor plans to Disney, meaning that home is about the only option they cannot build you. “That’s the one house we cannot do,” Bangerter said. So when you walk into their office, you’ll have to ask for something different.

dd even more personality to your home by displaying your own photography. Almost all of us have access to good-quality photos through even the most inexpensive camera. So why not take advantage of the opportunity? Get outside and look around your landscaping and snap photos of flowers if flowers excite you. Or go downtown and grab some shots of buildings. Get the whole building or just focus on a few architectural details. Maybe you

love animals; if so, photograph your pets or visit the zoo! Once you have your photos, download them to your computer. Use various programs to brighten them, or make the colors more saturated, or crop out details that you don't want. Some programs will let you move things around in photos or even remove things altogether — like wrinkles! Once you have your photo the way you want it, you can add borders. Then, when you are ready, just print it out! Of course, make sure your ink cartridges are full and

that you are using photo paper in the printer. You can choose either a matte finish for your photo paper or a gloss finish. When you use glossy paper, the image is sharper, but you really need to use a cut and sized matte with the photo so the printed photo doesn't touch the glass. We think the ink sits on the glossy paper, and when it is pressed against the glass it creates almost a watermark. We haven't had that happen when we used matte-finish photo paper; though we don't think it's a good idea for the ink to touch the glass no matter what type of

paper is used. When you do have mattes available to you, you can print the photo large enough for the edges to be hidden with the matte of your choice. And you can buy mattes already cut in a variety of different sizes. So buy your matte and frame first and then size your photos, keeping in mind the largest size you can print on your printer. Then position the photo in the matte, and tape it in place. We tend to use painter's tape to hold them in because we have a lot of it. It works great. Take time to clean the inside of the glass in the frame. This can really be maddening if you don't get every speck off the glass. When you are sure that it's clean, insert the matte with your photo, add whatever other materials may have come with the frame to keep the back on snug, and then attach the back. And, voila! Your very own original artwork. If you want, you can name your photo and put your signature on the matte. Who knows? Before long, you could be peddling your best photos at an art fair. Ideas for outdoor entertainment spaces

ummer entertaining is right around the corner, so now is the time to get your outdoor spaces in shape. A few simple tips can go a long way in getting your projects started on the right foot.

Seat walls You might have an intimate dinner for four or a party for 20. Either way, people need places to sit. Designers often integrate seat walls into their projects, which are simply the walls of raised masonry planters designed to be comfortable to sit on. Seat walls offer a place to sit when furniture isn't out there, or when cushions are put away for rain. They offer plenty of overf low seating when your furniture isn't enough for all your friends and relatives.

Lighting Evening hours are magic in the landscape because everything beyond your yard fades away. All that you perceive are elements

that have been artificially illuminated. When you consider outdoor entertaining, focus on beautiful ambient lighting that gives your garden an ethereal glow without any overly bright spots. Well-done landscape lighting also allows you to enjoy 100 percent of your outdoor space after dark compared to just the patio area itself.

Shade When folks come over to spend the afternoon outside, they want a cool, shady place to relax. This is why using beam arbors for shade is one of the best choices. An arbor can be designed with custom shade cloth panels that are put up at the start of the hot season, then may be taken down when things cool in the fall.

Style Outdoor entertaining spaces can be extra-special if well-designed. Create a tropical getaway in your own backyard. There is no end to the effects you can create with fog fountains, fire pits, outdoor TVs and other fun options.

against a wall for easy meals and hors d'oeuvres. When not used for entertaining, this table can be pressed into service for showing off plants or art. Don't forget colorful cushions on seat walls so they're comfy. Gather beautiful hanging lanterns for votive lights to dangle from tree branches and shade structures. Add a few well-designed outdoor carpets to create bohemian spots for lounging with short tables and extralarge pillows. Select large pots that reflect your personal style and stuff them full of your favorite plants to screen things off or to add foliage. Ground zero-part six: Old house, new look

E

verything must go. That thought drove me as I cleared out my parents’ home of 50 years. Little did I know, once everything was gone, the real work would begin. The ultimate goal was to get the 1700-square-foot California ranch house empty, fixed up and on the market by the end of March. I had a lot to do in four weeks. Empty, the old homestead looked even more tired than before. The furnishings had buffered the facts that the carpet had seen more miles than a foot army, and the wallpaper was more dated than Betty Crocker’s hairdo. I looked around the home I grew up in, and instead of seeing a refuge where I once tanked up on food, sleep, clean clothes, and abundant parental love and advice, played hide and seek, and blew out lots of birthday candles, I tried to see it through a buyer’s eyes. Boy, did that change my perspective. Besides the carpet and wallpaper, the cottage-cheese ceilings, dowdy drapes, and worn out cabinets also had to go. The fix list grew faster than kids. I called my good friend Bill Wood, who not only owns a couple dozen rental houses so can fix places up in his sleep, but also has his real estate license. Unlike other realtors who encouraged me to sell the property “as is,� Bill said if we updated the place and didn’t overspend we’d net more and sell faster. “What would it take?� I asked. “One month and $15,000.� “How much more would we get?� “Probably $50,000 more than if you sold it as is.�

“A fourth grader can do that math.� “Plus,� he said, “when a home looks new and move-in ready, buyers are less likely to ask you to drop your price for paint or carpet allowance.� I pushed up my sleeves. “Let’s go,� I said. No way came the chorus from friends, family and those in real estate. You can’t bring this place into the 21st Century that fast for that price! Oh yeah? Watch. Bill’s contacts and my ability to make quick design decisions on a budget made us a formidable pair. In the one week I was in town, I cleared the house, had an estate sale, and selected paint colors, carpet, engineered-wood flooring, tile, hardware and window coverings. (Proof that a task will expand or contract to fill the amount of time you have.) The rest I did by puppet string from Florida. Bill lined up painters, flooring crews, and a handyman to do tile, electric and plumbing work. Crews began the last weed

in February. One month later, we were ready for market. Here’s what we did and what we spent: Good-bye wallpaper. The flowered wallpaper throughout was cozy, quaint and just right for its time; that is, when Doris Day was hot and Elvis was cool. But today’s buyers want a fresh, neutral, but not-boring palette to build on. We stripped the paper, retextured the walls and painted them Sherwin Williams Boutique Beige, and painted doors and trim Whisper white. Seeya cellulite ceilings. Whoever came up with the idea to coat smooth ceilings in stuff that looks like curdled cream should be covered in the stuff and made to stand in a public square. I heard the heaven’s sing the hallelujah chorus when these came down. Best improvement ever. Farewell floors. The house’s floors were a patchwork: blue carpet in the master, yellow in my old room, green in my brother’s, light brown in the living areas. The kitchen had the same linoleum as the Egyptian tombs.

It looked as bad as it sounds. Without hesitating, I had all the flooring torn out. In its place, we installed engineered wood laminate, four inch planks of Antique Teak in the entry, living room, family room, kitchen and laundry. (I love real wood floors, but their much-higher cost would have cut too far into profits.) Then we put a low-pile carpet in a light shade called Flax Seed in the bedrooms, and tiled the two previously carpeted (ick) bathroom floors. Next, we replaced the very underwhelming baseboards with four-inch moldings painted in Whisper. Cover those cabinets. Replacing the cabinets would have also blown the budget, but the home’s dark grainy wood cabinets and crusty bronze hardware looked better when Nixon was in the White House. To spiff them up, we sanded and painted them inside and out. Because the freshly painted cabinets made the tired, rusty vent hood over the stovetop look even worse, we replaced it. Hinging on hardware: Metal matters. And it must look

new if it’s going to attract buyers. I ditched all the old antique bronze knobs, pulls, hinges and handles and replaced them with hardware in brushed nickel. Catch up those counters. Now that the main bathroom had new paint, knobs and tile flooring, the Formica counter and original sinks cried, “Replace me.â€? We tiled the counter, put in new nickel faucets and towel bars, and replaced sinks and toilets in both baths. In the master, we traded out a rickety glass and aluminum door to the commode with cafĂŠ doors. Can the lights. We swapped the large fluorescent kitchen light for six can lights, and the brass bathroom light fixture for one in brushed nickel. Ditch the drapes. After removing the dowdy drapery, we left the wood-paned windows undressed, which let in light and garden views. Over the aluminum windows, we hung 2-inch white wood blinds. They finish the windows, provide privacy and light control, but will let new owners add drapes if they want to suit their dĂŠcor.

How to update your traditional home

I

love it all when it comes to home-decor styles. But years ago, I figured out that a traditional look works best for my own home. I really like surrounding myself with classic furnishings and accents that have stood the test of time, yet I don't want my house to feel like it's stuck in a time warp, a museum to a bygone era. The key to keeping your traditional home interesting is to update it regularly with pieces that give classic styling an exciting new lease on life. Here are five tricks for making traditional decor fresh. 1. Mix Up Matching Furniture Groupings Symmetry is a hallmark of a traditional look. But that doesn't mean you have to fill your house with furniture groupings consisting of pieces from sets. Interject a new piece or two that looks a little

different from the others in the room. For example, if all your wood is stained, how about adding a piece that is painted? If your sofa and chairs are covered in similar fabrics, reupholster the sofa or the chairs in a contrasting textile. Want to take it a step further? Try this popular style technique: Upholster the front and back of a chair in different but harmonious fabrics. It is such an edgy look that it makes me smile every time I see it. 2. Interject Bolder Art Adding a piece or two of new art will help you make great strides toward freshening up a traditional look. Stop and take a hard look at your existing artwork. Is the subject matter or style dated? Are the mats faded and the frame nicked and scuffed? Most importantly, do you still love it? Often, we just

grow tired of looking at the same pictures year after year, but don't ever think to change it out for something new. The hot new look in traditional artwork is bigger and bolder. In my own bedroom I've added a collage of female nudes. The room is traditional, but the mix of classic and contemporary thematic artwork is intriguing. I like how the interjection of the modern art gives the space a fresher feel. Another trick for making artwork displays more modern is to hang the pieces close together. 3. Update Your Color Palette While some of the hues in a traditional color palette will never go out of style, like black and white, others definitely have a limited lifespan. If your home is saturated with the colors that were big 20 or 30 years ago, it will instantly look dated, even if

you have fresh furnishings and accents in the spaces. The only way to combat getting stuck in the past is to constantly tweak your color palette. 4. Add a Few Transitional Accents One of the easiest and least expensive ways to keep a traditional look new is to weave in a few transitional accents. We mix the most traditional of accents, like looking glasses and crystal water vases and silver candlesticks, with contemporary looks, like a bright orange ceramic vase. White pottery pieces, with their sleek lines and contemporary vibe, still look classic enough to use in traditional rooms. They are different enough from the norm that they will catch viewers by surprise, yet not so different that they feel out of place surrounded by antiques.

5. Update Lamps and Shades Dated lamps can bring down the style IQ of a room in a flash. A decade ago, the market was glutted with lots of cheap lamps that have not stood the test of time. It's time to let these unremarkable light pieces go

Rates are so low, in fact, that even a 1 percent rise still keeps homeownership as the more attractive option. At the higher rate of 4.5 percent, buying in Salt Lake was 43 percent cheaper than renting. If rates were to rise to 5.5 percent, it would still be 37 percent less expensive to buy in Utah’s largest metro, according to the analysis. The report also looked at the effect of length of ownership. This is significant because the transaction costs associated with buying make more sense the longer a home is held. According to the original assumptions, it is 49 percent cheaper
