The Spring Parade of Homes is a scattered-site tour of new homes throughout the Fargo-Moorhead metro area.
In Fargo and West Fargo, you can save up to $3,800 on your property tax bill when you buy a newly built home. Home owners get an exemption on up to $150,000 off their property valuation for two taxable years following the year the home was sold.

Admission & Parking Admission is free to all homes. Register to tour the homes at paradefm.com. Free parking is available on city streets. Please obey parking laws. Do not park in the driveways of Parade homes or block driveways of occupied homes.
Etiquette Abide by safety protocol in place due to COVID-19. See more on page 16. Ask permission to take photos. In this age of social media and digital phones, it is tempting to snap a photo of anything that interests you. Please ask the builder or Realtor working the home for permission first. And remember, that floor plans and unique home layouts can present a copyright concern. If you choose to bring children, please keep them close. Many homes are beautifully staged with fragile décor. Please leave pets at home. No food or drink is allowed in the Parade homes. Do not use bathrooms in Parade homes.
Protect Yourself
In Dilworth and Moorhead, you can get a two-year property tax rebate on newly built homes. On a $250,000 home, this is a value of $6,100 over the two-year period. There is no maximum value on new construction of single-family homes, including the building and land. Of course, there are many small communities surrounding the F-M metro area. Contact your local jurisdiction for more details on specific incentives they may offer.
Choosing A Contractor When choosing a contractor to build a home or renovate your house, there is no “magic pill” to achieve success. Consumers need to evaluate many different aspects of a builder and his or her company. These aspects can vary according to what fits with your personality, and what’s most important to you. As a customer, you need to do your homework and take responsibility, as you would for any other product or service or purchase. Remember to request references, including bank and trade contractor references, and check with customers who have recently completed projects to see if they were satisfied with the work. Whether you are interested in building or remodeling, remember that a home is not just a good investment, it provides the security and stability that are essential to you and your family.

fter much consideration, and with a thorough plan for safety in place, the Spring Parade of Homes will go on the first three weekends in June, plus Mondays! For 60 years, the Home Builders Association of F-M’s Parade of Homes has had a long-standing history of helping homebuyers find their dream homes. We look forward to continuing that tradition this year! It’s a chance for you to experience all the latest trends. As you are comfortable, please take advantage of the opportunity to see what our members have showcased to kick off this year’s building season. The HBA’s leaders took the decision to host the event seriously and proceeded with establishing practices for the well-being of participating builders and members of the public. This Parade outing will feel different because we are doing what’s necessary to help protect our community. For instance, Builders, Realtors and staff working the homes will be required to wear a face mask and no more than ten people will be allowed in a home at time. When touring the houses, you: • Must wear a facemask while in the home.

This year’s cover features a home constructed by Bachmeier Custom Homes in West Fargo’s The Wilds. It was custom built for its owners in 2019. This home showcases a beautiful open, floorplan with 5 bedrooms, 3 bathrooms, and over 3,500 square feet of luxurious living space. The homeowners chose to blend modern and traditional finishes, creating an inviting and cozy feel throughout. Spaces such as the large kitchen island, floor-to-ceiling stone fireplace in the living room, and theater/bar entertaining area in the basement kept the home’s design focused on family. A small-volume home builder by industry standards, Bachmeier Custom Homes’ team takes pride in each house being built with more attention to detail and less overhead. It was started in 2004 by Chris Bachmeier who is owner and general contractor for all projects. He has lived in the F-M area for over 30 years, graduated from West Fargo High School and holds a construction management degree from Minnesota State UniversityMoorhead. Energy-Efficient Certification HERS Index — Entries bearing this logo have been certified by a Home Energy Rater providing a Home Energy Certificate including an index score. Field verification, testing and archiving was completed and passed by these home entries. The HERS Index Scale helps home owners understand how energy efficient their home is as compared to others.
Energy Star — A program which provides certification to buildings and consumer products which meet certain standards of energy efficiency. Entries bearing this logo have either been certified or have appliances or products that are Energy Star rated.
Professional Designations Professional designations offer opportunities for Home Builders Association of FargoMoorhead members to improve skills, advance their careers and be recognized for commitment to professional growth. Read more on page 14.
Licensing Requirements On each home listing in this magazine, you will see the builders’ license numbers listed for Minnesota and North Dakota (examples: MN BC003792; ND 369). Builders acquire license numbers for the states in which they work. North Dakota requires a contractor to obtain a license when the cost, value or price per job exceeds $2,000. ou may have noticed symbols trailing behind company names in this magazine. They represent a professional designation from the National Association of Home Builders or North Dakota Association of Builders. They say a lot about a builder, remodeler or building industry associate. Professional designations offer opportunities for Home Builders Association of Fargo-Moorhead members to improve skills, advance their careers and be recognized for commitment to professional growth. But what do they mean? • Certified Aging-In-Place Specialist (CAPS) — teaches the technical, business management and customer service skills essential to competing in the aging-in-place market. • Certified Graduate Builder (CGB) — emphasizes business and project management skills critical to a successful homebuilding operation.
• Certified Graduate Remodeler (CGR) — emphasizes business management skills as related to a remodeling operation. • Certified Graduate Master Remodeler (CMR) — Is held by a select group of building industry professionals: applicants must have at least 15 years of remodeling experience before they are even eligible to be considered for the designation. • North Dakota Professional Builders (NDPB) — NDAB makes its best efforts to determine a builder’s qualifications for certification as an NDPB. While the program recognizes the professionalism of a builder, NDAB does not make warranty or representations, express or implied, to home buyers or others. It has not inspected construction of any home and does not and cannot address the quality of a home.
• Certified Green Professional (CGP) — teaches builders, remodelers and other industry professionals techniques for incorporating green building principles into homes — without driving up construction cost. 14

COVID-19 Parade of Homes Safety Protocol If you feel comfortable joining the Home Builders Association of F-M for the Spring Parade of Homes, please do your part to ensure a safe experience for all. Protect yourself and others by following this safety protocol. If you are not comfortable seeing homes during Parade hours, please use this magazine and our website, paradefm.com. Builders are happy to arrange private showings and many have photos and video links online. HBA of F-M is requiring all event participants showing a home to take the following steps to prevent the spread of COVID-19:
As an attendee of the event, we ask that you: • Stay home if you are sick. Those displaying COVID-19 symptoms may not be granted access to the home. You can contact the builder to set up a private showing when you are better, if the home is available. • It is suggested that seniors and persons with compromised immune systems not participate in or attend this event due to risk of infection. • Maintain 6-foot social distancing guidelines while waiting to enter the home and while touring the home (including following any signs or instructions posted at a home).
• Those working the home must be feeling well and will be required to wear a face mask.
• Refrain from touching surfaces in the home as much as possible.
• No more than ten people will be allowed in a home at time. This includes staff working the home plus attendees. Builders with homes with lower square footage are encouraged to allow even fewer people inside to maintain 6-foot social distancing guidelines.
• Wear shoe covers that will be provided at each home. Please dispose of them after each home.
• Waiting areas outside each home will be marked with lines on the ground for people to wait at least 6 feet apart before entering.
• Wear a face mask while in the home. • Bring hand sanitizer to use between home tours. Your interest in the event is greatly appreciated by the Builders. We hope you enjoy the tour while still being mindful of the current health situation.
• There will be one way in and a separate way out of homes to maintain social distancing guidelines. • Builders will be encouraged to leave lights on and open all doors to minimize contamination. • Frequently touched areas such as countertops, door knobs, stair rails, display areas, etc. will be cleaned and disinfected often. 16
