he Fall Parade of Homes offers a chance for you to see what our Home Builders Association of FargoMoorhead members have to offer by way of new homes on the market. You can see, touch and experience all the latest trends by taking advantage of the Parade’s two weekends: Sept. 16-17 and 23-24, noon - 5 p.m. each day. Better yet, many of the Builders and trade contractors who constructed the homes will be available during the Parade. In addition to this magazine, there are three features to help you explore the homes:

1. Map - You’ll find a large, useful pull-out map included in this magazine! It pinpoints all the homes on the Parade and provides an at-a-glance reference as you plan your route and visits. 2. Mobile App - Our mobile app is available through the App Store and Google Play. This year’s cover features a home remodeled by Accent Kitchen & Bath in 2016. The two-story home is located in Horace and was built in 2006. The updates included installing a custom kitchen with farmhouse feel and traditional rustic flair. Accent took out a wall, modified another, and maximized the island space. The kitchen features Casearstone quartz countertops, Artigiano ceramic tile backsplash, a fire clay farmhouse sink, studio-style lights, shiplap walls, a custom barn door and range hood made by Grain Designs, as well as rustic flooring throughout the main level. Spaeth has over 25 years of experience in the construction industry. He was given the Home Builders Association of F-M’s 2016 Builder of the Year award. This award is presented each fall to recognize one outstanding Builder member volunteer for effort and work expended in the interest of his or her fellow members, Association and community. The home was stylized for the photo shoot by Leanne Seibold and her team at The Green Room, a residential and commercial interior design firm specializing unique and functional designs. Admission & Parking • Admission is free to most homes: register to tour the free homes through the mobile app or Parade website, www.paradefm.com. • $5 to tour both luxurious featured homes: purchase tickets through the mobile app or Parade website. • Free parking is available on city streets. Please obey parking laws. Do not park in the driveways of Parade or Tour homes or block driveways of occupied homes.

Features • Luxurious Featured Homes - The cost is $5 to tour both featured homes. Tickets are available through the Parade website or app. One home is Parade entry #7, priced at $819,900. The other is Remodeled Home Tour entry #R3. Members volunteer their entries in a fundraising effort to support their industry, Association and charity: Home Builders Care of F-M Foundation. New homes must be a first-time entry priced $750,000 and higher. A remodeled project’s value must be at least $200,000. • Mobile App - Download the app on your mobile device to browse information on each home, plan your route, get tickets, view home photos and more. Etiquette • Ask permission to take photos. In this age of social media and digital phones, it’s tempting to snap a photo of anything that interests you. Please ask the builder, remodeler or Realtor working the home for permission first. And remember, that floor plans and unique home layouts can present a copyright concern. • Wear socks and remove your shoes when you tour Parade and Remodeled Home Tour entries. Some homes may provide shoe covers. • Bring your children, but keep them close! Many homes are beautifully staged with fragile décor. Please leave pets at home. • No food or drink is allowed in the Parade or Tour homes. • Do not use bathrooms in Parade or Tour homes.

Professional designations offer opportunities for Home Builders Association of Fargo-Moorhead members to improve skills, advance their careers and be recognized for commitment to professional growth. See the facing page for a list of HBA members who have earned designations as of July 28, 2017.

National Association of Home Builders designations • www.nahb.org NAHB has the most targeted curriculum, accomplished teachers and widely respected education opportunities in the business. The following are brief descriptions of designations that HBA of F-M members have earned: • Certified Aging-In-Place Specialist (CAPS) - teaches technical, business management and customer service skills essential to competing in the aging-in-place market.

North Dakota Professional Builder designation • www.ndbuild.com North Dakota Professional Builders (NDPB) requirements: • Meet membership requirements of their local builders association. • Must have held a contractor’s license in the state of North Dakota for at least two years. • Comply with all appropriate North Dakota statutes concerning contractors. • Build in compliance with appropriate local, state and national building codes. • Adhere to the Code of Ethics of North Dakota Association of Builders.

• Certified Graduate Builder (CGB) - emphasizes business and project management skills.

• Complete seven credit hours of continuing education annually.

• Certified Graduate Remodeler (CGR) - emphasizes business management skills as related to a remodeling operation.

NDAB makes its best efforts to determine a builder’s qualifications for certification as an NDPB. While the program recognizes the professionalism of a builder, NDAB does not make warranty or representations, express or implied, to home buyers or others. It has not inspected construction of any home and does not and cannot address the quality of a home.

• Certified Green Professional (CGP) - teaches techniques for incorporating green building principles into homes without driving up construction cost. • Housing Credit Certified Professional (HCCP) demonstrates high level of knowledge, experience and education in the LIHTC (low-income housing tax credit) industry. 6

Smart Spaces, Inc., owner Ursula Hegvik has remodeled a major portion of the first floor of her home and is opening it up during the Remodeled Home Tour Sept. 23-24. This 30-year-old home has received a major makeover that includes many stunning transformations. Hegvik says, “We made some pretty drastic changes including changing where we enter the house from the garage, transforming the formal dining room into a mudroom/laundry room, and creating a pantry out of the old laundry room.” Hegvik also removed a half-stairway, removed walls in the kitchen to make it larger, and added more windows looking out to the backyard. “I think many people fall in love with their neighborhood and neighbors, as we have, so then want to remodel instead moving,” Hegvik says. “But it can be an intimidating thought! And even though your life may be turned upside down for a while, it’s so worth it! Fargo and West Fargo Save up to $4,000 on your property tax bill when you buy a newly built home in Fargo or West Fargo: • Home owners get an exemption on up to $150,000 off their property valuation for two taxable years following the year the home was sold. Always check to see if the contractor you are considering, local or transient, is licensed in the state in which work will be performed. Contact the appropriate governmental agency to verify the builder is currently licensed and to find out if he or she has a disciplinary history: www. nd.gov/sos/licensing or www.dli.mn.gov/ ccld/rbc.asp. Get more than one estimate and be wary of any contractor that requires full payment up front, uses highpressure sales tactics or asks you to sign authorization paperwork or a contract that you donâ&#x20AC;&#x2122;t understand. Consider paying with a credit card since these companies have better methods of remedying disputes and dealing with fraudulent charges.

Get a detailed contract including a summary of the work to be done, a description of materials, the total contract price or how the price will be calculated and specific timelines. Do not sign it until you are comfortable.

Request references and check with former customers to see if they were satisfied with the work.

Ask for a local business address, other than a post office box, and a local phone number where the contractor can be reached during normal business hours. Some transient companies will open a post office box, or can easily acquire a cell phone with a local number to give the appearance of being a local company, when it is not.

Ask about warranty work and the companyâ&#x20AC;&#x2122;s service policies.

Find out if the contractor has sufficient workerâ&#x20AC;&#x2122;s compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

Is he or she a member of a trade association such as the Home Builders Association of Fargo-Moorhead? Generally members of a trade association see a need to stay abreast of current industry developments and care about giving back to their industry.

Lastly, make sure you can communicate with the contractor and feel comfortable with him or her. Misunderstandings during the course of the project can lead to cost overruns and delays.

Construction Careers Provide Variety and Fulfillment By Ali Froslie, HBA of F-M Communications Intern Trevor Odden, Stone Ridge Builders, works on a new home.

When asked why careers in construction trades are important, Trevor Odden, owner of Stone Ridge Builders notes, “People are always going to need housing.” Homes provide necessary safety and security. However, they don’t build themselves. Odden says that human labor is and will always be essential to building homes—he believes there is no way technology will ever be able to replace good, onsite work. However, although workforce jobs are necessary, many employers are seeing a drop in entry levels. Two million construction jobs will likely be available by the end of 2017. Over 850 construction-related employers are in Cass County alone. People are just not entering trade fields at the necessary rate. “People stereotype a lot of these

jobs,” explains Darrick Guthmiller, chief business officer of Kochmann Brothers Homes. People might believe other, non-trade jobs pay better, and because of that, they often put more value on four-year degrees. However, just like college graduates can get good jobs, trade workers can, too. Guthmiller says the trades field has “good jobs, good people,” and notes that despite stereotypes, the construction industry is full of fun and secure jobs (not to mention wellpaying). People come to the workforce with all sorts of backgrounds. Tom Spaeth, owner of Accent Contracting, did not expect to be a part of the industry. However, when the economy was bad in his chosen field of agriculture science, Spaeth turned to working trade jobs with a few relatives. He’s

been in the business ever since. On the other hand, some, like Odden, have construction in their blood. Odden’s grandfather was an owner of a general contracting business, so Odden was exposed to the trades early. He remembers tackling woodworking projects with his grandfather. During high school, Odden took trade classes and later fell into general contracting like his family. In his list of duties, Odden includes hands-on work. He performs on-site supervision and trims houses, among other tasks. When people think of construction careers, it is likely they think of someone like Odden; someone who is outdoors and working with his or her hands. However, while these types of careers are certainly available, there are also a variety of ways to shape a career in the industry.

Guthmiller spends much of his time at his desk or meeting with clients. As a graduate of North Dakota State College of Science with a degree in construction technology and architectural drafting and estimating technology, Guthmiller’s responsibilities include running the company’s office and drawing house plans. Odden and Guthmiller both enjoy their different work. Odden loves the freedom he finds with his job. He notes the flexibility of his hours and says the main thing is to just “get your work done.” Guthmiller likes working with unique house plans and seeing the end result. Spaeth enjoys something different. He loves the variety the industry provides him—every day presents something new. Construction careers are exactly that—full of variety, from the people to the jobs themselves. So, whether construction is in your blood, whether you’re an indoors or outdoors sort of person, the construction industry likely has a job that can fit you and your interests.

Remodelers Council is a group of Home Builders Association of F-M members that deals with issues affecting the remodeling segment of the building industry. It holds meetings every other month for networking, informative sessions and conducting council business. The Council was formed in 1990 and plans and coordinates the Remodeled Home Tour. Council members regularly lend their efforts to charitable projects and build handicap accessibility ramps. Past projects include constructing bunk beds for the Gladys Ray Shelter in Fargo and assisting with the Home Builders Care Builds with Habitat for Humanity in 2012 and 2014. Giving back… The Remodelers Council constructed a handicap accessibility ramp for Gladys and Mark VerValin in June at their home in West Fargo. The VerValins provided funds for materials while HBA of F-M members coordinated the effort and donated time for the project. Dakota Construction of Fargo, Inc., coordinated the project. Volunteers from Allied Building Products Corp., Ferguson Bath, Kitchen & Lighting Showroom, Minnkota Windows, Inc., Rebuilding Together FargoMoorhead Area, Inc., Showplace Kitchens and Stone Ridge Builders, Inc., assisted in constructing the ramp.

Mark has myotonic muscular dystrophy (MMD) which affects muscles and many organs in the body, causing him to use a cane or walker. He was also diagnosed with a form of appendix/colon cancer in October 2016. He had laparoscopic surgery, but was unable to have a more complicated surgery to remove much of his intestine and receive chemotherapy due to issues with his MMD. Gladys says, “Now we are just waiting to see and hoping they were able to get all of the cancer. The surgery last fall has left him very weak, and he’s been pretty much homebound since then except for doctor’s visits. This ramp will help give him more freedom and to build up some of the strength he’s lost.” The VerValins live in a trailer home with stairs that are tough for Mark to navigate without assistance. “Stairs are so dangerous for Mark because he doesn’t have good balance, even with his leg braces, and his hands have no grip. He also has to try to carry his portable oxygen at the same time,” Gladys says. “This will be such a relief and a blessing. I have a disability, too, and can’t lift much, so this will give us more freedom and allow him to do some everyday things like go down and get the mail.” The words of a volunteer say it all: “There is no better feeling than working together as a team to assist someone in need. The look we get, and appreciation expressed by those we

help, is priceless,” says Terry Lipp, Ferguson Bath, Kitchen & Lighting Showroom. Lipp is HBA of F-M Remodelers Council vice chairman and regularly volunteers to help build wheelchair accessibility ramps for area residents. “Giving back to the community is personally rewarding and to do this with members of the Council makes it even more special,” he says. “The value we bring by enhancing a person’s quality of life and the fact that they are able to stay in their home is extremely gratifying. What other choice would these people have? It is great to know that we do make a difference.” Public events highlight industry Through the Remodeled Home Tour, the Council aims to highlight industry members. The Tour is held the second weekend of the Fall Parade of Homes, this year Sept. 23-24. It features area remodeling projects, offering a way for Remodelers to show off their work and for home owners to get ideas for updating kitchens, bathrooms, basements and more.
