The Spring Parade of Homes is a scattered-site tour of new homes throughout the Fargo-Moorhead metro area.

Please ask the builder or Realtor working the home for permission first. And remember, that floor plans and unique home layouts can present a copyright concern. • Wear socks and remove your shoes when you tour Parade entries. Some homes may provide shoe covers.

e’ve expanded the Spring Parade of Homes to three weekends! This event has been a highly anticipated event in our community for nearly 60 years and is the unofficial start to the spring and summer building season. It’s a chance for you to experience all the latest trends, and we hope you will take advantage of the extra weekend we’ve added: May 4-5, 11-12 and 18-19. Read all the details on page 4, along with some tips and tricks to remember when touring the homes. Back again is our event-dedicated website, www.paradefm. com, and mobile app to help you navigate the homes you are interested in seeing. Here are two important items for those looking to build: Incentives In Fargo and West Fargo, you can save up to $4,000 on your property tax bill when you buy a newly built home. Home owners get an exemption on up to $150,000 off their property valuation for two taxable years following the year the home was sold.

On the cover In Dilworth and Moorhead, you can get a two-year property tax rebate on newly built homes. On a $250,000 home, this is a value of $5,700 over the twoyear period. There is no maximum value on new construction of single-family homes, including the building and land. Of course, there are many small communities surrounding the F-M metro area. Contact your local jurisdiction for more details on specific incentives they may offer. Choosing a contractor When choosing a contractor to build a home or renovate your house, there is no “magic pill” to achieve success. Consumers need to evaluate many different aspects of a builder and his or her company. These aspects can vary according to what fits with your personality, and what’s most important to you. As a customer, you need to do your homework and take responsibility, as you would for any other product or service or purchase. Remember to request references, including bank and trade contractor references, and check with customers who have recently completed projects to see if they were satisfied with the work. Whether you are interested in building or remodeling, remember that a home is not just a good investment, it provides the security and stability that are essential to you and your family.
This year’s cover features a home constructed by Fiske Construction, LLP, in Fargo’s Rocking Horse Farm. It was custom built for its owners in 2017. This home showcases unique features including a floating steel staircase, a hidden passthrough from the kitchen to the pantry, and a fantastic man cave. The lower level boasts a cozy movie-viewing area with theater curtains and a large bar nearby. There is also a reading nook with a unique built-in bookshelf, just right for a quiet afternoon of reading. Fiske Construction was started in 1974 by Boyd Fiske. His two sons, Gary and Keith, purchased the company in 1998, and it is now solely owned by Gary. Boyd built a reputation as a forward-thinking builder invigorated by new ideas and designs, and Gary has continued that, providing dream homes and construction services for clients. ho doesn’t like to dream a little? Here’s your chance! Visit the three featured homes on the Spring Parade to get a glimpse of luxury, style, upscale amenities and some custom surprises. They’re just waiting for you to take a step into the luxurious life. Featured homes must be priced at $750,000 or more and be a firsttime entry on the Parade. The cost is $5 to tour all three homes. Since 2003, the Parade of Homes’ luxurious featured homes have

raised nearly $170,000 for Home Builders Care of F-M Foundation, the Home Builders Association of F-M’s charity that supports scholarships and projects related to housing, like construction of handicap-accessible ramps. A recent partnership was established with the Dakota Boys and Girls Ranch to renovate its area Youth Home. Here is a sneak peek at the homes and just a few of their fantastic features.

HGTV junkies won’t want to miss this home! It shows off a modern farmhouse design blending industrial, traditional and modern elements with rustic items (including shiplap, of course!). Builder Clay Dietrich points out the antique doors as a feature in this six-bedroom, six-bathroom home that you won’t see in many others. “We have incorporated three reclaimed exterior doors. Two of them are used as barn doors and the other is a bedroom closet door,” he says. “Giving a new life to old materials and adding repurposed design elements like this into the home reinforces that farmhouse style.” He also highlights the master suite. Those letters represent a professional designation from the National Association of Home Builders or the North Dakota Association of Builders. They say a lot about a builder, remodeler or building industry associate. Professional designations offer opportunities for Home Builders Association of Fargo-Moorhead members to improve skills, advance their careers and be recognized for commitment to professional growth.
• CGR — Certified Graduate Remodeler Designed to emphasize business management skills as the key to a professional remodeling operation. • CMR — Certified Graduate Master Remodeler This designation is held by a select group of building industry professionals: applicants must have at least 15 years of remodeling experience before they are even eligible to be considered for the designation. • HCCP — Housing Credit Certified Professional

Don’t Be A Copycat Copyright infringement in regard to home plans is nothing new, but instances seem to be increasing in the Fargo-Moorhead area as it grows and more residential development happens. Just as the builder should ask questions about any drawing provided by a potential customer, it is the consumer’s responsibility to be forthcoming about his or her plan’s origins. Some may ask, “How many changes do I have to make in someone else’s work before it becomes my own design and I am no longer in danger of being sued for copyright infringement?” According to the National Association of Home Builders Legal Research Department, the answer is simple: You are not entitled to create derivative works from another’s copyrighted plans, drawings or buildings without permission. The copyright law does not permit usage of the design after a certain amount of changes has been made to another’s copyrighted work. 22

Prior to December 1, 1990, architectural structures (buildings) could not be copyrighted. Only architectural drawings received copyright protection. An amendment to the Copyright Act changed that situation. Now, any qualifying building constructed after December 1, 1990, is automatically copyrighted to the person or company who “authored” the drawing or plan – for example, a builder, architect or lumberyard. Before using any floor plan you have seen on paper, or experienced by touring a home (even a friend’s home), be certain to find out its origins. Many times, a builder will consider selling rights to a plan. If you don’t know where the plan originated, the safest bet is to start from scratch. For the full story, visit www.hbafm. com.
